was brilliant from a nine year old´s point of view

i remember loving this place. the gardens were huge and had loads of streams and waterfalls and it was near a popeye´s chicken (height of sophistication when you´re 9!)I loved the really big waterfall. <br>Hahaha also there was a tv channel where you could watch the lobby! we spemt hours watching that! I once flashed my --- at it! <br>So, yes. I´d give it a solid 8.

    Yes it is really that bad

    They keep renovating the buildings. Of course to lure the new tenants. Where do they get the money to renovate? increasing the rent fees from old/current tenants. It´s really awful. It´s useless for them to renovate since there are so many vandals. It´s useless for the buildings to look pretty when living inside is not safe. Mail boxes for my building got busted twice (I heard this happened many times before), my credit card and my new check books got stolen and thefts used my cc for $175 and forged my signature for $250. It´s pretty awful living here. The management don´t care. They are very hard to be contacted when they want to increase my rent they slipped a letter under my door with an opening goes like "In last few months we have been unsuccessfully trying to contant you in regard to your lease renewal. Remember that your apartment rent will be increased to $1392 if we do not hear from you by Feb 28, 2003." <br>Pretty bad. I´m planning to move out in April. The nice thing about fillmore is the location. It´s strategic and close to everywhere.

      Idiot

      The guy who wants an FBI Surveillance camera set up in the garage in an idiot. Wow! I didn´t know the FBI had enough time on their hands to VIEW THE FILLMORE CENTER GARAGE 24-7! How about knowing what the hell you´re talking about? Hello??

        bad bad bad

        I moved in during the economy booming on 2000. When the economy is slipping down.. the rent eventually have to go down too.. <br>But the management people won´t adjust my rent , instead...insist that if I want the new rate, I´ll have to move to another unit..How smart. <br>They have to get people in to clean my old apartment and I also have to move ..only to another unit. <br> <br>I left my apartment pretty clean and still got charge for tons of money. <br> <br>Parking then had been raised for whatever reason but not security..we got our car broke in and stuff stolen. <br>Fillmore claim to have surveillance camera..same like what the FBI have..but..excuse me..what good is a camera if car still got broke in. <br>btw,.. one of my friend just had his car broke in last week. thats his second time. <br>so..hello.... FBI surveillance camera???? <br> <br>anyway...I´m looking forward to move out ASAP...so...strongly not recommended to move in unless u have too. <br><br>

          Can and Can´t complain.

          I lived in the fillmore center for about 2 months. I had a one bedroom penthouse. I liked being up that high. The place was nice. It was a bit small for 1670 inluding parking, but it is San Fran. I pretty much have some of the same complaints and congrats as the other people. I am a big guy so I did not get messed with like some of the other people that said they did. I did not fear for my life, nor did my wife. The managment totally does not know what they are doing. The elevators are a big problem. Only two for a fifteen story building, and one is always broken. I only encountered one crackhead at my door who was pretty much scared away by my .45. Other than that, the people on the streets were pretty friendly. Also, even being on the fifteenth floor did nothing to drown out the city life below on the street. Still very loud even that high up. I did lose my deposit even though the apartment was clean, and I was promised it back in full. I have a house now just as close to the city for 1650 and its a quiet neighborhood 3bd/2bath house front yard back yard two car garage. I like the suburban life, but if you do have to have the urban life than there are better and much worse places than the fillmore center.

            You can do better...

            Moved in early 98. New to area and vacancy rates were really low. This place had an open studio. Had to call security a couple times when disoriented people were convinced they were knocking on the door of their apartment. It´s a nice looking building in a sketchy area. New owners bought the building in mid 98. Wanted me to pay more rent after a year. I guess they thought I would be willing to subsidize the low-rent tenents that seemed to be filling the place. Paid extra for underground secure parking and still had my car broken into. I moved out and found a much better deal in Noe Valley after my 12 month deal was up.

              Noisy, Noisy, 3 a.m. yelling/screaming boom, boom, music!

