Very, uuum, enjoyable
I lived here when I was young and remember it with happiness. The gardens are probably the best thing I remember about them (big waterfalls, lots of space) The rooms were nicely decorated. I got quite annoyed because the kids were only allowed into the pool on sundays, for reasons I never knew. I don´t know about the finacial buisness- I was only 8!

WAY OVERPRICED
This place is horrible. IT is not all that bad to live in, but the management took delight in gouging residents with high rent last year. They gave us a 50% increase when we renewed our one year lease!!!!!!!

Modern, Convenient And A Good Value
... We have lived at the Fillmore Center for nearly three years now. Like any rental situation, there have been a minor problem or two but overall, living here as been a peaceful and pleasant experience. <br> <br>The apartment we have in near the top of one of the high-rise buildings. There is a fireplace, two large bedrooms with two complete bathrooms. The apartment has three decks and affords spectacular views of the city lights with breathtaking sunsets on clear days. <br> <br>When we took posession of the aprartment, although the building was nearly ten years, the apartment was like brand new. All new windows, new appliances, floor tile and carpet. Walls that connect with other apartments are 10" thick concrete and as such, I have never heard noise from adjoining units. <br> <br>The neighborhood has a poor reputation but our experience has been that most people are warm and friendly. Finally, we just signed a new lease and the rent dropped! Such a deal...

Can not suck more and dangerous...If you love to live, stay away...
Fillmore Apartments sucks big time, <br><br>where can I start <br><br>1- They have the suckiest cable tv, it is not AT&T, and they are getting paid commision from every tenant. <br><br>2- I witnessed one shooting, a black man shot a japanese guy. <br><br>3- There are robbieries going on. 3 asian women got robbed. <br><br>4- Security people are dumbest and rudest of all, especially Lester. <br><br>5- Rents are so high, they charge for parking. They put pressure on you to renew your lease, the guy from leasing departrment Bill, stay away from him. <br><br>6- Elevators stink and break away often <br><br> <br><br>Everything sucks, it is windy, it is dirty and it is expensive and it is not safe...

DO NOT EVEN THINK ABOUT MOVING HERE!!!!
Unfortunatelly I am still living in Fillmore Center and the only reason is I can not afford to move to someplace else. Management is the worst I´ve ever experienced. They do not give you a s**t whatsoever. I´ve had a very noisy neighbor, I complained her to security about 100 times, called SFPD, wrote a letter to management office 10 times and nothing happened!! 2 gunpointed robberies, one person got shot etc. are regular things at Fillmore Center. I will move out whenever possible. <br> <br>Do yourselves a favor, do not even think about moving here..

AVOID THIS HELL HOLE LIKE THE PLAGUE!!!!!!!
I´m at a loss as to where to start describing my hatred for the fillmore center. I lived there from jan 2000 to march 2001. My girlfriend and I lived in the t3 building on Turk and Fillmore. Although there is a police department accross the street, they have no presence. The neighborhood is overrun with gangs, criminals and drug dealers. The small "mini-park" caddy-corner to the Fillmore Center might as well be the "24/7 Crack Center." <br>My girlfriend often had to come home late, and felt afraid for her life on her walk home. She felt carrying mase wasn´t enough, so I would often go meet her at Fillmore and Geary for her protection. The neighborhood is also very loud whether it be construction, angry homeless people, fire engines, or gangs playing their music as loud as possible. <br>If you think the neighborhood sounds bad, the management is ten times worse. Technically speaking, the Fillmore Center is a housing "project" which the government gives money to, so they can offer affordable/second chance housing for the needy. The management oversees over 5000 people, so they have no time to personally help anyone. The people in the leasing office are very nice to perspective tenants, but treat the residents like they don´t matter. The standard office response is "come back tomorrow, the manager isn´t here." As a whole the managment is an ineffective buracracy, incapable of the easiest tasks. <br>Over my year and a half at the Fillmore, we went through 8 leasing consultants. The Fillmore office couldn´t seem to keep anyone for more than a couple months. Their accounting was horrible, every month they would send us a threatening letter to pay our rent. I would always have to take time off work to go meet with their new accountants to show them our rent reciept to show that we paid. There is also NO RENT CONTROL at the fillmore center, so they have the right to raise rent however much they wish. For us, our rent was raised from $2400 to $2800, over a six month period. <br>The Fillmore Center provided a different headache every day of the week. The unsupervised $150 a month basement parking was always dangerous with people driving too fast through the maze like structure. I complained numerous times, and recommended they put mirrors in the lot, put they simply told me "to park somewhere else." The mail would often be tampered with at the central mailbox. I have no idea how much mail was stolen from me. The laundry room was also a concern with people stealing loads of clothes for drug money or small children putting bleach in all of the washers. Sometimes there would be blood on the walls of the hallways or smeared all over the elevator keypad. One time a junkie walked into my apartment while I was taking out the trash, and stole my $600 stereo. Also, as if dealing with public utilities isn´t difficult enough, it´s virtually impossible to get them to come to the Fillmore center to install a phone line, dsl, or cable tv. None of the technicians know where the central phone lines are, or how to get anything done. I took numerous days off work, only for them not to show. The Fillmore office is also notorious for loosing paperwork, and being clueless about how to fix or schedule anything. <br>Please do yourself a favor and live in a much smaller apartment building, where you can personally know your apartment manager. My girlfriend and I have since relocated to a property owned by "Citi-Apartments." We would highly recommend any of their properties. All of our problems and concerns are quickly and efficiently dealt with. I could literally go on for pages about my dislike of the Fillmore Center, so please do yourself a favor and don´t move there.. you owe yourself a higher quality of living.

