Worst office staff
The apartment house is full of bugs and roaches. The office staff never pick up calls or return calls. Very rude behavior. I would not recommend anyone to this apartment house.

Horrible Staff. Horrible Place
The staff is not interested in anything you have to say and when you make a complaint they threaten you and kick you out of the office. Dirty buildings, Smelly buildings, Nasty pool. Trash all over the place except the entrance off of Erwin to the office for the new prospective residents touring the place. Broken gates. Homeless sleeping in the lobbies and collecting bottles out of the trash cans. Roaches every where in the building and in the laundry rooms. Broken windows and paints off the doors. ------ staff and managers. Gym equipment always broken and much much much worse..... BEWARE!!!

BELIVE THE NEGATIVE REVIEWS
I was locked into a one year lease, after a few months I wanted out. I pulled the whole year, but the experience there bad. 1. Management is completely disorganized. The rarely pick up your phone call, you leave them messages or instruction and they never pay attention to them. I asked several time for a copy of the leasing contract and I was never provided with it. Brianna is about the only plesant person to work with. 2. The buildings are old and the hallways have a horrible smell! It honestly embarrassing to invite guest over my place because of the foul smell. 3. The neighbhors are loud, they hang out out in the parking lot in the middle of the night. It's like a circus over there. 4. Alot of fixer uppers - hot water not working, the gate failed to open several times in the mornign which caused me to be late to work a few times, and other problems. Bottom line, whatever you read here and from other past tenants - belive it! I read the reviews before I moved in, and thought people were just exaggerating or were being difficult; I was skeptical. But really really, avoid this place at all costs! The rent is slightly lower compared to other apts in the area, but really saving $200 over all problems you encounter is not worth it!!

No !! Tricking People
You want to go to this apartment only to get robbed of your money. Mercer have this STUPID contract with some company called "Consolidated Smart Systems" which the leasing consultants at Mercer never disclose in the entire leasing process. You get to know only when all the Internet Service Providers will deny to do the installation to community's restriction to go only for Consolidated Smart Systems. I don't know how this company is but just google ConsolidatedSmartSystems on google and you will figure on your own on their reviews and terrible experiences. What pissed me off is that they never disclosed such restrictions during the entire process. On contacting the management, I was hung up on the phone twice very rudely. I opted from the move-in and they did not even return the deposit I gave. I would never recommend this apt to even my enemies. Go at your own risk and want to have mental frustation with the management and service everyday. I am giving 1 star since it's the lowest possible rating available.

Disappointed
There's a reason the rent here is so cheap compared to other woodland hills apartments. Do not be fooled by the zip code, this apartment building is subpar, residents are not fully screened, staff lack skill level and good luck getting your complaints heard by anyone that matters- the manager is conveniently always on vacation or in a meeting and doesn't work on weekends. Pay the extra $200, if that, to be in the same city but more habitabel conditions with management and maintenance staff who are trained and professional enough to at least validate your concerns (customer service 101). Trust me, I wish i had taken these reviews more seriously. I have never encountered such problems in my rental history. The building is poorly constructed, for the past few weeks I've been dealing with leaks from plumbing issues and flooding from the rain, then there's also the paper thin walls and residents above who you can hear at ALL hours of the day and night- the worst however is the staff who seem to think this is funny when really its deplorable.

This Property has lots of Problems
1.) It's so old nothing works...(gates dont open, doors wont lock, kitchen sinks flood, etc.) 2.) 1st floor units floods when it rains...(mine was 2 inches under water) 3.) Neighbors are not classy at all...(people vacuum at 1 in the morning) 4.) Management is USELESS...they wont help with any issues 5.) Parking spaces are very, very, very compact...not legal size 6.) Walls and floors are paper thin...(as in listening to your neighbors having sex and snoring, etc.) 7.) No assigned parking for 1st floor units (but they dont tell you that until you sign the lease...) 8.) I havent slept a good night sleep since I moved in due to noise. (except when I take sleeping pills) 9.) Residents urinate in public... 10.) People with dogs let their pets do their business in people's front doors 11.) Drug dealers live here 12.) Prostitutes live here DO NOT I repeat, DO NOT LEASE from MERCER APARTMENTS, unless you like being unhappy !!!

