I have lived here 17 years. Though there have been many problems in the past with other management, I now find this management to be good. When I call in a maintenance request, it is fixed quickly. When I call in because the air conditioning on the roof is not working and needs to be reset, it is done quickly. Maintenance men are very nice, especially Hugo and Ernesto. To be honest, I haven't met Amber the manager but am told she is very nice.

I have never lived in a apartment, but due to the economy we had no choice. I REALLY, REALLY recommend that you should come and see these apartments. I lived in the same house my entire life. I was really scared to moved to a apartment, but after looking at 35 apartments in Woodland Hills, I found the Mercer Apartments. our apt. is so clean and very new feeling. I have been here since June 22nd, 2012 and I love it. When we were showed this apt. around the begging of June and that time is was still managed by these very unprofessional office people which really made me nervous, but then like over night, there now is the most wonderful management. I love living here,and I highly recommend The Mercer and call it home.

I HAVE BEEN HERE FOR 8 YEARS! THE RENAISSANCE HAD A VERY BAD MANAGEMENT,I HAVE TO AGREE WITH SOME TENETS THAT DID NOT LIKE THE PLACE. AFTER THE MERCER TOOK OVER,WE HAD ANOTHER BAD MANAGEMENT,I MEAN REAL BAD!!THEY DIDN'T CARE ABOUT NOTHING,NO SERVICE,DIRTY AND SO.I WAS WAITING TO END MY LEASE AND RUN OUT OF HERE.AND THEN A MIRACLE HAPPENED, NEW MANAGEMENT CAME IN,NICE FRIENDLY STUFF AND NEW LADY MANAGER,HER NAME IS AMBER, THE PLACE IS CLEAN,THE POOL IS A DREAM,WE HAVE NEW NICE AND FRIENDLY TENETS. SEVEN DAYS AGO,I SIGNED A NEW LEASE AND I AM VERY HAPPY,T.G. DO NOT MOVE HERE!!!! When my husband and I first moved here last August, we were both excited. The location was great (right by the highway and Warner Center) and we could afford the rent for a large 2 bed/2 bath. Our excitement didn't last long at all... There are so many things wrong with this apartment complex it's not even funny...our lease ends this September and we cannot wait to get out of here! Here are just a few of the problems we've encountered in less than one year of living here: - BIGGEST ISSUE: I have slipped once in the hallway and fell down the stairs once because the cleaning lady leaves the floors soaking wet! She doesn't dry them. The first time I slipped, there were no "wet floor" signs to warn people. The time that I fell down the stairs there was a sign in the hallway at the bottom, but nothing indicating the stairs were wet. And with the brown paint that they use and the poor lighting, you can't tell that anything's wet...and I'm 9 months pregnant! When I fell, all the cleaning lady said was "Be careful, the floors are wet." No crap...she didn't even ask if I was ok or offer to help me up! And when my husband went to the office to complain, the managers first concern was whether or not we were planning to sue...she didn't even ask if I was ok!! Great management...... - The AC only works a couple of hours per day and then blows hot air all night - The hallways and buildings are dirty and smelly. They try to put air fresheners by the trash chutes, but it doesn't help because there's no ventilation. And the last air freshener hasn't been changed since Christmas 2011. - There are gang signs and symbols in the buildings and elevators - The property is not secure. There are no locks on any of the gates or building doors, allowing anyone to come in whenever they please. - There are homeless people that roam around at all hours of the day and night going through the garbage and recycling. I can't tell you how many times I've been woken up at 3:00 or 4:00 in the morning. - There is definitely a cockroach problem - We have assigned parking within the complex, but there are constantly moving and maintenance vans blocking our spots because there's no room to get around, and the spots are so small that people basically have to climb out of their sunroofs to get in and out. - The water heater in the apt above us broke and flooded through the ceiling into our kitchen and living room. It took over a week to get everything cleaned up because the maintenence guys would commit to coming during a certain day and time and then would never show up. And they wouldn't call either! We basically had to be flexible around their schedule in order to get our place fixed. - Oh, and then the next week, the water heater flooded again and soaked our kitchen because they didn't fix it right the first time. - We were never shown or told about the actual apt that we would be moving into. The day we moved our things in was the first time we saw our apt, and it was located right next to the trash chute - SMELLY AND NOISY! What a nice detail to leave out... - The attention to detail and quality of the apt is awful. The paint is so cheap...it peels and every hair in the world sticks to it. The cabinet knobs fall off, and the drawers are all different sizes. I would suggest pulling them out very slowly so you're not surprised. And the carpet isn't pulled all the way to the wall, so you're constantly stepping on nails. - I've talked to multiple people in this complex to see if they like living here and I haven't met one person who says they like this place. This place absolutely sucks. Do not move here! You WILL regret it!!!

