Could be great BUT managed terribly! Negative side:. Expect things like elevator broken for entire weekend. Imagine looking at the photo attached for 15 mins per day every day. That is reality in the Fillmore. Frequently having stolen packages, and people breaking into garage to steal things. There was even a stabbing in the lobby! Positive side: Nice park and location. Really wish that these security and maintenance issues could be turned around. New tenants beware!

DO. NOT. LIVE. HERE. If I could give this place zero stars, I would. This is--and I do not say this lightly--the worst-managed apartment building I've ever lived in. THE FACILITY Let's start with the basics: the buildings themselves. The multiple-square-block complex is so convoluted and inconveniently designed that the sole possible explanation is that the architects were using hard drugs while planning it. Though the "Fillmore Center" spans several square blocks of apartments, there is only one office and only one, minuscule, package center. If you have the misfortune of living on the far end of the complex, you have to walk 3-4 blocks if you want to pick up a package. Here's hoping that you don't need anything heavy shipped to you! Some of the apartment buildings do not have lobbies. The building I lived in "shared" a lobby with another building, from which, to access my building, you had to walk up a flight of stairs, through a courtyard, and then up three more flights of stairs, and then navigate a maze of hallways. Do you like ordering delivery? Give up on that now. Expect food delivery and packages to be frequently delivered to a different apartment building. The only other way in is through an ugly garage, via a door next to the recycling bins. It perpetually smelled of urine and trash. The elevators, located next to the trash piles, were the slowest I've ever used. The stairs like something out of a horror movie, are littered with trash, and smell perpetually of cigarette smoke and marijuana. The floors of each building seem to be designed so as to be as inconvenient as possible. My floor had three different sets of three stairs each, all about 50 feet apart. Do you have something heavy you need to use a hand-cart to move in/out of your apartment? Too bad! THE APARTMENT They claimed I was getting a newly-renovated apartment with "wood floors." The apartment still stank of smoke from the previous tenants. Some cabinet shelves were missing. The door to the closet that housed the washer/dryer would not stay closed. There were no screens on the windows to prevent bugs from getting in. Also, the appliances were not new: the washing machine was so loud that when I ran it, I could not have a conversation, even with someone next to me. It turns out this was because the washing machine as nearly a decade old and a part had worn out; they replaced it only after it broke completely and partially flooded my apartment. MANAGEMENT None of this compares to the awful management. Are you thinking about shipping furniture to your apartment? They won't sign for it or hold on to it for you, even for a few hours. I hope you have nothing better to do all day, every day, except to wait around on the off-chance that your delivery shows up. And that's assuming the delivery people can even find their way to your apartment door (they won't)! Even with normal packages, they managed to make life impossible. About $100-$200 worth of my packages have gone missing and were never delivered to me, despite confirmation of delivery by my delivery service. Occasionally they do show up--a week or two after they were confirmed delivered. Hopefully the overnight delivery you paid extra for wasn't because you needed that item in a hurry! They boast about their locker system, where you can pick up your package any time, at your "convenience." Again, this can be as far as three blocks from your apartment. Also, they only give you 72 hours to pick up your package. If you have a busy job, or happen to be away even for a week, too bad! They return the package to the sender. Sometimes they won't even put the package into the lockers the brag so much about. Instead they'll call you during the day and tell you that you have to come pick up the package. Again, they only give you three days to do this. If you have a job with long hours, that's just too bad--they'll return it to the sender. Oh, remember those elevators I mentioned? One time, someone's dog peed in the elevator. The Fillmore Center apparently knew about it, as someone placed a yellow "wet floor" sign over it. Nonetheless, no one cleaned up the urine for about three weeks.

Just recently became a tenant at Fillmore. The package handling in the Fillmore Center is unacceptable. As a frequent online shopper (are you kidding me, this is 2017 right??), i find walking 3 blocks away to get my packages in a central locker extremely inconvenient. Not only that the apartment complex not being sympathetic to the situation they put their tenants in, but when they were encountered with the question they put my shopping habit in question. On top of this, when a package is deemed oversized, they will put it in their office, that you won't have access to unless it's their business hours. They keep telling me they have over 1000 units under management. How is that my problem? They say they don't have doorman or camera system, how is that my problem? I see that Luxor system was an attempt to solve the package receiving issues in this complex but it just not nearly good enough. Every big building needs one. Just hand trucked 2 furniture packages both over 70 lbs today in through 3 busy San Francisco blocks plus the Fillmore street fair. Exhausted.

