DO NOT MOVE HERE!!!!!!!!!!!
I have moved out after my year-long lease was up. The apartments are not good (concrete walls, shoddy workmanship, cheap materials) and overpriced. The management is not responsive. If you go on a tour of the property, you will see several security guards posted at your door (as the leasing agent will call ahead). Not once will you ever see security guards posted at any of the doors. This would not be a problem if the neighborhood was nice and safe. It is not at all - in fact, the neighborhood is dirty (people like to simply throw their trash on the ground), populated by gangsters (fall asleep to gunshots) and crackheads (be offered drugs on the way to work). DO NOT MOVE HERE!!! DO NOT MOVE HERE!!!

too expensive!! majorly overpriced, and the longest year of my life.
These apartments are terriblly overpriced. When I moved in a year ago my studio was $1300 and in a year it went up $285, to 1585!! Ridiculous! The apartments have no style and the cabinets are horrible cheap white formica. Even worse is that the walls are concrete and you can't hang any artwork. And the neighborhood. Gun shots all day and night. And not just little guns either. Huge shot gun blasts and semi-automatics. Not recommended by any means. I am so glad I moved out. I wanted to break my lease but they charge $6000 to do that. Longest year of my life!

Reading these I'm so glad I got out 10 years ago!!!!!
My husband and I were among the first tenants in the first building when tfc opened in the fall of 1989. In fact, we moved in two weeks before the quake. By year 3 we were starting to have problems with druggies looking for their connections at 2 am ringing all the phones from the lobby. My husband finally put his glock into the waistband of his pants and went down and confronted one of the said crackheads. needless to say we were never bothered again. but why pay exhorbinant amounts of $ to live with that?

you will hear all the time. Just be careful. i would advise you come to the neighborhood at night before you think about renting here. The mgmnt isn't that great but what do you expect when you are promoting a dangerous living environment for people?

GO SOMEWHERE ELSE!!!!!!
TFC is overpriced and now they seem to let anyone with a bank account live there. I'm not one for being selective, but TFC has really gone down hill from years past.<br><br>The watterfalls are never working and rent is crazy for what you get.<br><br>Save your $1449 and go out to the peninsula and get a 2bd/2bath instead of a studio.

This is situated on the worst Fillmore sare
Fillmore is a long street. There are some great places on Upper Pacific Heights, Cow Hollow, and the Marina, but the FIllmore Center is not anywhere around those. It is on the same street, but it's literally on one of the the worst sections of town. Fillmore Center is the central for crack heads, drug dealers, thugs. Even if you have a car, you wouldn't want to drive out. Indoor parking isn't safe neither. This place was very poorly designed.

THEY CHARGE YOU TO BILL YOU !
**UPDATE** Don't know if there is new management OR what, but after over 3 years of living here I'm moving out. They have raised my rent CONSISTENTLY by 10% each year for the past two years. This year, they wanted to raise the rent by 12%!!!! I'm moving to some place rent controlled. They charge you all these unneccessary fees, like a "utility processing fee" which is basically a fee they charge to you to bill you for things you shouldn't be paying for in the first place (sewage??? water). This large corporation should build billing fees into THEIR expenses NOT their residents. BEWARE OF THIS PLACE! ***old review** I am generally pleased with this complex. The lobbies and sidewalks are cleaned regularly, the security patrol is helpful and makes me generally feel safer. They have, on numerous occassions stopped by my apt. because my door was left ajar and wanted to check up on me to see if everything was allright. The carpeting and appliances in the apt. were up to date and clean upon moving in. I've left my keys in my apt. several times and gotten myself locked out, resident services have let me in, during business hours, no charge. Here are my complaints: They overcharge you on utilities. They charge a "sewer" fee and utility charges aren't based on what you use, but some confangled computation/percentage of what the entire building uses. My vehicle was broken into in their "secured" parking garage the first week I got the space. They were not helpful in finding the vandals. They almost force you to renew you when your lease is up, by threatening a massive rent hike if you don't renew 3 months b4 your lease ends. The good: Well maintained grounds Security Patrol presence I complained about a noisy pipe below my apt. and they worked very hard to remedy the problem. Overall nice and friendly residents Great modern, clean laundry facility Coke machines! Video cameras in lobby wired to your tv so you can see who's coming and going. Close to lots of conveniences (Fillmore shopping, farmers market right outside the door, safeway, blockbuster, 38 and 22 bus lines) Generally a quiet building (some street noise from rowdy kids) Pet friendly

