This is one of the best places I've rented. The area is quiet. When an issue arises it is taken care of pretty fast. It isn't without issues but in the 2 years I've been here they have been continuously improving. I would recommend this place.

Apartments are well priced. They have a variety of options for models. Neighborhood is friendly and great school zones. Older facilities but management is in progress of remodeling.

Great apartment complex, this was a starter place as i moved from another state and it has served its purpose. Maitenance is timely with repairs and the kids love the pool in the summer

I love living here! I have lived here since 2/2015 and absolutely love this complex. There is an onsite swimming pool, playground, laundry facility and even a car wash WOW! The office staff is phenomenal and Maintenance staff is top notch!! They keep the grounds really nice and removal of snow is down immediately! The public schools in Yorktown is rated extremely high and I absolutely love both their Elementary school in which is literally across the street and Grafton Middle School! The apartment complex is secluded but literally feet away from a Supermarket, restaurants, gas station, car repairs etc.!! I am so thankful I moved here!!!!!!!!!!!! You will love it too!

Seems relatively well maintained; buildings are kept up and grounds are mostly free of detritus. Tenants seem quiet and respectful of other tenants; we've not been disturbed by any overly-noisy or boisterous tenants. Apartments offer kitchen windows into the living room; handy for when you're entertaining or keeping an eye on youngsters. They also feature balconies that more spacious than I was expecting. We chose an apartment with a washer and dryer, and they appear to be more recent models than I expected. The kitchen is small; particularly the refrigerator; and the cabinets are oddly sized, oddly organized, and not particularly spacious, but the gas stove is extremely efficient, and the sink disposal is handy. The closet space is nice, but I might take smaller closets for more spacious living quarters. The bathrooms have very little storage, which is inconvenient, and towel racks directly over the toilets, which would make it difficult to use a stand-up shelf for more storage. And while it is handy to have an extra bathing station, the master bath's one-person shower stall tends to give me a feeling of washing as a "to be done hastily chore" rather than a "refreshing cleansing experience." The apartment seems to heat rather quickly and easily, which I enjoy, but the thermostat is permanently set at 69 degrees for air conditioning, which I question... There also seems to be a high volume of outlets that are directly controlled by corresponding light switches, and I would have preferred the switches to correspond to actual lights (of which there are none in the living room and bedrooms) and for the outlets to be actively on at all times. The staff seem courteous and friendly, so far, and the neighbors generally tend to acknowledge you when you do the same for them, which is nice.

The rules keep changing out here. I don't mind change but when it's done without warning it's quite annoying and petty. We can no longer fish in the pond unless you throw it back. We can no longer feed the pretty geese or ducks. They took away our rights to have grills saying oh we have some located at the front by the pool.. yea so I've seen the nasty rusty grills... but they are supposedly getting new ones. The parking completely sucks. I usually have to park a building or two away because there aren't enough in front of my building. The office people are still rude and careless. They apparently require a 30 days notice on anything even a borrowed washer and dryer you are returning even though it's not in the lease to give a notice. We've lived here over two years. Our outdated apartment was better than the updated one we started leasing. The paint is cheap and wipes off the wall if you brush against it. The outlets are shorted out and still falling out the walls. The 3 way light switch in our hall isn't wired properly you can only turn it on from one end of the hall not both ends. People throw stuff down to the first floor like doors (yes it almost hit me and my daughter) the people upstairs on the 3rd floor have their music so loud I can hear it on the first floor with my shower running. Traffic all during the late night hours. They charge 50 bucks extra to get an apartment that faces the pond. They need better trained staff to work on these apartments. My towel racks keep falling off the walls in both bathrooms, the rubber baseboard of the tub fell off, the whole drain in tub come completely out. Why not harass them to get it fixed you ask? Because those have been fixed or should I say rigged until they fall off again and again. They care more about the apartment complex appearance grass, shrubs, trees, pool, workout room, etc. Than they do of their occupants.