              Please do yourself a favor, DO NOT MOVE HERE. The property management cannot control the noise and refuses to screen for better tenants. Guy upstairs playing his electic guitar/piano early a.m.hours- 3:30 a.m. The noise comes through the ceiling! <br> <br>Almost every night and most certainly EVERY WEEKEND next door neighbors come home around 3 a.m. banging doors, turning up the music, yelling, sreaming. The Fillmore Center management does nothing. <br><br> <br><br>I´ve called the Fillmore Security dept and was asked "why don´t I go over there and party with them?" I´ve had enough! THe Fillmore Center will not let me out of my lease without a 60 day notice. I gave my notice but now I have to continue to pay $1245 to sleep on my couch because my bedroom is against the shared "party-wall." Noise comes through the 6" walls and through the bathroom/closets which are drywall but not concrete. <br><br> <br><br>I have called the police on several occassions for noise. My Christmas Tree was stolen and thrown from apt 408, Management did nothing! I´ve been verbally gay-bashed 2x´s by the same tenant in my building, Mangement did nothing. <br><br> <br><br>It is a terrible place to live.

                i lived in the fillmore apartments for exactly one month. <br><br> <br><br>i was in the eddy street building which is the one closest to the police station but the one that is considered the least safe. <br><br> <br><br>the first week i was there the fire alarm went off 4 times. <br><br> <br><br>the apartment was smaller than the one they showed me. so i used that as my leverage to get out of my lease. but they were not going to let me out until i threatened to send a letter to the president in the corporate office in chicago. <br><br> <br><br>the apartments are small. the buildings are very unsafe. anyone can sneak right in and wander the halls. <br><br> <br><br>i think it is just too big for the managment to handle. it is also situatied in an area abutting a seriously dangerous neighborhood. <br><br> <br><br>there have been about 20 shootings within a 5 block radius in all directions within the last 2 years. <br><br> <br><br>there have been multiple fatalities within 100 yards of the front door of the eddy street building. <br><br> <br><br>i would not recommend these apartments to anyone moving to sf from out of town. <br> <br>sf residents already know the score i think and only very desparate people will move in here. <br> <br>as for the recent post from a woman who has a 2br/2ba, i think that is a plant from one of the rental people! <br> <br>total garbage. <br> <br> <br><br> <br><br>

                  Decline in property

                  I lived there from 1993 - 1998. In all honesty from 1993 to about 1997 it was a great place to live. Then in 1997 it seemed there were a lot more questionable type tenants (part of the City´s drive to relocate Section 8 renters while they renovated/razzed the projects). The place turned into a dump. I´d come home after work and there would be people hanging out in the hallways I´ve never seen before. Three times the same guy jacked up on crack or something came to my door at 3:00 a.m. looking for someone. <br> <br>My laundry disappeared regularly from the washers and dryers. <br> <br>I haven´t been there since 12/1998 so I don´t know if that´s changed much. <br> <br>

                    Extortion

                    The neighborhood and the managment team are the worst detractors from these apartments, I managed to avoid the drive by shooting in the lobby by five minutes. I subsequently moved out. What they charge people to live here is outrageous extortion. However finding an apartment in sanfrancisco at the time was nearly impossible. <br> <br>The apartment itself was great, all be it small bedrooms and cheap finishes. Apart from the public areas the apartment was nice.

                      wonderful place to live

                      I highly recommend the Fillmore Center apartments to folks looking to rent in San Francisco. They are centrally located with every possible convenience (Safeway, postoffice, cleaners, fastfood, Pacific Heights restaurants and shops, Japantown, Movie Theaters and tons more)within walking distance. Sam´s Coffeeshop in the bottom of 1510 Eddy is great - personal, friendly service. Many bus lines go by the Fillmore Center which makes public transportation a piece of cake and the Fillmore Center even has its own shuttle service for commuters to the financial district. <br> <br>My husband, daughter and I lived in one of the 2bed/2bath penthouses and all of our friends couldn´t believe the amount of space we had. The apartment was very clean and updated. We didn´t have the charm of an old San Francisco flat but our views were spectacular - truly some of the best in San Francisco. The fire place was wonderful - reminded me of Frazier´s apartment on the show "Frazier". <br> <br>I was active in the community and found the Western Addition to be a very friendly, thriving place to both live and work. It has its share of crime but no worse than what you would expect from living in the middle of a big city. You need to be smart about walking alone at night but take the time to say hello to the people you see everyday at the coffee shop and on the corner and on your way to the bus stop. You will find that people in this neighborhood are very friendly. Get to know your neighbors on your floor. We found that this made us feel more secure and made us some very goods friends in San Francisco. <br> <br>The people who work at the Fillmore Center take a lot of pride in their work. They really want to please their customers. The Maintenace Team is truly outstanding. These people are very professional and obviously enjoy their work. The new security force is also very good. Try to get to know the folks in the leasing office. They are really inundated with work so it helps if you can have a face with your name. We had a few frustrations during the three years we were there, but we found that when push came to shove, they were honest, caring, and did their best to make us happy. To me, this sets the Fillmore Center apart from other large apartment complexes. As a renter, I just encourage you to be kind and understanding when dealing with them and again, get to know a few folks so that if you need help, you can get it quickly and easily. <br> <br>There are always going to be downsides to living in a large apartment complex but my husband and I agree that we couldn´t have found a better place to spend our three years in San Francisco. I hope this commentary has been helpful.

