Lousy Cable & Management Dumbasses!
The previous posting is obviously written by the Fillmore Center’s “fine” staff. It shows the great care they take to shaft their tenants—even online. <br><br>As testament to the Fillmore Center’s poor management, just look at all the satellite dishes all over the buildings! We must pay $30/month for basic cable from Castle Cable Services (paying a kickback?) that doesn’t work half the time, and has the crappiest few channels available. No cable Internet access is available, nor can you access DSL/cable packages via AT&T at the Fillmore Center. So from an online/media standpoint, you really are screwed here unless you have an apartment facing the right direction for satellite exposure. They even write into their leases that installing dishes is not allowed. <br><br>I’m outta here as soon as my lease ends! <br>

Apts are fine, the Property Management SUCKS
Truly, truly, truly, the laziest, most iconsiderate, useless, forgetfull, incompetent group of people I´ve ever seen run an apartment complex. They´re procedures are overly-complex and arbitrary, which we´re all used to in the 21st century, but even they staff doesn´t know how to get things done or care to find out. Pas the Buck is the language most commonly spoken here. Be prepared to explain your question or concern up to four times, and to follow-up as many as five.

Mixed Bag
A couple of things about the Fillmore Center. As with most things, it is a mixed bag. My roommate and I have a penthouse, so maybe we don´t experience some of what the other folks worry about. But here´s my .02. <br> <br>Location: This is the best feature, and the worst. You are a short walk from Alamo Square, the Lower Haight, the Hayes Valley, Japantown and the Upper Fillmore area. That´s great, cause all those neighborhoods have a lot to offer. Sadly, you have to walk through some projects to get where you want to go--in fact, the FC is surrounded by projects. <br> <br>Still, it´s not like these neighborhoods are total --------you see a lot of folks walking around at all times. But there are a lot of psychos and homeless and drunks and yes even the proverbial crack addict (although I wouldn´t really know the difference). But I have seen people having what appeared to be a psychotic break near my building. Knock on wood, none have bothered me personally so far. <br> <br>That said, people on my floor and in my building seem pretty friendly. The laundry is fine--no problems to date. The elevators, as often mentioned, would be my big complaint, as it seems one is often not working. The apt. itself is pretty nice--full kitchen, nice views. <br> <br>This place is fine if you can deal with the location (and your friends ribbing you about being in the Western Addition ------). Really, you are right in the city with it´s intrinsic benefits and drawbacks. <br> <br>As mentioned, it´s probably best to try and live on an upper floor in one of the towers. <br> <br> <br> <br>

What´s all the fuss about
I currently live at the fillmore center. In a moment of boredom surfing the web I found this website. <br> <br>After reading a few of the reviews. I have to ask myself if any of these people have ever lived in a city before. After living here for two years I have seen an increadible amount of change both in the building that I live in and the neighborhood surrounding. We have brand new carpeting and paint in the hallways, free concerts on the plaza all summer and fall. I just listened to one last night, one of the best of the series. And a farmers market accross the street that just started up this year. I like my apartment and actually have a neighbor that wants to talk to me from time to time. Something that I haven´t experienced in other large cities that I have lived in. <br> <br>Is the neighborhood a bit grungy, yes, but in a scrappy kind of way that gives it interest. My overall impression is that the neighborhood cares and has a sense of pride but has the same struggles as any other neighborhood. Kids running wild in the summer, petty theft, mostly mischief of youth. I am sure that there is nothing going on in the western addition that isn´t going on anywhere else in SF. <br> <br>I like the place and would be surprised if you didn´t too. I would recommend it....

Straight from the horses´s mouth....
I too worked at the Fillmore years ago, for about a year. It was a difficult job for me, morally, so I decided to leave. Basically, I felt that no matter how hard I tried, no matter how much damage control I attempted to put into place, no matter how much I tried to keep on top of things and make the customer happy, I never could achieve my goals. Why? Because I was dealing with a corporate culture that put money ahead of all else. I took it as my personal responsibility to see that each person I assisted was satisfied with thier apartment, after all, they were paying out the --- for thier home. Still, it was an uphill battle everyday. The windows leaked, the management was truly "du jour" (sometimes trying to keep people there and sometimes trying to get them out to rent the apartments for more, all depending on the occupancy rate of the month, which greatly varied), the maintenance staff showed no accountability in making apartments ready on time or presentable, the accountants were always getting the ledgers wrong and upsetting the tenants. It was a mess. I felt that I was working in a system that did not allow me to please the customer and treat them how I wanted to be treated. Although I made $70,000 that year renting apartments (which is good money, considering the job does not require education or any special skills), I fell into a depression that made the money unimportant. So, I left and took a job making $10.00 an hour so that I could look at myself in the mirror every day. Now, does that give you an accurate picture of the kind of buisiness this is? Would I live there? No. Hell, I wouldnt even work there.

