About to move into the newer buildings
The fiance and I have been looking for a place to rent for awhile now and we looked at this complex in June of '10 but we weren't planning on moving until the spring of '11. I must say, the negative reviews were daunting and I was nervous. I even spoke with the VP of Management when we wanted a tour of the complex, mentioned the negative reviews about how paper thin the walls are and of course the parking. She said that's what you're subjected to when living in an apartment complex. I guess I could live with that answer. The fiance really wanted to rent from here because it's so close to the Metro bus station. Well, we did it and are awaiting to move into the newer buildings in April that are being built. While working with my leasing officer, I have noticed some aggravations thus far. We gave him our application fee check the day we reserved our unit which was 3 weeks ago and STILL have not been cashed and fails to e-mail you back with questions you may have until you actually just show up at the club house and ask him the questions personally. We got the move-in "special" so I really hope they don't increase the rent by 16% like the other couple. I seriously hope that we won't have that many issues dealing with them, the newer walls will be more efficient of blocking out sound and parking will suffice. I know many people write reviews after atleast a year of renting, but I wanted to express my few frustrations that I have dealt with my leasing officer and hope it won't get any worse.

Move-in "special"
Had an excellent leasing experience. Signed a lease for Feb 6 move in. Had all of our belongings moved in on Feb 7, went out to dinner, came back and there was a note in our door stating we had not paid our first month's rent. RIDICULOUS. My husband had given them the check less than 30 hours ago. We have a carbon copy of the check he wrote. Not impressed with the office staff at this point.

ehhhhh
Lived here about a month. We're in a rental townhouse and the price is good for the space and we feel pretty safe here. But, there are some negatives. We can hear our neighbors talk and open and close cabinets- probably not because they are being super loud but the walls are just thin. But I swear they open and close them at least 50 times a day so it becomes annoying- we can even hear it over the TV. The other weird thing is that we have smells coming into our apartment. It must be the neighbor's cooking, but I can't tell where it's coming from. I can smell it in our closets and the laundry room where we don't have vents, and especially when you first walk into the entryway. I just don't think these places are built very well at all. We also find that it becomes very very hot in here. It can be 20 something outside, we don't have our heat on, and the thermostat says 77. Maintenance came to check it out and they said it's probably the neighbor's heat that we're getting, but sometimes we have to open our windows even though it's late December. We're here temporarily while our house is being renovated, so I know I don't have to deal with this place forever, but I'll be annoyed by a few of these things until we move!

BY FAR THE BEST!!!!
This was the first apartment I lived in when I moved to the States. My husband decided on the place without me and he did an awesome job. We loved everything about the place. The apartments are simply brilliant, well maintained and quiet spacious even for a 1 bed. We had absolutely no problems living there . Unfortunately we had to move due tour jobs and honestly we have had a difficult time looking for a place as good as Woodland park anywhere else. Really miss the apartment. The management is brilliant. They respond and act to any problems immediately. Would definitely recommend the place to everyone and will definitely go back if I have the chance. Thank you woodland park for a wonderful stay. Love to have you in the Mclean area as well.

Job well-done
We reviewed the Apartment Ratings in detail before booking the apartment site-unseen. My wife and I were very nervous doing so but due to our quick job relocation, we had no choice. I will say that while we haven't lived at other apartment communities in Herndon, they do a good job here. Things they do well: Maintenance--I had an issue with my hot water heater on move-in day and a technician came over very quickly. He was very nice and no issue since. Ricky the head maintenance tech called me the next day making sure there were no additional issues. Things they need to improve on: *I have not had a problem parking close to my building but I wish they had more visitor parking. Luckily, I live near the club house and they have spots there. My neighbor did have a visitor towed so at least they're enforcing parking but it could be better. I look forward to updating my review after the 2nd half of my lease expires. I do know that they are building more apartments too so I might transfer into one when it's time (March I think).

Management Team
I lived here for a few months while buying a home. Now that I am selling that home I am looking at Woodland Park again. What I remember is that the apartment itself was fine. It was clean, grounds were well kept,I don't recall ever hearing a neighbor, and I had a garage so parking was a non issue. The management team was pretty horrible. They bent over backwards to get me to sign the lease and after that, nada. Has anyone ever sent a letter to the executive team of Van Metre? How about lodge a formal complaint with the Better Business Bureau? My guess is the staff's compensation is based on the percentage of units that are leased. I wonder if corporate has ever thought about keeping people happy and renewing their leases as a way to have constant revenue rather than constant turn over? If corporate were to change the compensation and incentive for the office staff, I would bet things would get much better!