                        Nightmare - Mgmt., Burglars, etc. (Calling Kron 4) - Update

                        I moved here during the dotcom boom; the neighbors were friendly and since I had an apt. with my own door to the street, I had privacy. <br><br> <br><br>In 2002, my neighbor said she reported a gang of guys trying to get into my apt. Fillmore never warned me about this until I CONFRONTED THE BURGLARS TRYING TO GET IN. Why didn´tthey tell me? I´m a 5´ tall woman confronting a gang of guys in broad daylight and having a yelling match. I filed a police report, had an officer walk me back to my apt. I called the management and told them that I would have to move as I felt in danger. I had to pay moving expenses, try to find a new apt, all of this stress and the fear of having to face these guys. I moved out on 9/31 and asked them if I could keep the key to clean my apt. to get back my security. They said yes and then charged me every day I had the key though I was moved out. I GOT BACK $262.00 FROM MY DEPOSIT!! That is adding insult to injury. No one will return my calls, so I am calling Kron 4 and my attorney and putting them on the spot. If they had warned me and beefed up security..but no,they did nothing and then they rob me. <br><br> <br><br>Don´t move in here unless you have your own protection and have the money to throw away. There are nicer places to live. <br> <br>UPDATE: after my rating on here, Nicki did contact me saying that they would pay my deposit back in full. She has helped with any difficulties in the past and it was nice to know that she was concerned. I wish it hadn´t had to go this far because noone wants to be taken advantage of.

                          It´s got a bad rap - but apartments can´t be beat

                          I have lived in the Fillmore Center for several years, I even worked at the health club before it was taken over by Club One. I have to say I did have some problems throughout my tenancy but the majority of those were with the previous management team prior to Elkor/Laramor. My windows leaked, the hallways and trash rooms were always filthy & the people in the office were rude and compasionless and it always took a huge effort on part to get anything resolved to satisfaction. <br>With that said, I have to commend the current management team, especially the leasing manager Nikki as (1) she is the only person that is still here after 3 years with the new management group and (2) she´s been the only person to ever seem to care about my problems or resolve my problems with any professionalism at all. <br>I was recently in the office and was introduced to the new property manager and general manager and their energy for the neighborhood and complex was catching. I came in with problems (someone was parking in my space) which were resolved immediatley and with a smile. I ended up renewing my lease for another year (my rent did not increase)and I´m looking forward to some of the changes going on in my building. <br>I have a huge two bedroom with a washer and dryer, fireplace and tons of closet space. I pay $2200. per month which I feel is very affordable for SF living. The hallways, elevators and trash rooms are still dirtier than I think they should be, and the cable TV situation is less than wonderful but I do have hope that things are moving in the right direction.

                            Honest review from someone who actually lived here

                            I lived in the fillmore center for 4 years from 1998-2002. The apartments are nice, they have nice kitchens and all the appliances work, but the construction seems pretty cheap. Our roof leaked when it rained. Also, they use the cheapest carpet possible, and I don´t think they changed it from the last tenants, it was all dingy and brown. The security does the absolute minimum to guarantee safety around the center. I never see any security people walking around, they just sit in their office all the time and when you knock on the door for something, they get all huffy and bent out of shape for being disturbed. Once my key wouldn´t work in the garage and they got all bent out of shape when I complained that my key didn´t work. When you try to be polite to them, they just return your questions with rudeness. <br> <br>The garage is dark and poorly lit, and some crimes have been committed in the garage, but I won´t say them here they seem to be pretty well explained in the other reviews. As a single woman I don´t feel safe walking through the garage. <br> <br>This is a very bad neighborhood, there are projects all over the place, it´s like living in hunter´s point. A man was shot in the lobby, that´s how bad this neighborhood is. The elevators are always dirty and broken and smell like urine, I was so ashamed when my parents visited and they asked "what´s that smell?" People steal your clothes from the laundry room. My car was vandalized twice. There are always filthy people hanging around outside, you can´t walk in this neighborhood. You just don´t feel safe in this neighborhood, like someone is hiding behind some bushes ready to attack you. It feels like a third-world country around here. <br> <br>Now for the front office. The person who wrote about them not returning calls is right on target. My friend watched my cat when I was out of town and she had to call the front office for some reason and kept leaving messages and never getting a call back. Finally she had to go down there in person. I have left messages for several people, including Nikki, and you´re extremely lucky if they call you back. If you want anything, you have to go to the front office in person because they will NOT RETURN YOUR PHONE CALLS. They raised my rent by hundreds of dollars and when I complained that I couldn´t afford it Nikki said "well, that´s the market rate, and if you don´t like it you can move out." I thought that if I were that large, I would be an unhappy woman too. It doesn´t matter to them if you are a good tenant, the only thing they care about is money. The front office is pretty unhelpful after you sign the lease, you´re just another number to them. They are experts at doing the minimum amount of work to return the greatest amount of profit. <br> <br>The health club is pathetic, they have very few machines and it´s expensive. The courtyards are kind of nice, there are trees and waterfalls and grassy lawns. <br> <br>I lived here out of necessity because I couldn´t find any other place to live, that´s why I stayed for so long. I think the problem with this place is that it´s simply too big for one management team to handle, and a barely competent team at that. <br> <br>I advise people to carefully consider the tradeoffs of living here: sure it´s centrally located, which is great, but you have to put up with barely competent management, a high-crime neighborhood, huge rent increases, so-so security, leaky roofs, and generally being treated like a piece of ---- by the people who run the place. I think that all huge apartment complexes are pretty much the same everywhere you go, so your best bet is to find a much smaller apartment building somewhere else.