Sucks
I lived here for about eight months. During that time, I happen to get locked out. My neighbor asked to borrow our vaccum and the door accidently closed behind me. After FINALLY getting to a live person in the office, they were extremely rude and made me walk down to the office (a block away in a bad neighborhood). It was a saturday and I had on PJs and NO SHOES!!!! They still made me walk down there. The staff looked me up and down gave me an attitude about no ID (of course it was in my apt!) and finally let me in. DO NOT LIVE HERE! It was the worst experience I´ve ever had renting ANYWHERE! <br> <br>Not to mention the noise! It is extremely loud. <br> <br>And a resident got shot at the enterance to the lobby. Scary place.

The absolute worst
I live in one of the two bedroom Penthouses and pay $3300/month. I have had a leaky roof which they gave me a bucket as a solution for 4 months in my second bedroom. After the rainy season ended it took them 6 months to clean it up. Then the next rainy season hit and the same leak and stain on my ceiling came back. Solution....the same. <br>Very unresponsive management. I was 1 day late with my rent check because we were out of town and they sent up a security guard to have me sign off on a document. For Cable, you get stellervision which gives you choices of about 25 of the worst stations. Can´t get DSL. Also very loud neighborhood. I live on the 15th floor and continue to hear A LOT of street noise. The elevators are disgusting. They smell of B.O, Pee, and food all the time. I do feel as though I live in the projects not just next door. <br> <br>I have just given my 30 day notice to get out of this apartment complex. Even if desperate I would not recommend any one living here. You will only regret it if you do.

Nice Place, Good Service, Big Rent Increases Occasionally
I lived in the Fillmore Center for 9 years and moved out in January of 2001. I was very happy with the service there, especially maintenance. They always fixed anything that needed repair. I didn´t have any concerns about safety and felt comfortable walking around the neighborhood and my car was never bothered, either in the garage for 8 years or on the street for 1 year (well, one little scrape on the end of one bumper). I was generally able to find parking on the street and when I couldn´t, I could put it in the daily garage for $5/day. Parking generally freed up at the beginning and and at the end of the work day. Weekend parking was good too. I did get a 35% rent increase one year but my understanding is that they´re basically not raising rents if you sign a one year lease. The people in the office were always friendly and accommodating and I especially liked the feature where you could break your lease for $750. I moved to the East Bay to take advantage of a good deal but I miss living there. I got to know a lot of people on the free shuttle that goes downtown. I never had to buy a fast pass because of the shuttle. I do think the experience of living in the project is different at the northern end vs. the southern end. I think there are more security problems at the southern end. I would recommend this place if you´re not planning on staying for a long time. If money is no object, I´d say this is the place for you.

