Is Grafton Station the best place that I've lived at? NO, but I have also paid a lot more in rent at other places. I've been a resident here now for a little over 8 months and so far I have been pretty happy! It took a little bit of adjusting going to an apartment from a house but due to some financial issues it had to be done. The grounds are kept up well for the most part but I did notice a few cigarette butts a few times when I first moved here and notified the office and they were quick to respond. However, it happened a few more times and it didn't stop until I saw that it was my upstairs neighbor and after confronting him it immediately stopped (We are great friends now)... I don't know how long I plan on living here but I have a neighbor who has been here for 15 years now and they seem to love it. I do plan on staying here in the area until my youngest daughter who is 15 finishes High School due to their amazing School-Zone. Maintenance is good and pretty quick to respond although I didn't have to use them but twice since I've been here. (keeping my fingers crossed that it stays like that)... The Office Staff always seems welcoming and acknowledges both me and my husband by our first names whenever we go to the office. The man that works in the office even helped my husband once to carry a flat screen TV as he was close to our apartment out in the community... Could the place use some upgrading? Yea, but I believe that the property looks pretty darn good for it being 20-something years old. My biggest issue is that the dumpster is not very close to my apartment. Overall, I would recommend this place to anyone that's looking for an affordable place to live at a good location. Oh, one more thing... When I first moved here they made fresh cookies daily, Bring back the cookies please!!

Constant nightmare. Repairs not made completely. Requests for work orders not carried out. The smell from previous smokers is horrendous. The carpet, windows, appliances, sinks, and cabinets should have been replaced 10 years ago. Staff is mainly unfriendly and thinking you are trying to pull something over on them. No one supervises anything. If they never leave the office they can't correct issues. Safety lights out. After hours phone service rude and unhelpful. Lived all over the world and even third world countries and this has been the worst experience.

I am not a resident at Grafton Station, however I have recently moved both my brother and my in-laws into apartments here. My husband and I live in Seaford and wanted our family to be close and for their situations, an apartment is the best place. The staff has been wonderful in accommodated my in-laws for my father in law is partially disabled. The units are clean, well maintained and we have had nothing but positive experiences with Grafton Station. Thanks to you all @ Grafton Station for helping me to bring my family closer together.

So far I've had my utility trailer stolen, my jet ski stolen, three different mold infestations, a roach problem and I live on the third floor, my electric bill is around $200 a month even when I'm out of town for weeks on end for my job, constant disrespectful comments from office staff and even a eviction notice "by mistake" or so says the office girls. Oh and there is around forty to fifty stray cats living in and around a large pile of chunks of concrete by the so called pond that is just a drainage for the parking lot. The cats would most likely leave but a lady that lives in the 700 building feeds them every day, so they pee everywhere near the building. Oh the sweet smell of cat pee!

I have a couple of issues with this place. I have lived many places over the years and will tell you, this place is the worst ever. I can never get a straight answer from anyone in the office about anything. There is an old Blonde in the office, I think they said her name was Diane that tries to act like she is a teenager, I am not looking for cute, I am looking for answers on my account that to this day have not been resolved. When I moved in 3 months ago, I moved into filthy carpet and walls that look like they have not been painted, for 1099.00 something has to give. I rented from a wonderful lady who was just so funny and full of life. When I went to move in, she was no longer there, I cant remember her name, I think the lady in the office said Krystal or Christine because had it not have been for her, I would not be here. Short time here, bad so far. I will be leaving when my lease is up and may very well pay the fees to get out. I don't like to be negative but truly not happy here.

worst place i have ever lived. walls are paper thin, stray animals everywhere, the "nice" pond is filled with trash and tires, and management has not fixed a single issue i have asked them. no matter what you do you cant get the cockroaches out. i bleach my floors, vaccum, scrub the counters yet they are still here and the management says they are water bugs yet the exterminator looks me in the eyes and says they are roaches. not worth the money

My family and I moved in almost a year ago and really enjoy living here. We moved because of the good school system, our choice in apartments couldn't have been better. Our kids have plenty to do here and lots of children to make friends with. They enjoyed the pool area this past summer and the two playgrounds, having the pool open a little later would make it great for parents who get off late, hopefully they will look into changing that next summer! The updated clubhouse looks great and has a warm feel to it. Maintenance has always been quick to respond and fix any issues that we've had very quickly. They're always very friendly whenever there's a quick question I need answered and always wave when they pass by. I would love to use the gym area more, it looks great and is super convenient being open 24 hours but some of the equipment does need updating, I'm hoping that's their next project for the new year. Would definitely recommend it to any of my friends and family!