                              Not always the best, but I think they try hard

                              I was recently in the rental office going over my lease and was asked by the leasing manager to come to this site and read the reviews and give my honest opinion as I have lived here at the property through several different ownership and management changes. <br>Rents: Pretty decent for San Francisco, seems to follow the market which can be pretty shifty. I rent a two bedroom penthouse for $2600. I used to pay $3100 but when rents started to change last year my rent dropped when I renewed. Let me tell you it´s not always good news- when my rent went up to $3100 from $2750 I wasn´t so happy about it. The leasing manager (niki) has been pretty helpful answering my questions about the rental market and has refered me to websites with good information when I´ve questioned rates. <br>Neighborhood: There are some sketchy people in the area, mostly in the safeway parking lot across the street at night, and at the turk end of the property by the police station. The "courtesy patrol" staff are not so reliable it always depends who you get on the phone. <br>Apartment: large apartment, big closets, tons of balcony space and a fantastic view of Pacific Heights, also just got a new fridge when I renewed. <br>Parking: bad people are always parking in my spot and they never get towed. <br>Office staff: Like I said I think they try hard, but it is impossible to be everywhere at once, also communication between the different departments seems pretty bad. Whenever I want anything done I go directly to the leasing department or leasing manager because I know she/they will follow up with me. In their defense I know they have several new people and managers too and the property has been looking cleaner in the last few months.I haven´t had any problems getting return phone calls except from the customer service office when calling about getting anything fixed. Overall I think the people in the office now are friendly and proffesional in most cases. I think its a good value for an apartment in the city, I do wish the health club was included in my rent. <br>

                                LOVE IT HERE!

                                Since the new management came in 98, it´s getting better all the time. Rents are still high, but thats just San Francisco. I can´t belive some of the stuff people write on this site. I guess it just goes to show that you get more with honey than vinegar, which you can see some people are full of by reading their reviews... I have to say I am a pretty high maintenance tenant, in the office alot, a regular squeaky wheel and the leasing staff always takes time to say hello and ask how I´m doing and make sure I´m getting taken care of. The neighborhood can be a little trying at times, but so can many other SF neighborhoods. I have to say I feel pretty lucky to have a clean place to live, with attentive management and ok rents.

