My family has lived here for almost 5 years. We made the choice based on location. We do like the size of the three bedroom apartments and maintenance has always been very prompt. However; we encountered the same issue with the office staff. Beverly (the manager) is the only one my husband would even talk to. We always had luck with her. We went in the newly remodeled office yesterday to sign the paper telling them we are going to move out and saw a completely different staff there. Very friendly and helpful! I guess they finally got the message. The parking would be fine if people followed the rules but they never do. That is very irritating, but no fault of the complex.

This is for all to know. I would like to first start off by saying i love the community at grafton station apartments they offer plenty of amenities and a beautiful apartment setting. I recently went in to grafton station to apply for an apartment and i was denied. My leasing consultant shante shavers who i hope is still there and gets promoted to a better community helped me the whole way through and even took time to refer me to another community when she didn't have to. I felt uneasy when i dropped off my application and money due to the staff that accompanied shante in her office. Each girl showed bad work attitude and just rude and snobby. They were quick to snap and at the first moment i entered shante jumped up to help me while everyone else ignored me. I think grafton station needs a new staff excluding shante. I don't see how they can fill apartments with the way the girls act towards clients. Overall i did manage to find a apartment that helped me and i owe it to shante so if you read this thanks a bunch and your a wonderful person and keep smiling. C.C

After living at Grafton Station for a little over three years, I just moved out a couple of months ago. I can honestly say that I enjoyed living there. I am from a small, quiet town and after living in Newport News for three years I finally stumbled across York County which felt just like being at home. Maintainance was always very helpful and always there to fix my problem within one or two days after calling it in to the office. Yes, sometimes it did take longer but it just depended on their availabilility and the seriousness of my problem compared to others. The staff was very pleasant at move in and continued to be throughout my stay. They stayed open seven days a week, dont see that too much anymore. After the office closed they had different activities that went on for the community to get involved in. Overall... I would recommend Grafton Station to friends, family, or complete strangers. Great place.

My experience
I read the reviews and I don't feel it is a fair example of what Grafton Station has to offer. Consider that they are the least expensive apartment complex in Yorktown and are in a great school district. My personal experience has not been too jaded. I have had my ups and downs also. But overall, I would say they do there job to the best of their ability. It's hard to follow protocol and please everyone. I would suggest Grafton Station. They are reasonable for the area, maintenance is timely, and I like the newletter every month! You don't get that everywhere.

Another Perspective
We are in the military and moved here this year. We researched this area before moving, and we decided to try to live in a place where our kids could attend Grafton Middle School in York County, which scored very well on greatschools.net for quality of academics. Grafton Station is the least expensive apartment complex in York County--York County is the most expensive area to live on the peninsula based on rent/property value. Grafton Station is an older complex, but the management is gradually upgrading it. My personal experience with the staff has been positive. The lease process was easy and the staff was friendly and professional. In regards to maintenance, the few issues we've had with the apartment so far have been resolved promptly. There were a few minor repairs that needed to be done when we moved in, but maintenance came and fixed them within a few days. Recently, our oven wasn't working properly, so I called the front office to report it. A maintenance person was there within 30 minutes but was unable to fix it, so we had a new stove in a couple of days. I really didn't expect them to be able to replace a stove that fast, so I was happily surprised. The only problems we've had here are with other residents. Sure, there is noise when kids are jumping off furniture in the apartment above you (I assume that's what they are doing), or when people stomp up the stairs. It's up to residents to be considerate of each other. We had a problem with the neighbor throwing cigarette butts and trash into the yard below. We tried talking to them but it didn't help, so we talked to the office manager. She came over the same day and reminded everyone in our building that they could be charged for littering as specified in the lease agreement. We don't have problems with trash in the yard anymore. The parking is fine--enough for everyone and guests. Overall, I've been satisfied with this apartment--especially for the price of rent compared to other places in York County. The location is great--4 restaurants, a Food Lion, a movie rental place, and a few clothing stores are all in a shopping center right in front of the apartment complex. Wal-Mart is three miles down the road. There is also a huge library and YMCA 10 minutes from here. As far as utilities--our gas and electric run about $150 per month total, and Grafton Station pays for water, so you will save money by paying your own utilities instead of having them included in rent. I have lived at Grafton Station for quite a few years, and have always enjoyed living here. Maintenance has been wonderful to my needs and has been very professional. I don't know why the other people who have written reviews have had problems. If I felt that Grafton Station wasn't a great place to live, I would have moved a long time ago. I feel very happy and satisfied at Grafton Station. This is what I call "Home".