Do not expect professionalism or even respect from this company. They squeeze you like a money sponge until you dry up at which point they will throw you out and find a new tenant. This year's rent increase was $550/month. Do not stay here if you plan to try to make a home. Expect to be priced out.

I have recently moved in to Fillmore Center and I believe that Fillmore Center is one of the best location and nice apartments in San Francisco. The Fillmore center has a very quiet and nice neighborhood as well as easy access to the downtown. I have been living in SF more than 5 years and Fillmore Center is the best apartment to me so far. I love the washier and dryer in-built and also quiet environment around the apartment. I would specially appreciate to professionalism of the nice consultants in the leasing center . (Bill, Ekterina,and Dinel(a new security guy)) I'd suggest Fillmore Center to everyone who wants to move in to nicer area.

An awesome neighborhood to live in. The area has got the Safeway store , restaurants , bars and clubs. The public transportation is frequent. There is a police station nearby also.

The Fillmore center is pretty much a very safe and silent place to live in ..u get almost everything nearby starting from Safeway to McDonald's subway and Starbucks too..

oh my god! looks is so deceiving. don't dare renting any apartments in this complex. they are horrible especially carlos! and the security is arrogant -------s. you will always have to deal with bad attitude. and you know what its not even the worse thing. they are thieves !!! they charge way too much for rent. way more then the market rate. you do not get anything! and I mean anything but the small room that you will pay more then 2000 dolars a motnh. you don't even get parking included and no gym. for that kind of money you would expect to get those things. the gym cost extra !!n the parking cost extra!! also if you get locked out of the apartment it cost 50 dolras for that rood --- security guy to come and open the door for you. im am running away from this horrible place.

If I could give this place no stars, that would be my selection. Ill start with the general area. It's in a very shady area surrounded by low income housing but yet the rent is through the roof, go figure. The closest shopping center is across the street which is a safeway, but you must navigate through drunks and panhandlers to get there. The service use to be great in resident services but the morale just appears to be low now days. When discussing the property with one of the maintenance men, he said it was all because of their regional manager who is a complete ignoramus and has no regard for the well being of the residents or staff and only cares about money. Which I might add, you can definitely feel that vibe in the way they property cuts corners but charges premium rent rates as if its some fine living establishment. The cleanliness of the property is dodgy at best. There is always dog feces matted into the concrete on my way to the BBQ grills (yes the bbq grills are an upside) or there is constant construction going on around the property. Security is nice but I think they have one guard or two that walks the entire property, so if you're looking for safety, keep looking. Overall, this is a terrible place to live and I will not be renewing my lease. Save yourself the hassle. Poor management, poor living conditions, poor community, poor choice.

do NOT rent at the Fillmore
- slow and un-attentive service, from receptionist all the way up to general and community managers - overwhelming aroma of marijuana and cigarette smoke filling the corridors and seeping into the adjoining apartment units - large college-student population who likes to throw noisy parties; complaints to resident services rarely yield productive results - no security aside from a simple key-fob to unlock building doors, but most of the time, the doors are propped open so anyone can walk in. - keep children and pets away from windows as there are no screens on the windows at all - surrounding areas are not safe at night; broken car-window glass on almost every street.

Do NOT RENT this place. Eager to leave
I signed my lease at the Fillmore Center a month ago, and was excited about living in a vibrant area with a well-kept community. Shock on me! I was extremely disappointed by these things: 1) Exorbitant rent: > $1650 for a crappy small studio 2) Very dingy neighborhood: it's near Western Addition (AKA the hood), and you will often hear gun-shots, see broken glass on the side walks from cars that hoodlums have broken into, and share your place with some sketchy Section 8 people 3) The elevators almost always smell of pee 4) Drug dealers at street corners every night. Additionally, the strong smell of weed along some corridors 5) Noisy neighbors playing loud, distasteful music 6) The management is after your money: lock out fees of $25; and many hidden fees e.g. the $25 you pay for garbage/sewage (other apartments offer this free of charge) 7) Poor maintenance **I can't wait for my lease to end. Unfortunately, I still have > 10 months to go. Do yourself a favor. DO NOT RENT at the Fillmore Center!!

