Positives: <br>1) Close to all places in SFO like financial center, mission district, etc. <br>2) Very near to safeway. Grocery shopping is not a pain. <br>3) Rents are low. <br>4) Safe area <br>5) Operates a free shuttle to fin. district, so going to office is convenient. <br> <br>Negatives: <br>1) Installing satellite dish is impossible if you have no patio. <br>2) Courtyard is not very clean, you can see cigaratte butts lying there. <br>3) Parking and CLub one are very costly, though there is free street parking nearby.

I´ve been here for 10 years. My two bedroom, 2 bath apt is a floor below the penthouses. Management has spent millions of dollars keeping the building safe and lovely. There is six inches of concrete between floors and walls. The complex delayed opening for over a year so the buildings could be earthquake protected. There is always room for imiprovement in any of life´s situations and the Fillmore Center is no exception, but it is l,000 percent improvement over what the Fillmore Center replaced.

Bitter/Sweet
Nice location in San Francisco, but I can´t wait for my lease to end...Rent way to high for area...if you have a car forget about it..parking is 170 per month...Nice units but not worth the money compared to others in San Francisco. I don´t have that problem with urine in elevator, but its pretty frustrating to pay 2,000 and live along side others who don´t pay nothing and don´t care about where they live.

Between the smell and the cable what more could you ask for?
Place was a disaster. I moved from the east coast and I needed a place QUICK! Hight of .com boom, things were crazy. Ended up here it was terrible. The Cable sucks, they have their own cable company. My fiance ended up having her car smeared with blood parked right in front. I was in the building on Turk.. not in the towers, I think the towers were better. One time had a homeless person sleeping in front of my door. Smell of urine in common areas. Sounds great doesn´t it! Please.. if you have any other options.. don´t move here.

Fillmore Center Sucks as bad as its Crap---- Cable
I am an actual tenant, I´m embarrassed to say - and I would recommend to any potential apartment seeker to stay away from this hellhole. You can clearly see from the majority of reviewers on this site that The Fillmore Center is a dishonest and criminally-infested con job. <br><br>They let anyone live here who can pay the high rents, so you will live with crack-house criminals who smoke their product in the hallways and stairwells. Its true about the urine in the elevators. Its embarrassing telling in-the-know friends where I live, but even more embarrassing when I invite them to my apartment. They have to meet freaks like the one always posting here about his "unit" and just getting to this ------ is an experience in itself. Even the Pizza Hut and other businesses around this area got smart and left! <br><br>The Fillmore Center is so desperate, I noticed they are posting false positive ratings on this site, so I will tell the truth: All they want is your money, and you can be dammed.

Pretty nice place
I have been looking for a new place for about a month. I´ll be moving March 1st. I have been to lots of places and so far I like this one the most. The rental agent has been very helpful and has shown me apartments in every building except one. I must say that every place I went there was clean and well cared for. I like the park area where the grills and waterfalls are. It´s very quite. Also, they have storage available for my extra stuff. No one else has that. <br> <br>I went there New Years eve because we ran out of Asti and the Safeway was still open and was surprised at how quiet the area was. This one is at the top of my list and if they can get me the townhouse I want I´ll take it.

By the way, you can´t say that people negatively rate your property unfairly, when the site is available to people who like your property too. I was thinking about an apartment, but there is no way now.
I am currently looking for an apartment to rent in San Francisco, I am comming in from the East coast. I was impressed that the building was new, pet friendly and had so many amenities. However, after reading these complaints I do not think anyone could overlook so many gripes; especially the urine in the elevator, thats discusting.(esp. for the amount of $ they charge; no its not cheep look around the net.) Management should read all of these accounts and try to rectify the problems and then update the site w/ the improvements they have made. Lashing out at customers, that just bad business.