Do not move in. We just moved here to grafton station last July from Pennsylvania. I work at bmw and these grafton station apartments seemed legit cause it looked nice and a 100$ deposit. Well once we got new neighbors under us they apperntly didn't work. I would get called in day after day because my dogs woukd be playing and making noise 12 in afternoon. When most normal ppl work. I got harreset so bad for about 7 months. Not only did I get harreset but I also had to deal with everything that could break break. I work 6 days a week so I ask if they could come in on Mondays. After waiting forever they did half --- work to fix sink door that locked me out. Roof that leaked. Sink that kept over flowing. If you don't have a job and sit at home all day this is a place for you. If you have a life and career don't move here. They will take your money and ---- on you. I paid 1200 ! For my dogs in a year. But I get 6elled at cause they play around. Bs place. First week I moved in so.eone broke in house across from me at gunpoint. Then went to hampton shot someone and got arrested.

I have been very impressed with the new management company! They are very responsive to resident concerns and I feel welcome in the office! Although the apartments are older, maintenance has done a wonderful job fixing some recent concerns in my unit. I love waking up to my spring sunrise over the pond, and watching the ducks waddle throughout the community. :)

We have lived here about a year now and I would recommend them to anyone. They are older apartments so they do have some issues but maintenance tries to stay on top of it. The staff is great! They have all been professional and courteous. Anytime I have had an issue, it has been taken care of promptly. As with most apartments, noise is a big issue. We haven't had alot of noise problems. We live on the first floor and rarely hear our neighbors upstairs. I would say the biggest headache is parking! While there are a good amount of parking spaces...its the residents "lack" of parking skills that drive me nuts! Overall, I think these apartments are a good choice. They are close to shopping, schools, and the interstate. I believe they are reasonably priced.

The place is conveniently located to everything we go to Ihop for breakfast all the time. The Paragon Movie Theater is just up the street on Tuesdays movies are only $6.00 so the recliner seats are amazing. Okay back to this review the staff is great they maintain the property well if we have any issues they put it on the maintenance schedule and the guys usually are out to fix it that day. The apartments are good size and we always find parking. The Apartment has tennis courts, swimming pool and 24hr fitness center. For convenience The grocery store is right in front of the apartments Food Lion. -------------

Now that S.L. Nusbaum has taken over as management, the office staff has received instruction and education that was sorely needed. They are now informative, polite and eager to help and answer questions. Maintenance is prompt, professional and polite. Our rental fees are in line with the age of our unit. The area is safe and tenant-friendly. Large shopping center and several convenience stores within walking distance of the complex. The school system of York county is rated as one of the best in the state. Wouldn't want to live anywhere else at this time.

We just had a snow storm and the temperatures are at an all time low. Grafton Maintenance and office staff have and are still doing an excellent job of keeping the snow plowed and everything salted. Now if people do not move their vehicles then the plow truck cannot accomplish its goal. I have only been here 7 months and the new management is making positive changes. That takes time in itself but I have to say everyone who works at Grafton Station are professional and nice. This is a big community and the tenants should take pride in maintaining their own personal space so that we can all live comfortable and in peace.

I moved into Grafton Station 3 months ago only to find that my apartment is infested with roaches. They have sprayed just about every week and are now "fogging" my apartment, which means everything is packed up into bags and boxes and sitting in the middle of my floors. It has to stay this way for a total of 3 weeks. This is very frustrating and inconvenient especially because I'm still seeing the nasty little bugs EVERYWHERE - kitchen, both bathrooms, living room and bedrooms - I even find them in my closet. On top of that, I have the luxury of listening to my upstairs neighbor's every step. The floors/ceiling have no insulation so it sounds like elephants above my head and scares my 1 year old son. I also hear every time they fight - usually around 10/11 at night. Other than those major problems I do have to say that the office staff is very nice - they listen to me complain on a regular basis about the bugs and are always friendly. Maintenance is quick and thorough and they call you to make sure the job was satisfactory. The location and on site amenities (playground, duck pond, pool) are great. I would love my apartment if it was a little more insulated and I wasn't living with hundreds of room mates (roaches).

The staff are always nice in person. I called about my water pressure being low and was told that's not an emergency so I could just use water of my bathroom to wash dishes, and then still never put it in to get the problem fixed. As if someone wants to pay 1199.99 to wash their dishes in the bathroom. So I had to call again. And then was told oh it was never put in. I also mentioned the garbage disposal being broken since we moved in and it never worked but that wasn't fixed. One of the bathrooms ceiling looks like it's going to cave in which was mentioned on their list they ask you to say what's wrong with the apartment when you move in and it's never been fixed we've been here almost a year now. This place also has roaches flying around all outside. Then they spray one apartment then the bugs just come to your apartment. It's disgusting.