ROACHES!!! Don't let them tell you that the roach problem is in individual units. This is and has been a problem with this complex for years. They have done nothing about it and it's seems that they have no plan to. It's a total joke. Never mind the AC doesn't work and this is Woodland Hills. Only the hottest area of LA. It's the roaches I really have a problem with given that I'm one that likes to cook. Because of the roach infestation in the building, I don't keep fresh ingredients in my unit. Kind of ridiculous considering how much they charge for these units. Your only option is to clear out your kitchen, place everything in plastic bags, have them come in and spray. You must be out for about 4 hours and then you get to reorganize your kitchen and anywhere else necessary. So nice of them to allow us to do that. I strongly do not recommend anyone live in this building and I suggest anyone that currently lives there to notify management that they are contacting the health board and also getting an independent inspection from an exterminator. Management plays serious hardball when trying to get out of your lease even though they know the place is uninhabitable. Don't trust anyone in the management office any further than you can throw them. I've lived in this area for years. There are so many apartment complexes in this area. So you have options and this shouldn't be one of them.

Not Recommended

I just finished my one year at this place and I agree with 90% of the negatives posted by others. Insects are definitely a problem, but management will only do the minimum effort to do anything about it. They need to do a massive extermination of the whole complex to get rid of the insects. Management is almost invisible. The office hours are a joke. Do not believe the posted hours. Opening a half hour late, closing a half hour early, and being closed for an hour during lunch time are the real hours. I still haven't figured out why they need to close for lunch since there are almost always at least three people there. All of the staff needs to learn what customer service really means. Parking is terrible. The parking lots are a maze. There are actually 4 separate parking lots that are not connected with each other. Street parking is difficult to find after normal working hours. The street sweeper comes both Mondays and Tuesdays, for different sides of the street. The city must make a lot of money from parking tickets here. The place is old. It's not a slum yet, but it's definitely headed that way. They are frequently doing projects to make the place look better. They put modern-looking face plates over all the old electrical outlets. This is a nice touch for looks only, but it means the electrical plugs are all loose. A very bad idea for computers or other important electronic devices. Basically they are trying to polish a turd. There was a water leak in the apartment above mine. I was enough that there was water dripping though my ceiling. All maintenance did was paint over the water stain on the ceiling. The Mercer has some type of contract with Consolidated Smart Systems to provide internet service. They are terrible. They provide slower service for a higher price. I also experienced frequent outages of service. The service speed slows dramatically at peak times.

HORRIBLE PLACE!!! RENTERS BEWARE!!!

When I had first moved into the Mercer's I was excited. The day I moved in I decided to take a look at my apartment before I moved my stuff in. I opened the kitchen drawer and there was a dead roach! I complained about it right away. After one week of living at the Mercers I had roaches every where in my apartment. I am a very clean person and never lived with roaches so this was something new and a very horrible experience for me. Within 4 months of me living there the exterminator came to my apartment 9 times. Within 4 months I haven't cooked one single meal and barely kept food in my kitchen. The roaches just kept coming out. When I first moved in the floor wasn't clean. The bathroom still had mold in the shower heads and my counter was sticky from the glossy paint they put on top to make it look shiny. Now living here for 7 months I have noticed a lot of coverup things in my apartment. My floor in my master bedroom just started to cave in so now I have to call them to do a half a-- job like they always do. I am even concerned about my health because of the mold and other things I have found in my apartment that are unsanitary. The leasing office staff are no help. The manager of the apartment is never there and if she is there she never wants to speak with anyone. The leasing girls Emily, and Asia are never any freaking help, they only seem like they want to help. Then when the garbage man comes, all the garbage dust falls onto my balcony so I can never have a clean balcony. The rent is cheap but it is not worth living here. You get kids running around the parking lot all day. If you walk around and ask 5 tenants like I did (after moving in)no one is happy living here and can't wait to move. The elevators are dirty as well as their hallway floor. I've seen roaches crawling across the hallway floor plenty of times. I never have guest over because of the pest problem, they even come out when the light is on. My mirror doors to my closet were falling off when I first moved in. When I first moved in the Second bedroom door wouldn't close. I thought when new tenants moved in that you are suppose to clean the apartment??? I guess that is their way of keeping your deposit once you try to leave the piece of s---! I can go on and on about things that have happen to me and other tenants I have talked too. By the way I did some research and found out they changed their name from another apartment name. They are still ran by the same property company. Normally when apartments change there name it is because they are trying to get a fresh start from the negative things associated with that name. I called their corporate office and it is the same property management company, same staff, same manager and same company just a different name. AFTER READING THIS YOU HAVE TO BE STUPID TO MOVE INTO THIS APARTMENT COMPLEX! RENTERS BEWARE!!! BY THE WAY DON'T FALL FOR ALL THE FAKE POST!! THAT IS VERY SAD THAT THEY WASTE THEIR TIME WRITING FAKE POST INSIDE OF GETTING RID OF ROACHES AND MAKING THE COMPLEX SANITARY FOR PEOPLE TO LIVE IN!