good facilities, some kind neighbors in the building, but EXPENSIVE AND UNSAFE
For a while, my girlfriend and I would find ourselves joking about strange smells in the elevators or stairwells; often times, they were concealed by a pungent cleaner or air freshner. Well, there´s no doubt now: on numerous occasions, we´ve found ourselves in an elevator that has clearly just been urinated in. Vomit in the stairwells was not uncommon. We haven´t had any violence committed against us yet (we´ve only been here 11 months). After one armed robbery in the building, they sent out a bulletin to residents informing them as to what had happened, and how they might avoid such confrontations in the future. I thought that was noble - an admission that a crime had occured on the grounds couldn´t be good for their image. Unfortunately, that was the last bulletin of its kind. On at least three occasions, I recall witnessing no less than 30 SFPD officers combing the premises - SFPD doesn´t show up in that quantity unless there´s something serious going down. Did we receive any bulletin as to *why* police had their guns drawn, running through our hallways? No. One time was the multiple gunshot murder that others have mentioned; another time (recently, a few weeks ago) we had a sniper in one of the buildings wielding a rifle out of a 9th floor window. Mmmm. Home sweet home. Please forgive my anonymous posting, I´ll admit I fear repercussions from management; I´ll post another note in a few months after I´ve moved out.

TERRIBLY DANGEROUS & LOUD NEIGHBORHOOD, HORRIBLE SECURITY & SERVICE STAFF
The buildings are fairly new (circa late ´80s) and generally well-maintained. Rooms are smallish, but pretty nice. <br> <br>HOWEVER...The neighborhood is EXTREMELY UNSAFE, being as it is right next to many S.F. housing projects. I live in one of the high rises and (1) there are always shady-looking characters waiting by the front door to sneak in when you open it; (2) vandals like to scratch up, urinate in, and set on fire the elevators as well as pull the fire alarms every day; and (3) for the extremely high rent I pay ($1700 for a tiny studio), there seem to be an awful lot of poor crackhead punks, which leads me to believe that certain types of people get huge rent discouts (and I essentially subsidize them). <br> <br>I´ve had people try to open my door at night, follow my girlfriend up the elevator and back to my room, and follow me outside for blocks (as I walk to the "------" Safeway across the street) yelling racial slurs at me(I´m Asian). A few months ago, somebody got shot 7 times at the entrance to one of the buildings and for several days people had to walk over bloodstains and broken glass to get in. Before that, several Asian women were robbed at gunpoint in the lobby, and another Asian woman I know had her car windows bashed in while her car was parked in the *gated* and *secure* underground parking lot. <br> <br>Security is awful, and the guards prefer to chill in the comfort of their office and call the S.F.P.D if things get out of hand. They´re generally best at yelling "muthaf***er!!!" at you if you park a U-Haul while trying to move in or out. There´s definitely racial tension in the air and a looming sense of danger. <br> <br>I got a notice saying my rent would increase to $1950 unless I signed a 12 month lease (I pay $1700 now). I called anonymously and was told the same apartment rents for $1450. When I told them about the disparity, they basically told me to f*** off and move out if I didn´t like it. <br> <br>Needless to say, I hate this place, and am moving as soon as possible. Going rate for studios in MUCH nicer places (e.g., Bayside Village--see reviews) is only $1450 now. <br> <br>Rent at the Fillmore Center at your own risk. If you like to hear cheap boomboxes and booming car stereos at 3 in the morning, along with crackheads yelling and fighting in the street, you´ll feel right at home. Otherwise...you´ve been warned.

VERY EXPENSIVE, DANGEROUS NEIGHBORHOOD, BAD MANAGEMENT!!
I lived here for two years in a one bedroom. They charge way too much for rent, and management just tells you to move out if you´re not satisfied. I´m paying $1775 for rent right now, and the rent is being increased to $2200 unless I sign another one year lease. I can get a much newer and nicer place in SF for $2200. For $2200, you can usually get a really nice 2 bedroom apartment. The neighborhood, even though convenient, is very dangerous. There are robberies and break-ins all the time because the Fillmore Center apartments are located right next to the low-income housing and project homes. Parking is horrible as well, you can´t find any parking in the area, if you want a parking space, you have to pay $150 per month for a parking space that is located more than a block away from your apartment. If you are looking for a place with good management, reasonable rent, and good neighborhood, The Fillmore Center is NOT the place you want to be!