Neighborhood VERY unsafe
These killings both happened 2 blocks away with the last few weeks. One of the articles begins, "It started out as a call about an early morning shooting in San Francisco's Western Addition, nothing too out-of-the-ordinary for an often-troubled neighborhood."<br> http://cbs5.com/localwire/localfsnews/bcn/2006/08/16/n/Head out the distance if you don't believe me - incidents occurred at 1178 Turk Street and on Larch Way (which usually does not show up on maps - corner of Eddy and Buchanan). Some addresses to use for the Fillmore Center: 1475 Fillmore Street, 1510 Eddy Street or 1420 Turk Street.<br><br>If you want to live amongst public housing projects, with gunshots, murder, vandalism, then by all means do so. As for me, my lease is up in one month and I'm out of here.<br><br>There's going to be the usual comments posted to this from people who will say, "it's not too bad" or "there's not gunshots EVERY night". That's fine, I would simply pay attention to the news, stop by the Northern Station police station (conveniently located at Turk and Fillmore), and make your own well-informed decision based.

they won't tell you 70% Predicted Loss in Earthquake
I used to work at the Fillmore Center and am here to confirm all the negative postings I see, or at least many.<br><br>One thing that anyone that can read will agree with is that the building's construction has had a VERY poor rating. That's been in all the papaers, and anyone who has lived there at least 3 months will painfully agree.<br><br>One thing that I'm willing to be NOBODY on this forum knows is that a study was run on the building to find out what the total damage would be to the property if a significant earthquake hit.<br><br>I found the report in a binder when working there and couldn't believe I was actually returning to work the next day. The report suggested that the property would suffer a 70% loss. I don't know much about these reports, but that sounds really bad, especially when considering that there are three high rises there.<br><br>Take risks if you like, but why risk your life? People have complained about violence. People have complained about mold. I am presenting info about poor construction and a lack of retrofitting for earthquakes. <br><br>Do you love the apartment, the neighborhood, the "convenience" enough to ignore these warnings? Would you let your parents live there?<br><br>Be smart.

Don't move here
Rent is jacked up at every renewel, but the building contiues to depreciate at a rapid rate. This place is just extremely poorly maintained because management doesn't care. Things never get fixed, literally. I'm not sure how the "------" folks can afford this place, but there are a lot of ------ people living here and you will see them in elevator, common area, and security does nothing. If you want to get the feeling that you're living in an overpriced public housing project, the Fillmore Center is right for you, but just don't expect any high end or even mid end privilges.

This place is a dump
This building is surrounded by low rent housing. But this building is supposed to be a fortress against all of that. Ironically, the feeling inside this building is almost pretty much the same as outside. It is just one ------ --- apartment for $1700 a month. You'll definitely get better return on your rent money elsewhere. Plus, your car would be safer since garage break-in's in this place happen like a couple times a week. There are always strange people who loiter down there. They might be residents or they might be car thieves.. probably both.

Kaboom!
I lived at the Fillmore Center for a bit. I can only reinforce what the previous review stated, and add my own horror story of the entire closet system -- shelves and ll -- which came crashing down one fine day. <br><br>Also, my toilet had a leak. I asked for it to be fixed. Apparently, they were too busy to send someone up to fix it until someone 7 floors below complained of a water leaking down from above. DOH!