Worst complex ever - DON'T EVEN CONSIDER THIS COMPLEX; SAVE YOUR MONEY AND TIME!!
I have lived here for about a year now and have deeply regretted moving in since my first week.... 1) Within 3 days of my moving-in, the towel rack in my bathroom came off (not a big deal but pretty annoying, given that it was in the first week). I filed a complaint and it took them more than a week to fix it. The same rack continued to come off every month or so (More than 5 times in first 7 months) and everytime it took them more than a week (mostly 2 weeks) to fix it. This shows the quality of their service and maintenance requests. 2) I had signed a lease for a 1 BR apartment but later found it too expensive, so decided to look for roommates. I found somebody in my building and on my floor looking for a roommate for his 2 BR apartment. We thought it was a perfect situation. His lease was coming to an end, so I could upgrade my lease to a 2 BR apt and have him as my roommate. Every apt complex I know of (or lived at) would allow this but Fillmore center didn't. They said I couldn't upgrade the lease and had to be stuck with it for the whole year. The guy eventually moved out since he couldn't find a roommate in time. So, basically they lost his business, which doesn't make sense at all...These people lack logic and any kind of flexibility 3) Now my lease is coming to an end on 23 of the month (Can't wait to get out of here). I was looking for other places but found that most places were available either on 15th or the 1st of the month, so I went to them to see if I could stay for another week. They told me that I would have to pay for that 1 extra week (after 23) on month-to-month rent, which is $600 more than my current rent. I have never seen any apt complex increase rent after lease end by $600 (for month-to-month), which is around 30% increase. I suggested that in that case they should let me get off the lease a week earlier so that I don't to pay the ridiculous amount. Again, this was not acceptable to them either. 4) Their lease breaking terms are also ridiculous - You have two options a) pay 2 month's rent or b) pay 10 days the time they take to rent out the apt (which is a gamble; given these guys are so shrewd and money-minded; I am sure you will be worse off in this option). They don't allow you to sublet either. So in case you have to switch jobs or move elsewhere for work et all, they won't care and you will be stuck with them. 5) Lockout fees - $25 during working hours and $50 after work hours. All they have to do is take the key and open the door. It takes 5 mins but these guys won't leave any chance to make money 6) Maintenance charges - I travel a lot for work, so I don't stay much in the apt and hence didn't have too many maintenance requests for them but I was told by a maintenance worker that they have been asked by the management to lookout for any maintenance request where they can find the resident's fault and charge him/her for the service. So, basically if your garbage disposal is not working, they are capable of telling you that you blocked it by draining solid waste and hence you should pay for the maintenance service. 7) Parking - When I moved in, the rate for an assigned parking spot was $180. There was no contract, so I was paying based on a month-to-month rate. One of the days, I was sitting in the office of the leasing center and overheard them telling a prospective new resident that the parking rates were $160. I was shocked to hear that since I was still paying $180 and was never informed of the new rates. Again, extremely annoying and unfair. This complex is just taking advantage of its location (Japan town), otherwise they don't have anything good to offer. I felt that they don't care about the residents once they have signed the lease. I have never felt so bitter about any apt complex and its management. DON'T EVEN CONSIDER THIS COMPLEX; SAVE YOUR MONEY AND TIME!!

Dreadful living run by dreadful people.
Living at the Fillmore Center was a horrendous one-year experience. Lowlights: -Lost my packages multiple times with no explanation; one guy actually told me to call Amazon and tell them to ship me another one. -Loud fire alarms several times a month for upwards of 30 minutes, usually well into the night. -Filthy interior - uncleaned dog poop in hallway for several weeks; trash regularly in hallways and elevators. -High crime rate area - unsafe neighborhood. -Thin walls - can hear the neighbors and every person who passed my front door all day long. -Unruly neighbors - frequently loud at night in courtyard and hallways, do crazy stuff like throw bottles off of roof. -Poor interior maintenance - lights constantly falling from ceiling, entrance doors wouldn't open, parking garage exit didn't work sometimes. -Hard to find street parking. -Unpleasant personalities throughout staff. -Billing practices bordering on unethical. Highlight: -Security personnel were relatively pleasant to deal with and seemed available 24/7.