hurrable place

i don't reccomend this place to any one. i live at it. lots of problems . parking is so bad even if you have your own spot. spots are so small. fittness center is very basic,broken epuipment all the time and too crowded most of the time. laundry room consists of 6 washers and six drayers for a building that has like 200 people and there is always atleast one broken machine.heater and air condicioners are so old and in a very bad condition. it will take you for ever to feel them if you even lucky enough to feel them.plumbing is bad, electric problems all the time. most importantly, this place is infested with"roaches" badly . they never tell you any of that.you dont see them when you move in but before you know it they are all over the place. you complain about and they tell you that you need to move everything out of your closets and cabinets so they can come and spray. alot of work to do all of that and roaches are gone for no more than a week. mangement, very nice and sweet before you sign the lease. you sign the lease and they become diffirent peole. all i'm saying is this place is bad.

I LIVE HERE LESS THAN 3MNTHS...DONT MOVE IN!!!!!!

I BEG YOU GUYS & WARN YOU GUYS DO NOT MOVE IN THIS COMPLEX, JUST MOVED IN HERE LESS THAN 3MNTHS, I HAVE EXPERIENCED POOR MAINTENANCE ISSUES, APT FLOODING ON THANKSGIVING DAY, NO ONE CAME OUT TO MY APT UNTIL LATE 9PM THAT NITE!!! MY CLOTHES STOLEN OUT THE DRYER!! NOW I AM EXPERIENCING RANDOM PEOPLE KNOCKING AT MY DOOR,& NEAR TO ALMOST BREAKING, THE PERSON TURNED MY KNOB & TRY TO PUSH IN MY DOOR, I YELLED OUT HEY HEY HEY, THE PERSON RAN OFF!!! THEN A RANDOM WOMAN KNOCKED AT MY DOOR NEW YRS DAY AT 9PM STATING HER HUSBAND WAS SHOT & KILLED CAN I HELP HER???? I TOLD HER TO GET THE HELL AWAY FROM MY DOOR!!!!!! THE MANAGEMENT TEAM HAS STATED THEY CANT HELP ME WITH THESE ISSUES JUST CALL THE COPS....THERE IS LOT MORE TO THIS STORY ,HOWEVER, I WILL NOT GO INTO TO MUCH MORE DETAILS....JUST TO LET YOU KNOW DO NOT MOVE INTO THIS COMPLEX......I AM NOW STUCK INTO THIS DAMN LEASE W/UNPROFESSIONAL STAFF!!!!

Rather than hearing the usual complaints, it is very pleasurable to hear how pleased the tenants are with him. This is a great reflection on you and your organization. Gag Me!

Worse experiences ever! No parking (for the entire first floor and street parking has street sweeping twice a week, so be prepared to get lots of tickets if you forget to move your car) Dirty hallways Flooding from above Mold in the walls Cockroaches everywhere (little brown ones that run across your keyboard and your food and your bed at night) Nonexistent management Unlocked security gates Dirty laundry rooms Dog poop everywhere. My experience with Mercer

Maybe i'm the lucky one but i got good service from the girls at the office. Same thing about the guys in maintenance. I never had a problem with them and i think after 2 years i can say that its a great place to live in.