DONT LIVE HERE
We rented a 3 bedroom for 3 months and it was NOT worth the money at all!!! <br>They charged us about 1500 a month because of the short term lease we did. <br>The apartment was old, smelly, moldy, etc... I hated to let my kids play even on the carpet. Walls are paper thin. You can here everything!<br>The grounds were dirty. Like cigarettes and garbage on the playground. Sick.<br>There is 1 dumpster for everyone that lives there so it is always messy and smelly. <br>The management doesnt know what they are doing. They are very unfriendly and cold. <br>It was a bad experience and a huge money pit!! <br>I do NOT recommend this place. Go somewhere else. <br><br><br>

bad very bad place to live,murders,burglaries and terrorism.your mail gets lost.the other night some idiots were shooting off fireworks.the screen doors break easy and you walk into them cause you cant see them.you can walk to food lion and a pizza shop from here but dont eat at pizza shop the dough hits the ceiling and fod lion is overpriced. Dare school is the elemantary school closest horrible teaching staff.if you are not a rich yorktownian you will get treated different there. they put new playground here that is real cheap.there have also been UFO sightings. they better not charge me for the carpet when moving out.so let this be a warning to the office staff that is reading this. Cause i will not pay for the ------ carpet!!!!!!!or anything else

EXTREMELY RUDE / BAD ATTITUDE!!!
Grafton Station was a short walk to Dare Elementary, a fantastic school. In addition, we had just one vehicle, so it made sense to stay at Grafton Station. It wasn't worth the convenience, we moved and bought a second car just to get away from this horrible place. <br><br>Here are the issues we encountered: <br> <br>1. Rude office staff (one indivdual in particular) <br> a. Day one, we waited for one of the staff to return from lunch. When one showed up, she unlocked the door, but didn't bother to open it up or greet us. She even gave us serious attitude, like we were inconveniencing her with work. She displayed this attitude on each visit to the office.<br> b. Prior to our arrival, I called Grafton and spoke with the same individual we met on day one to request our apartment address so I could forward my mail. She provided one address, and when I arrived, she gave us the key to another apartment. I asked what happened to the first apartment, the one she said we'd been assigned to, and she said she "never spoke to me about that", Unfortunately for her, I noticed in her notes the first apartment address. She didn't apologize when I pointed out her error, just went back to her desk and started our rental paperwork. <br> c. We signed a three month lease, and two weeks prior to moving, I needed the staff to fill out a referral document for our next apartment complex. Unfortunately the same person from day one was there. She wrote on the referral and stated to me that we still had a lease with Grafton Station and that I was breaking the lease which effectively cancelled our next apartment. Luckly, another indivdual (the good office person) stepped in and informed her that I had a 3 month lease. She protested, stating the computer showed a 1 year lease. In a not-too-polite manner, I reiterated the 3 month lease and the computer was wrong. She checked the paperwork and I was proven correct, 3 month lease. I turned in my white-out riddled referral to the new apartment complex that same day.<br><br>2. Noise - Insane neighbor<br> a. You can hear everything, television / restroom / etc from the apartment below or above and to the side. On many an occassion we heard our downstairs neighbor screaming and yelling obscenities. It was a nightly occurrence for several weeks. We informed the office of this on two occassions, but opted not to have the office inform the renter of the complaint. I also didn't confront the person personally, as he was seriously troubled and I didn't know what would happen. One morning (1130 to be exact), my daughter was fussy and cryed a bit. Out of nowhere came 10 or 12 loud thuds against our floor and a tirade of curse words threating me and my family due to my daughter's crying. This was the last straw and we put in our 30-day notice that very day.<br><br>Drive your children to Dare ES or have them take the bus, but for goodness sake stay far away from this apartment complex.