Looking for housing
Someone referred me to this site so I can shop around using reviews. I am a little embarrassed that I am participating in this "--- for tat" match between tenants and mgmt. It seems like there is one pissed tenant, one pissed ex-employee, and one pissed employee going back and forth with each other. This is sad. <br> <br>To the tenant, you definately make me not want to live here because I would hate to have a neighbor like you and the area sounds really bad. To mgmt, you should really not even respond to comments, it just makes you look like you are covering something. Being silent makes the complaints less valid and more questionable. Just a tip. I think I will move closer downtown, to a place NOT listed on this site. What a downer. <br>

My experience here has exceeded my expectations.
When I decided to move to a more central location in San Francisco, Iwasn´t going to make the move until I found a place that fulfilled the "top ten" things that were most important to me in a new home. The Fillmore Center satisfied every one of them. It was within walking to theaters and restaurants, pet friendly, 24 hour security and a workout facility on property. I adore my new home...friendly, beautiful people live here.

What were you thinking?
One question for those complaining here: when you previewed the property and signed your lease, were you on crack? Didn´t you visit the place during the day and in the evening? Did you drive around the neighborhood? Did you take a look during the week and on the weekend? DId you do anything before plunking down your $2000 a month? If not, you have no right to complain. <br> <br>I note the term ´security´ mentioned in alot of posts. There is no ´security patrol´. There is however a ´courtesy patrol´. If you lock yourself out or have trouble with the parking garage gates, they let you in. If your neighbor is partying too loud, they quiet them down. If you feel uncomfortable moving about the property, such as late at nite, they will escort you. They patrol the grounds and if they see anyone lingering about they escort them off the property. They are available 24/7, but you have to call them. It was never represented to me that there was a ´security patrol´. <br> <br>I live in the T1 building. The garage is well lit and there are mirrors at the corners. My wife needed a handicap accessible space. When one was found that was suitable, it was assigned to us and the existing tennant was given another space. We have never had any problems in the garage. <br> <br>My office is in our apartment. We are here all day and nite. We have never noticed any blood, feces, urine, or other undesirable matter in the elevators, hallways, or on the grounds. Nor have we seen any undesireable characters skulking around. <br> <br>The entire city is impacted by homeless people. Blame your City government that pays them, feeds them, and alledgedly houses them. If you don´t want to have to deal with the downtrodden, rent in Tiburon, not San Francisco. The Fillmore District has fewer street people than the Wharf. I suspect the fact that the SFPD and SFFD are in the immediate neighborhoos helps. <br> <br>The leasing, customer service, engineering and even the parking staff greet my wife and me by name. We feel comfortable in the neighborhood and patronize the local merchants regularly. <br> <br>So here´s my take: a few people, likely former disgruntled employees, are using this sight to vent their anger. So do your homework: check the facts for yourself. Visit a few times. Look at each building. Check the garage. Drive around in the evening. SEE FOR YOURSELF!!!! My wife and I did so and are very happy with our choice. <br> <br> <br> <br>

Breaking lease to get out of here..
Breaking lease just to move to a much nicer and SAFER neighborhood. When we moved out here we never did our research on the neighborhood. The security is a joke, they try to hit on every girl that walks by them..(how is that security)..there´s always urine in the elevators..(why mainteance doesn´t clean up is besides me). I hate to walk alone in this neighborhood, not safe for any kids and even women. Please trust me when I say, kick down with a little more cash and move anywhere else.

I really like it here.
I really like living at The Fillmore Center its alot nicer than some of the other places I´ve lived atin the Bay Area and the price is not super expecsive. People seem, over very nice.

What ever you do, read the majority of these postings! You will notice that the Fillmore Center is adding its own fake ones to mislead people. <br> <br>I currently live in one of the towers, and its pure hell. I do not feel safe here, and my boyfriend hates visiting this place. <br> <br>I´m moving back to Taiwan next year, and I´ll tell everyone I now not to live in this expensive and horrible place.