NOW HAS PET CONCIERGE SERVICE ON SITE
Just received email where property has a personal pet concierge on property. I am so excited as I am away from home for 12 hours per day. I am sure my little girl suffers from separation anxiety while I am gone. Thanks for thinking about us and our pets instead of just charging a pet rent per month. K.Allen

good service waiting on the new cable/internet service
I received excellent service from Tripp Person. Mr. Person make us immediately feel like home and made sure that everything was arranged smoothly and worked out really well. The service we got was way beyond our expectations, excellent sales work!!! The only issue we dealt with was the current cable/internet. I am looking forward to the new cable/internet service as the last company was really poor.

Serious review
I have been living at Van Metre Woodland Park for about one month. I relied very heavily on Apartment Ratings to check out apartments so I hope my review will be useful. I just moved to the US after having lived overseas for 15 years. I lived in Asia and understand that I wasn't going to find the level of luxury offered by the Shangrila in Jakarta (for example). Anyone living in the Washington, D.C. area is going to have to deal with the fact that apartments in the area are high and that traffic congestion is terrible. The price of apartments increases by $200 for every 20 minutes you can shave off your morning commute. I started looking as far out as Manassas and worked my way from Centerville and then to Herndon. Herndon has proved to be a very good location. If I have to go all the way into Washington, D.C., it takes about one hour in the morning. Going against traffic, the commute takes about thirty minutes. Herndon is a very nice area. According to my GPS, most major shopping is about four miles away. Woodland Park is walking distance from several places to eat and shop. I am not sure what public transportation is available. I spent four very frustrating days looking for an apartment. Most of the apartments offered very similar amenities inside the apartments but the professionalism and look of the grounds varied widely. One of the first places that I found interesting was the Point in Centerville. The Point had lots of space, looked good and was professionally managed. I decided against the Point because the units looked older (although clean and kept up well) and the playground and other community amenities looked sparse. I found the Woodland Park Apartment looking for another apartment complex. Woodland Park was open on Sunday. Many other apartments are closed. I showed up just minutes before closing but the staff took the time to give us a very good tour. In every way, Woodland Park showed well. The staff looked professional, the office are looked great and the show apartment looked great. We decided to move in despite the fact that Woodland Park made no special offers. I quickly looked up Woodland Park and saw they got a score of 80. I was quite impressed and decided to take the plunge. After signing the lease, I read the individual reviews here. Some were excellent and others were not. The major complaint was parking. I called the office and asked them about the negative comments. They claimed to be working on these issues and things were getting better. Parking -- About three days after moving, I came home at 8:30 pm on a Sunday and couldn't find a place to park. I was swearing and ready to give a very negative review. After driving around, I found about five or six spaces about a 10 minute walk away. I was less angry knowing I didn't have to find parking outside the property. Since that Sunday, there has always been parking available just in front of my apartment. For the most part, parking hasn't been a problem. Internet-- When I moved in, I was told that the ISP was about to change and we would have great bandwidth. I read that several people were not happy with the bandwidth at the apartments. I have been living in Asia so my bandwidth expectations were not too high. I found when I moved in, I had no Internet. I called the hotline and was told that the apartment maintenance couldn't fix the issue and they I needed to contact the ISP. The ISP told me I would have to wait two weeks. This was disappointing news but I can't blaim Woodland for this. Two weeks later, my Internet was restored. The ISP had to replace a network switch. My bandwidth is fine. I can make VOIP calls and I can watch Netfix without any problems. Cable TV -- The Cable TV is changing to Direct TV. What they have currently are about 70 standard definition channels fed over analog cable. The signal quality is good but the resolution is not HD. The Direct TV will be bundled with high speed Internet.. The plan is not cheap -- $70.00 per month for the basic service. My total bill for premium channels and Intenret will be about $120.00. Noise -- I have no complaints about noise. I never hear any of the neighbors. The place is very quiet. Appliances -- The appliances are in working order. The washer and dryer are GE and work very well. The refrigerator is large and had a built in ice maker. The dishwasher is pretty basic but works. There is a microwave built above the stove. This unit works very well. Lighting -- Ther isn't enough room lighting so several lamps are required. Neither bedroom has any built in lighting nor does the living room. I replaced all the bulbs with more energy efficient bulbs from Costco and bout several floor standing lamps. Space -- The apartments are laid out very nice. There is lots of storage space. There is a pantry in the kitchen, lots of cabinets and the bathrooms also have pantries. The master bedroom is big enough for a king size bed. Heating and cooling The heating is by natural gas as is the cooking. I am told the average cost for energy is about $150 to $175. I have yet to receive a bill. The furnace in my apartment was not shutting off at the right temperature. I called maintenance and they replaced the thermostat. Overall, I am very pleased. The apartment feels like home. Problems are handled quickly. The grounds look nice. I believe that the staff is professional. They all dress nicely. They great me politely. They have responded to my complaints quickly. Some of the apartments that cost as much as Woodland Park turned me off simply because the staff didn't seem professional. Woodland Parks staff look and act professional at all times.