Worst Slum in Woodlanad Hills
Our apartment is on the 1st floor...on the nevada avenue side...no parking provided, so we had to purchase a tandem space off another tenant who wasnt using her parking spots...additional $114.00 for 3 months...but the parking spaces turns out to be as small as my bathroom, so you can only really fit 1 car for the two spaces...plus the guy next to our spot insists on parking over his spot and take half of my spot too... the second floor unit on top of us...we can hear a strong flow of water everytime hey use their toilet or bath... he has two or three little kids...and they all apparently play bowling at 2:30 am...because thats all we hear throughout the whole night...balls bouncing on the floor...furniture being moved constantly thru the wee hours of the early morning... the gates dont work properly... and management is very uncooperative... worst apartment in woodland hills... oh yeah almost forgot...neighbors urinating in public areas...

It's okay
I actually had never seen this place (other than pics) prior to signing the lease and subsequently, moving in. My gf actually did the leg work for me as I was out of state and I did everything via fax, which was helpful. So you can imagine my shock when she picked this placea as her favorite for my price-range after I'd read reviews from this very site. I obviously was very turned off at the mention of the roach word and all of the horrible other things. So fast-forward about eight months, and you get one pleasantly surprised tentant. Not that this place is far superior to others, but compared to what I half-expected, I am very pleased. Thank the Heavens above that I have never so much as seen one roach here. I do agree with some other reviews with the hallways- you do seem to get a different worldy smell with each door you open through the interior hallways (I would much prefer exterior hallways- think The Shining). All-in-all, I am satisfied with this place. It is not too great, but not too bad.

The Mercer At Warner Center is Hell on Earth
management plays dumb to avoid solving problems. Our unit #E101 flooded twice, ruined most furnitures. Then it leaked during the night, when our upstairs neighbor took a shower, again ruined our personal belongings...maintenance guy gave us a bucket for to solve the problem. For the past 2 months we've been living in a wet, damp unit. All our furnitures are on top of each other so they dont get further ruined by the wet floors/carpets. The whole apartment smells like a wet dog... We get no sleep due noisy upstairs neighbor who parties all night, vacuums at midnight, shouts out his windows, slams his doors and drops god knows what on the floors on purpose...we think he is a sociopath... MERCER = Hell on Earth Worst Neighbor Alert: 6130 Nevada Ave., #202 slams and bangs on floor all night long til about 2AM every night...complete idiot...