A HELL HOLE
I have been living in Grafton Station for five months and I will not be renewing my lease. The main reason is what everybody else is saying - THE OFFICE IS AWFUL. First, the "property manager," Beverly, is never there. Even when she is, she doesn't do anything but sit in the back office. Kristen and Brandi, the other two girls in the office are rude, ignorant and have no sense of customer service. (And I am being very nice when I say that). You call and call to complain and they say they will call you back, but they don't. Not only do they act unprofessional, they dress like it too. Newsflash: an office is not where one should dress like a ----. It's come to the point where I don't even want to deal with them anymore. If you are going to live here, be prepared to deal with idiots. It's like spreaking to a brick wall. <br><br>Maintenance is ok. There are some nice people and others are idiots just like the girls in the office. We had a leak in our roof which was causing a brown spot. I called to have it fixed, and they came out only to spray paint white over it. I'm sure the wood is slowly rooting. Good luck to the next person who lives here. <br><br>The buildings are crappy for the price you pay. A storm came through about a month ago and knocked the siding off. It has yet to be fixed. Certain areas, especially the middle of the complex have parking problems. And the lake they talk so great about is disgusting. There are bugs, snakes and the water is dirty. If I had kids I wouldn't let them near it. <br><br>The lady who lives below me, screams constantly at her kids. Not only does she yell at the top of her longs, she cusses at them, and my heart goes out to them. But yet nobody in the office will do anything about it. Like usual. <br><br>I'm ususally not a complainer, but I feel like I'm living in a hell hole. When you pay almost $900 for a two bedroom apartment, you expect to have a decent place with property managers who are efficient. Sad to say, but you're better off living somewhere else.