Ok Here It Goes
I have been a resident for about four months, I have one HUGE gripe with Van Metre Woodland Park apartments, and that is parking, parking, parking, oh and PARKING! It sucks major behind! I work where I am often called in the middle of the night and have to leave my home to go to the office. Now, when I leave my parking spot and arrive back home, I am parking somewhere on the other end of the apartment complex, which is usually the farthest gate from the main gate. I do not have a problem with visitors...I have them too. However, the amount to pay for rent on a one-bedroom apartment, I EXPECT to have a PARKING space available. I have and to park in a non-parking area just to get home because I REFUSE to walk for about 10 minutes to my place of residence. Had I cased the place out at night to view the parking situation, I would have NEVER, NEVER, NEVER leased here. So now, I am looking to go back to the City of Alexandria to live. Unless the company can eradicate this parking issue, I will look for another place to live before my lease is up. Oh to note: I have a neighbor above me that weighs about a buck and a quarter but walks around her apartment like at five ton woman (Ha!). Overall, I would recommend Woodland Park only and I mean ONLY if you can afford to pay extra for a garage or reserved parking. Other than that, do not waste your time. It is sad, I really love the area, it is a shame that (1) cheap building materials was used to build the complex, (2) the planners did not THINK about parking spaces. As for the staff, I have no complaints with them, they are all awesome and I understand that their job is stressful, so when I have issues, I leave my attitude at the door because after all they are human, too. Remember that PEOPLE! I am done

Soon I will be out of this Place
My lease is coming to an end soon.I have decided NOT to renew my lease as I can't wait to get out of this apartment. I have not seen any property manager who is so arrogant like Jessica. Personally I feel she is not even fit to work in McD... I got the 60 day notice message asking me to renew the lease with an rent increase of ONLY 25% or $350. This apartment and their staffs are just a JOKE.

Wonderful Property!!
I had visited several other housing complexes before I decided to lease at Woodland Park. My move was happening at a major transition point in my life and I didn't want to make a rushed decision that I would later regret. Thankfully, Tripp Person was my advisor. He was very professional, patient and listened to my housing requirements to help me understand the different options that came with each unit. I wanted to rent a low cost unit with the intent of saving up to purchase a townhouse a year later. Tripp explained the Home Buyer Plan, which was a major factor in my decision to not only choose Woodland Park, but to upgrade to a Hawthorne unit, which had a bigger kitchen and several other wonderful ameneties. I love my apartment so much, I wouldn't mind living here for longer than I had originally planned. If I had to name just one negative point, it would be the parking. I sometime work late at night and parking is a problem. Remember, visitors can be prospective renters. They notice the parking situation and it can be a big minus point in their decision to choose Woodland Park. Other than that, I love my apartment, I feel safe here, the staff is wonderful and friendly and I look forward to purchasing a Van Meter townhome in the future.