Graduated Art Institute Student who lived here for about a year
Arriving in San Francisco, I was quite impressed with the facilities and grounds that made up the Filmore center. And this was before the plaza renovation. The buildings were beautiful, the small parks in the interior of the grounds were serene and had a peaceful atmosphere, and the building's security measures seem effective. However the area immediately beyond the grounds, starting at the police station and getting exceptionally worse past that, is some of the most dangerous parts of San Francisco. It was a miracle I was not mugged or assaulted while there for the year. During daytime, two close friends/roommates were mugged by two young men, and one of those friends received a concussion within a block of the entrance. Another roommate was mugged at knifepoint. Several friends who live in the complex also told me of their encounters with the hoodlums in the area. All in all, not a completely safe place to be in the day time. Can be extremely dangerous at night, without the safety of numbers. Single women are especially vulnerable in this area. Besides that, lack of noticeable staff, and the generally overpriced nature of San Francisco apartments, Filmore center is a reasonably nice complex that has, at the least, basic necessities that would be more than enough to live comfortably in a condensed city environment. If it weren't for the extremely high chance of being assaulted. This may seem like an unbalanced gripe, but it is a very serious reality, that is very possible. It's a shame, because Filmore is a decent complex, and is not at direct fault (Although I have rarely seen any staff patrolling the facility, never mind security of any kind). But it is not an environment I could recommend. Mind you this is the block closest to the San Francisco Police Department. The main building is in a safer area. My advice would be to constrain yourself north of the police station.

Classy living in the midst of San Francisco...
One of the best deals in San Francisco ! We have been looking for a place for months now, and so are able to compare the Fillmore Center to the many, many flats / apartments we checked out in good neighborhoods of SF - Marina, Pac Heights, SOMA, Laurel Heights, etc... For starters, The Fillmore Center (TFC) has one of the best views of the city, especially on the higher floors. The rent is fair, the management is excellent, the health club has a full-length pool and all facilities, restaurants and bars abound, and parking is available. As for the apartments at TFC, they are very well maintained and spacious from the inside. Many have balconies, often two or three, and these provide ample outdoor space. All closets are walk-in closets, bathrooms and bedrooms are large, and windows provide plenty of sunlight. Really, what more could you ask for ???

Rent is a Ripoff, Robbery, and Regular Neighborhood Shootings
The Fillmore Center is a scandal. This place has no class, morals, or integrity. For a luxury apartment you would think you wouldn't have to fear burgularies but that's not the case at in this ------ fabulous complex. The security is a joke. The only protection they provide is financial backing for themselves. They don't care who you are, seriously I've lived here for years, no love for me, and my neighbor, who has worked as a the head engineer here for almost a decade well, they still take advantage of him in his old age as well. They allow ANYONE to live her. NO credit check no background check, so don't be surprised when you car or you apartment is broken into. WARNING LOOK ELSEWHERE! Seriously do yourself a favor, save a buttload of rent money and move somewhere safer!

Central city living
I've lived at the Fillmore Center for almost 4 years, i've moved with in the complex twice. I like living here. it's not the best or cheep by any means. I have a parking space in one of the vast under ground parking structures. Let me just say, everyone who works at the office (including maintenance, parking and security) HATE their jobs. I spend a lot of my time trying to get things from them, either maintenance work, clear up accounting errors, or even pick up something from the office. You need to know this and be willing to accept this if you plan to live here. The neighborhood is safe and also unsafe. in the last year there has been an effort to clean up the area. I do not recomend living in any other building then the one of O'Farrell. it's the safest you can go out at night and be safe. One of the perks that I do enjoy is the FREE shuttle that goes to downtown you can ride it m-f, 6-9:30 am, and 3:30-7pm. it makes a number of stops by union square and in the financial district. When I first moved in I lived in a 2 bedroom 2 bath ( $2600 a month) on the 9th floor it has a great view towards downtown, except the double pane windows has condensation between them and you could hardly see out. none of the windows closed all the way so it was always noisy. Our neighbors below us were part of the Art institute student housing and constantly had parties and smoked out their window (and blew directly in ours). we called security on them several times when they did nothing we called the cops. Then I moved to a studio, in the same building facing the ocean. my view was mostly of a school right behind the building. when I first moved in I made a few requests to maintenance. 2 months later no one came so i complained. they had passed over my request because the person who made it worded it strangely, they didn't even call me! they finally came and fixed most of the stuff (I still have 2 outlets that don't work). Now for some of the good things. no bugs! orkin comes in and monitors for bugs you can also deny them access to your unit if you want. The office will accept packages for you, this is really great i don't get home till late. location, one block from the 38 bus line, across the street from safeway. also fillmore shopping district is 3 blocks away. In summery, if you can handle the sketch neighborhood, and are vocal about getting what you want, this place is great. if not there are lots of other options in the city this place will be a nightmare for you.

