The apartments themselves are the perfect size, easy to park, and all the staff are super-friendly and any questions and concerns we have. The maintenance is quick to respond to and issue that requires them, and makes sure the job is done right. . The grounds were well kept, not to mention the lake was perfect for my dog to burn her energy. I recommend this place to all my friends and I want to recommend it to all of you!

I been living here almost 8 years. The staff here is wonderful and very interactive with the community. Maintenance is good with repairs within a reasonable amount of time. The landscape is beautiful and the schools are wonderful and very close by, right along with the shopping centers.

I am a returning customer of Grafton Station because my previous experience was very nice. Since I returned, my experience has been horrible. For the first 10 months I called for maintenance to fix my air units HVAC because my bedrooms were not heating during the winter or cooling during the summer. The average temperature in the living room was 76 degrees and almost 80 during the summer. Maintenance crews told us the HVAC was functioning normally. One day while Cox Communications was touting wires in the attic they informed my wife that none of the air conditioners ducts were connected to the vents. This would explain the consistent $300 electricity bills. I contacted the management and they would not compensate us. We decided not to move because my children were affected by our constant transfers (military family). We decided since the A/C was finally fixed we would stay. That was a mistake. Vehicles in my parking lot were being vandalized and the police were constantly responding to our neighbors disputes. My neighbors adjacent to us smoke marijuana to the point I cannot enjoy having my sliding glass door open without the smoke entering my apartment. We decided that apartment living was not for us so we decided to get a house built. As my lease expiration approached I notified management. They said that they would not allow a month to month payment but would allow bimonthly for an additional $150 per month. We agreed. After 30 days into the bimonthly contract South Carolina/Virginia was affected by a hurricane and then my rent went up $400. Here I am trying to transition from 20 years of service and waiting for my home to be built, I provided an estimated date to depart Grafton Station. 60 days notice is a long time away from knowing exactly when a house will be ready. I guessed wrong. The builders have a delay, My family cannot extend our stay here because the management already has someone lined up to move into my apartment a month away and now we are going to be homeless. Today the thing that triggered me to writing this review is I just received a letter stating I owe $340 for some fee for a code called P begin and CB late fee. We will be asking management tomorrow what this is referring to. Also, over a year ago I regretfully talked my brother in law into moving in to our complex and I didn't receive the $500 bonus.

I'm totally upset that the new water bill is from one meter. I should not have to pay any of bill I didn't use. I conserve water and other tenants can be water hogs and I got to pay a part of that. It's not our fault you won't install separate water meters. So don't make us pay for what you should of changed.

I loved my experience with Brittney. I had a horrible day and I felt terrible when I came in to apply for an apartment but when I met Brittney she lifted my spirit and made my day. She is very friendly and extremely professional. I wish all apartment managers were like her. YOU ARE THE GREATEST ....I AM SO BLESSED TO HAVE MET SUCH AN WONDERFUL LADY. LD Bryant

The good first. Great location, well lighted, clean well maintained apartments, great staff, wonderful maintenance. Love living here. The bad - we have neighbors from hell - If you saw the movie Neighbors - you have some idea. From midnite until 6 am every night - they hit the walls, slam the doors, the dog barks incessantly. He only stops when they throw something at him - which hits the walls. Our entire apartment shakes. There is no way you can sleep. We have asked the office to do something. They told us to call maintenance. We did. The maintenance staff said call the police. We did. Police said it is not a police matter. Can only do something if they have a loud party or play music too loud. So I guess we will have to move. I am praying they move when their lease is up because we really love it here.

Having just gotten some time to settle in and unpack some things, due to my own busy schedule, I am also finally able to write a glowing review for Brittany, Shauna, and the rest of the staff at Grafton Station Apartments, as well as for the community itself. The community is beautifully well-kept and safe, and my apartment is well-maintained and cozy. The staff, especially Brittany who got me set up here, is extremely welcoming, friendly, and professional, and I would absolutely recommend this community to anyone else I may know looking for a nice, affordable place to live. Thank you all in the office so much, and thank you, Brittany, for all of your wonderful help getting me set up!! -Cory S.

Grafton Station is a great place to live and in a safe environment. I needed an apartment the same day I went to them and Brittany was able to help me. I have never met such an amazing staff. They are so welcoming and will do anything to make sure you are happy. Brittany had the keys in my hand before I left the office. She is an amazing person.

I wasn't your typical individual trying to find an apartment; I was looking for a place while still living out of state so there wasn't going to be an opportunity to do a walk through. Tiffany Mason made the entire process smooth as butter. She was patient, professional and flexible in meeting my needs via email and phone calls. It's not easy to accept a place "sight unseen" but she made me feel confident that I was getting a great place. I can only hope that future residents get the same experience with Tiffany. Kudos.

