Overall Dissapointing Experience
My experience as a resident at the Fillmore Center has been not so impressive.

At first, all was swell...the building seemed to be well maintained and the location was in close proximity to Club One fitness, Safeway, Blockbuster, and great dining. Any time I had a question, it was quickly attended to by someone in the resident services office. Laundry was onsite and cost about half as much as at the local laundramat.

I knew from the beginning that the neighborhood was a little sketchy, but when I brought this up with the leasing agent before signing, I was told that the neighborhood was improving quite steadily and that with the security offered, there shouldn't be anything to worry about.

After only 6 months of living at the Fillmore Center there have been multiple shootings right outside my building, not to mention the riots in the street. We are not talking about one or two people fighting.... I am talking about a full on gang BRAWL...40 people going at eachothers throats! In fact, I just heard5 or six gunshots outside my building (there are now 14 cop cars, 2 firetrucks, and a few ambulances right outside) which is what prompted me to write this article.

However, that is simply part of living one block outside of the projects....not the fillmore centers fault...

But here is what IS their fault. In the past month there has been 3 breakin attempts on my apartment. One of which happened while one of us was at home in the shower and they made off with a brand new laptop, a playstation, and a large ammount of money. I'm just thankful no one was hurt!

I was thinking we must have been one of the first people who this has happened to considering the management had never brought it to our attention that breakins were a problem, but it seemed that anytime I shared our experience with other tenants, everyone seemed to have similar stories (break-in attempts, stolen property, etc).

Yes I know I should have expected this being in this neighborhood, but instead of the Fillmore center sending warnings to tenants about frequent break-ins and thefts, all we ever seem to get notices about are utility price increases and construction going on accross the street. After pulling a lot of teeth we were able to convince courtesy patrol this is a huge issue and that residents should recieve notices on how to make their homes a safer place to be.

If I had the choice to do it all again, I would never have moved here. My recommendation is to talk to the police about the ammount of violence in this neighborhood before you even talk to the leasing office here. For the ridiculous price you will be paying for rent, you can afford to live in a MUCH nicer neighborhood.

Don't bother
A friend of mine was mugged a half a block from my front door. My girlfriend was chased by a homeless guy.

They attempted to take my sec deposit but I had an attorney get it back for me.

Another friend of mine took a look and put a deposit down. When I told him not to rent there they would not give his deposit back.

Bad neighborhood. Scumbag management. 'nuff said.

Very BASIC amenities for a very LUXURIOUS PRICE, and a FILTHY NEIGHBORHOOD to boot!
I lived there for a year. I lived on the 15th floor, just one below penthouse level. Now, I have no personal grudge- I have lived in a great many apartments.. This review will be absolutely as honest and objective as possible.

The good points-

-Guaranteed, reserved indoor parking space.

-Very central location to just about any type of shopping or entertainment you might fancy.

-Clean, well kept apartments and hallways. (with the usual exceptions- lots of people in a small space)

-Beautiful view (IF you have a higher level unit)

-Management takes nuisance complaints seriously and acts promptly.

The bad points-

-For the outrageous rent that you pay, you get absolutely NO (I REPEAT- ZERO) amenities!

-The square footage of the units is absolutely no bigger than any average run of the mill apartments.

-The decor of the apartments, while clean, is dull and boring. Absolutely nothing innovative, artistic or inspiring. Geometric white boxes.. and worst of all- there are exposes water pipes and sprinkler systems running along the underside of the cieling- Very tacky for a building that tries to pass itself off as exclusive and high end.

-There is no pool in most buildings.

-There is no community gym. There is a private gym located withing the property, that requires an overpriced paid membership. You get a slight discount for being a tennant.

-You have to pay for your friggin laundry- in a public room- no machines inside the apartments.

-Security is bad. The front door is secured, but anyone can and does go in, and its always being held open by someones ------ --- friend.

-The neighborhood really is crack central- Litterally. Its not an exaggeration. Its gross and scary to walk across the street at night. If you left your 10-speed bike propped up against a wall unlocked while you went to grab a sub, chances are it would litterally be gone in under 2 minutes. Litterally.

If one and two bedrooms here went for $600 to $900, the review might be much better..

Bottom line- You dont get even CLOSE to what you paid for here. Pass.

Nice place
Initially, I was freaked out by the city setting, but soon grew to enjoy it. My company rents a studio here & I was preparing myself to live in a very cramped space. I was pleasantly surprised to find the unit fairly spacious, with an alcove off of the bathroom big enough for my bed. The unit was in perfect condition upon my arrival. It's pretty quiet here, too. So far, my experience has been `positive.