GRAFTON SUCKS!!!!!
THIS PALXCE IS THE WORST PLACE TO LIVE.WAY OVERPRICED. THE PEOPLE WHO WORK IN THE OFFICE ARE IDIOTS.MAINTENANCE SUCKS EXCEPT FOR ONE GUY THE REST ARE IDIOTS. MY KIDS WROTE ON THE SIDEWALK WITH SIDEWALK CHALK AND THEY HAD THE NERVE TO SEND US A LETTER SAYING IT WAS DEFACING THERE PROPERTY AND WE NEEDED TO CLEAN IT UP OR PAY THEM $35.I WTHINK IM GOING TO TAKE THE SIDEWALK CHALK UP TO THE OFFICE AND WRITE GRAFTON STATION SUCKS ALL OVER THE SIDEWALK. PARKING IS HORRIBLE THEY ARE TOO LAZY TO ASSIGN PARKING SPACES. I LIKE TAKING UP 2 SPACES WITH ONE CAR. THYE DRIVE THERE STUPID LITTLE MAINTENENCE GOLF CARTS AROUND LIKE MANIACS. WE HAD AND CONTINUE TO HAVE PROBLEMS WITH OUR NEIGHBOR WHO THE OFFICE SAID IS GETTING EVICTED BUT THAT CRAZY NUT IS STILL THERE.SHE BELONGS IN A INSANE ASYLUM. THERE IS A LAKE THEY SAY THEY STOCK WITH FISH BUT INSTEAD OF FISH IT'S TRASH. THERE IS A TRAIL AROUND THE LAKE BUT YOU HAVE TO BE STEVE IRWIN(R.I.P.) TO SURVIVE ONE LAP AORUND IT THERE IS SO MANY SNAKES BIG ONES TOO. I THINK THERE IS POSSIBLY ALLIGATORS. YOU CAN FEED THE DUCKS BUT SOME OF THEM ARE MUTATED. THEN YOU WILL HAVE DUCK CRAP ALL OVER YOUR SHOES. THE WALLS ARE TOO THIN. WHEN SOMEONE IS WALKING DOWN THE STEPS IT SOUNDS LIKE A HERD OF ELEPHANTS. DID I MENTION MAINTENANCE SUCKS. THEY WILL COVER UP MOLD WITH PAINT. THEY SAY THEY WILL COME AND FIX CLOSET DOORS BUT NEVER DO THEN ASK YOU IF YOU PUT IN A WORK ORDER.YOUR BETTER OFF DOING THE MAINTENCE YOURSELF. I THINK THEY HIRE ILLEGAL IMMIGRANTS TO DO THE YARDWORK. IF YOU ARE A BUG LOVER THIS WOULD BE GREAT FOR YOU.IT IS FILLED WITH GIANT BUGS THAT LOOK LIKE COCKROACHES AND WHEN IT GETS DARK THE BREEZE WAY WILL BE FILLED WITH ALL KINDS OF SPIDER WEBS. CENTRAL AIR SUCKS HERE. OURS STOPPED WORKING. THEY SAID IT HAD TO BE HOTTER THAN LIKE 77 DEGREES FOR THEM TO COME FIX IT. THEY HAD THE NERVE TO THREATEN US WITH SHUTTING OF OUR ELECTRICITY IF WE DIDNT STOP USING SO MUCH. WE PAY THEM FOR GAS AND ELECTRIC.BIG MISTAKE. THEY JUST WANT TO MAKE MONEY OFF OF YOU. ALL THE STUFF ON YOUR PORCH WILL GET WET AND ALL KINDS OF BUGS WILL BE ON IT AND IF YOUR LUCKY AND HAVE A CRZY RTARTED BLONDEHEADED NEIGHBOR LIKE WE DO YOU GET AMMONIA POURED ON YOUR PORCH. SO IF YOU DONT MIND WASTING YOUR MONEY AND LIVING IN AN APARTMENT THAT SHOULD BE $200 A MONTH THEN MOVE HERE. IF NOT THEN STAY AWAY. Poor quality for the price, office staff, and the area
My husband and I moved into Grafton Station apts because of his up and coming deployment. We were about to have a baby so we wanted to move someone that looked appropriate and easily asscesable to places like the grocery store and schools. We found it here at Grafton Station, it was pricey, and the apartments seemed ok, although we were not allowed to see our apt until we signed the lease, yes signed it noting that there were no problems in it. (of course there were). As soon as we met the office staff we noticed they were rude even the manager, but we fifured we wouldnt have to deal with them much, unfortunitly we do!!! The girl who we were talking to left the office and transfered because she could not deal with the other office staff, who all live in the apt complex. Parking is a wreck (how hard is it to paint a couple letters and send a flyer out, they send out community news bulletins!!)The lake is filthy, garbage everyone, if your property ever gets stolen you can probably find it in there. Walls are THIN, when you can hear your neighbor urinating it just disgusting!! Maintnance can be slow at times, I think it depends who you are, usually we can get them out but as far as follow ups from water leaks and so forth forget it, we have 2 work orders from over 1 year ago. Yes you can walk to the store have fun because there are no sidewalks and no lights!!! So you can forget about walking your kids to Baskin Robyns for a summer night icecream and walking back in the pitch black dark. It is some what outdated, especially the plumbing and the heating/AC units. Ours has bit the dust 2. Had to water leaks from differant areas. Maintance is ok, there are some good, others will be rude like everything is your fault( especially when its just the outdated building) also they will move your stuff and not put it back. Have a horrible neighbor that refuses to shut up!! She is nuts, her kids are up late hours banging around and screaming, it got so bad we had the police out, she said she was sleeping!! She is another story, but she was also evicte over 60 days ok, yet she still remains, even after our office staff has said she is going, going, going. Yeah right!! I couldnt even tell anyone everything, there is too much. Also if you live around the lake there are lots of bugs, and yes they spray even inside, but still you will get them, they come out of the vents. I know people that live in the 2 bedrooms and the 3 bedrroms and they al have the same problems, most of them have moved. Ive onyly been here a 1 1/2 and I have almost all new neighbors, this nut above is my 3rd one directly above me. <br>WHY DID MY HUSBAND AND I STAY WITH OUR 3 CHILDREN EVEN AFTER OUR FIRST ENCOUNTER WITH THE RUDE OFFICE STAFF( BEFORE MOVING IN) BECAUSE WE THOUGHT PUTTING OUT A LITTLE BIT MORE $$ THAN WHAT WE COULD AFFORD AND WITH THE SCHOOL IN WALKING DISTANTS IT WAS THE BEST FOR OUR KIDS! WELL IT WAS NOT THE BEST CHOICE! WHY DIDNT WE MOVE WHEN THE LEASE RAN OUT, WHY OF COURSE BECAUSE MY HUSBAND WAS DEPLOYED, THERE BARELY LET ME RESIGN THE LEASE BECAUSE YOU HAVE TO ALREADY HAVE SIGHNED COPIES JUST IN CASE OF THAT FOR YOUR LEASE RENEWAL, NICE FOR THEM TO TELL ME WHEN WE MOVED IN, KNOWING HE WAS DEPLOYING!! SO NOW THAT OUR KIDS CANNOT GO OUTSIDE FEAR OF GETTING HIT BY A CAR, AND BECAUSE WE ARE STILL OUT OF SLEEP WITH OUR RUDE PAST EVICTED NEIGHBOR AND HER 5 KIDS (3 BEDROOM) WE WILL BE BREAKING THE LEASE, BECAUSE WE TOLD THE OFFICE STAFF IT WAS HER OR US 90 DAYS AGO, PLENTY OF NOTICE, W/O PAYING A DIME, AND IF THEY HAVE A PROBLEM WITH IT THEY CAN SUCK UP TO THE LETTER THEY WILL BE RECEIVING FROM THE MILITARY HOUSING OFFICE! iF YOU WOULD STILL LIKE TO TAKE THE ADVENTURE, MAKE SURE YOU ARE IN CONTACT WITH THE MAINTNACE STAFF CONSTANTLY IF YOU HAVE A PROBLEM, AND I WOULD COMPLAIN TO THE STAFF IF YOU FEEL THEY ARE RUDE OR IT WILL GET WORSE, ALSO HAVE FUN WITH THE 200, RENT RAISE AT YOUR LEASE RENEWAL, BECUASE THATS HOW MUCH OURS WENT UP LAST YEAR.