Not worth the headaches
I think its a shame that the office staff feel the need to write positive reviews for the complex they work at. -The apartments themselves are nice, finished well, and welcoming. But I can here my neighbors easily and have had many strucural problems (i.e. leaks and drafts). -The grounds are kept nice. -The office staff come across as untrained and unaware of their own policies. -Parking is bad, mostly due to the fact that gates are left wide open on the weekends and Van Metre does not enforce the paring policy. I would strongly recommend trying to find a current resident and ask them how they feel about the property before you meet with the office staff for a tour. in my opinion, I have had to deal with the office staff too many times to enjoy my time here. I can not wait to move out in the March!

great place--new staff has a new outlook
As a long time homeowner, I was reluctant to become a renter again. I did lots of market research on the area before relocating to Herndon from Virginia. The online customer satisfaction reports are the #1 reason I chose Woodland Park. I loved that I could reserve properties online. Within 12 hours, Tripp called me to confirm my selection and explain the leasing property to me further. We arrived on a very busy Sunday and were warmly and pleasantly greeted by the leasing office professional staff. Although we had to wait for almost an hour to see Tripp, we were comfortable in your leasing center and enjoyed complimentary refreshments. A very nice touch. the model unit was exceptional, and we walked the property to see the exterior of the unit we planned to lease. Tripp was knowledgeable and fair when answering our questions, and even answered candidly when asked, "What are the three worst things about living at Woodland Park?" I found the leasing process to be simply and efficient. Upon move-in, I was amazed at the cleanliness of my unit (it seemed brand new!). I was also pleasantly surprised that Tripp remembered my by name, and seemed genuinely happy to see me. I don't know anyone here, so it's comforting to know that at least one person knows my name and recognizes my face! Tripp remembered many details about my move and my family, and I appreciated his sincerity very much. During the days I spent moving in, I was pleased that maintenance was so responsive (to all types of issues: hanging ceiling fans to resetting power switches). I also found them to be very courtesy and accommodating (love that they cover their shoes before entering the unit). I think that Woodland Park must attract a very high-quality renter, because I find the overall property conditions to be pristine, the sound level/noise pollution to be negligent, and the people very decent and respectful. So far, I am very satisfied. I do want to thank the leasing staff for their assistance and patience with what has been and long process for me and my family. I would never be renting here if it weren't for Tripp's phone call to me in Friday, February 19. I didn't even consider another property or visit one of your competitors. I drove from New Hampshire, straight to the gate at Woodland Park, without knowing anything about the area or a soul who lives here, because I was so confident about your company, and the home it would enable me to create here. I have no regrets.

I'd hesitantly rent again.
I lived at Woodland Park for a year and moved out a few weeks ago. Let me break it down: Pros: - my 2 bedroom/2.5 bath townhouse was a perfect fit for me and a roommate (and two dogs). - my dog and I enjoyed walking around the very pretty grounds, but be prepared to bring your own poop bags because they forget to refill them and then express their anger in their monthly newsletter about how we should be responsible tenants. - typically quiet area to live in. the great part of having a townhouse was that no one lived above me. - maintenance staff was very friendly and generally prompt (see below). we had our AC leak water late on a Friday night and they were over in 10 minutes to check it out. - the view of the pool as our backyard was great. - I felt pretty safe as a young woman walking my dog around at night and early morning. - the shops across the way were great and convenient to walk to, especially in the snowstorm! Cons: - the front gate SUCKS. my boyfriend would have trouble getting in. the code the office gave me would randomly not work for for him, which caused me to have to run out of my apartment, go to my car to get my wand, and run over to the front gate to wave him in. talk about a pain in the butt! when I went to the office to ask them about what I could do they said they hadn't heard of any issues before and couldn't really help me. - parking sucks after 7pm. I ended up getting a garage and paying the $100 a month because I didn't want to have to walk a mile at 6:30 in the morning to my car so I could get to work on time. my boyfriend was also a regular visitor and without the driveway part of my garage to park on, he wouldn't have a place to park during the evening. all the guest spots were taken up by current tenants because they couldn't find a spot for themselves. - for some reason, the key to my garage stopped working. on a Sunday morning, I tried to run some errands, but couldn't because I couldn't get in my garage. After unsuccessfully trying my roommate's garage key, I called the maintenance hotline and put it in as an emergency repair explaining that it needed to get fixed because I needed my car to get to work the next day. They never came. I sat around all.day.long waiting. my boyfriend had to drive me to work the next morning. I called the front office while at work to check in on if it got fixed and said it wasn't on their fix list. They sent someone to fix it right after. I live in NoVA, I NEED my car! - front office staff was rarely at the front desk to greet potential leasers and current lease holders. There was one time I stood there for 10 minutes until someone came out to help me, even after getting eye contact from them sitting in their back office. On top of not being prompt to greet, they also weren't friendly once they approached you. It was always a "what do you want?" kind of attitude. - Upon moving out, they gave my roommate and I an overall bill of what we owed for the 5 days we were living there for the last month. In order to understand the bill better, we wanted to see where these charges were coming from. After a rude greet at the leasing center, we asked about the breakdown of it. The leasing agent wrote down a bunch of numbers and then I asked her to explain it. She included charges for the telecom fee, which was waived for the first year we held the lease (written in our contract). I tried to tell her that we did not pay the telecom fee. She insisted that the number stayed in the breakdown. I left feeling unwary about the numbers she gave me. It wasn't until I went back 5 minutes later with MY copy of the contract that she believed me. I heard her tell her manager in the back hall "they weerree telling the truth... they didn't have to pay the telecom fee". REALLY? I was so pissed they didn't even take the time to look at our contract after I expressed my concern over the bill. Fess up if you mess up! -The floors in my bedroom were terrible. They were SO creaky. I was honestly scared I'd wake up my roommate or my neighbor just by walking on my floor. I could hear my neighbors on either side of me walking around in their rooms, so I know they could hear me! - Related to above, my soaking bath tub was TERRIBLE too. It was so noisy that I had to straddle the sides of it when I took a shower in order to not get a headache. When I'd reluctantly take a bath, it wasn't relaxing at all since every move I'd make, it would creak. I'm not a big girl! When I had maintenance over for another repair, I asked about it and they said they couldn't do anything about it. Talk about a bummer when you're supposedly paying for "luxury" I know it's hard to please everyone and their needs, but really, Woodland Park could step it up a bit. My main gripe was about the staff. Build an honest, reputable staff and you'd have happier tenants. Don't try to trick us just because you are a big rental company that only cares about money. We are your customers. Treat us like we mean the world to you! Also, 585 reviews?? really now?! something IS fishy about that. wonder if THAT'S what the staff was so busy working on when I'd come in with a question!