Thats right! People are happy here...
...and they´re not "fake posts." Surely, those of you that feel such emotion and hatred towards the Fillmore Center (which is funny and peculiar in itself) don´t intend to suggest that out of the 1,114 apartments here, and all of the resident referrals we receive, and yada yada yada that your opinion represents the majority. <br> <br>Surely those of you that feel that way are educated enough to realize that it is proven, again, that for every 10 that rant only 1 will rave. You can´t argue with that. <br>A few points: <br> <br>The people who lease here generally like the neighborhood. If not, why lease here, or did the demon leasing staff force you to sign a lease? Has the neighborhood changed so dramtically in the few months that you´ve lived here enough to change your view on it...? If not, why did you sign a lease? <br> <br>I explain the cable service to each of my prospects. Many of them state that its no big deal. Further, they understand that there are actually a number of properties in San Francisco which offer similar services. If 100+ channels is that important to them they simply lease a place ith a balcony, terrace, or patio(how many places in SF offer all of those options) so that they may subscribe to satellite services....its that simple. Again, why did you sign a lease if it were that big a deal? <br> <br>The property is pet friendly, the property is pet friendly!!! Uh oh, the property is pet friendly! Thats right, to all prospective residents, we welcome you, and if you like, you may also enjoy having a cat or dog in your home. We have spacious grounds for you to walk your furry friends and they´ll be sure to make friends here whether cnaine or human. We do have a breed restriction in place that does not allow for more aggressive dogs for the comfort of our residents. I have not spoken to even 1 prosective resident who has frowned on our pet friendly policy. Not 1 yet! <br> <br>Now, something I find funny is that our apartment rates are supposedly high. In fact, according to one poster, "20-30% higher than SF market rates." These posts are so often misleading...case in point. It is my job to survey other properties in SF to compare our rates...a comparative market analysis similar to performing an appraisal on a home. We are actually priced quite a bit less than SF market prices. My comps for the past week place us, and this can be proven by any of you, about $300 less than our neighboring properties for 2 bedroom homes. I simply don´t have any studios or 1 bedrooms right now to lease because they are so popular. <br> <br>And yes, there is a farmer´s market on Saturday´s, but the neighborhood offers a lot more than just that. People who choose to spend their money at the Fillmore Center love the neighborhood....its short distance Pac Heights(without the price), short distance to the Marina(without the price), that it is pet friendly, that the Geary bus to downtown is a block away, that we offer a complimentary shuttle bus to the Financial District, and that we have the largest Club One in the SF area. <br> <br>I again, invite all of you who are interested to call us and schedule a time to view our property and its many, many ammenities. <br> <br> <br>I also challenge each of you that has spoken so negatively towards the personalities, intentions, and motives of the leasing staff to introduce yourself to me, a Leasing Consultant at the Fillmore Center and then have anything negative to say about your me or my professionalism. <br> <br>By the way, what do you do for a living? Is there a website where we may exploit your every minute mistake and oversite? If so, please provide the url. <br> <br>I will, again, give the property the highest possible rating in every category to offset the negativity unfairly portrayed on the site...

Livin large
Whats not to like? 2br penthouse with amazing views. Walk to everything: restaurants, jazz & blues clubs including John Lee Hooker´s Boom Boom Room, Safeway, wine merchants, post office. Muni at the front door to anywhere in the city. 10 minutes to Bay Bridge, GG Bridge, the Wharf, beach, Financial district. <br> <br>Looked at a lot of places, including private condos and liked this the best. Yeah, I wish it was next to Coit Tower, but then it would lose it´s neighborhood character. And besides, I wouldn´t be able to afford the $8000 a month if it were there. <br> <br>The staff here is awesome: always friendly and eager to fix what needs fixing. I´m an executive with a referral only Mortgage Brokerage, so customer service is important to me. <br> <br>Yeah, the cable sucks but you can have a dish. Good jazz in the courtyard during the summer. 1 Block from the venerable Fillmore Auditorium, the birthplace of all the great rock and blues groups of the 60´s & 70´s. Jazz District on the way: Yoshi´s signed a letter of intent. The farmers market is relatively small but good variety and fair prices. <br> <br>For me it´s just a comfortable place to live.