This is not what we expected from first look. We moved in to these pricey apartments expecting to get what were paying for. Instead we were moved in to a dirty apartment with bugs and a broken window! The staff was less than helpful. After 2 sprayings this building still has roaches. The walls are paper thin so you hear your neighbors everyday going to work at 4am. Parking lot isn't assigned so good luck finding a spot. Honestly, this is not a family friendly or safe place to raise children. We are counting the months to leave.

I'm in my apartment and the community is great! It's quiet so far, I can barely tell I even have neighbors. I was able to get the apartment I wanted thanks to the office staff for working with me (special shout out to Ervin, Brandi and Melissa). I can say everytime I have visted the office staff they have been cheerful, helpful and patient. I was very fortunate to take advantage on one of their move in specials; which I thought was awesome. The maintenance/ground technicians have been friendly, competent and efficient. I was recently made aware of pending upgrades to selected apartments which should be a great addition to these apartments. Also, for parents with school age children Grafton Station is located next to three of the better schools in Hampton Roads (Grafton Bethel Elementrary, Grafton Middle, Grafton High School). I highly recommend you come by and check it out for yourself...only good neighbors need apply. lol Have a good one.

All I can say is that I love my Apartment and the Community I live in Grafton Station! I am a single Mom of 2 and a Local Realtor. We enjoy living in Grafton Station and have never had a bad experience. I am really impressed with the Office Staff everytime I go in the office they are so cheerful and happy. I know a lot about the new management company, SL Nusbaum Realty Company, and feel very comfortable about all the improvements that are going on. With my Father being a Local Realestate Broker he knows a lot of important people. He told me the other day that one of the local Leaders recommend Grafton Station Apartments as being a great place to live. I am so sorry that anyone would think differently! I love Grafton Station Apartments and will live here forever if I could!!

I just moved in and unless I had another apartment complex to go to then I wouldn't be here. My circumstances leave me with no choice but to live right here. I moved here from out of state, and from the first time I contacted Grafton Station (via email) it has been nothing but mass confusion. So then I would have to call and ask questions about the lease details because the emails were inconsistent in terms of agreement, but depending on who I talked to I still got different terms of agreement? God forbid you ask to speak with a manager to get clarification on the discrepancies. Once, right before paying my deposit, I called the office and requested to speak with a manager to get an answer about my upcoming lease agreement and that same manager actually yelled in the background "tell her to go elsewhere!" I said to the Grafton Station employee, "what did she just say?" and the employee said, "I'm sorry but she doesn't want your business." I was shocked, as I was already approved with a co-signer and all I wanted was a straight answer from management before I signed the lease. I hung up and called my parents who live out of state and cried because I NEEDED to live there and then I called Harbor Management Group (owners of Grafton Station)to explain what happened and they wanted me to fax dates, names and details right away. Once I got off the phone with Harbor, my Mom called me back and said not to worry about it because she called and "kissed their ---" so that I could move in there. We even paid more money for deposit than originally agreed so that I could just move in. I never got an apology for the manager being so rude and when I went in the office to give my deposit the manager didn't look at me or bother to say hi or thank you, another employee took my deposit. The next day after work at 5pm, I went in and signed my lease yet because my cosigner lived out of state, I had to fax him like 25 pages of the lease for him to sign and fax back to me. The employee was very sweet and gave me my keys that day and I was very happy. The next day we had a snowstorm and the office was CLOSED, as well as, I couldn't find a place nearby that was open {due to the snowstorm) to fax the lease from. I planned on taking care of the lease signing the next day, because I had no choice. BUT....the very next morning 9am I started getting phone calls from Grafton Station and they left voicemails saying I needed to call them back by 10 am. They even called my cosigner out of state and left him a nasty message at 930am. I noticed at 10am that both Grafton Station and my cosigner tried calling me so I called Grafton Station and an employee said that the manager said if I don't get the lease in their office (with my out of state cosigners signature) then they will change the locks. I rushed to the library in Yorktown to fax the papers then went straight to the office... the manager was not there. Or maybe a co-manager was there but I told them that my cosigner got the fax and signed the lease but needed their fax so he could fax it back and by the way it is already way past the hour they had given me to get all this done before they changed my locks. Needless to say, they didn't change the locks and the lease was signed by all parties.I'm now going on my third month here and I received a notice on my door stating I owe for a washer and dryer rental plus late fees for the past two months in the amount of $215.00 and if I do not pay in 5 days then my lease would be cancelled. Once again, I'm being threatened that I can't live here... the THIRD time in 2 months??? Why? I don't bother anyone? For God's sake, I steer clear of that office! Anyways, I called the office the minute I read the notice and left a voicemail clearly stating, I NEVER HAVE RENTED A WASHER AND DRYER from Grafton Station and left my name address and phone number so that this could be resolved. I never heard back and after 5 days I was really scared that they didn't believe me and that I was still going to get evicted. I contacted my lawyer, and emailed the owners of Grafton Station (Harbor) explaining the situation and that I haven't had a response. Then I wrote a letter to Grafton Station and dropped it in their mailbox explaining once again I didn't rent a washer dryer set. So, I don't know what will happen, but I do know for some reason they never wanted me here and are trying to get me out of here? I pay my rent early and in full, I only have my children 3 days a week and I definitely do not party or cause a ruckus. Very upsetting because I actually LOVE my apartment and LOVE the grounds they are situated on, they're beautiful and convenient to everything. And am looking forward to using the amenities this summer, IF they don't find another reason to make up to get me out? All I can say is I'm completely hurt and angry by the way I have been treated as a conscience, educated, paying tenant.