The truth from a 10 year vet of FillWar Center
Where to begin, I moved into the war zone when it first opened in the early 90s´. Here´s a recap of my numerous adventures: <br> <br>In 1995, while washing my car someone stole my bag which contained my keys. Later that evening that individual broke into my apartment with the aid of then security department. The individual called the security department and claimed that he was a tenant and that he was out of the country for the past six months and forgot which parking space was his. The individual read the numbers from the black access card to the security guard and the guard informed the individual of my parking spot, he also gave the individual my apartment number!!! Of course you can imagine the rest. First he broke into my car and then the idiot came to my apartment. I was lucky enough to chase the guy out. The individual was later arrested and found that he was a previous guard at the Fillmore Center. I should have moved out at that time but I didn´t. <br> <br>After a while, you get used to the gun shot, loud music and everything else but the customer service of the building management is the worst by far. About two years ago, a pipe broke in the laundry room in my tower. The pipes would bang against my bedroom walls all night. I called and complained numerous times and finally it was fixed three weeks after it started. Now the sound is back and I don´t even want to guess how long it´s going to be before they fix it. If anyone knows a good housing lawyer, please contact me.

Not so much the sights but the smells -- an honest opinion.
If you had to live here, live in M1 (O´farrell and Fillmore) on the odd-side (facing the back courtyard) and it will be very peaceful and quiet. That´s all I recommend. You won´t get the noise from the -------blasting gangstas cruising around the streets, instead you see some nice foliage. It´s a 30 second walk to Safeway and a half block to the 38, and if you´re into live shows at the Fillmore Theater, you can´t get any better location than that. <br> <br>The few PROS: <br>The best perk of living here is the FREE ride to downtown in the morning and back in the evening! Certainly take advantage of that if you can. The driver Willie is very friendly and punctual. <br>Your PG&E bill is going to be peanuts ($5-$15) because of the centralized nature of the building. I´ve NEVER had to turn on the heat. <br>Can we say FULL KITCHEN. It is so hard to find a dishwasher in the city, I´m going to miss this. <br>Parking is $170, but that´s about the going rate for sheltered parking in the city so you can´t complain too much. I haven´t personally seen anything really shady in the garages but you never know... <br> <br>The many CONS: <br>the website touts how the buildings have these awesome views of the city-- but what about the funky SMELLS all around the hallways and the elevators and the strange stains and the chicken bones and cigarette butts??? I swear, everyday there is a NEW indistinguishable smell somewhere. foul odors are not a good sign, take that as your first hint of the poor upkeep habits. <br> <br>oh and the staff IS as idiotic as numerously proclaimed here. Believe it. If you have to live here, pray your hardest you won´t need them for anything. <br>The "courtesy patrol" rent-a-cops are there purely for cosmetic purposes so don´t depend on them for anything. <br> <br>the apartments are inherently DAMP so expect much mold issues that the Fillmore center is not going to take responsibility for. Also your dry goods will most definitely go stale so eat those rice krispies fast! <br> <br>As far as safety, you should always be watching your back anyway, but do not go down fillmore or steiner past ofarrell. Just dont even go in that direction and you should be more or less fine. <br> <br>The rent is okay, the tenants are diverse, most are friendly, but a few bad apples can ruin the whole experience. You´re more likely to find rotten apples here than anywhere else. This is a great place to live if you´re on Section 8, but if you´re paying your rent by making an honest living, you deserve better-- definitely look elswhere in nicer neighborhoods. <br> <br>I was on a 9 month lease (v. strange) and I´ll be moving out soon. I was lucky enough to not have any specific personal problems while I lived here, thank God, but there is reason to believe all the problems you hear about. I´m not going to let any nightmare happen to me in the future so I´m getting out now that I can. But if you must live here, go for M1, that´s the best advice I can give. <br>

Ok but the most dangerous area!
This is a good apartment and seems like a high-standard apartment. And it is convinient for resident here buying foods from saveway.But its really scary when you are walking at the street that homeless people surrounding you.And it is really noisy that I always wake up by the voice of people talking.I can heard the sound of gun shot the 3rd day I move in. The people were killed just infront of my apartment bus station. Think it carefully when you move in!