Very Bad-Dangerous-Expensive-Not Worth It !
Don´t come here, you will regret it. The leasing office people are nice and friendly with you when you first come. Smiling, joking, giving you their crappy, stale cookies while wait in their offices to sign your life away. Then you sign and they don´t want to know who you are. <br> <br>I´ve lived here about 2 years and can´t wait to get out...the clock is ticking closer to the end of my lease (prison sentence). The place is way too dangerous for me and I´m a man...I can´t imagine living here with my girlfriend or women renting here alone. My girlfriend is coming to SF to live with me. I am not having her live here - she will have to wait until I get something else. <br> <br>The neighborhood here is the pits and criminals have the run of the place. They´ve held up several women in the building lobby...some of them have been hurt. The criminals here target Asian women and Asians in general - figuring they won´t tell the police. They shot one poor bastard a whole bunch of times a few months ago as he was going into the building, there was blood and bullet holes everywhere....bad ---- ! <br> <br>This Saturday..the mail man left a big note on the mail boxes saying "These Mailboxes Are Not Safe - All Mail Must Be Picked Up At The Post Office". I asked him what´s up with that? He told me he told the apartment management someone´s been breaking in and stealing the mail but they´re too cheap to change the lock. Great!, now I have to wait until Saturday to get my mail. <br> <br>The management doesn´t care...they just want your money. Pay up or get out is their attitude. The security people stay in their office hiding, they don´t want to know what´s going on and get involved, who knows they may get killed too. It´s funny, you see the security people in the morning when it´s quiet, then come 4:00pm-11:00pm they are no where to be found. Really this place is bad. <br> <br>There are way too many punk kids hanging around outside in the court yards, in the stairways, in the halls breaking things, pulling the fire alarms, throwing garbage around, making noise, looking for trouble. They block the stairway´s out of here and don´t ask them to move or they´ll bust you up just for fun...they know they can get away with it. Security knows who they are, they are there every single day making trouble and security doesn´t care. <br> <br>The other night I saw two people sleeping in the hallway. I actually had to step over them to get to my apartment. Is this what I get when I pay over $1,400 per month for a studio? No way man I´m out of here in two months. Goodbye you motherfu$$, good for nothing bastards. <br>

Don´t move here. Management sucks.
I´ve lived here for 5 years, but only because San Francisco is so incredibly expensive that I can´t afford to move. <br> <br>If you have the option, don´t move here! The management is awful -- they´re unresponsive to your concerns, and they´ll try to take advantage of you however they can. <br> <br>I recently got a pet, and called to speak to two different leasing agents to confirm the pet deposit was $300. When I finally got the form, the deposit was increased to $1000! I complained, of course, and they accepted the $300, but only with much attitude. When I asked if I´d missed a memo regarding the increase, the agent condescendingly told me that they don´t notify residents of "internal policy changes."

This area is pretty dangerous.
I moved into a three bedroom right after college with two buddies around 6/1/00 at the height of the housing crisis. We jsut could not find an apartment, so we settled with the Fillmore center. This was a huge mistake. The neighborhood is horrible with people hanging out on the street at all hours. Everyday I worried about whether or not my car or my apartment would get broken into. It is so amazing that if you travel up Fillmore about four or five blocks to Pacific Heights there is a marked difference. Anyway, I couldn´t handle this environment for very long even though my room was rather large and we had very good amenities. You just can´t enjoy those things without peace of mind. So, after about 3 months I moved out to another apartment and it was the best decision I ever made.

Agree with YUCK!
Was so happy to be able to have my travel nurse company find this apartment IN THE CITY!! Found out why...two armed robberied in the lobbies right before we moved in...homeless people in the donut shop downstairs...going into the gargage, and feeling like THE HUNTED....then trying to park on the street and stay in constant communication with my husband via cell phone, in case I was mugged. I agree that the layout of the 1 bedroom (2000.00 a month), was totally unimaginative. And it is in an area of the city with higher temperatures, terrible street noise and screaming at night....homeless wandering the streets at all times, DO NOT go out alone after dark. Sadly, it is close to alot of good entertainment and Japantown, but we moved out after a month.

Unsafe location. Rents are actually not as high as they get here in SF. No charm whatsoever in terms of grounds, architecture or apartment layout. <br> <br>What does this place have going for it? Frequent vacancies is about all- if you are desperate, and cannot find anything at all in the city which is a disticnt possibility, you may end up here. Could be worse... nah I don´t think so. Pay around $2000 for a 1 BR in a what is basically a project... why not actually live in the projects? Its the same thing.