Grafton Station apartments is an awesome place to rent. The office personnel are super awesome and nice and super helpful with anything and everything you need. We have a beautiful lake filled with geese and ducks and all types of beautiful animals. Quiet and peaceful living that is for sure. I would recommend this community to anyone and everyone to reside at. We have a Tennis court, salt water pool, gym, and boat/trailer secured storage for you needs. Come join me and our community in the multiple festivities the management host for every holiday. SI

Our first year here was excellent. Great staff, no major problems with neighbours, decent apartment. We move from Newport News due to safety concerns and noise problems from neighbors. But in this last year, is really gone downlhil at Grafton Station and is far worse than our previous Newport News apartment. This office refuses to do anything about problem neighbors stating if we have concerns with our neighbors as far as excess noise throught out the night at all hours , parties on their porches, profanity and yelling in the parking lot at all hours...that we should just call the cops because there is nothing the office staff can do about them. We've had to listen to late night fighting, screaming, door slamming, glass breaking, the list could honestly go on...but my husband and I expected are just supposed to accept it as it is and live with it I guess. I've never been so upset and shocked that I pay rent every month and signed a contract to be courteous and mindful of other neighbors and then have the front office staff tell me that there's nothing that can be done about one who blatantly ignore their contract . I am appalled by that alone. Needless to say my husband and I are leaving the complex as soon as we can. I would never recommend this complex to anyone ever again. I forgot to mention the numerous "late rent" notices we get and "contract overdue" notices we get even though we've always paid rent on time and we have a years contract not yet up. We are consistently told its just computer errors, but they still post them on our doors.

I would have to discourage anyone from moving here until they get the management company straightened out. They have a new management company that started this March but they kept the same office staff. Go figure! We have been here since 2010 and this is the 4th management company. There are so many vacant apartments here they raised the referral fee from $300 to $500. When we moved here it was nice but since then it has really gone down.

I am very happy at Grafton Station. For the amount of rent, it is in a very good, safe location. I have lived here since May of 2013 and have enjoyed it. They keep the grounds very nice, shovel and plow the snow right away and are very prompt when I have a maintenance issue. The staff is professional and courteous. I recommend this community!

We've lived here since April and love it. We've only had to call for maintenance 3 times for small things and all 3 times they were here quickly and fixed our problems right away. The grounds are beautiful,our 2 year old absolutely loves the pond and feeding the ducks. The sidewalks were shoveled and salted during the snow, leaves are always blown. There's always lots of parking and great playgrounds always kept beautiful for kids. I don't have a single complaint. :-)

I just wanted to take this time to give a compliment to the current management office and maintenance staff at Grafton Station Apartments. They are all very professional, courteous and helpful. Whenever there has been a maintenance item needing repair, the staff has been quick to act. I find the other apartment residents to be friendly when I'm out on my walks and pass by several. A lot of them are walking their dogs. I am pleased that Grafton Station apartments are pet friendly. The grounds are well kept and I do appreciate the floor plan that my three bedroom unit offers as well as the spacious square footage and ample closet space. Keep up the good work.