We just moved here from overseas (non-military). Before moving, Grafton Station staff were communicative and friendly, patiently responding to each of our queries (each one of which we asked 10x times). Even despite the infamous "change in management" which is mentioned here so often, our files were turned over to the new people who continued to hand them with the same care and patience, to our satisfaction. We moved into our apartment to find a gift bag waiting for us, courtesy of a friend, which the staff had placed there. The office is almost always open - with free homemade cookies, made by the staff! The gym is literally always open - not many people use it, so it's usually very private. The pool just recently closed for summer, but when it was open, it was wonderful. It closed with an "end of summer party" put on by the staff (on their weekend, I might add), which we unfortunately missed but the idea itself is great. The new management, it should also be said, is taking the apartment complex to the 21st century in that you can pay rent online! The pet policy- just outstanding. They welcomed our dog and cat, charging a minimal one-time fee. As long as your pets are trained and fit the bill, bring them here. Neighborhood is quiet. At least where we live. Neighbors once had a loud party, but hey, who doesn't once in a while? Other than that, we cannot hear anything from our neighbors - period. Did I mention a sheriff lives in the neighborhood? for giving a feeling of security and safety to an already safe area (seriously, compare yorktown crime ratings to, say, newport news) Also, there is a goodwill, a food lion, a radio shack, a laundromat, several banks, and several salons, AND several restaurants, within 5 minutes walking distance. Not that Americans like to walk to the store like Europeans, =P, but if you drive it might take one minute. Easy access to Rt. 17, I-64, and 10-20 minutes from Downtown Hampton, Newport News, 30 minutes to Williamsburg or beautiful, rural Gloucester County. 5-10 minutes N on Rt 17 is picturesque Yorktown Battlefield Park and Yorktown Beach, perfect for history buffs, a walk in the park, or an evening at the beach in summer. Have also had some maintenance issues which were addressed immediately by a friendly, knowledgeable maintenance staff. Trash disposal, playgrounds, mailboxes, also all on the grounds. A LOT of kids running around playing, a great sight to see. Not really much else I can say except I am sorry others have had bad experiences, but as for us, we are a young couple and LOVE it here so far. Can only recommend it and hope that our experience continues as wonderfully as it's begun. EDIT: Everyone is welcome to their opinions. We do live here and have our own. Having a difference of opinion is fine, but please do not think so little of your neighbors to think that everyone has to conform to your opinion or think the same way. :)

My family and I have lived at these apartments for 1 1/2 years. At first things were great, the front staff was kind, helpful and maintenance was addressed immediately. The amenities were great-- tanning bed, hot tub, sauna, free video rental,etc. We were also updated monthly with a newsletter. Then came a change in management. Ok, things were still good. Then ANOTHER change in management! This was NEVER communicated to residents. We walked in to the "club house" and EVERTHING was shut down. No more sauna, tanning bed, hot tub,etc. All the old staff was gone. Then, they had the audacity to even take away the coffee machine and spend who knows how much on redecorating their office. We asked what happened and we were told - "this is an office". Well, where is the club house now? Don't even try to advertise one! Don't try to look up the price of apartments online, you will get multipe answers for the same apartment. People go to apartments for the price and amenities, if you take that away, people leave. We are moving AS SOON AS LEASE IS UP!

Their seems to be way too many people working in the office for one. They really don't do that much. Second, you really can't use any of the amenities. The hours just don't work for anyone that works. The pool, well sometimes its open sometimes its not. I know i finally got home early one day and was looking forward for the pool and closed. I also thought i would be able to work out early in the morning and do some laps work. Not hastening they got a lifeguard on duty which isn't practicable since its 10-7. Cant do anything at the club house before or after work. All in all i have had a work order in for months and no one came by. Also the people don't care about your property. Door dings and already caught people trying to break into vehicles. The new management is not making it better. I would rather get a townhouse because you don't get any benefit of the apartment living.

Incompetent and dishonest office staff
The move in process has been a giant pain in the neck, to begin with I was stood up by the lead manager on our set leasing appointment on a monday. I was left sitting in the parking lot with my fiance, dog, and possesions after a six hour drive. I.was in the office ready to sign the friday prior and was told to come back monday, I called and left several messages during my drive to ensure someone would be present, arriving to an empty office abandoned prior to its normal operating hours. Luckily a maintenance person saw and came to the rescud by callinf on our behalf and informing the manager of the wrong she had done, two hours later,having no other optiom, we were finally able to sign our lease and enter the apartment. Fast forward two weeka and my first paycheck has arrived in my mailbox, but to my.surprise tjere was no key to open it, they had failes to inform me upon entering the lease I must go to the post office and wait a week to have a new lock installed, they could not even direct me to the post loffice that services the apartment. So I am left with the option of waiting another week to be paid or I was given a two hour window, which expires after banking hours end. Save yourself the headache and stress and take your business and hard earned dollar to another complex under a different property management parent company. Do not rent here, hope this review helps you choose a better housing choice. PS... The maintenance crews are some really nice people. PPS...walls are paper thin, you can hear every step, bark, and fart of your neighbors.