Not THAT bad!
Well I´ve been a resident of the Fillmore center for over a year, and quite hoenstly I haven´t had that many problems. <br> <br>I live in Tower one, or T1, haven´t had ANY of the problems everyone else seems to be complaining about. We´ve had some disturbances (i.e. loud music from other apartments), however when that occurs, I just call security and they send a guy up almost immediately to bother them, tell them to turn it down, adn then they get written up. After that, they don´t do it anymore. We haven´t had a problem on my floor about noise in months. <br> <br>The area IS plagued by crime, however. The neighboorhood south of the corner of O´farrell and Fillmore is not safe at ALL, and the security gaurds they hired are competant, but not ARMED WELL ENOUGH for the area. They carry wallie-talkies and I think battons, but I think given the nature of the area, they should really be walking around with hand-guns, shotguns, that sort of thing. There is almost no video coverage by security outside of the front door to our building, and the camera is place at an odd enough angle that it didn´t catch a mugging that occured about 5 feet from the door. That is the sort of ---- that needs to be CLEANED UP. As far as I know however, thats the last mugging I´ve heard of in the area in a long time. <br> <br>We´re on the top floor, and once (and only once), during a HEAVY rainstorm that lasted 2 full days, the cieling started to leak. We patched the leak ourselves, but called maintenance the next day and they sent a guy up rightaway to fix it. He came in, Looked at it, said "huh. Don´t that beat all?" and then left. We haven´t heard from him since, however we assume they fixed it since the area doens´t leak anymore...Meh. <br> <br>Now as for the perks of the area...We are literally across the street from a Safeway. its a 45 second walk to the doors. Japan-Center, with all its cool stores, great restaurants, and hot Japanese girls, its also just across the street, a block and a half walk. Not to mention the AMC theater located therin (personally I hate the theater, its got a crappy sound system, ------ seating and smaller screens than most newer theaters have these days, but they do have the latest films). Fillmore center is about a block away from Geary/O´farrell, two streets that run almost the entire width of the city, and also happen to be host to the #38 muni bus, which runs 24 hours. Where parking is concerned I really couldn´t say, since I´m not stupid enough to own a car in the city, and have to contend with inflating gas prices, ridiculous parking, bumper to bumper traffic, and the always present threat of a breakin. I should also mention that the higher up you are, the better view you have, and the view really is fantastic from where I am. <br> <br>So, in conclusion, the Fillmore center is a pretty nice place to live, but only if you´re in Tower 1 or Tower 2, it seems. <br>Rent is OK at $1500 a month for a one bedroom, but I would prefer it to be lower. I´d prefer it to be FREE if I could have my way, but of course, that won´t happen. My lease runs out soon, so I´m not sure if I will renew or move..decisions decisions. Anyway, the Fillmore center isn´t all that bad. So suck on that.

WORST PLACE I’VE EVER LIVED
The Fillmore Center is by far the worst place I’ve ever lived. Last month my neighbor’s apartment was robbed, and the following day I heard someone was stabbed in the hallway! I went online to check the crime rate in the Fillmore Center, and was amazed reading this site. After viewing the previous positing, which suspiciously sticks out like a lame---- Fillmore Center staff-written brochure, I thought I’d bring it back to reality. <br> <br>To give a rundown of my rent: $1,455/month for a one bedroom, no utilities included. I live in one of the towers, where the elevators are constantly breaking down (there are only two) and are constantly covered in stuff you don’t want to step in. Parking is too expensive, so I sold my BMW which was ticketed at least five times on the surrounding streets. The laundry room is usually filthy, and their automatic card payment system is a rip-off, so I go to the laundry place across the street. They recently must have dropped their no dogs rule out of desperation, and last week I nearly stepped in dog crap on the lawn. <br> <br>Basically, you will be paying for a bunch of city-subsidized low-income tenants who have ten unruly kids running through the halls screaming (and riding scooters/bikes) at all hours. The noise level is normally in the city, but the walls don’t keep the noise level out from your neighbors. I am constantly being awoken to slamming doors, and drunken yelling in the hallways. Once they sucker you in on a “deal” it does not happen again when your lease is due for renewal. You can confirm this by the extremely high tenant turnover rate. The staff pays no attention to the problems and complaints you will try to make. <br> <br>There are so many better deals that you would have to be crazy to move in here now. I moved in during the high-rent 1999, and I’m moving out of this hole later this year as rents continue to drop in SF! The Fillmore Center is totally desperate now because all I ever see are people moving out. If you value your safety, money, and sanity avoid the Fillmore Center. Beware! they’ll tell you (and apparently write) anything to get new tenants. <br>