Absolutely Love It!
I´m a working professional, single female. I have lived here at The Fillmore Center for over a year now. I love it here. I have lived in several wonderful apartments all over the country and I must say that this just might be my favorite one! They´re well built. (Concrete walls) They have so many unique floorplans to choose from too. I love the fact that the on-site management is open 7 days a week in case I need something. <br>Through extensive research I found The Fillmore Center to be the best deal for the money. Their pricing is extremely fair. It is city living so you do see some very interesting characters but Hey! That´s life in the city! I´ll definitely be staying here.

A first experience with apartment living
I moved to The Fillmore Center when I sold my home in San Mateo. I hadn´t lived in an apartment since I was in college and I didn´t think I would like it as much as my house. From the very beginning my leasing agent made me feel completely at ease and helped me through the entire process. <br> <br>I´m now 10 minutes away from my workplace. <br>I can walk anywhere I need to go. I park my car during the week and take the convenient shuttle service to my downtown office. <br> <br>I have referred two of my friends to The Fillmore Center and I received a referral fee from the management. If any one asks me where to live in San Francisco I tell them that the Fillmore is the place to be. <br> <br> <br> <br>

okay if you like the wind and fog
My two bedroom townhome is a perfect setup for having a roommate. We both have separate entrances, which is great because of our different schedules. It´s nice having a trash chute outside my door. <br> <br>Summer time in the city is a drag, but autumn is beautiful.

Tradeoffs, but Overall Works for Me
Pros: Excellent location; convenient to most things in SF. Easy to get downtown. Buildings are solid; mostly concrete walls. Courtyard and waterfall attractive; well kept. My experience with maintenance: responsive and good quality. Have noticed more attention to detail in last year (cleaner lobby, laundry room). Personally have found management responsive (had a noise problem with upstairs neighbor). Excellent athletic club with pool (Club One)on premises -- although not cheap. Signs of life on lower Fillmore street(like Saturday Farmers Market). <br> <br>Cons: Western Addition neighborhood not good. Panhandlers on Fillmore Street (but they are everywhere in SF). Not enough elevators in towers (poor design; probably not fixable). Rents no bargain, but I´ve done comparables on my apt (a penthouse) and found them in line. Some parts of the complex have a concentration of subsidized units. My advice: Find out exactly where your unit will be, and who your neighbors will be. Get the best location in the complex that you can. Makes a big diff.