Get Ready...
Often times people here write a review and it doesnt seem like they want to do anything but bash where they live. The truth is there is a reason they signed the lease, so it cant be ALL bad. Having said that, here is my perspective of a fair review based on circumstancial evidence. I will address each issue by the gravity of its importance starting with the most important. SERVICE First and foremost, the staff are unbearable and have no interest in assisting current tenants. This assertion comes from repeated attempts to get in contact with several employees. As a side note, they seem to have a high turnover rate in employment, which is a statement in and of itself. When someone is actually available in the office, it is evident that your presence is unimportant, especially if prospective tenants are on the premises, which I am sure is the case at most leasing offices. THE STRUCTURE Construction was completed on our building before we moved in, and the new facade looks beautiful. Only 2 of the buildings out of 6 have recieved the treatment, and I am sure they are scheduled to finish the rest. Unfortunately, most of the construction done was only to improve the external appearance. Although the internal living area is decent, It is nothing special. Vinyl flooring and countertops, new carpet, and fixtures. Unfortunately, the paint job is hasty, and mostly is used to cover up blemishes. The worst part about the interior is the "popcorn" ceilings. Not that I am worried about death by asbestos, but its undesirable. The first week of the lease, the bathroom cabinet handle came off, and its been like that ever since. I will replace it myself the same way they did initially: cover up the hole and affix it with an oversized washer. The water heat works great, intercoms work great. BIGGEST GRIPE ABOUT CONSTRUCTION IS NONE OF US HAD LOCKING DOORS. ALL 3 BEDROOMS HAD DOORKNOBS THAT JUST OPENED UP AT ANYONES WHIM. ALL 3 OF US HAVE GIRLFRIENDS. YOU DO THE MATH. The only locks were on the front door and the bathrooms. ALSO, NONE OF THE LIGHT SWITCHES IN THE ENTIRE PLACE WERE FUNCTIONAL. All lights had to be manually switched. The central living area was not cable ready, and we had to pay a cable guy to drill a hole through my bedroom wall to make the living room cable ready. Luckily the walls are solid and you barely ever hear your neighbors. Also, if you get a 3 room, its a 3 room, but barely. 1 of the bedrooms is only 10'x8'. SMALLL!!!!! Only big enough for a small kid. They will try to sell it like its normal size but dont buy htat story. THE GROUNDS Not too many complaints, grounds are well maintained and landscaping is nice. I like the tennis courts, even though i only used them once. However, for those residents that actually choose to use the gym, between 6 buildings there are 2 treadmill machines, 2 slalom machines and 1 rowing machine. 50% of the time there are so many people using machines I choose to jog instead. Luckily im a guy so im not as worried about the surrounding area, which is a mostly peaceful residential area. The biggest issue I have with the grounds are that calling it a gated community is a half truth. Its gated from vehicle entry, but anyone can walk in that pleases, and the west-most walk-in gate has been broken since we signed the lease papers. If you happen to live near one of the gates like i did, i truly feel sorry for you, because they rattle noisily and slam closed at ALL times of day/night. Also, they have decided to lock 2 of the entrances to the pool, but keep the one closest to the leasing office open. I dont even understand that logic. Now everyone is forced to walk around to that side. MOST IMPORTANTLY, THE 2 SPAS THAT ARE IN THE FACILITY HAVE BOTH BEEN BROKEN FOR OVER 4 MONTHS. NO ONE HAS BEEN ABLE TO ENJOY THEM ALL SUMMER. The laundry facility deserves its own section, but I just dont have the patience to go into just how terrible that experience is. PARKING ARRANGEMENTS If you dont have an assigned spot, get ready to dance with the street sweeper citations and parking enforcement who love to give out parking in the red tickets. COMMUTE One word. 101. If you dont know what that means, you wont make it here 2 weeks. AREA There are many things wihin easy access, and i will miss the surrounding parks and especially mall, which is huge and very appealing. Westfield malls are usually incredible, and this one is the best ive ever seen. A 16 theatre cinema makes the movies a blast. I enjoy the local eateries like El Tapatio, Little Orchids, China Gardens and Paolis (No im not a fat guy). The local park puts on movies on the weekends in the summer nights and also has a fireworks show on the 4th of July that is an impressive 20 minutes long. CONCLUSION Although some parts of my review may seem scathing, for the most part, you ignore a lot of the issues and you deal with it. I must say ive mostly enjoyed my stay here, although I am looking forward to the new place. I would probably never consider renewing a lease here.