Now I´m kind of freaked out (previous M1 poster)
I´m the one who wrote about how great M1 is, in the review before "WORST PLACE I´VE EVER LIVED", and I just wanted to say that I really am just a tenant, not a staff member. And maybe I really am living in a halo of self-delusion, but I don´t want people reading my review thinking it´s fake -- that I got paid to write it. I don´t know how to prove it, except to use words like "--------" and "that´s ------- ridiculous" which are things I bet Fillmore Center staff wouldn´t post. <br> <br>I feel really badly for the people who´ve had such ------ experiences, and frankly some of the reviews make me damn nervous. But I thought, in all fairness, I should post my experience so far, too, because it really has been ok. <br> <br>Can the person who wrote "WORST PLACE" please provide the link where he/she went to see crime statistics by neighborhood? I´m not being sarcastic -- I´d really like to see what´s there. <br> <br>Your $1,455 rent IS high for a 1 bedroom in 2003, and it sucks if the FC won´t re-negotiate your rent. Since I have not yet had to even have that conversation with them, I can´t dispute what seems like a bad situation. I don´t know why they would want to get rid of an already established tenant if they´re going to turn right around and rent to someone else for less. If that´s what they do, they must be --------. Again, I´m not being facetious, and I´m sorry if they refused to lower it. Did you ask them why? <br> <br>Maybe the towers are different -- the stuff I´ve read about the screaming kids and the stabbings and the gross, broken elevators and the noise and the drunken yelling -- this stuff does not happen in M1. I´m not kidding. It´s been very clean here, especially since the renovation right after I moved in. Also very quiet, with no kids riding scooters in hallways or anything. I promise. I can´t predict whether those kinds of nightmares might start happening in the future, but right now, it´s alright. <br> <br>The thing the person said about the ticketing in the neighborhood: my question is, what were the tickets for? You can´t blame your rental company for tickets you got, if the tickets were for parking illegally or something. I mean, come on, if you have a car in SF and don´t park it in a garage, you´re going to get tickets, even if you´re mostly careful. It´s just what happens. <br> <br>The thing about the dog poop is just silly. Sure, people are jackasses and don´t pick up after their dogs, but blame the Fillmore Center? Because ONE TIME you "almost" stepped on dooky? I pick up my dog´s poop every time she dumps one, but I pat myself on the back for that, not the Fillmore Center. Although I will say, again, I´m happy that (for whatever reason) they have a "dogs allowed" policy, because there are many, many dog owners in SF (and everywhere) that are responsible and deserve to have their animals live with them. <br> <br>And finally, I want to address the statement, "there are so many better deals that you´d have to be crazy to move in here now." "WORST PLACE" person, please tell me (although it will make me feel like an --- if you do) how and where I could have found a better apartment, for less than $1,000. My basic criteria were (and are) as follows: <br> <br>1. I have a dog. <br>2. Rent must be less than $1K. <br>3. My boyfriend´s in a wheelchair, so if there´s no elevator in the building, he can´t come over. (He can lift me over his head with one arm, but he can´t climb stairs, not more than one or two. Little ones. With railings.) <br>4. Must be at least a little parking in the neighborhood. <br>And oh yeah, the last item I have to add, which was HUGE, involved the fact that I was laid off several months ago, and only just recently was able to start working full time, so I had no savings left and could not pay the normal full deposit (typically at least first and last months´ rent). I needed to move by the end of May. So you´d have to find me an apartment that fit criteria 1 - 4 PLUS has no deposit. I mean none. Zero. <br> <br>I probably wouldn´t have added more to what I wrote a couple days ago, except it pissed me off that you said I was on Fillmore Ctr. payroll. I specified, deliberately, that I live in M1, because there are a lot of buildings run by these guys, and I think a good review site should include info about each one. Right? <br> <br>I´m going over to the towers sometime in the next couple of days, have a look-see, because I´m really curious now. <br> <br>Sorry for all you folks who are having, or have had, such scary experiences. If I did work for FC, I´d post something here asking all of you to come to the office (again?) with your complaints, if for no other reason than I wouldn´t want all these crappy reviews posted anymore. <br> <br>Fillmore Center staff in the house?