DON'T EVER MOVE HERE
I'M IN THE MILITARY AND ME AND MY WIFE MOVED TO GRAFTON STATION ONCE I RETURNED FROM A DEPLOYMENT LAST YEAR. THERE QUICK TO LEAVE NOTES ON YOUR DOOR IF THEY MESS UP YOUR PAYMENT. I MOVED OUT IN JULY DUE TO THE FACT I PCS TO GERMANY AND THEY WASTED NO TIME OVER CHARGING ME FOR ITEMS THEY SAID I DIDN'T CLEAN AND HERE IT IS OCTOBER AND THEY STILL HAVEN'T SENT ME MY REFUND FROM MY DEPOSIT. EVERYTIME I CALL I GET THE RUN AROUND AND I ADVISE YOU NOT TO MOVE INTO THESE APARTMENTS.

Mixed feelings
I lived here for about 6 months before moving to another state. I was a little worried to move here due to mixed reviews on this website. I was choosing an apartment in a state I had never lived in. I was pleasantly surprised with the apartment. I lived on the third floor so I never had an issue with noise. The pet policy was what really sold me, I have two large dogs that I was having a hard time finding a place to go with. They say "no pitbulls" but everyone has them and they were always really nice dogs. I had a couple issues with stuff in my apartment breaking, the main maintainence man was on vacation and my bathtub and ac broke during this time. The temporary maintainence man came in and said he couldn't fix it and to buy a fan (it was 98 degrees in my apartment). The main faucet to my bathtub also leaked (a bathtub full every 8 hours) for over a month until the main guy got back and fixed everything. Other than that as long as the main maintainence man never goes on vacation this place is great.I rented a furnished apartment and it was all set up when I moved in. The office staff was really nice and helpful.

2yrs and very pleased
I have lived here at Grafton Station now for 2yrs plus and have had no problems with my neighbors. The noise is natural given it is a complex and my neighbors have little ones. I once had little ones so I understand. Everyone in my building get along and we talk to each other and help each other out when we need help. The management here has been more than understanding and very cordial with me and my sons. They have helped me when I needed help, I have nothing but respect for the Manager and employees here at Grafton Station to include the maintenance folks. Any issue I have had has been taken care that day if not the next morning. I would still encourage others to move to the complex.

I have now lived there for a year and just love it. The only problems I come across is kid drama becuase it is a family oriented place and well kids just cause drama (mine included). I believe the current manager is trying to clean/fix things up and make it a great place to live. If you want quiet I would say do not live in an apartment, apartments are noisy. I love the feeling of community that comes with apartment living.

Bad Choice
We lived there from 2008-2009 and it was so bad! Noise is insane. Our neighbors had 4 teens and 3 adults living in a three bedroom. They would have parties and get drunk until 2-3 am even on week nights. My toddlers were scared from all the cursing and screaming. Not to mention the porn noises. It was disgusting. When I called to talk to the management they said "they have kids what do you want us to do " Then the next day our car was vandalized so we cant call and complain. After seeing kids smoking pot in the parking lot we decide to pay the fee and break the lease. Our safety was more important than staying there. Also the roach problem is bad. They said everyone in Virginia has roaches because of the weather but our new place has been amazing! We moved and pay$300 less for a clean quite family place! If you arent into drinking drugs and roaches then stay away from here! I also heard they raise the rent $300 every year so be prepared!

Noisy Grafton Station
I live at Grafton Station and it is a ------. The neighbors above us sound as if they are having wrestling matches, giving each other hip throws and doing back flips....etc. The noise level is just ridiculous. (Apparently there is not a crumb of insulation between these floors.) They are so violent that the dishes will rattle in our cupboards at times!! Who ever heard of such a thing in an apartment complex?? And I am NOT making this up. It would be stupid to just make up something like this. But the noisy neighbors are about the worst problem so far. We have lived in apartments for 30 years and have never witnessed neighbors this noisy!! We have complained to management several times and the response has been that Grafton Station is a family community and as long as the noise quietens down around 10PM everything is as it should be. Can you imagine getting that from MANAGEMENT personnel??!! Exactly what does that response mean?? Kids are allowed to just go insane INSIDE THE APARTMENTS??!! All day everyday?? I pity any shift workers in this complex. If we had known this place was a ------ we certainly would not have rented here. But I guess what such a response REALLY indicates is that IT'S ON!! Oh yeah, it is ON!! If my neighbors are driving me nuts, I can just go insane too and make it my death wish to drive my neighbors crazy.....as long as I calm down between 10pm and 8am. Like I said. This place is a ------. Stay away and get out!!