Unfullfilled Promises - Rate, Amenities, etc. - WARNING
I moved in a year ago and I have learned that looks can be very deceiving. When we first moved in, it seemed like a nice place ... they had a heated pool, two spas, barbecues, tennis courts, large apartment, parking, and a "good deal" on rent. Now, we have learned ... once we moved in, we also found that there was a large bug problem. We had to make sure everything was spotless, sprayed everywhere, and set bug traps throughout the apartment. Eventually, we were able to battle this problem -- but if we aren't vigilant, I am sure it would come back. The spas have not worked for over 8 months. They were shot down by a health inspector with caution tape around the spa and a written notice posted -- can you guess what that means? The pool has often been found with hair-balls, etc. They do have a pool man come ... but he seemingly just pours a ton of chemicals in (while people are swimming in the pool). The barbecues have not worked in months. All of the knobs are broken and they can't have their act together to get them ordered and fixed. The tennis courts are never cleaned and are full of leaves (still manageable - least of worries when compared to the others). The "good rate" was really a very high rent with two months free that they "pro-rated" over the year. This way, it "seemed" like you were paying a much lower rent ... but once the year came up, it was move out or your rent can go up over 300 dollars. They want to stick you ... beware of these "deals". They also went through a renovation project but had to stop because of budget problems. For this reason a ton of the buildings have not been renovated. Only the new buildings have new windows and doors ... all of the old buildings still have windows and doors that let in all of the noise and the Woodland Hills summer heat ... and the smoke from smoking neighbors. There are a TON of smokers ... so, if you don't smoke - be prepared to have your windows and doors closed at all times (if it even helps). Also (there are a lot - huh?) ... the entire complex is not secure. All of the entry doors do not have locks that work (go by the opening gates and there is a door there - always open). The pool is also not locked. So, anyone can access your car and pool (squatters from other apts) -- an issue if you thought things were "secure". The repairs can be quite slow. We had a leaking pipe over one of our parked cars and it would get the wood and paint soaked above the car and would pour on the car. It was supposedly "fixed" three separate times. Be aware ... Be warned ... this is a big complex owned by a big corporation ... they don't care about you ... they care about their budget ... that is why the spas still are not fixed as of today ... because people are still paying the same and they don't have to spend money on the fix. Good luck!

HORRIBLE EXPERIENCE
We moved in September of 08 and since then we have had nothing but issues! Water leaking from the kitchen ceiling, toilet breaking, closet rod breaking, NO HOT WATER, and NO A/C. Each time we call the office to report an issue they say that they will take care of it (if they actually answer the phone). Every time we have had to call them SEVERAL times until someone actually comes out. The hot water was turned off twice, and it took them over 8 hours to fix it each time. The air conditioning unit for our whole building does not work properly. Each time we turn it on we are crossing our fingers that it will work. A manager actually told me that the management company, Sequoia Equities, does not want to pay for the a/c unit on the roof to get fixed completely. People in the office have lied to us on numerous occasions saying that the problem was resolved, only to find out when we come home that it is not. The walls are paper thin and we can hear everything that goes on in our neighbors apartments. There is a stairwell located behind our apartment and we can literally hear each time someone uses it. If the door to the stairwell slams, our apt. shakes. We were told when we moved in that since our apt. faces the street we did not get any assigned spots, but we shouldn't have any problems finding parking. We have had to park blocks away on numerous occasions. This has been a horrible experience and I can't wait until my lease is up!

New Name same Bull
I moved in a year ago back when they were still called the 'Renaissance' and had begun doing the pretty new brick exteriors. Our second week, we had a leak coming in from our bathroom ceiling. It left a nice big hole. Called in maintenance, said they'd be back once it dried to fix it. Called them back TWO WEEKS later said they were sending someone over, never showed. We gave up. A few months flew by and the renaissance became the Mercer. Tried our luck to get the hole patched AGAIN, same old story. And I don't have time to sit around and wait for a hole to be fixed. I actually have a job...that I DO. Oh...but it doesn't end there. Last month we were approaching the end of our lease. So I went to go give them our notice. 20 minutes of "if you stay, we'll reduce your rent THIS much!" later, I told them I'd think about it...but I'd still like the notice papers. Wouldn't you know it? I fell for it again. They said they'd send it to me, and I believed them. So...no papers for over 2 weeks, I call them leaving a voicemail (because apparently nobody picks up the phone over there, or answers emails) stating that I had planned on moving out June 30th and was still waiting on my Notice Papers. The next morning, they call me. Finally. "Oh...you can't move out on the 30th, you have to give us 30 days notice." I exploded a little inside. This was on the 10th of June, mind you. So, despite my better judgment to yell and scream, I just wanted to be over with it. Screw it, pay for the extra 10 days in July and be done with it. So I give them my fax number for them to fax it to me. SIX HOURS LATER. Still no fax. Tried calling, left a voicemail, sent an email. Few minutes later, tried calling again. Mailbox Full. I was only half surprised. Left another email. 6pm, I gave up. The Next Day (which happens to be today), I call them again. Same thing times three. Email...same. Turns out a friend of mine is in the neighborhood, I call him and he agrees to deliver the message in person. (message being, I still need those forms.) He gets there, knocks on the leasing office door, see's someone through the glass window, waves all friendly like. Lady comes up and points to the paper clock on the door. Will return at 12:30. Doesn't even open the door to say it. How rude. So my buddy goes off and kills some time, calls me for an update, and returns just before 12:30. Wouldn't you know it? The little paper clock now reads 2pm. DOES ANYBODY WORK THERE? (and I mean work, not sit at a desk eating chicken salad). He's still there...waiting. It's 2pm now and no update. I am so ready to move out. I have my new place July 1st. They can have my money for 10 days of July. I'm not going to be living there. They can use it to buy a clue. Good riddance.