Not very safe, lots of creepy people, and vandalism daily
Don´t live here if you want to feel safe. I lived in S2 (1550 Eddy) for almost 3 years, and finally moved out. I honestly don´t know why I stayed so long. They let anyone, I mean anyone, live there. Just drive by and circle the complex, and the people you see on the streets, will be the same ones who you encounter in your hallways. <br>Secured underground parking for $200/month. Trust me, it´s not secured. My roommates car was stolen in the secured underground parking (which was parked next to the entrance) and the security office was just around the corner. The cameras didn´t help b/c the images were too blurry. <br>The staff is extremely unfriendly. The shelf in my closet fell down, and when the maintenance guy showed up to fix it, he yelled at me for having too much stuff on the shelf. I later found that the shelving was not nailed to a stud in the wall. My fault, yeah right! I minimized my contact with the Office staff b/c they´re ignorant too. One of the security guards told me a drug and prostition ring were going on in my building (S2-1550 Eddy), and they didn´t seem to be doing anything about it. He was more or less bragging really. <br>Vandalism happened to the lobbies and hallways of my building almost daily. I can´t tell you how many fliers they posted on my floor warning us of potential problems. I mean it´s nice that they do that, but at the same time, it reaffirms that you should not renew your lease! I lived on the 5th floor and everyday my elevators smelled like urine. It´s as if the office decided not to clean it b/c it was a persistent problem. I was so embarassed when people would visit and they could smell it. Young kids would run wild in the hallways wreaking havoc, and destroying everything. My apt. had a fire hose outside my front door. One night the kids broke the glass, and turned the water on in the fire hose so the hallways would get flooded. At least 3-4 times a month one of the kids would pull the fire alarm. I felt like I was back in college standing on the sidewalk watching the firemen going inside tmy dorm b/c some dork thought it would be funny. The noise was deafening so you had to get up in the middle of the night and stand outside in your PJ´s like everyone else. <br>Oh, and I must mention the garbage chute. Each floor has a chute, but mine might as well have been the dumpster b/c some people refused to put their garbage down the damn chute. They just left all their crap in the hallway. I felt sorry for the apts surrounding it b/c you see the piles of boxes, even furniture, & garbage bags outside your door. Obviously lazy people! <br>I will say that my apt. itself was ok. I lived in a 2bd/2ba with a washer/dryer & fireplace. The walls were solid concrete so I was forced to have plain walls b/c I didnt´ want to drill. It was good for noise and kept the apt. cool, but it gets frustrating b/c they´re concrete. The floorplan was boring really, but spacious. However, the ventilation in the bathrooms was awful. Since the fan just made alot of noise and didn´t really do anything, the steam from the shower caused mold to grow on my windowsills and surrounding wall. I would leave the window open to allow it to escape, but one night I was watching TV when this thing began circling my bedroom. Turned out it was a bat (which must have entered through my open window)!!!! Of course, I freaked out! <br>I would not recommend this place. Remember, urine smelling elevators, vandalism in the hallways, incompetent staff, and who knows who you may be living next to?