Not the best place
I moved here with my husband and kids. The 3 bedroom apartment is very big. The elementary school is close that you can walk the kids to school. Those are about the only good things about these apartments. The office staff is the rudest I have ever met. They dress nice till you get to the shoes that look like something a stripper would wear. You walk in the office and no one greats you they just ignore you and keep talking among themselves. The play ground is so out dated it is unreal. A kid got hit in the apartment and everyone has asked for speed bumps and nothing has been done. We have a disagreement with another neighbor and the police come and tell us to report it to the apartment and call the police. The manager tells us that she is too busy for us to call everytime there is a disagreement. As for the alotment...my husband went to his home town and left a note for the office telling them that is the alotment was not right to please call and he will do whatever to get it fixed...He comes back to the apartment with an eviction notcie and they never once called. The parking...It is bad here too. No one parks only one car up front. Maitnance there is too many aparmtents for 2 guys to take care of all the important stuff. My heater is not working and they told me that they would have to do a work order. That was 2 days ago and no one has come out. I have 2 kids also. On top of that when I called the office to tell them they did not know what they were doing, put me on hold then asked me if any air comes out. I had alreday told her that there was no air coming out. They don't have rain gutters so when it rains everyone's porch gets wet. Instead of gutters they put some concrete at the bottom where dirt should be. Then you get to the pool. It is nice and big, but don't bring a friend. It cost every friend that you bring money to swim in the apartment pool. There is one trash compactor for the aparmtent and twice so far it has been so full that trash was on the outside of the trash can. They had to get a trailer to put trash on till it was fixed. I would not tell anyone to move in here unless they got all new office staff.

MOVE ELSEWHERE!!!!!!
Live there for a few months now. Ohh man i wish i would have read this before I signed the lease. Everything in these post here is so true. POOR SERVICE. Atleast 5 day turn around on maint. And military beware. Had the alotment thing happen to me excatly. Also crime! Had a cops out over 4 times in the last few months and they are just getting around to take the lady to court to get her out. Little boy was hit in the parking lot by a car and still no signs or anything has been done about it.My car ws broken into along with some others within 3 weeks of being there. ALSO BEWARE IF YOU HAVE SMALL KIDS> SNAKES ARE BAD AROUND THE LAKE!!!!!!!!! Please go else were I know i am soon as my lease is up!!

FIND SOMEPLACE ELSE!!!
My family moved to this complex after seeing pictures online and talking to the staff over the phone. The girl who helped on the phone was nice. They must have fired her. When we arrived here after driving 3000 miles in a u-haul across country they told us that we couldnt move in because we didnt have renters insurance. Finnally they agreed to let us move in if we got the ins. the next day. No prob. But they were so rude about the situation. I was never told in my talks over the phone and via email that we would need it the day we moved in. We have had nothing but horrible customer service from everyone in that office! No one has any knowledge as to what they can and cannot do "we'll have to get back to you" They are rude and disrespectful. The apt itself is nice and maintenance staff helpful. But neither make up for the horrible way you are treated. I am so glad we are moving!