Getting worse
As I sit here writing, I'm being FORCED to listen to "Dirty Dancing" being played at a very loud volume from outside my window. If I wanted to listen to my own TV or stereo, I would have to crank it to an unreasonable volume to drown out the movie outside. I've lived in this apartment about three years and really only moved here because I own a dog. I do like it's central location as well... Since I've moved here, the farmer's market on Saturday mornings (also right outside my window) has gone from just summertime to year-round... Now it IS nice to have a farmer's market out there, but when the trucks start backing in and the cars are being towed at six AM, it's kind of a drag on a Saturday morning when you'd like to sleep in. The "jazz" bands that play are usually terrible (every once in a while there's a good one, but I'm usually not in the mood for it by the time I've been awakened by all the "setup noise"). What's more, last Saturday, some jackass set up shop with an electric guitar and played completely soulless versions of some standards starting at about 7:30am. I wanted to strangle the guy. The Fillmore Center is not only fine with all this, they encourage it. Apparently there are going to be a number of these "movie nights" this summer alternating with "concert nights" on other weeks. I'm going to look into moving when the lease runs out... as it is I'm sure they're going to plan on raising the rent again anyway. Oh... and Sideshow Bob... I've been reading your endless testimonials... suck it.

It Gets Worse
Not only was my furniture stolen from the lobby on the move in, stuf stolen out of the laundry room, but recently my car was broken into (rear window of SUV smashed) while parked in the small,allegedly secure adjacent garage for which I pay $250/mo.! My new mountain bike was stolen out of the locked car. When I went to report it to security after I discovered it on Easter, they had photos of my vandalized car from the night before. When I asked when they were going to get around to telling me about it, they said they had no information about who parked in the ASSIGNED spaces, so they left my car open and subject to more items being stolen from it. They also had no way of accessing any security camera tapes until the next day when their supervisor was back at work. When I spoke to the property manager the next day and suggested sending a letter to all people who parked in the garage letting them know what happened and warning them not to leave valuables in their cars, he said he'd have to consult with their attorney before doing that. It was never done. I also suggested putting a secure lock on the back door of the garage so that only people who paid to park in the small garage would have access and not just any tenant in the building. This has still not been done, although he assured me they'd look into it since what happened to me was "bad for business." He was much more concerned about "business" than he was concerned about me, my saftey and my property. When I requested some sort of compensation for what happened to me and how poorly it was handled by their staff, he said he'd have to check with his boss but then never got back to me with an answer. He also said he'd let the parking supervisor know, but two days later, I had to let him know myself about the incident. AGAIN, RUN, DON'T WALK away from the Fillmore Center!!!!

Don't Live Here
You can do better, trust me. The security here is my biggest complaint. People who don't live here walk in and out of this place, behind residents as they enter. Security guards either aren't watching or just don't care. There may as well be no lock on the front door, and the locks on individual apartments doors are nothing special. Fillmore Center rents out apartments as dorms and we've had to call many times to have loud parties shut down. College kids party in the courtyard loud enough for everyone to hear and security won't do anything unless you call and ask. Our hallway frequently reeks of weed. And the apartments themselves are finished with the cheapest finishing imaginable, from the carpet to the countertops to the appliances. It's really awful all around. They slam you with hidden fees- really, who rents and pays water and garbage-- and raise rents every year, as much as they can. Don't live here, really, especially if you are a woman. It's unsafe, and ugly.

Not a bad place to live
I've lived at FCA for the last 8 months. It's really not bad. Rent's a little high ($2410 for a 2/2), since a lot of the comparable apartments they have on the market now are going for about $2k. I live in the T3 building (1420 Turk) and my building is really quiet. It's right across the street from the SFPD station too. Apt faces the courtyard so I never hear anything from the street. Courtyard is really pretty; the FCA people keep their grounds looking nice, even if the entire neighborhood isn't much to look at. Parking is REALLY expensive ($230) but is also super safe. I never worry about my car here. Maintenance is pretty quick to respond to any requests. We haven't had a lot of issues, just the closet doors coming off their tracks. I hear this happens to everyone all the time and is a total pain in the ---, but they're fast to fix it (time and time again), so whatever. Despite this area being kind of ------, I haven't felt unsafe here as a single female. The new Safeway is great, Yoshi's is awesome, and the Fillmore is only a few blocks away. I walk down there by myself for shows occasionally, at night, and have never had a problem. UPDATE 9/2009: It has been 6 1/2 months since I moved out of the Fillmore Center, and I have STILL not received money they owe me. It's only a couple hundred bucks, but I call every other week (sometimes every week) and it's insane to me that, after nickel-and-diming me and my roommate for 7 months, they have not managed to pay back the leftover rent. So unprofessional, they never respond to any emails. I would not consider living here, knowing the headache it will give you in the long run.