Stay Away from this Complex
I lived here for 3 years. We have had numerous issues with the building and management. I will list some here:<br><br>* Our car was stolen from within the parking garage. The car even had a dead battery, so the thieves had to have worked on it for a while to get it started. They had to have attempted to steal it once, then come back with a new battery. Luckily, an alert security officer saw the car drive by around two weeks later. It pulled into the projects across the street. I recovered the car with a new battery, new wipers, freshly cleaned inside and out. This was the best thing that happened during my time there.<br><br>* During one period of heavier rainfall we had a leak develop near our sliding door. We reported this many times but the management could not be bothered to come and look at it. Our living room eventually became a swamp. You would walk across the floor and it would squish under your feet. We could not get the management to come and look at the damage even at that point. We eventually had to call the health inspector to come and take a look. At that time the management decided it was worth the time to come and speak with us.<br><br>* Some floors fell in certain buildings within the complex during earthquakes.<br><br>* My dad, being a Civil Engineer, found a write up about the construction of this complex in an engineering magazine. It was basically a scathing article about how poorly constructed the complex was.<br><br>* There are many low rent apartments near the complex. This leads to the crime being a little higher in the complex. I noticed someone else reviewing this place spoke with the police department about the crime rate and thought I would add this.<br><br>* Security is a joke in the building. There were always uninvited people in the buildings that did not belong there. While this does not seem strange, the building was pitched to us as a higher security complex. This also lends some to the crime rate I am sure.<br><br>Please, do yourself a favor and look elsewhere.<br>

The Runaround at Fillmore Center- don't move here!
I wish I had time to write all the various numerous instances where I have been bumped on phone, in person from office to office person to person in this beaurocratic nightmare that is The Fillmore Center but I am spending all of my free time dealing with them instead!!! These people make life so friggin hard it's impossible to describe! I feel like I'm trapped in a Kafka novel, it's very depressing and I'm a very patient person who never experiences road rage or anything of the sort. It's just that bad where you HATE giving them any money. Don't live here!

The bottom line
I looked at the two bed two bath. It has a very large balcony and is on the penthouse level. The staff was very nice and pleasant. After reading this database, I did some investigation on crime on my own. <br><br>I went to the police station at Turk and Fillmore and spoke to two police officers who work there. My concern wasn't so much crime on the street as crime within the complex itself. According to them (and you can reach them any time at 415-614-3400, 1125 Fillmore and they are happy to help) there is significant crime within this apartment complex. <br><br>So what is "significant"? Significant is a larger number of incidences of crime within this complex then in the surrounding complexes. Significant is what appears to be current center residents actually allowing criminals into the complex for the purpose of committing a crime. In addition, both of the policemen I spoke to believed that the cases of burglary and car theft are much higher at the Fillmore Center then at other complexes nearby. This is the station that actually responds to all 911 calls at the Fillmore Center.<br><br>The point being that this is the city and one should expect a higher number of criminal incidences within the city limits. What is unusual is the higher number of criminal incidences within this complex as opposed to others within the nearby area. We then get into the question of "inside jobs" and the like. <br><br>How or why this is occurring is beyond the scope of this forum however, if you are planning to move here, as I was, this is a very concerning point. One cannot control the fact that the city is dangerous. You can control living in a complex that has a higher then normal number of people aiding and abetting crime living in the complex.<br><br>Anyway, that's the bottom line of my research. If you are thinking of living here, call the police per the number above and they will be happy to give you the current statistics. You can also use <br><br>http://www.sfgov.org/site/police_index.asp?id=23813 map allows you to see all the crime reported in any area in SF in the last 29 days. I highly recommend it.<br>Thx

WORTH THE WAIT!!!!
After many delays (city) the Shebah Lounge is finally opened. Right outside my front door, I can crawl back home if needed. On Fillmore at the corner of the building.<br><br>I love jazz and blues (all music actually) but find most clubs in this city are too noisy to enjoy a meal or converstaion with friends. Not here. The music, whether recorded or live, allows for both. Comfy living room area in front of the fireplace; nice bar; dining room; a baby grand in the corner; good chow. It's been worth the wait.<br><br>The place opens at 5 Pm, so all you prospective residents, on your next trip to The Fillmore Center to pick out your new home, stop in to ponder your move in date !!<br><br>Man, we love this place !!!!<br><br>Penthouse (Topfloor) Bob<br><br>