I do not feel safe here at all. I wish I could afford to break my lease. The fillmore center is soo bad that I find myself not wanting to go outside to get groceries in fear of getting robbed or shot. I get harrasesd all the time by crack heads and homeless people. This place is a nightmare

My apartment was damaged!!!
I highly do NOT recommend the Fillmore Center Apartments. We went on vacation for about a month and came back to our apartment completely damaged. At first I thought we were robbed, but then I noticed that half the carpet in the living room was ripped and there was a large fan under the carpet. All of our furniture was rearranged and our pots and pans were out on the counter and there was a strong mold odor throughout the whole apartment. We then found a hand written note *dated a week ago* saying that our apartment sink over flowed for some unexplainable reason and our apartment was flooded. We immediately went down to the management office and did not find one person who knew why our apartment was trashed. Finally they located a maintenance employee and we were told that they were waiting for us to return to explain the condition of our apartment. *WE DID HAVE TWO CELL PHONES ON FILE AND THEY FAILED TO CONTACT US!!!* Since it was late in the evening they gave us a hospitality suite, which they use as a hotel room and rent out to resident guests. However, the rooms were not clean due to the dirty dishes in the sink and used sheets and towels thrown in the closet. We eventually stayed in the hospitality suite for two nights and then was rudely informed that the hospitality suite was reserved for the next week and we would have to stay at a hotel at our expense. WHAT!!!!! We went down and talked to the property manager and was furious!!! After arguing for 30 minutes we left the office with no solution as to fixing the apartment and no idea where we would sleep the next day. I went to my apartment to get some of my things and then I started coughing and getting a bad headache from all of the mold odor. I tried to explain to the manager that even after the carpet gets replaced the smell in the apartment is too unbearable. Eventually the management sent us to a hotel in downtown agreeing to pay for our two nights lodging while our apartment was being fixed. When we went to the hotel, they only had it paid for one night and we had to pay for parking. The management kept telling us one thing and then doing another. I had to call the manager back to ask if the apartment was going to be fixed in one day and they said that was their original plan.
However, none of our damaged belongings were replaced or compensated for. Even without this experience I hated everything about it. The smell of the apartment hallways, the graffiti in the elevators, the noise, and never feeling safe. Oh, to top it all off, when i got my deposit mailed to me I did not get even half of what I should have received. I was charged for carpet damage. Damage that was from the flooding. I had to call the accounting department and tell them the whole story and then about three months after we moved out of the Fillmore Center I received my deposit back. PLEASE take my advice and do not put yourselves or your family and friends through the traumatizing experience we have had.

MORE IMPROVEMENTS
WOW !!!! What a change !! As the neighborhood transitions to, truly, the JAZZ Center of SF, TFC is keeeping pace. The new coutyard is spectacular. This place continues to impress with it's commitment to improving the quality of life of not just the residents, but the community itself. This has become THE place to live and hang out in San Francisco. Music on the patio I can hear from my place, though I prefer to lounge around in front with a nice, spicey Zin. Great chance to mingle with the neighbors en mass and catch up on everyones doin's. The Farmers Market isn't quite The Ferry Building, but the vendors are more personal, especially after all these years here. And I can just step outside and enjoy. Cudo's to ownership and, especially, the management team for making this the only place I'll ever live in San Francisco. Penthouse Bob, Mrs Penthouse and our little dog too.

It is a hell hole run by idiots
The only reason I live here is because my rent is under $1K for a 2-bedroom. They have no idea I still live here. I have been lease free for 2 years. Idiots.

If you have maintenance requests, you need to call 5 times to get a response. That phone line is never answered or monitored. The guys that "fix" the problems are dumb, inexperieneced and NEVER fixt it right on the first visit.

Courtsey Patrol will help with noisy neighbors if you call in a "noise complaint", but management never steps in to help. Your neighbors could have loud parties every night & you could call CP, but management will never give a warning or evict the tenants.

Courtsey Patrol does nothing else. They walk around the complex trying to act official. One of the patrol guys (-----, ----- guy with ------- ----- hair) is screwing one of the local whores from the projects on Steiner. Another officer drank herself to death in her apartment. The officers often open the "secured" doors for non-residents.

Street parking is friendly - only because no one wants to park on the street because of the crime.

Break-in's, rapes and assaults happen ALL the time, but are rarely reported to residents. Check out the SFPD crime website - it is a great tool.