What about the flip side?
Okay, we´ve heard all the wonderful and not so wonderful comments, as a resident. Here´s my not so happy comments....As a former employee, who tried to make some changes, lets talk. <br> <br>Elevators - stink and are vandalized. Why? Do you really think the office staff or janitors are the ones pi**ing or Shi**ng in them? Yeah, were burning happy faces in the wall...cause we have so much free time! Oh, maybe we like to listen to all the residents complain about how it breaks down. Who in their right mind would push every button - eventually causing a malfunction? Wait - what are we thinking by having them inspected and checked every few months! <br> <br>What else - Parking....$170.00 to have your car vandalized? Again - Why is this the Fillmore´s Fault? We are constantly repairing the gates - it seems people can´t read "ONE Car per!!" And your right, we should have a courtesy patrol standing around at every vehicle...cause hey! That $170.00 pays for a San Francisco salaried employee and their health benifits, and insurance and workmans comp insurance, and the computer system they need and supplies and....etc. Not exactly cheap salaries we pay in san Francisco! <br> <br>Oh...complaining about a free shuttle? Being over crowded and having to wait? Oh my god - you must be a princess! Take a bus or a car! <br> <br>Laundry was stolen? Why did you leave it unattended again? Oh - you were standing there watching your clothes? <br> <br>What about the dogs? Deficating on the grass and not picking it up! At least it´s outside this time~! <br> <br>Did you know that pet owners are 70% more responsabile than non-pet owners? Do you think we might be looking in the Long Term goals of where the Fillmore Center needs to be? <br> <br>Not getting your deposit back? Have you heard of "fulfill your lease". "Clean your apartment?" It´s amazing how so many people can "Leave my apartment cleaner than when I moved in!" GOD we hear this alot~! Why did you move in if it was so dirty then? I notice no-one is saying what the money was kept for? Rent maybe...Late fee´s maybe...let´s hear some reasons. <br> <br>Did you know that we (the office staff) responds to locked out residents at 2:00 a.m.? We even performed move -ins in the middle of the night? Janitors and Maintenance men come in the middle of the night and work through the day - if there is an emergency in the night? <br> <br>Trying to provide customer service. <br> <br>Our maintenance team is constantly picking up trash, making sure that sprinklers work in an emergency, making sure the stairs are safe in case of an emergency, checking generators, - everywhere - cleaning grafitti, dealing with work orders, and turning over apartments. This is but a pinprick in the amout of work they do. <br> <br>Courtesy patrol is just that - "Patrol" - not the police. Yell at the police dept for the neighborhood gangs and grafitti and loud stereos and shootings. We do our part by attending local meetings - trying to make changes. What are you doing? <br> <br>My favorite response from the police was "We have to respond to complaints in order of need" Made sense to me.... Meaning a loud stereo is not going stop, until the police deal with the murder down the block. <br> <br>Our Patrol doesn´t have the authority to arrest anyone! They let us know who is causing the problems though. They see everything~ <br> <br>Oh, and trying to get that riff raff - drug dealing neighbor out of our community is a nightmare. Thank you San Francisco Judicial System~! No, you can´t evict a transexual, HIV positive, Refusing to pay his rent, has a rooster in his 10th story apartment, refusing us to come in and fix your toilet, caused a fire and flooded 10 floors person! He´s a minority and you´ll lose in court~! <br>Who gives a rats --- about his life style choices..he hasn´t paid rent and is doing drugs in my building!!! What the hell does his being a minority have to do with it!~ <br> <br>(sigh)...Your right - the staff does seem stuck up. - It´s all our fault. Each of you constantly remind us. <br> <br>Yes, we in the office have problems getting things fixed the first time. We lack in the communication dept. We lack in the time to follow up with people...after they moved in (trust me - it´s a constant issue we try and work on) We can´t seem to always get the problem resolved. We are not everywhere and all knowing. <br> <br>...can you come down to the office and provide us with some real suggestions on how to fix these problems? I won´t be there...duh...but I´m sure there is someone who is still listening. <br> <br>The neighborhood - Exactly what is represented above. Diverse. You get used to the noise - or you sleep with a fan on to block it out. Everyone always asked...How do you like the city? I always responded..."I have a great view." - Yeah...I stayed in alot. I don´t care for crack smokers or homeless people or smelly grocery stores. I´m not just talking about my neighborhood...but all of San Francisco. Again...that´s all of San Francisco. If your coming to this town for the first time, and arent´ used to those things..nothing will make you happy. If your used to city life, this is nothing new.

Business is booming!
I think people realize that many of these negative posts are from people looking to be miserable about anything (we all know the type). Not putting everyone in that basket, but surely some of you who´d rather not live at The Fillmore Center must agree. Anyway, occupancy has been climbing steadily for the last 5 months.....so thanks! <br> <br>"Even the Pizza Hut and other businesses around this area got smart and left"! <br> <br>Just to keep everyone updated, Starbuck´s will be moving into The Fillmore Center by April....and you know what they say about where Starbuck´s chooses to place their shops. By the way, we also have The Fillmore Street Cafe on site. <br> <br>