On the Fence with this one
I've been living in a penthouse apartment in the fillmore ctr. for almost a year now. My roomate and her boyfriend were the ones who originally gave the OK on the place but ironically she's now the one that is digusted with it. With this place, like any other, there are some serious pros and cons.<br>Pros: (1)the views and space for the $. Our apartment is huge with sweeping city views for a decent price.<br>(2)the walls are thick and there's relatively no noise, the only noise comes from the street, which you have to expect with windows and balcony doors all over the apartment.<br>(3) free bus service to the financial district has been really convenient for me starting out in this new city.<br>(4) easily walkable to the movies, supermarket, convenience store where they all know my name, even though it's kind of ------<br><br>CONS<br>(1) neighborhood is bad. pure and simple. i've never once felt personally threatened though, but the ever presence of crime here is scary.<br>(2) Building Management - not always great. David in Accounting is impossible to reach and never answers his phone, and I constantly get the run around. Its like renting from a giant corporation with absolutely no attempt at being a little more personable.<br>(3) Security in the building- unless you live in the 1st tower, you get none. I'm down on Turk Street and every time I try to walk in my building there is someone hovering over the door trying to get let in. It is incredibly annoying to watch some random person pretending to dial a code on the always broken telephone buzzer system and walk in behind me. The first few months I lived here I tried to say sorry I can't let you in, but it's at least 75% of the time now and I've just given up since everyone else seems to do it. My opinion- no key? Call security or wait til someone you KNOW comes in. Pure and simple.<br><br>I use my garage spot and live in my little bubble. While I can't walk a block to meet friends at a bar, I can drive somewhere without ever leaving the property. The apartment is nice and cozy, but the neighborhood just isn't worth it. I've met some great friends here, and do not regret my stay here. It's a great first place to have in SF if you work in the financial district, have a car w/garage, etc. I've learned a lot from living here, and while I would never recommend it to my close friends it is not as hellish as described. There's give and take with any place, and considering it's in the most dangerous neighborhoods in the city, it's not half bad.<br><br>Good luck apartment hunting!

i love it
the fillmore is great. don't be scared and stop being so ignorant. we live in SF where there are crazy people everwhere. fillmore is in the middle of everything. the people are nice and friendly, even the dogs!! the apartements are HHUUGE and up to date. stop being racist and a chicken. the office is also great-nothing but nice caring staff. i live on eddy street and i love my surroundings. esp. all the stores and shops!

Someone tried to break into my apt. There are several crackheads that live and sell drugs on my floor. I would not be surprised if they were the ones that tried to break in to my place. Also, the apt is overpriced and I can not wait until my lease is finally up.

Poor Service
For San Francisco this is a bad neighborhood. The other reviews are true. I have been living hear for the past 14 months and I am gone in a week. Dollar for dollar the rent is fair, until your lease expires and the price goes up (mine went up 200 a month). The worst part about the FC is the service. I was new to the area when I moved in and I was flat out lied to about the quality and safety of the neighborhood. Over the past year I have been charged for services that I was told would be paid for by the FC. I have had 5-6 accounting mix ups (some cost me money some cost me time). If you choose to move in here, wich I strongly do not recomend, keep very good track of your records and doument every pile of dust on the floor when you do your original walk through. This building is very appealing at first, but keep looking. You can do much better.

Bad Bad Management. and nasty people that live there. N.
Not happy living there. They lie to me when I moved in. the supposed to paint one of my walls. I been to the office many many time to remind them left messages for this lady named Sharai or something like that. I have never ever got a response back. They Suck. I hope my lease ends up soon so I cane get the hell out of that Getto place. The price dont event mentioned. Extremelly expensive for the complex. and all this weird people that live there, at least the parking garage should be more cheap but 200.00 per month!! no way. And the people around the neighbor hood sucks. They dont talk, they scream. GETTO GETTO people I dont want to mention the race because is more than obvious.