Drug dealers, pimps, and whores make up the majority of residents. I have seen numerous drug busts/raids go down in the FC.

The Fillmore Center is a joke. It is dangerous, unsafe, and dirty. Do you know about the Legionnaires problem they had in the 80's? Mgmt will deny it, but it happened. Most likely you have mold growing in your apartment - near the windows. The windows are faulty and leak - even if you can't see it.

I will stay and tolerate the mess until I find a place in the east bay. I've lived here long enough to know how to operate with the idiotic staff. Knowing what I know now, I never would have moved in here. But, since I have such a great deal (no lease), I can leave at any time.

Advice: if you live here, or decide to move here - put everything in writing. Document your calls & meetings with the staff, cp, and maintenance requests. Document everything. CYA. Oh, and when you do move out, know this: they charge everyone a "exit cleaning fee" - they bill you for it before they have seen your apt. You can use their cleaning company before you exit, and they will still charge you the fee. Fight them on the fee. Like I said, document everything!

Unbelievable.......
I recently found this site on a rainy day. I'm not suprised by all the negativity - I usually hear it everyday. To all the people drinking haterade out there: I work downtown and I do not work for the Fillmore Center.

I do not live in a penthouse and yes, it can be loud from time to time. I suspect other apartments in other parts of the city can be too, from time to time.

Since I've lived here, I've met many of my neghbors and even some of the FC staff -some know me by name. The local small business owners (Miyako, Diva Diva, Meaders cleaners etc...) are very genuine and friendly.

There are happy people here.
I haven't experienced any problems(safety/theft/etc..) There will always be crime and we live in a large community within larger San Francisco, The City. I believe a majority of those who wrote the negative reviews could be from the suburbs or the country. Either that or they could simply enjoy living around people who look like themselves.

The issue of the homeless - every city struggles to cope with this issue as far as I know. Yes, our climate is very accomodating to those who have nowhere else to go.

As far the drugs go - please see above response on the homeless.

As far as the murders go, please compare the overall SF statistics to some other cities- do your homework.

If you know the history of this neighbrohood, it has come a very long way. I love the progress.........

Fillmore Center-Upscale Housing Projects
I lived at the Fillmore Center from 1997 to 1998. It was a nightmare even back then. The complex is surrounded by low rent projects. There are drug dealers, gangs, hookers, thugs, all around the Fillmore Center. No police around when you need them. Many of the tenants of Fillmore center are Section 8 residents. This means they are currently on assisted rent because they are either welfare or SSI recipients. Many homeless people wander into the buildings as do kids looking for apartments to break into. Some working professionals that move into the apartments soon realize that their neighbors are usually crackheads with 8 kids and 5 relatives living in one apartment and paying only $500.00 per month for a 3 bedroom apartment while you are paying $2,500.00 for a smaller apartment. I was threatened and accosted a couple of times while waiting for the shuttle early mornings. I witnessed gang fights and cars being broken into from my 7th floor apartment. You'll sometimes find trash and shopping carts left in the hallways and elevators. You'll find clothes stolen from the laundry room. You'll find your crackhead neighbors wandering half naked through the hallways. If you're a working professional...this is not the place for you.

bad resident service, bad building, LEAKS!!!!
my apartment leaks due to a roof problem, and the resident service is slow and not helpful in response to this problem. by the way, the lease stated that they're not responsible for damages due to water leakage. Considering the building is poorly built, I think it will happen frequently.

<<It's not hate>> We Don't Want You to End Up Like Us <<READ THIS>>
First of all, we don't hate it... We are common folks who still see value in looking out for our neighbors... knock that... I once asked management
, as an employee, to consider hosting a community forum for reidents to address their concerns and promote a positive tone... I was laughed out of the room. They said that any time there was a forum at a community, residents would only use it to complain and defame the community.

That could not be further from the truth. There are hundreds, if not thousands, of these forums for communities throughout the country/world that are used for the benfit of those who CHOOSE to reside within...

They simply are not there to make residents happy. They are there to increase profits.

FACT: The 2 month notice 2 month penalty early termination fee management accesses for leases is illegal. I questioned that many times and was always told that we didn't want to tell people that. That it was their fault if they did not know the law. We are talking about college students, families with children, people who lost their jobs being extorted out of, AT MINIMUM, thousands of dollars. <<GOOD LUCK WITH SPINNING THAT PENTHOUSE BOB!!!>>

FACT: The first person I leased to had their hme broken into within 3 days of moving and had 2 computers stolen. Perfect timing right?