Only move here if you really have no other choice
First let me say I´m a person with a Section 8 voucher but I did rent a what they call "Market Rate Apartment" on the 12th floor. <br> <br>You can hear every little noise that someone in the apt. above you, below you, on both sides of you, when courtecy patrol uses the stair and the door closes shut, the people talking on the street, the fire engines about 5 times a day, the alarm at the community center going off atleast once a week sometimes 5 times for over 20 mins and last but not least if you live on the south side of 1510 Eddy St you will here 31 Balboa almost every 20 mins. <br> <br>Dec 2002 they came to inspect my apt. I pointed out the double pained windows had fog in them. Not every one of them just 6 out of 8. Then in Jan I got a note that said "If you have fog in your windows call customer service to make an appointment to have them inspected and it was a factory defect. I called and was put on a list. Then in Feb I got a call that said they would need to come in my apt. to inspect the windows (on Feb 6th) I was in and out that day and so not sure if anyone showed up (but it didn´t look like they had). Then on Feb 11th at 10:30 there was a knock on the door. Three men were here to inspect my windows. I said hmmm what happened to the inspection on Feb 6th. They just said don´t know we are here now do you want us to look at them or not. I said okay. <br> <br>Well it´s May 8th and I have not heard on thing about the replacement of these window and I have given my 60 day notice that I´m moving out. <br> <br>Please NOTE the 60 day notice you must give even if you lease is up. When you sign your lease the phrase it as "Please sign this it is just a notice letting you know you can get out of your lease at anytime with just 60 days notice" That is not true. It is a notice saying no matter what you must give us 60 days notice when you plan to move. <br> <br>The only reason I moved here was because it seemed like an nice place to live that would take my section 8 voucher. Yes they do take section 8 but it´s hell (even in a Market Rate Apartment) <br> <br>Just a note if you are going to trash people on section 8 here´s some info about the program. If you are a single person you can Earn $29,750.00 a year and still get a Section 8 Voucher. 2 people can earn $34,000.00 a year. and so on. They well pay Fair market Rate which they state is $1,248.00 for a Studio, $1616.00 for a one bedroom, $2,043.00 for a 2 bedroom and so on. <br> <br>Oh on last thing. <br> <br>My sink was backing up on Saturday night. Not just backing up it was like a fountain. I was just sitting in the living room and heard this noise went to the kitchen and my sink is spitting up water. I called every number I had and got no responce courtesy patrol gave me a phone number I called it and they guy said I had the wrong number. In the morning I began to call around again. Working on Sunday I had to leave before 9:00am I did leave some messages but when I got home at 4:00 pm there was no returned call and the fountain was still flowing. I went down to customer service. The Person behind the desk said "oh what would you like me to do about that". I said "I really don´t care what you do about it all I have to say is I´ve called, Left 4 messages and now came down here and told you about the fountain in my kitchen. I´ve done all I can do if you don´t want to maybe send someone over to fix it then I at a lose for words here." She said "oh you´d like to request a repair then". I said "If you think it needs a repair person you request one". <br> <br>Monday I still had a fountain and no repair man. <br> <br>Tuesday a repair man came at 10:00 and said "I heard your sink is stopped up". After about 2 hrs he fixed it but I think from Saturday night until Tuesday morning is too long to to have a working kitchen sink. <br> <br>So think really really hard about moving to the fillmore center.

You can do better
I have somewhat of a different opinion than most of the postings here. I lived in the Fillmore Center from 03/02 - 03-03. I lived in the Turk Street Tower and rented a Penthouse. There were many perks to signing a lease there when I looked at the apartments. Low security deposit, a nice apartment on the top floor with a fireplace, and 3 balconies, and even free parking for a year. (never had a problem with the parking lot) <br>As a white male, 6´2, I never had an issue feeling unsafe, and I thought that my neighbors (on my floor) were all really nice. The people in the building seemed nice too. Having lived on the top floor, I never heard a sound, never heard my neighbors, it was actually really quiet. I never had laundry stolen. I thought that maintenance did a pretty good job keeping the building clean, considering that there are probably over a hundred units in the building. The location is convienent, but lets face it, whether they tell you its the "New Fillmore Jazz District" or tell you you have a Pacific Heights zip code, it´s still the Western Addition, a very poor area of the city, with its share of problems. My only issue about living there was at the end of my lease, the management tried to raise my rent 19%, in the Western Addition, in this economy. It seemed that they had no clue about the depression of the rental market, and seemed to have no interest in keeping me as a tenant. I moved. Overall the apartments were nice (mine was anyway), but after all the perks expire after the first lease, they offer you nothing, and that makes the new price way too expensive for what you get. So if you are looking to only stay there for a year, the place is ok, but if you are looking to stay somewhere for a few years, I recommend looking elsewhere, as Laramar (property Manager) appears to have no interest in creating a community or developing equity with their tenants. <br>By the way, I was refunded my security in full.

Expensive, but ok
It´s alright, it could be worse, you could be living in the Tenderloin. <br>I am a fairly small Asian girl and I regularly walk around the Fillmore in the predawn hours and haven´t had a problem, although once I think I just missed a bad fight. By the way I´m not a prostitute, just a night owl.