                                  It´s not too perfect but everyone is way too harsh

                                  OK, to begin with, the other reviewers make some very solid and valid points but I seriously think that people are being overly harsh to the Fillmore Center. <br> <br>I´ve lived here for 1 1/2 years now and this place is far from perfect, but certainly does not deserve the criticism is garners. <br> <br>To begin with, the apartments themselves are nice. The rooms are generally spacious and comfortable. The layouts are decent and allow furniture to be setup quite livably. Most of the fixtures and appliances work very well and reliably. The building is also relatively new in comparison to a great number of San Francisco buildings. <br> <br>The utilities are generally very good. Next to no power outages, cable TV ready, good water pressure and plumbing and if you use DSL, it´s close to an SBC connection center so it´s generally good and decently fast. <br> <br>There are some good facilities in the buildings, including laundry rooms in each building (the higher priced rooms have their own facilities). The laundry facilities are reasonably priced, relatively new and in good working order. They run on a cashcard system (no coins) which require credit cards or a tenant application to use which serves to cut down random people who use them. <br> <br>The grounds are beautiful, especially in this neighborhood (more on that later). There´s a common terrace accessable by tenants with BBQ pits, benches and picnic tables. Plus benches to sit and idle away next to man-made waterfalles and grassy spaces. There´s also a nursery school nearby and a ClubOne gym. However the gym is exorbitantly expensive ($70/mth) even after resident discounts. The gym is nicely stocked with all the regular gym equipment, a pool and classes etc. It could serve with additional upkeep for the price but it´s all servicable. <br> <br>Convenience is second to none. There´s restaurants (including fast-food galore -- KFC, BK, McD´s, Popeye´s, Subway, Taco Bell), jazz clubs, Safeway, Blockbuster video, Japantown (more restaurants), movie theaters, post office, the Fillmore (even more restaurants and shops)... all within 10 minutes walk. There´s a number of buses that run right next to the complex including 38/L, 31 and 22. <br> <br>In addition, the shuttle bus supplied by the Center, runs every morning, and it´s very popular gauging from the number of people who lineup to use it. Use requires a shuttle pass issued by the office. <br> <br>However, saying all these good things, this place has it´s share of problems. Yes there are issues with some of the building upkeep, including : <br> <br>-- The elevators (2 of them) alternate being broken every 2 weeks... and adding insult to injury, are stopped every 3 months for rountine maintainance. <br> <br>-- Elevators are routinely vandalized (especially kids taking lighters to the carpet walls) and smell really bad (urine, vomit, etc). Cleaning staff however, are diligent in fixing it every morning. <br> <br>-- The garbage chutes overflow and jam during the weekends when no one clears them on a daily basis. <br> <br>-- The fire alarms go off every month or so, either due to pranks or false alarms. <br> <br>However, in general, the complex is maintained well. In fact, the hallways are being renovated as we speak and are normally kept reasonably clean. <br> <br>The neighborhood itself is a little sketchy. It IS right next to a low income area. In addition, there are low income units in the building. If this makes you uncomfortable, you need to check out the neighborhood carefully before moving in. The neighborhood is made out to be worse than it is, though. It´s no different from a great number of neighborhoods in any major city -- upper-middle class suburban living, it´s not. <br> <br>Yes, there are shootings. I´ve heard one or two from my windows. It´s rumored one happened in my lobby and another in the courtyard. But usual rules apply -- it´s not any different than walking through an urban area at night. It´s not like there are people taking guns to random strangers on the street. Police Station is 2 blocks away too if you need help. <br> <br>In addition, Courtesy Patrol or the rent-a-cop security force on site, is more diligent and working harder than a lot of people give them credit for. They sort out a lot of problems I have. They also have regular patrols of the buildings and grounds. They checked me out a few times when I do late night laundry or when I drive in late at night to make sure everything is legit, which makes me feel safer, in turn. When the elevators got renovated, they posted a guard in the elevator 24/7 to stem the vandals destroying the brand new walls and floors. And they posted a guy at the door when the door lock was temporarily broken. I´ve heard them questioning suspicious people entering the building late at night or people without keys entering behind other residents. <br> <br>The management is a mixed bag. In general, I do think that they´re OK for normal issues. They´re not excessively helpful, but a quick visit to the office (why be so lazy ? Go in person, it´s a minute walk away) gets their attention. Requests for repair work requires a permission to enter waiver and work gets completed within a day or two -- not unreasonable. <br> <br>The rent flucuates madly also due to a lack of rent control. They do get pushy if you lag in rent but once I had problems with my bank and they were nice enough to accomodate the concerns I had. Saying that, I don´t like to ask them for too much help and I don´t deal with the office all that often. I do know that when I moved in, I had the MOST helpful leasing agent -- she helped me find a unit, went against her bosses wishes to give me a preview of the apartment while it was being painted and cleaned AND helped hook me up with some person who was leaving to sell me some of his furniture cheap. However, she disappeared rather quickly, so make of it what you may. <br> <br>In ending, no place is perfect. Sometimes I hate things about this place too. But overall, for the rent I´m paying in comparison to other places in the city, I´m reasonably pleased with this place. When I went apartment hunting when I first got here, I saw much, MUCH worse, for similar money. <br>

                                    feeling betrayed

                                    Well the place itself is not so bad after all. Actually it is a quite nice place to live since there are many business going on the neighbourhood and you have easy access to Safeway and transportation. So much for the good stuff there are some really bad points that make this apartment complex have a seriousely bad reputation. The leasing managers... especially the supervisor. It shows that they are trained to fool people who don´t know anything about renting apartment and they target international students. They could raise your rent fee without any preview notice. When my friend told me to avoid this place (as he told me they ripped people off) I could not believe him but after a real experience it pains me to see that his words became a reality. Resuming... The place is nice but the people.