FACT: The following week someone had their car broken into the night they moved in... (but not a bad neighborhood right???)

FACT: Housing projects less than one block away and that doesn't infer gentrified projects. We are talking gutter projects.

Don't think theft is a problem? Consider that the people who post negatively were once your neighbors and you have far more to benefit from investing consideration and favor in those who are common, rather than a multi-million dollar company...

<<<The head of security had a knucklehead walk into his office and walk out with his laptop, which was hidden in his bag, at a time when only an insider could know he was not in his office.

My apartment had repeated break in attempts by employees... they had to put my apartment on a "manager's key" so that management would be the only ones who had access.

FACT: AT LEAST one "brothel" operates from the Fillmore Center and I obviously know becuase I worked there.

FACT: I do "know them outside the management office" and tenants/former tenants outside the facility, as well. Everyone knows the Fillmore Center is a $hyt hole except for people new to town or desperate enough to sacrafice so much to save a few bucks...

I am still close friends with three people I knew while working there and we have a running joke that I had to tell them lies to get them to move in... withhold information...

FACT: Your post was written by managment or you were asked to write it by them. Again, I worked there and know how this works. I know several former employees who have posted here from time to time to save people the hastle of dealing with this company. (The people are doing their best in the office, but the company and upper management are $hyt.)

Naturally, somebody will negate what I am saying in an effort to have it appear that there is a majority who don't agree with what is shared here... a false majority as at least 90 percent of the positive feedback that was written here when I worked for the company was written by employees.

it is all too much.

DON'T LIVE HERE
This place is really bad. There are not enough adjectives to describe the nightmare that will begin upon lease signing. The management. maintenance, security etc. sucks as does the neighborhood. Cameras in the parking lot and at the building entrances are a joke. Where is "courtesy patrol" when something happens? I don't understand how people keep leaving positive responses on this site. Really- everyone else cannot be wrong. is it the management or do you not leave your apartment? you have to be blind to not see that this place is dangerous and that no one (mgmnt) is willing to do anything about it. time and time again i have been screamed at for closing the door in someone's face walking into my building. if you live here-where the ---- is your FOB? and while you are calling me ----- and threatening my life-where is the patrol? sitting on their --- somewhere i'm sure-wanna be cops-well they have the sitting on their --- part down. it so strange too how they won't make eye contact-because they know they don't do ----. Everytime I get in a cab-the cab driver is like-you live here?- with a look of skepticism.
you won;t be able to sleep at night because of the bass booming cars and noise coming from the street. Since I moved here (August, my life has changed. I have never had so many unfortunate incidents happen to me in such a short time period. If you are thinking about signing a lease, talk to anyone who lives here first.

I don't understand
I lived at the fillmore for 1 year and I had some bad experiences and some good ones, but it was much better that other places where I have lived. And why is it that everytime someone posts something positive on here it "must have been written by management"? out of 3000 people some of them actually are happy, it really isn't so farfetched to believe that there are people who enjoy living there. I still go back occasionally since one of my friends still resides there.

The fillmore Center! Why do people hate it so much?
Ok, I have lived here for over a year. I love it. I think it's a fantastic deal on a highrise apartment. I have a great view, a large apartment and I have not had any problems since I have lived here.

All you people complain all the time about how awful it is. You complain about the neighborhood, The staff, and whatever else. What is the problem? I only see the staff when I need something done for my apartment. Why do you people have this huge problem with them? What are you asking for that they can't provide? You people call them names and make up these crazy stories about them. I mean really a brothel in the building come on!! Why? Do you know them outside of management office? They get my work requests done pretty quickly, There is like 3000 units in this complex, give them a break. Sorry it takes more then 2 hours to get something fixed, That's just a stupid thing that I am sick of people complaining about.

Now the neighborhood. Didn't you people look at the neighborhood before you moved? It's not that bad, I have never seen anyone on the street harassing people. Now if you are talking about homeless people, Then remember This is San Francisco People, Home of the Homeless activists, These are the people that say they have the right to be one the street. So stop saying that the management staff is the reason for it. GO TO CITY HALL AND COMPLAIN, Start a protest. Get involved in Care NOT CASH, That will solve the problem with the homesless.