You Are Warned!...
I cannot imagine anyone could be motivated to come to this site and write positive feedback about The Fillmore Center--except of course, the owners. This is how desperate the current owners are to hide the sad truth of their business. The Fillmore Center has changed ownership many times since it was built, and I guess employee turnover is even higher. You will learn this when you experience their general apathy with tenant complaints/problems. <br><br>Yes, there are some conveniences--a Safeway, post office, and athletic club, but you will pay SF top prices for everything in addition to your apartment - like $170/month to park your car in the poorly secured lots. Nothing - not even trash/water/sewage are included (there´s even a monthly "account maintenance fee" to figure out how much to charge you for utilities). The neighborhood is in San Francisco´s notorious "projects district" with some of the poorest residents of the city. When the Fillmore Center was built, it was forced to forever allocate a percentage of the apartments as "section 8" highly subsidized housing (~20% of units) - mixed in. Most of these low-income residents are good people, but a large enough number are, or bring in: criminals, drug dealers, gangsters, prostitutes, meth labs, etc. <br><br>If you live here and are female, or not so tough-looking, you will have to contend directly with some of the worst elements of SF. As I am a small guy, I encountered some very scary situations at all hours. Not all of these unfortunate elements actually live here, as anyone can enter any of the buildings with the complete lack of security. Yes, there are video cameras on some of the main doors, but there is no security patrol - only a "courtesy patrol" that is likely paid at the same level as employees of the McDonald´s across the street (where numerous fatal gang shootings have occurred). Their rental agreement states that there is no security provided by the Fillmore Center, and you are warned that all the risks are legally yours! <br><br>My neighbors below me fought every night until 3am for two years. The proud stereo owner above me would play his music until the same time (I could feel the bass - which actually moved objects on my shelves). I called the "courtesy patrol" and filed formal complaints to no avail. <br><br>The Fillmore Center increased my lease rate every time it came due, even when rates across SF fell. Money is the supreme objective here. They added every charge they could possibly get away with after I was suckered in on a "special move-in deal." <br><br>I recently found a larger apartment in Pacific Heights (the Fillmore Center is below Geary in the Western Addition) for $200 less per month, including utilities except electricity. I moved and cannot believe how much safer I feel! The Fillmore Center seems to be focused on housing naive Asian newcomers (English students and business people) who are willing to pay top dollar because they don´t know any better. The Fillmore Center takes advantage of these culturally naive folks with complex paperwork and "deals", knowing how to confuse them into high bills. I guess they feel comfortable with Japan/Koreatown nearby. Beware of the Fillmore Center--they are hucksters! <br>

I don´t know what these people are talking about- I love this place!
Great apartments- location, service- my only problem is that it is a little expensive, and we now have to pay for our own water- a fraction of the entire Fillmore Center bill, that is- overall- the great view is worth it.

"Wonderful place to live" - BULLSH*T
The person who wrote that the fillmore center is a wonderful place to live obviously works for the fillmore center. I don´t know how anyone with any degree of integrity could write that tripe. <br> <br>First of all, the leasing agents are friendly before you sign up, but when you become a tenant they ignore you and walk around with sticks up their you-know-whats. They never return phone calls, and then cowardly leave notes under your door when it´s time to raise the rent. Security is a joke. <br> <br>If there´s one thing you can trust from all the reviews besides the ones written by the fillmore center staff, remember: THIS IS NOT A NICE NEIGHBORHOOD. Gunshots, boomboxes, drug use, thefts, vandalism, muggers, prowlers, murderers, rapists are all wandering this neighborhood. Granted, there are some in every neighborhood, but this is a dangerous area to live in. It´s scary enough around here during the day, but if you come home late at night you´d better take a taxi I wouldn´t trust the bus. <br> <br>The apartments themselves are okay, nice and comfy, and all the appliances worked. Engineering responded pretty quickly to requests and the janitors are friendly, I made friends with one of them. But when they worked on the windows they left my window open and I have a cat! Stupid jerks, I put up a note saying please leave windows closed, but they left my windows open, can´t those dumbos read? Luckily my cat did not jump out the window while I was gone. <br> <br>This would be an okay place to live if: <br> <br>1) the complex was in a better neighborhood <br>2) the staff was professional <br> <br>I can´t recommend living here, and you shouldn´t believe the reviews written by fillmore center staff.