                                      What a great idea to have a website that allows people to let others know about their experience living in an apartment so that they can make an informed decision before moving in. I am just sorry to see that, judging from the reviews that I read, only angry people have the time to post an opinion. <br> <br>I wonder what this website would look like if we had a chance to look at both sides of the story. <br> <br>The reason that I am taking the time to submit something to this site is that, I have lived here for almost a year now and came from a small town. Neadless to say it was a big move for me and I was loosing sleep over moving to a big city. It probably isn´t interesting to get into all of the details but in choosing an apartment I changed my mind several times and was probably a bit difficult to the leasing people. They were very patient with me and the end result was that they found me a great apartment where I feel comfortable and safe. I have a waterfall out my window and can sit out on my balcony after a long day and listen to the water. It is very soothing. I felt that even though I was difficult and most definately tried their patience that they really cared. <br> <br>I would agree with the last persons comments. I am constantly being greated by the courtesy officers and the maintenance and office staff. They really seem to go out of their way to make it feel like a community, which must be quite a challenge since this place is huge! <br> <br>The few times that I have requested maintenance to repair something it has been done immediatly. The guy that came always seemed to be happy to be working at the building. I have only had to talk to the office on a few occasions and it has always been pleasant. Even when I accidentally bounced a check. <br> <br>Bottom line I guess is after reading the other comments I felt that the Fillmore Center was getting a bum rap. I have noticed a change in the mood of the property, it seems to get better all the time. Notices were just posted that the hallways were going to be renovated. <br> <br>Anyway, its a great place to live. If you didn´t check it out it would be your loss.

                                        My experience with the fillmore center

                                        I lived in the fillmore center for 4 years, from 1997-2001. I don´t work there, so this is an honest review. <br> <br>The management team isn´t professional at all. Sure they dress well, but that´s where it ends. I can never reach anyone on the phone. Try it right now, just call the front office and you´ll get a recording. I left literally hundreds of messages for Nicky, the general office, the maintenance, key control, you name it. It usually takes about five messages before someone will call you back. There was a problem on our lease and I left Nicky about six messages and she never called, so I had to take time off work and go there in person. When I got there, I complained to the receptionist about fillmore employees never returning messages and she whispered that everyone complains about it, then laughed. As everyone else said, they treat you nice before you sign the lease, but afterward they ignore you. Can you say disrespect? Everyone who works there is glum and unsmiling. You can never talk to a real person at maintenance, you have to leave a message and then permission to enter your apartment. Well, some things can´t be addressed with a simple message, so when you ask them to return your call, forget it, you´ll never hear from them. The fillmore center staff are a perfect example of unprofessionalism in action. The only time they are professional is when you get to ride on the little golf cart to view the available apartment, after you sign the lease, you´re treated like ----. <br> <br>The grounds are pretty nice, there are some pretty green lawns and waterfalls, trees and bushes and walkways, even a bbq place, but I never see anyone out there reading or doing anything else for that matter. <br> <br>The grocery store is dirty and the produce is all wilted and has brown spots, you have to go to diamond heights or at least the market street safeway to get good produce. There is a video store, which is okay, but then you have to walk through the neighborhood to get to it, and I wouldn´t advise anyone to walk in this neighborhood. Ask any San Franciscan, he´ll nod knowingly and tell you how bad the Western Addition is. Someone was shot in the lobby of one of the buildings and cars are regularly broken into in the garages. Someone tried to jimmy my apartment door open one night, now that was scary. This is a bad, bad neighborhood, if you´re a single woman you don´t want to live here. <br> <br>Yes there´s a free shuttle to downtown, but when it fills up you have to take the next one or take the bus. It´s not that big a deal, I used to take the 31 balboa that goes down eddy street, but if you advertise a shuttle as one of the perks of living at the fillmore center, then it should be unconditional. <br> <br>I think some of the employees might try hard, but when none of them returns your messages, you have to wonder how hard they´re working or if they even care about the center or the tenants. The only employee who ever helped me was one of the janitors, I dropped something into the trash chute once and he actually took time out of his schedule to pull the compactor machine away from the chute so I could look through the garbage for an important paper. He even helped me look for it, god bless him. So I gave him some money after we were done. He´s the only employee who really helped me, the rest are all stuck up, especially Nicky. <br> <br>I had a professional cleaning service detail my apartment when I moved out, and I went through the apartment when they were done and it was spotless. I didn´t get back my full deposit either, and I´ve heard the same thing from other people, and I had to laugh. Yeah, they keep part of everyone´s deposit no matter how clean the apartment is. Maybe they have parties with the extra $. <br> <br>Overall, I wouldn´t recommend anyone living here. I guess it would be okay if you´re not too picky, but then there are alot of tradeoffs: you can never walk in this neighborhood, you have to put up with people stealing your clothes from the laundry room (happened to me three times), or smashing your car window in the garage(happened to me once), or having to navigate the crowds of angry minorities who want to harm you as you walk in the lobby. The apartments themselves are pretty nice actually, but not many people want to just stay at home and never go anywhere. <br> <br>So, these are my thought on the fillmore center, take it or leave it. As I said, I don´t work there, so this is an honest review. <br>

