We love our apartment and the area and always feel safe. The down side is the rent gos up every year and the smell of pot is a constant. Also, people leave things in the breezeway including bags of trash.

      Maintenance is great.! Staff are wonderful However the rent has doubled since I first moved in. Water bill is to high. I really enjoy the community events. Neighbors -very nice. Quiet place...

        While the front office staff is nice and very helpful upon move in, I would not recommend these apartments. There are several spots on my floor that squeak VERY loudly, I can hear every conversation (and argument) my downstairs neighbors have, and the smell of weed from below me travels up to my apartment leaving behind a stale smoke smell.

          So far I have been very pleased. Maintenance has been excellent! They have come within an hour or so of having been called. Parking can be a little tight at times but it's usually ok. My only complaint is I wish the shared walls were a little thicker or soundproof.

            Community needs to be clean. Breezeways have a lot of bugs to include cockroaches. People leave trash in walkways. Moved in to a place where past resident didn't clean under fridge and stove. To many kids running around community around cars.

              Dissatisfied with how rent increases every single year despite no overall improvement to the facilities or quality of the neighborhood. I notice you utilize realpage, the software company that is currently under investigation for price-fixing on behalf of landlords and rental companies. Perhaps consider actually justifying the rent increases that outpace inflation.

                The apartment complex is overall nice, and welcoming. No loud or obnoxious neighbors and everyone seems friendly enough. The office personnel and maintenance have been very helpful as well. The only downside so far, is that we've only been her for a couple months and we have had three roaches come in, we take the trash out once/twice a day so it's not a personal cleanliness issue. The single trash dumpster often times cannot handle the load of a large apartment complex and will become over flowing with trash which doesn't help the roach situation. The office states that they monitor and fine for dumping outside the dumpster but it's a daily occurrence. But at the end of the day, it is a safe and good complex.

                    The area is very beautiful and it is a very convenient location to shops, restaurants, schools, post office and bank. The schools are great. The apartments are spacious. The only issue we have ever had is with the office manager and leasing people. The 3 to 4 times we have had issues in two years the office has not been friendly or helpful. Our AC has also gotten up to 80 degrees each year during the summer. They replaced it last year but it still gets up to 80. The matience people tell us it's because we live on the third floor. We've lived on the third floor in other neighborhoods previously and did not have an AC issue. We stay for the schools and area .

                      The animal limit including type of, number of, and weight of, is not followed here. Families with many children are on the 3rd floor causing havoc to others. There is only one dumpster in the entire community. The apartment I'm in was destroyed by the last tenants and strangers to make it ready for me, were substandard. I pay monthly for pest control but I need to keep calling to be added to the list. The water bill is not accurate, the system used is unfair as I know we don't use the amount of water we pay for. Having to pay to receive a bill for rent is insane as is having to pay to pay the bill online. The staff in the office is absolutely amazing. Maintenance crew as well.

                        Not very pleasant at all. The neighborhood is very noisy, especially late at night. The neighbors have loud parties and have even been lighting fireworks on a few different occasions. There is constantly the smell of weed every time I leave my apartment. The people under me have a loud obnoxious dog that barks constantly.

                          Nice space, poor service maintenance and follow up from rental office. Went two weeks with no AC in hottest months and had to follow up ourselves on numerous occasions after being told one update and no one showing up.

                            Office staff is great. Maintenance staff needs some work. The walls and floors are paper thin. You can hear your neighbors anytime of the day. Better background checks need to be conducted for residents. Some days I feel unsafe in this apartment.

                              It's almost impossible to write a wrong or right review, everyone is entitled to their own opinion. So far living here it's been a roller coaster since move in, from day 1 my dog barked overnight which lead to my first notice.! I mean seriously it was the move in night you would figured that would've been justified enough.! Secondly I was hit with a $50 turn on fee for gas, which wasn't my fault the gas company turned 3 units on in my name! If you have a complaint about any tenants, it is responded with "call the police" no matter how minuscule the situation. That doesn't bother me but what they fail to realize is that cause more conflict between neighbors. The pool is nice but there could be another one in the neighborhood if the capacity is 25 and no limit on swim time. The unit is spacious. You can paint your walls.! Turnover in rental office is definitely noticeable. They do not make accurate notation to account even if you go in to talk to them which could alleviate the troubles of paying extra fees for attorney. There's fees for almost anything (it's a billing fee to bill you)! Overall there is ONE person in the office who seems to make everything understandable even if it doesn't make since. Taliah.

                                I would like to share my resident experience here as it was good among if compare with other places in Yorktown in relation to price and quality. Service tickets took longer to resolve sometimes. Place is safe to stay with family. Good elementary school is right around the corner. Grafton station apartments don't tolerate if you can't pay on time your rent. Even if it is few hours later. That's the downside of living here. Overall, it is fairly well priced neighborhood consider it is near all historical places.

                                    It is a nice community with large population. The place is convenient near to grocery store and other business. Since it is too large sometime the maintenance and repair request takes days to complete. This is one of the huge problem of this apartment.

                                      I love the community the only bad thing is the bugs are out of control. I manage to keep them out of the apartment but if you step outside it's horrible. We pay for pest control every month but I never see them spraying outside or anything.

                                        The office doesn't seem to care about any issues, from neighbors breaking their (and our) leaseback smoking weed and making our apt smell, to any time we call for an issue that needs fixing, we have to call weeks on end to get anything done. For the weed we've had an office person come out to verify, and now they say they have to do it again after this being multi day per week issue, when we call they want nothing to do with it. I get migraines with the smell and they don't care... if they had done something this wouldn't be months long.

                                          The management team up front is amazing however the rent is outrageous nowadays. It's becoming almost unaffordable. My rent when I moved in was $950 for two bedrooms now it's almost $1600. It's insane cause I used to love it here

                                            The rent is too damn high It costs raise ever year just because they can, they call it "fair market value" You can never leave coz you can't save enough to ever catch up and save money. Other than it decent, could use updates and new appliances but I don't want our rent to triple. Also the dumpster situation is nasty. Other than that it's decent.

                                              It was nice at first, but it is being taken over by section 8. It grows louder and rougher every month. The pool was difficult last year with the lack of guidance, cussing, ruough housing not looking forward to this year. The children have no guidance so they are destructive, rude, and violent, and my daughter has not been able to swing in 2 years becouse they keep destroying the property. Don't even have benches at the park again because they are destructive. I see more and more pitbull dogs as well, I don't feel safe walking without a weapon. This place is turning more and more into the ------. As much as the rent is I can find somewhere else a little more quieter and safer.

                                                Quite peacefull and safe. Some outside areas need more cleaning, especially stairs and corridors, although I must admit that is more because of some residents that don't really care. Very good maintenance service.