VanMetre Woodland Park is a GREAT place to rent. My husband and I moved in without ever having seen the place since we were moving halfway across the country and couldn't make a trip to view apartments. Everything the leasing agent said was 100% true and accurate. I'm so glad I trusted him. Although our 1 bedroom is small, we haven't had any major problems. We once had a bird in the dryer vent which took maintenance 4 days to remove. Honestly, this would be my only major complaint. All other maintenace requests were answered within 1 day. Parking can be frustrating, but the leasing staff is trying their best to resolve the issue. You may not find a parking spot right outside of your door, but there is plenty on the property as long as visitors park where they are told. Snow removal also proves difficult for the maintenance staff. However, I recognize that our big snowfall of 2010 was record-breaking, so it's understandable that no one knew what to do with all of the snow. The leasing staff is friendly. We've never had problems with them or anyone that works for Woodland Park. For the most part, they communicate with their tenants to let them know what is going on around the property. I would recommend Woodland Park to family and friends.

Um, yeah
So when the staff isn't busy writing these reviews they are nowhere to be seen. Also I'm writing this at 3am because that's when they have the tow company tow you're vehicle. Beware this of you who value sleep! The floorplans aren't great, I can have conversations with my neighbors through the walls, and it's been a year that I've been living here now and I can still clearly tell that the tenant before me smoked. When you call maintenance to have your dishwasher fixed because it deposits crap on your dishes, instead of fixing it you are told that "there are no brushes in there" (really?). There have been break-ins to vehicles on the property. You pay for a gated community and the gate never actually works. I would never recommend this place to anyone. Now let's see what fabricated positive review they come up with to counter this one.

Property Manager is horrible!!!!!!!!
Everyone in the office is nice, professional, and enormously helpful however the property manager is horrible. She is never available and lies to make people think she is. Every time I try to talk to her about my rent etc. she is either "on a conference call" or "busy" I look in her office she is either pretending to type on her computer or gossiping on her phone. Think I'm joking? Go in there at any given time and see it for yourself. She is all around lazy and rude. She also raised our rent and when I asked to speak about it she would "have to ask her boss" about it. It's been over a month now and she has yet to get back to me. One day I was even going to pick up a package in the office and everyone else was busy, I went up to her and asked for her assistance and she said "oh, someone will be right with you when they are done." She wasn't doing anything but playing on her phone. Is this professional? I would think not. Shouldn't the customer be first? You would think with such a good staff and all around nice property they would have someone at least remotely smart enough running it, however that's just not the case! I have no other complaints other than that. Does anyone else feel this way too?

i've enjoyed the place so far
I would like to comment on the leasing staff. Not only the process was made simple and easy, the thing which made me love the leasing staff when I was trying to decide which one to rent is " We will be happy if you are happy with your apartment " This genuine behavior made me love this place and I will reccommend. Good People are needed. And that makes a lot of difference. And to know that the leasing office display noble character impresses me.