                                          pleasant experience

                                          I have been living at the Fillmore Center for over 8 months and was somewhat surprised to read negative comments on this site, epecially since I have had such a pleasant experience living here. I have experienced positive changes since the day I moved in. <br>The management team seems very kind, professional and efficient and seem to address problems quickly. The new and increased Courtesy/Security patrol is very visible and courteous. It makes me feel safe and comfortable. It is very easy to notice that the maintenance team is proud of their work an does a great job. You always see grounds people and maintenance staff everywhere keeping the Fillmore Center clean. <br>During one of my visits to the office, I had a chance to meet the V.P. of the company... in person. He seemed to be a very professional man who knows what he is doing and how to solve any problems that arise. He said that their goal is always to improve The Fillmore Center and the lifestyle it provides for the residents. I believe him, since I continue to experience positive changes. <br>Most importantly The Fillmore Center is a beautiful community with garages, laundry facilities and awesome grounds. In fact there is an amazing waterfall surrounded with palm trees where you can relax or read a book. Also it is a convinient place to live, everything you need is around you: Safeway, Kabuki Theatre, Jazz Clubs, restaraunts, Blockbuster, the park, Club One Fitness center with swimming pool and sauna. You also have easy public transportation access - but there is also the free Fillmore shuttle which goes between the community and Downtown/Financial District. So you won´t have any problems to get to work on time!!! <br> <br>So to the employees of the Fillmore Center- thank you for making this a great place to live

                                            The Fillmore Center is the WORST place to live

                                            Ok, so you are thinking about moving to the Fillmore Center.....DON´T!!!! Let´s start with the fact that honestly this place should be beautiful. There is well landscaped courtyard, bbq area, underground parking and a gym. But here is were it gets bad. The parking is $170 a month, the Gym is over-priced and should be free for residents considering how much you pay to live in the "Illmore Center", and the area is -------Fabulous. I´m not kidding, it´s -------fab all the way. <br> <br>The management SUCKS. Watch out for these people specifically. Dennis, Nikki, and Jacobi. They are all Fu%&YI! Idiots! And will only smile, take your money and then turn their back on you when something serious happens like...They tow your car eventhough it´s legally parked. Something breaks and you call for a repair, they will not even offer to help you. I´ve talked to Dennis repeatedly for the past 3 months about chaning my name on the front door key pad and that dumb muther fuc*&#! has not fixed it yet. <br> <br>Nikki, is a fat cow how is only concerned with getting your money. She will smile and make you feel welcome until you sign your check and then fu&^#! you in the when you are a resident this this hell hole! <br> <br>Word to the wise, stay the hell away from the Illmore Center. Unless you like voilence, ganges, over-priced rent, and shi&$y management.

                                              STAY AWAY FROM THIS PLACE!