The worst:
Management at the Fillmore Center is terrible. I moves in last July at the top of the market. I pay way to much for a 700 sq. foot apartment. I know other tenants who live in the same size apartment and pay as much as $200 less per month. Needless to say, with rents across the city dropping, and vacancies popping up all over the place, I expected my rent to go down. Instead they are raising it another $150 per month. When I question the raise, they offered me the same rent if I sign a 12 month lease. I told them that I want my rent to be lowered $200, since others are paying that. Their answer? No. That this reflects the market rate. I then take out the June 13th copy of the San Francisco Chronicle which has a huge front page article on how much rents have gone down in the city. Over 10% from last year. Still nothing. <br>They are sooooooo greedy that I am pissed I ever signed a lease with them. Next month, they can count on me moving out. They will never get another rent check from me. Also, if you have any doubts, come by on a Saturday or Sunday, and see for yourself how many people are moving out of here.

great views, close to everything
I have lived in two apartments in the Fillmore Center. First a two bedroom two bath with a roommate, then a one bedroom by myself. Both had great views of San Francisco. What I liked most was the underground parking, (hard to find in SF!) . There is a great gym downstairs at an adittional fee. I can walk to Safeway and many other shops. The neighborhood is getting better, but that´s still being worked on by the city and other interested parties. Overall the complex is a B

Fillmore Center Says "If you don´t like it - MOVE OUT!!!!!
Finding a safe and moderatly priced home in San Francisco is about as likely as finding a winning lotto ticket in your back pocket, but the greedy ELKOR PROPERTIES owners and management of The Fillmore Center are a classic example of what can happen when there is no rent control ordinance for about 80% of the rental market in a major city. <br> <br>Long time residents and seniors on fixed incomes have been displaced by their sky rocketing rental increases at The Fillmore Center. We´re talking 20-100% a MONTH increases here not a 3-7% COL increase. <br> <br>When asked why an individuals rent needs to be raised from $1200 to $1800 a month (Yes out-o-staters that´s what it costs out here) for a ONE bedroom apartment, The Fillmore Center simply says "That´s what the SF market rate is and if you don´t like it, maybe you should consider moving out?!" Wow, a big switch from five years ago when they were offering "Incentives" and free rent just to get this bankrupt apartment complex 60% rented. <br> <br>Bottom line is: There have been reports of dangerous and illegal activities happening there. They will screw you with high rents after you´ve decided to make it your home. You will not have a say in your community or how it is managed. A thouroughly enjoyable experience
I have lived in my two bedroom apartment for approximatley two years and have fully enjoyed my home. I have a large living room with bay windows, with lovley views of the city and wonderful views of the interior courtyard and waterfalls - I can actually hear the waterfalls when my windows are open. I have tons of closetspace in both bedrooms (walk-in!) as well as a huge entry closet for my extra stuff. The neighborhood is always full of things to do - tons of shopping - Safeway is right across the street as well as great little jazzy resurants. Japan town is just a couple of blocks away too - their movie theater is within walking distance. I would definitley recommend living here to anyone wanting a pleasant San Francicisco living experience.

Potential Paradise Gone Bad
The complex is massive, spanning several high rise buildings across several streets. The layout, with waterfalls, trees and picnic tables could make a very nice setting. The apartments come in various layouts such as townhouse style, flats, etc. Some units have stacked washer/dryer unit. Underground parking is available but extra. Close to shopping, restaurants, Japan Town. Private workout facility on the premises. However, be warned, the apartments are rife with aspiring hoodlums and juvenile gangsters running rampant through the complex. Many times the fire alarms has been pulled or the halls/apartments have been flooded by kids turning on or breaking apart the sprinkler or other water pipes. Several residents have been robbed at knife/gun point and recently (one person was shot six times as he entered the building off of Eddy Street. If you like this type of off-project inner city living then this place if for you.

Nice complex, poorly designed architecture
The complex itself is very nice, and new tennants receive new carpeting and paint. There is an outdoor grassy area with tables and barbeques, which is very nice when you live in the city. <br> <br>Grocery store, theatre, fast food, busses all very accessible. W/D in unit. <br> <br>Unit itself is poorly designed, however. It consists of two floors, the top floor being only a bedroom and bath. This bedroom HAS NO DOOR. This is an inconvenience. <br> <br>Otherwise, very nice.