We were lied to in order to get us to sign the lease! Do Not Rent!
I liked this place for exactly 2 days after i signed the lease. Parking here is a joke. There is ZERO parking available after 9pm. God forbid you have a social life or go shopping at night. i have to park on the other side of the freaking complex every night and walk 5 minutes to my car every morning. They said they were going to revamp the parking but other than the new red sticker on my car nothing has changed. I have never seen a tow truck on the premise. Ever. its like the wild west trying to get these parking spaces. Often i park at Harris Tetter across the street because it is 24 hours. I'd rather take my chances walking across sunrise valley drive during rush hour than have to walk past the office and see the lying faces of the woodlank park agents that tricked us into our lease. And this isn't even the worst part of living here! Speaking about the GREAT ACCOMODATING Woodlank park employess, what a joke. They will tell you anything to get you to sign thier lease. My roomate and I both work in the Tech industry and having high speed internet is a requirement at home. I often need to join web conferences after hours and periodically work from home. I can't do any of that here! It is single handedly the worst internet i've had EVER. AOL dialup is more reliable. During peak hours when every rugrat @ woodlandparks tries to download the latest britney spears video it becomes completely unusable. At its best, it is crap. BTW did i mention that its "best" aka the only time it is useable only happens at 4am on weekdays when everyone is sleeping. Woodland parks makes you pay 70 bucks a month for thier basic cable and internet package. this is non-negotiable. We were like ok thats fine as long as we can get additional service through a 3rd party such as Comcast or Cox communication. They were like, no problem, we don't mind you upgrading, blah, blah, blah. We specifically asked muiltiple times to make sure we can upgrade and were told we could. we asked so many times because it is a requirement of our job. It wasn't until we tried to get comcast to instal service that COMCAST told us that they weren't allowed to go into the woodlank park apartments. What a joke. We went back to the managment and guess what they admitted that they lied to us. They said the agents in question were being address on proper sales techniques. But when we demanded to be let out of our lease because we were lied to.... not a chance. As for all the comments about, is this place faking reviews, they must be. There is all sorts of name dropping of sales agents and thier customer service dept. Let me name drop for yah. Nicole was the agent that lied directly to us to get us to sign the lease. Trip is the guy that is supposed to handle customer complaints. Unreachable. Vacation. Out of the Office. What a Joke. Screw woodlank parks. Can. Not. Wait! for my lease to be up. DONT RENT HERE!

our community captian is great
Kadie has been our new team captain for the last few months and has reached out to me more than anyone ever has in the past two years. She is very attentive and always follows up with situations. She recently helped me resolve an issue with elevated noise levels from our neighbors. She was very professional and followed up numerous times and in a timely manner. She is a great addition to the team! Thanks Kadie!

job well done
Everyone in the office, with no exceptions has been very nice since I moved in here. What I appreciate is that everyone is very friendly. Natasha introduced herself to me as her new captain and she's been nice ever since she came here.

Two Thumbs Down -- Way Down.
I find it fascinating that some of these reviews speak so positively about this place. When I compare it to our experience, I can only deem them lies. Parking is adequate entirely based on where you live. We live in phase I where you need to be home by 5:45pm or you will NOT get a space. The abandoned van -- with a valid parking sticker -- and plates 1 1/2 years out of date is hilarious. The noise level is our next greatest complaint. I place no blame on the neighbors who most definitely can't be 'river-dancing' all the time. The walls/ceilings are paper-thin. Enjoy talking with your neighbors while seated in your living room? This place is for you! We have been living here eight months. We do not have a device to open the gate. We have attractive ceilings from the two water leaks and numerous patched ones from previous leaks. Did I mention the lovely bouquet of dog crap that most everyone fails to pick up? I think you know how we feel about this place. Enough said.