                                              All right, here is my unbiased review of The Fillmore Center for the uninitiated, or anyone from out of town thinking about moving into this place. I´m the most level-minded person there is, but there are some very negative things about living here that, sadly, detract from what might otherwise be an okay place to live. <br> <br>The Fillmore Center is a pretty big apartment complex made up of several large towers and sprawling mid-level townhouses. There are two large courtyards, several underground parking lots, a gym, and some nice landscaping. The apartments are clean, bright, and fairly spacious for San Francisco, and they are fairly new, being about a dozen years old. The appliances include a dishwasher and microwave, two big timesavers if you ask me. The construction seems pretty good, although when we moved in there was a big water stain on the ceiling. Our leasing agent casually forgot to mention that the roof leaked, so during our first rainy season in our apartment, we had water dripping down on our furniture. Someone told me that they spent a lot of money redoing the roofs, well apparently they didn´t get it right. In all fairness, the landlord gave us a month of free rent for putting up with the leak. <br> <br>Now on to the bad stuff. We moved here several years ago before the whole dot com thing drove up rents to sky-high levels. Then we got a lesson in GREEDY LANDLORDS. We were good tenants, always paid our rent on time, never complained, always quiet, etc. Then they raised our rent four hundred dollars. How many people can afford a four hundred dollar rent increase? Can you? I called anonymously the next day and was told that the same unit rented for even less than our old lease! When I revealed that I was a tenant and wanted to take advantage of the new lower rent, they became enraged and told me I wasn´t eligible. I either had to sign the new lease which was six hundred dollars more than the market rate, or move out. We chose to move out. Great way to run a business, isn´t it? Drive the tenants away rather than compromise. I don´t believe I´ll ever understand their business acumen (or lack thereof). <br> <br>Like everyone else has said, the agents are oh so friendly and polite and smiling and laughing when you walk in and sign the lease, but the moment you sign you are treated like dirt. They never return phone calls, don´t even bother to look at you or say hi when you´re waiting for the shuttle. Nikki got in the elevator with me one day and I said hello to her but she just looked at me like I was some filthy street person or something. Just a month before, I was sitting in her office and she was laughing and chatting away with me, BEFORE I signed the lease of course. That bleached-blonde cow needs to learn some manners. <br> <br>The neighborhood is scary, approaching super-scary status at night. There is a Safeway across the street, but it´s filthy and dirty like some sort of third-world grocery. One of the cashiers went crazy and started cutting a customer with a shard of glass. Roving gangs walk up and down the sidewalks all night yelling "woo-hoo!", shooting things, and beating up people. Once a week there is some sort of police posse; the police cars suddenly come storming out of the station like a bunch of angry hornets, and they all converge on one of the many, many housing projects that surround the Fillmore Center. This is NOT a safe neighborhood, not at night, not during the day. <br> <br>The garage is dark, dirty, and dangerous. A woman was raped in the garage. The door breaks regularly and anyone can just walk inside. The courtesy patrol used to do regular walk-throughs of the garage, but that doesn´t happen any more. Someone poured some kind of strange liquids all over some stuff I had in the garage, I had to throw it all out. <br> <br>The last thing: what kind of scam does the management at The Fillmore Center have going on with the deposits? Everyone I have talked to who moved out of there did not get their full deposit back. We documented our clean apartment, even did a walk-through, and got back all but $100. I was on my hands and knees for two days scrubbing that apartment, and they still dinged us for some imaginary dirt somewhere. Someone should file a class-action lawsuit against the management of the Fillmore Center to refund all the tenants´ deposits. The problem is that the refund is solely at the discretion of the management, with absolutely no input whatsoever from the tenants. Why, I´m willing to bet that no one has ever received their full deposit back from the Fillmore Center. What do they do with all that extra money? Suffice it to say that if you move here, you won´t get your full deposit back. <br> <br>Well, you´ve been warned. Stay away from this place. <br> <br>Far, far away.

                                                THIS PLACE IS THE WORST.

                                                OK, where to begin... I´ve only lived there 5 months. Our car was broken into IN THE SECURED GARAGE, supposedly equipped with SECURITY CAMERAS and no one did a damn thing about it. With much hell raising they gave us a month´s free parking. Not to mention the $3000 stereo system stolen or the $1,500 of CD´s and other crap taken. <br> <br>Then the mail box is broken and we have to pick up our mail at the Post Office for almost 2 months or so. Yeah, that is convenient. <br> <br>Now we are facing possible eviction because of some lying coward ------- who lives in our building, hates women, and has it out for anyone who owns a pet. I have the sweetest 30 lb. dog who has been accussed of everything under the sun - (running around off leash, being aggressive, chasing, biting) when in fact she is ALWAYS with us and ALWAYS on a 2 foot leash when she is in, around or near our complex! And she just sits next to me wherever we are! This guy in our building calls in a fictitious complaint every time we see him - dog or no dog! He actually stalked us to find out our apartment number and other dog owners in the building I talked to said he does the same thing to them. <br> <br>I don´t know if I´ve ever had a more unpleasant living situtation. <br>

                                                  Terrible. If you move here, kiss your deposit goodbye

                                                  I´m a female who lived in the Fillmore (1 BR) for a year, and would not recommend it at all. At the end of my term, they did not tell me what my new rent would be until the last minute. When they finally did, they said they would raise it more than $400 per month. I moved out, and left the place immaculate. Nevertheless, they took several hundred dollars from my security deposit to clean the outside of the windows (which cannot even be accessed from the inside), to paint the walls (which were perfectly clean), and for other bogus matters. I would never live there again.