Never had a problem
I've lived at Grafton Station apartments with my 2 children for a year now. I personally have never had any problems with office staff or maintenance, they have all been friendly and willing to help. As with anywhere I have a few great neighbors and a few really bad ones, but u can run into that anywhere you go. Parking has never been a problem in the building area that i live in. The schools are great and everything you really need is close by.

Incompetent
I agree with all the bad things that people are saying about Grafton Station. The place is a dump now and on top of that they are incompetent and worthless in the office. I moved out in September; the bimbo who I handed my keys to, could not even find my file. I left her with my termination fee and low and behold a few months later get a letter from the attorney's saying I owned money. Well, that check did clear my bank and I received a duplicate check from my bank proving, in fact that it had been deposited by Grafton Station Apartments. I wonder who screwed that up.....Dont move here....

The best place to live EVER!!
You might as well say that I was a Grafton Station Resident with all of the friends I knew that have lived there over the years. The place is gorgeous, by far the prettiest apartment community in Yorktown, or any other area for that matter. I went into the office not so long ago and the girls were warm and friendly and very helpful. I was impressed with the new manager. he seemed to light up the place with her smile and laughter and I was just checking out the renovations but they were all awesome. There were children playing all around. That is the way a community is suppose to be. If I ever do need to rent an apartment, I will be going to Grafton Station!!

would not EVER recommend
First let me say that I would not ever recommend anyone to move here. It is my opinion and everyone is entitled to it. What I will say is there is a pest (roaches, palmentos, waterbugs what ever you want to call them)problem, there is a problem with parking, there is a problem with 24 hour maint. communication, there is a problem with getting issues handle from the staff, there is a problem with the upkeep of the "lake",there is a problem with trash in parking lots and on the sidewalks. Also, when signing a lease for a 3 bdrm - 2 bath for 1360.00 a month for 12 months. To RENEW (which I will not do) for 12 mths it was a increase of 117.00 per month for 6 mths it will be a increase of 202.00 a mth and for a 3 month lease it will be a WHOPPING ----- $$$$$$ 327.00 increase PER MONTH - there is no way i would have moved here knowing what i know now. Oh let me say that from FEB 08 to about MAY 08 things were good when the manager was here. But after that no so good. So if you can afford for this type of increase and to talk to different staff members everytime you can a concern then come on down!!!! If not look else were. OH - one more thing traffic is horrible getting to and from the highway I-64 from 4:15 pm to 6:30 pm.... best of luck to you...

Very Different
I lived in Grafton Station a little over 2 years ago. I have recently moved back to the area, so I went to Grafton Station this past weekend to get some information about possibly moving back into the neighborhood. Let's just say it is completely different from 2 years ago. The place does not look like it is kept up, there were kids skateboarding all over the streets, along with trash everywhere! I could not believe it. I went inside to check on the prices and look around. They have remodeled the office, which looked very nice! However the lady that helped me was extremely rude and offered little to no help. And I guess I should mention that in 2 years the prices had increased over $200!!! The management had completely changed over... and when I asked about the old management, I was told "They were all fired for not doing their job". Which is what brings me to this rating... First of all that was not professional and I think the management company should rethink the new staff as well, they were absolutely no help to me and going to Grafton Station was a complete waste of my time.

Mixed bag
There is much good and bad to my time with Grafton. It's a good central location next to many wonderful amenities. Neighbors are okay, but I had a series of bad neighbors right above my apartment. One family had skateboarders who skated indoors right over my head. Another couple played loud thumpin music until 2 a.m. and on occassion a male and female would get into loud, physical fights that sounded like they would kill each other. In two years, my rent was increased by $100. Because I will have to go month to month very soon, the new price will wind up being $130 more than when I first moved in. The porches are cheaply made and can be hazardous to walk on. The wood warps badly and nails pop up from the wood. The showers are so cheap the water handles of each bathroom had to be fixed twice since I've been here. I'm not that strong! The dishwasher was burnt out very soon after I arrived, but I must say the management was kind enough to replace the dishwasher very quickly. There are holes in the ceiling in my shower and I've put the work order in, but it remains unfixed. Early on, the management either lost the work orders I placed or decided not to fix the problems. The carpets when I first arrived were spotty in areas, had paint in other areas from cheap labor, and the place smells like smoke. The screen door was off the rails and shingling had fallen and I had to fix that myself because the managment forgot. Parking is adequate, but my car was anonymously run over by a neighbor. Garbage is the worst problem as it's right by the mailboxes, is often overflowing and is rather disgusting. Overall, I think too much money is asked for too little.