I have to admit that I was not sure about renting here. But I am happy to say I was wrong. I have had nothing but a perfect experience. The staff and maint. are sweet and very attentive. I live facing the pond and wake up daily to the wonderful site and sounds of geese and ducks playing. My child already caught a fish his first week here. I got one of the upgraded apartments -It is great! Vaulted ceiling, kitchen that is a breeze to work in! I feel like I am home already. No plans of leaving anytime soon. WE LOVE IT HERE! Keep up the great work Grafton team: You Rock! UpDate: We have lived in a three bedroom unit for almost two years. Ours has a vaulted ceiling and has been upgraded. It feels really roomy and we face the lake -which is extra soothing! The staff has been so very lovely. Every issue that we have come upon has been dealt with in a very caring matter. They went above and beyond the call of duty to please us. There is no such thing as a perfect apartment, but this place comes close. The cost, the wonderful front desk service, and the wonderful maintenance team are super sweet! We enjoyed many walks around the lake, fishing, and the pool is great in the summer. Sometimes we even leave our car and walk over to the grocery store because it is so close. We have felt very safe here and If I wanted to rent an apartment in this area again, I would choose this one. One note:I don't know why people say they are not nice???? But, we have always tried our best to be as nice as possible to everyone. Maybe this is why we have had such a great reaction from all who work here? From our experience, they really are nice people. The only reason we are moving soon is because we want to live near the beach for a while. The front desk was so pleasant and understanding and helpful when we decided to move. Thank you Grafton Station team for making this experience a good one. We will miss you all.

Prior to this week, I would have rated safety a lot higher. However, a resident was robbed at gunpoint IN THE NEIGHBORHOOD while walking home from the gym. We have new management and he reported it to them. They said they would send everyone an email to alert them, but they did not. This happened on President's day at 7:30pm (2/20/17) The following Thursday (2/23) the news came out to do a story on the robbery. Management came out to question their presence. On Friday (2/24), we all received a newsletter about Monday's robbery. If the news truck never came, we would have never known. In the letter we were reminded that our personal safety is our own responsibility and that of law enforcement. I am disappointed that my increase in rent does not afford new flood lights in dimly lit areas where the man was robbed. The letter stated it happened upon him entering the neighborhood, but it actually happened IN the neighborhood, by the trash cans and playground... Management was pretty decent my entire time here, until this new one. Your rent will go up when you sign on to do an additional year. We received a $30 increase. So you basically get punished for staying longer than a year. New residents will come in at the introductory price you paid when you first signed on. The location is good with restaurants, Roses and Food Lion in front of the complex. The high school zone is Grafton, which is a good school. Maintenance is great. Alan is awesome. My apartment has mold in the window sills and in the bedroom closet. The 3rd floor residents should be asked to remember that people live under them. Floors are thin. You can hear everything. Do NOT choose apartments A,D,F,G,I or L. The stairs are on your bedroom wall and you will hear everyone stomping up and down the stairs at all times of the day and night. Maybe management ought to put a sign up in the stairwells reminding residents to be considerate of their neighbors?? Overall, if you are not worried about which high school your child would attend, I would suggest finding a newer apartment complex for these ridiculous charges. Especially in light of new management since they find it okay to hide pertinent information that concerns your safety and they feel no responsibility to do anything, even though there are things they could do to improve the neighborhood with that extra $30. No need for new management to respond by asking me to contact them. I won't. How about you do your job? Our safety should matter.

Good: Great Neighbourhood, close to essentials like grocery stores, schools, restaurants and public transportation. Apartments interior is too old, you can see patches, carpet is too bad, carpet not trimmed correctly, maintenance most of the time try to do temporary fix. Recently reported maintenance issues but its been almost 5 weeks but still n haven't fixed, reported in office also 4 times.

Staff has been wonderful. Worked with me to get an apartment that fit my needs, I could afford and time I needed it by. The neighborhood is great and has great schools. School buses come right to the apartment complex to pick up the children. Beautiful view of lake. Quiet and relaxing. Convienent to grocery store, shopping and dining locations.

My name is Kelita Marks and my family and I moved here in September 2014. I chose this community because of the well maintained property and it's great school district. As an disabled individual I'm grateful to the staff for accommodating me with handicap parking and a accessible handicap apartment. The office staff especially the maintenance department have maintained the property to upmost. Any concerns or needs are met swiftly.