Would not recommend
I have lived here almost one year, my lease is up soon, and I cannot wait to get out of here. The office staff, with the exception of one person, are rude and not helpful. One girl in particular needs to be fired for her EXTREMELY poor customer service. In addition, the units are old and falling apart. The only good thing I can really say is the maintenance staff is AMAZING!! They will come out right away to fix anything. But overall, I think you pay WAY too much money for the crap you end up getting!

Love it!
Just renewed my lease. I have always felt safe in this complex and my neighbors have been very quiet. Office staff is friendly, and maintenance has been available 24/7. We had a problem last winter with our heater; it was completely broken. We called maintenance at about 9pm and he came over within 30 minutes. He fixed the system, but it went back down, so he came back over with portable heaters so that we would be warm through the night. Then, the entire unit was replaced the next day while we were at work. The fact that our utilities are included in rent has been very nice for us too!

Excellent place to live
I've lived in Grafton Station for almost two years now. After searching and visiting the majority of apartment complexes on the entire peninsula that is NOT Section 8, both my daughter and her family, and I and another daughter have moved here. Since then, we've referred another daughter and her husband as well as two more couples. I have a three bedroom apt. It's 1400 sqft. More than adequate for the rent in a safe environment. It's kept up well, the areas are policed well. If I ever have a maintenance problem, it's fixed immediately. I've called about water bugs twice in two years (right after a rain), they've had someone out to take care of the problem within one day, and there were no signs of water bugs again. <br><br>The office staff is helpful, friendly, and efficient. My only complaint is the lack of available CLOSE parking, but I have two adult children, so that's three cars between us. If I ever feel the need to complain, they are out here, checking licenses and verifying no one is abusing their parking privileges. It's a clean, safe, friendly place to live with lots of community activities planned monthly complete with a monthly activity calendar.<br><br>My daughter and her husband were here over a year until they were transferred and he was in the Air Force. Trust me, if there was any problem with payment of rent through the military, it would have been taken care of satisfactorily or the AF would have taken them(Grafton Station) off their list. They also had NO problem ending their lease when they got orders and no problem with final inspection.

Well where should I start..I moved April 05 and everything was well for about 2 weeks and my misery started. If you are military watch out they prey on you. If you should have a problem about your rent allotment or something, please don't think that the manager will be around to get the issue resolved. Conveniently the manager will be off, and manager's assitants aren't qualifed to help resolve something so simple, instead I am sure they will put a notice on your door on or about the 11 that states it was posted on the 6th of the month and by the 12 it is too late to do anythng and you will find yourself in court over and over again for the same issue. The rules aren't enforced about parking, one car in your immediate parking lot, instead you have people parking 2, 3 or even 4 cars. Most nights when I get home, I have to park at the office and walk to my apartment. If you make them aware of a problem with your apartment it seems depending on how hard the job and the longer it takes for them to get it done. I have been waiting to get my ac fixed for about 6 months now. The office is almost never open, don't think you go use the exercise room, etc. Beware I have left the windows open to get a breeze going before I go to work and when i come home someone has come in and closed the windows, left no notice why they were in my apartment knocked over stuff, and just kept going. The grounds are maintained nicely in the front but it seems once you pass the tennis courts good luck with the upkeep. Please believe me there are better places to live.

GO FAR AWAY!
As a first time renter, we moved into these apartments in august. besides not getting issues resolved by ANYONE in the office, the "help" is rude and works at their own pace. the apartment was cleaned pretty well when i moved in. and was almost perfect when i left. i hired a cleaning service to help. we recieved several notices "about noise" on days that we werent even home. for the price the apartments are very small. we were accused of several offenses that we had no way of proving different and neither did they (the management) because they werent around. We were the only ones given a parking notice (after talking to neighbors) about parking too many cars up front, other two car renters did the same thing and never recieved ANY WARNINGS. I STRONGLY Recomend you look else where before you commit to GRAFTON STATION because there are FAR Better values out there. After talking to several other people who lived here i found out it is VERY RARE YOU GET YOUR DEPOSIT BACK. MAKE sure you take pictures before you leave and get ANYTHING the office tells you documented, because their residents is DEFINETLY NOT A first priority. Watch what the office staff tells you, most of it is made up, and not truthfull.