Disgusting Place

Let me tell you about Experiencing The Mercer. I did for a year, and it was terrible. The staff won't ever pick up the phone and they always have the door locked at the office and won't come to the door (Be back in 30 minutes it says but they will not). I don't believe all three people went out to show apartments at the same time. The halls smell like garbage and feces with NO ventilation. The carpet is so dirty it is black in places in the halls and the walls are mucous green. There is piss urine stains on the wall and smeared dried FECES on the walls in the stairwell that is located second to last northwesterly stairwell of building E. Yes, it was like that for a year. The washing machines are constantly broken with doors ripped hanging off and sewer gas coming out of the overflow drain in the laundry room of the same building. The parking gate is constantly clacking really loud every time a cars rolls through it. The gates pedestrian gates are never locked. There is roaches - and I mean BAD. The windows suck and rattle and don't seal. Water pressure is non-existant. The A/C doesn't work and they won't fix it.It just blows warm air b/c the condensor and evaporator coils need replacing. The elevators are constantly broken any when I moved out my movers were stuck on there for an hour! ------------- in the office is a real ----- too. She will lie to you and try to make you pay for things, they won't refund your deposit without a HUGE hassle. Expect to wait over a month for that. There are crazy people who live there. There ------------------------------ who wore the same clothes every day for a year, he constantly stairs at the walls near the laundry room and at others and mutters about killing people and himself. Creepy! The stove never worked well and wouldn't bring water to a boil. The whole place stinks like ---------- and garbage and ------ food, nasty.

Arrogant front office girl

The front office girl doesn't show the basic manners. i think her name is esia/vesia something. if you see some one arrogant in the office then it should be definitely her. She thinks that she is the daughter of the US President. she is very uncivilized & uncultured girl. i think the management hasn't done even a basic interview before appointing her. if she is continuing here for a few more months the bussiness is going to be ruined.

THE MERCER HAS A SLOGAN "EXPERIENCE THE MERCER", BUT YOU REALLY WOULD NOT WANT TO EXPERIENCE THE MERCER BEAUASE IT HAS BEEN AN EXTREMELY UNPLEASANT EXPERIENCE. THEY HAVE CONTINUING WATER LEAK PROBLEMS, BROKEN PIPES, OVERFLOWING SHOWERS FLOODING THE UNITS UNDER THEM, BROKEN WATER HEATERS OVERFLOWING, WATER, WATER COMING IN EVERYWHERE. THIS COMPLEX ALSO HAS A BAD ROACH PROBLEM THAT NEVER GOES AWAY.

very nice place to live

I have to admit that the maintenance guys are right there when you need em, the office staff is proffessional and overall I havent even seen a tenant raise his voice outside of their own homes. The amenities are very good and the rent is reasonable for this area of the valley. Central air, large balconies..... what's not to like?

Experience Mercer = Wasted Experience

This complex is by far the worst I ve ever had the misfortune of encountering. Management is not knowledgeable; to be honest they are completely incompetent, a class of 4th graders would do a better job. Many of the advertised features are actually available. Maintenance is practically non-existent. You have to track someone down to have an issue looked at and there is a high likelihood that once the technician leaves because needs tools or a replacement part he will not return to complete the job. If safety is a concern of yours then The Mercer will disappoint. Only one gate locks and it is usually broken which makes the complex completely open to any and all visitors. If you visit the Mercer for a tour, take note of the BBQ grills, most are broken and have been the entire year that I have lived here. Also take a look at the gutters, their repair duct tape some plastic on them so the water funnels somewhere else, yet another feature that has not been addressed. While touring the complex make sure you point out the animal waste that is never picked up. Management does not enforce pet waste pickup and disposal. If you are considering The Mercer, do yourself a favor and walk away.

OH GOSHHHHH...ITS A HELL

MY lifes biggest mistake is joining in this apt.Don't even think to step into this apt.THis hell filled with physic people including staff and tenets.....I am living in a apt where the surrounded people creates a noise like anything and that is like a i am living in mental hospital...i complained about this problem in the leasing office 30 times...but no use....THIS IS NOTHING BUT A HELL....all the other reviews are 100% true...if you join as a tenet means your ready to pay for torturous and sleep less nights and piece less mornings....ALL THE BEST

scummy place shady mgt`

first of all, you can only get internet and tv from direct tv (monopoly). they add on some bullcrap fees to your rent. we've called the cops 3 times and the "courtesy" patrol about 100 times on our neighbors who scream and wrestle and play video games untill 5am 7 days a week (our neighbors below us think its us and complain about us, mgt has threatend to evict us lol) we had ROACHES for 6 weeks! mgt didnt really care, we had our entire kitchen in bags in our living room for 4 weeks. we were about to move when the problem was finally resolved. no reinbursment, they dont care.still see roaches around the property. hallways smell like rotten indian food (all the time) elevators barely move and have expired certification. windows and sliding door arent sealed pool sucks cheapest rent around but others are starting to be competitve waiting for lease to expire