What you are missing in these comments
What you are missing in these comments is which street and which building. FCA has numerous building on numerous streets. Those living in dense urban areas for decades can tell you some things you should understand, which FCA has nothing to do with, but is nonetheless caught up in. 1. First off, street safety is block by block. In really hardcore areas, it can even be completely safe on one side of the street and not on the other. This isn't quite that hardcore of a neighborhood. The thugs here are third rate. AFAICT they are kids from the FHA housing which surrounds FCA. So, posters would be more accurate to state what street their FCA experience has been. I had a good leasing agent who advised me on this, but you will probably need to figure this out yourself. It's too bad the posters here are not being specific. 2. OK, so what area in, basically, "inner city" San Francisco is a paradise ? I don't know where you tenants lived before, or where you do now, but why don't you post that info? It sounds like many of you lived in Mayberry USA. San Francisco is a DANGEROUS city. Compared to New York it is significantly more dangerous. And there are tons of homeless, drug or nut or both cases everywhere unless you get into the high rent neighborhoods. So, what do you expect ?

A fair and unbiased review from an actual tenant
I lived in the fillmore center for two years from 2006-2008. I think some of the reviews are unnecessarily harsh, the place is hardly a hellhole. I lived in one of the penthouses which was quite nice actually it had a fireplace, a decent sized kitchen, two bedrooms and two bathrooms and three balconies. The rent was astronomical. The maintenance was actually pretty good, our toilet and dishwasher went on the blink and they were fixed within 24 hours. Parking is expensive and sometimes the parking gate is broken but they get it fixed right away. In a complex of this size you sometimes have to walk quite a ways from your car to your apartement, well it's no exception here but you really don't want to park on the street in this neighborhood. Okay, the neighborhood...everything that people have said about the neighborhood is absolutely true. Gunshots, sirens, crime, it's like a war zone in the western addition. I saw someone get mugged on Fillmore, right in front of the office in broad daylight, even though there's a police station right down the street. Drug dealing openly goes on in this neighborhood, you can see them handing out little plastic bags to people who stop for their fix. It's absolutely disgusting and demoralizing. Don't let your parents visit you here, rent a motel for them on Lombard or south city. And wear your running shoes if you ever have to walk on the sidewalks around here, particularly to the safeway across the way and for god's sake don't go out after dark. Management ignores your calls after you sign the lease, they don't want anything to do with you. In all fairness they probably deal with difficult tenants all day long so they just assume that you're going to be difficult as well, so they harden themselves into ice cold unreasonable robots in order to deal. Fair enough, I guess I'd be unhappy too if I had such a crappy job. All in all, this is an okay place to live, but don't be fooled by the glowing reviews that you see on this site it's far from the pollyanna paradise that some of these shills proclaim it to be. This is the kind of place where you would want to live maybe a year or so, then when your lease is up find a better place to live in a better neighborhood like diamond heights, the marina, pacific heights, eureka valley, SOMA, the inner sunset or inner richmond. Then you can wear your "I survived a year in the western addition" t-shirt.

Good for only dogs!
The only reason to live here is if you have pets. The apartments are outdated, the neighborhood is questionable. My furniture was stolen from inside the lobby as I was moving in, and management/security was virtually non responsive. My neighbor had his bike stolen as he was moving in. I even had laundry detergent stolen from the laundry room in the 15 minutes I left it there! They nickel and dime the hell out of you. Not only do you have to pay your own water, sewer and refuse, but they even charge you a utility processing fee for the right to charge you for these usually included utilities! Last night after 10:30 pm, I got a letter shoved in my door notifying me that a recent audit of the garage indicated I was not paying enough for my space (mind you I'm still in my first year here) and that it would go up $20, but it was not considered a price increase, just catching me up to what I was supposed to be paying! But here's the kicker: They want me to resign a 12 mo. lease at $65 more per month, while they are advertising other studio's on Craigslist for over $200 LESS. And no, they won't allow me to get that same rate and won't allow me to transfer to one of the less expensive ones. But, if I go month to month, they will jack my rent up $500/mo, essentially blackmailing me into resigning. RUN DON'T WALK!!!!! So, do yourselves a favor and go find a rent contolled building to live in!

I am glad they allow pets
I have positive experience. We live in a clean apartment with w/d. Our apartment is conveniently located to every place in SF. We have pets and pay pet rent but we keep our animals clean, so I know we will receive our deposit back. It does get noise on the street BUT that is just city living. Management is not well organized but I have no problems with them.