Where are these projects in relations into the complex? 10 blocks away? My god deal with it, Just because it's a project doesn't mean it's a slum. The people who live in housing projects just are not as well off financially as the rest of us, Doesn't mean that they are deadbeat "Crackheads" as everyone says.
So what is the problem??? Now before I get told I work for them and blah blah blah I do not. I am just so sick of you people b*tching all the time. If you don't like it move, If you love it then speak up, This is just so stupid & out of hand.

this place is a joke
I think that this is the worst place that I have ever lived. I was lied to upon signing the lease and continue to be lied to now. Do not live here, I wish that I had viewed this site before i signed this ridiculous lease. This is a scary place to be, if you drive-do not leave your car on the street. It will be broken into. Then try telling the mgmnt what happened. Believe me-do not move here. Unless you want a $6.00 discount at the gym (whoop-dee-doo) so you can go to a gym that is overcrowded, nasty and completely unprofessional. If you do live here-good luck getting anyone to respond to the many things that will go wrong. Be prepared to leave plenty of messages and to have to take time off of work to go down to the "resident services" (what a joke) to get your concerns addressed. The neighborhood is shady enough, but then so is the management. I suggest that you look around SF, visit this place at night and talk to random people that live here. Everyone will say the same thing- do not move here.

Your rating is going down, yet everyone is lying?
Penthouse Bob is an actual resident... he's actually very nice and they always stop by and bring cookies and other favors to the staff. I'm sure they receive favors in return for their gestures, though I cannot prove it...

Supporting this claim is the FACT that in the M2 building, there resides an apartment full of whores; a business which is santioned, among others, by the Fillmore Center staff.

The lease holder of the apartment has about five leases on the entire property. The one in question has about seven key fobs assigned to it, which is how I know about the situation. As all residents know, they are only allowed one key fob per lease holder. Well..... the GM has a special agreement with the brothel owner to allow this to occur, granting a whopping seven fobs for a two bedroom, just as long as the lease holder doesn't cause trouble and keeps his numerous apartments leased...

Funny, right?

Also, the GM didn't right that review, though staff/management does ask residents to write positive reviews, and I cannot blame them... their approval rating is a mere 30%. Of course this is a site where everyone complains and very few leave positive feedback, however it is very telling that the Fillmore Center's rating is steadily going down. When I worked there, the rating was 35%... it is now at 30%...

If you're moving to SF, look around a little more. This place may not seem so bad in the pictures, but visit at night.... It is definitely the ------. Gun shots are a regular sound at night. Booming systems... Management cheats it's customers... Break ins by employees...

It is so shameful.

It is so odvious this was written by the Management. Who else would write something so lame. These people are a joke. Whatever you do don't move to the Fillmoe Center it is a Drag. Morning Burglary :(
First of all, this review is subject to my personal opinion. Even before I became the tenant, I've been warned that there were shootings, burglaries, harrassments, and poor community issues (yet, I neglected those warnings). Overall, the management and the quality of the apartment complex is above average, but the problem is the surrounding community. I just got my house broken into (my door was kicked and drilled) and my stuff were stolen, IN THE MORNING!! to top it all off, I was inside the house as well, and thankfully I was not hurt. Imagine that!. I am not saying that Fillmore center is bad, but the community is not safe. I warn you. I have several friends who already moved out because of harrassment and theft. This incidents did not only happen at night but morning/afternoon also. Well, I hope this review can help. I like the management and the staff, but crime-sensitive environment.
Truths about the Fillmo' Center...
I was evicted for not signing the puppet addendum. I have three Sesame Street Puppets (ok...I stole em from the set about 25 years ago and have held them hostage for that lon). One is Roosevelt Franklin, One is Guy Smiley and the third is The Count. One day, when a maintenance guy came in to fix the hole in my apartment (a pipe bomb went off) he discovered my puppet collection. One of them must have handed him a note saying "get me out of here" because the next thing I know, the cops are at my door and I'm hauled off to the CLINK! After three months, I returned. I have an eviction notice with a note from management saying that "we have confiscated your puppet collection. We need for you to sign a puppet addendum for the sock puppets you have in your drawer." I walk into the room and the place is in a disarray. Frantic, I call the office, and a man with a German accent tells me "it is routine, Mein Herr. You did not hev ze right pehpers." Minutes later, I was hauled out and thrown out into the street: right into the annual San Francisco pachyderm parade. I was treated for injuries later that day. Other things about this place: there is machine gun fire occurring every 5 minutes right in front of my doorway. Parking secure? I once walked up to my Gremlin in the garage only to see that it had been stolen by some pranksters, hauled off to a demolition site, made into a cube of metal and steel and then brought back on a radio flyer. Man, that sucked. I was once beaten up by a group of thuggish 4 year olds in the lobby. That sucked too.