Location, location, location
The Fillmore Center is not a bad area to live in ONLY if you get an apartment in M1, M2, T1. Don’t get an apartment between Ellis and Turk Streets. As they say, it’s all about location and a few blocks make a big difference. The neighborhood is not that bad…depending on which street you live on. So again, don’t live from Ellis Street down. <br><br> <br><br>My apartment is pretty decent: new fixtures, newly painted, and the carpet is clean. But the noise level is a problem. The next-door neighbors blast their music and have parties at all hours of the night. The security has warned them a few times so I think they may have gotten the picture. By law, you are not supposed to be able to hear your neighbor’s “unusual activities” after 10:00 p.m. At that point, the police can actually be called for that. I haven’t had to call the police though since the security seems to have it under control. <br><br> <br><br>The staff at the Fillmore Center (security, engineering and maintenance) are friendly and helpful. The leasing office is another story. Once you’ve moved in, you will rarely get return call s from them…even the customer service manager doesn’t return calls. They also don’t seem to know what’s going on and seem uninformed. There is high turnover there, which adds to their ignorance about the complex. <br><br> <br><br>The FREE shuttle to the financial district is very helpful – it’s always on time and usually you can get a seat. The only problem is if you work in SOMA, the closest stop is Union Square…quite a walk if you work in that area. <br><br> <br><br>If you’re facing Fillmore, Turk or Ellis streets, you will hear a lot of traffic noise from police and ambulance sirens, traffic, and boom cars. These cars are the worst. They all blast their music (especially on sunny days) and their music shakes all of your windows. The windows do not do a good job of keeping out noise so the noise penetrates into your apartment. There is a market on the corner of Turk and Fillmore that seems to attract many of these boom cars. The cars stop in front of the market for what seems to be 5 minutes BLARING their music. It must be either a mating call or some sort of drug deal signal…I’m not sure but it’s REALLY disturbing. <br><br>If you get an apartment, try to get it in M1, M2, or T1!! These apartments are quieter from the outside noise. <br><br> <br><br>Overall, I would recommend the Fillmore Center…again, remember the three apartment buildings to live in…and you will be fine. It’s convenient, clean and the rents are pretty decent compared to other apartments in the area. Make sure you get a move in special (one month free, etc.) when you sign your lease. They are always offering special discounts. Oh and the parking situation…they have garages that you pay for $170 per month but the problem is, many people do not pay and park for free until they get found out. So if you’re paying $170 a month, you are probably making up for all of the other people who are not paying!! So if you can, try to negotiate the parking rate too when you sign the lease. <br><br>

Don´t even think about it
I recently moved out of a penthouse at the Fillmore Center, and after talking with some of my neighbors (and reading these reviews), I realize that my experience is typical. The apartment itself was not so bad although it had absolutely no character. 3 balconies, good view and a fireplace. If you´re lucky enough to find the elevators in working order, you´ll be greeted with the scent of urine, french fries and smoke (cigarettes and marijuana). In 11 months, I heard at least 5 shootings and an out of town visitor actually witnessed one. I was mugged at gunpoint. My mailbox was broken into on three separate occasions...replacing credit cards is a serious pain. My doormat was even stolen. Yes, there is a police station right across the street, but maybe you should ask yourself why is it located there. The Fillmore Center is in the hood. It´s not just a questionable area. It´s the hood! Consider yourself warned.

The WORST Apt I ever lived!!!
Noisy! Noisy!!! Noisy!!! <br> <br>Neighbor is playing the music so LOUD until 3 AM in the morning. <br> <br>Neighbor is running around in his/her unit until 4 AM. <br> <br>Neighbor´s DOG is barking inside of the apartment at least 2 times a week in the middle of the night. <br> <br>PARKING is too FAR from the unit and unsafe. <br>Somebody sometimes take my spot without having the parking permit (1-3 times a month) <br> <br>Since my neighbors are SO NOISY all the time, I really have a sleeping problem now (since I moved to this apartment). <br> <br>Security officer is helpful, but even though I reported the problem to apartment managers, they RARELY take the action to those tenants. <br> <br>Remodeling the apartment, but the design is getting worse than before. Poorly designed. <br>So ugly! <br> <br>However, they are increasing the rent now!!