ROCHES EVERYWHERE!!!!!
STAY AWAY!!! This place is like being in a horror movie. When I wake up in the morning I see roaches crawling on my bed. One time I was making love to my wife and a roach crawled on top of her face. It totally killed the mood. I keep my place very clean and take the trash out everyday, but I still get roaches. When I complain to management they just lie and say they will take care of it to get me off their backs. The elevators always break down, I got stuck in an elevator twice already this year. The jacuzzi has been broken for at least 3 months. This owner of this complex is almost bankrupt and can't afford to fix any of the problems. There is dog ---- everywhere. My lease ends in 4 months, but I will be moving this month and will just let my apartment remain vacant even though I have to waste money paying the rent. This place is a nightmare.

Nasty Roaches
i can't believe all the roach reviews on here! simply sick! i moved out recently due to the same problem. the managers are the biggest B****ES ever! un-caring, and dirty looking just like the building. save your money and look else where, unless you don't mind roaches on your pillows, food, walls, falling on you from the ceiling while you're trying to watch tv! very unhealthy living. after a long stressful day at work anyone deserves a nice peaceful/clean place to come to, and this ain't it! it was more stressful living here, than actually spending 8 to 10 hours at work. how can one relax with the thought and fear of roaches crawling on you!?!? there are better places in the valley. keep looking. even if you end up spending 40-100 dollars more, trust me it will be worth every penny!

Dont be the next victim...
We moved here because our jobs changed, and we were enticed by the free rent. Little did we know, we would be bound to one year of hell. The elevators are constantly broken, as are the washers and dryers. Occasionally there is a domestic beating going on, complete with cops and bloodshed. When you finally limp up to your floor, you are assaulted with ungodly smells of old meat, curry, and dirty feet. There is always a shopping cart in the hallways, brought up by fat, lazy tenants- no doubt the same ones that let their children scamper about, screaming and yelling down the hallways. The management does not care about your needs and have no sense of urgency to make this place any better. To get anything repaired, you have to ask repeatedly. The desk clerks in the office haven't seen the inside of a college classroom, and they have no capability to help make your experiences any less painful. Don't move in here. Saving money is not worth what you will have to go through for a year. Run away.

the WORST PLACE TO LIVE IN WOODLAND HILLS!!!!!
The elevators are constantly out of service, my mother, a senior citizen has had to walk up 4 flights of steps more than 20 times and the managers response is if you don't like it,she can move. the halls are smelly and the building is very poorly maintained. They just spent hundreds of thousands of dollars fixing up the facade but not one penny to fix anything that really needs fixing. You have been warned. this building and management SUCKS big time.

Roach City
if i only knew about this site before i moved in....i would have NEVER moved into this dump! i don't want to be a complete pain, and complain too much. i want this to be truthful and honest for upcoming tenants who even consider this place. first and for most, the roach problem in this building is severe! i have never seen so many roaches in one location before in my entire life! you complain, and complain to the management, but the problem is soooo bad that a spraying, bombing..ETC..DOES NOT WORK!!! everyone needs to move out, they need to tent the place for days, and then maybe, just maybe they will get rid of them all. it's GROSS! they show up everywhere, kitchen, bathroom, walls, bedroom. and i am sure most of you will agree, that once you have seen one in your room who can sleep after that?!?? i can't tell you how many nights of precious sleep i have lost on roach watch, to make sure they weren't in my bed AGAIN! it is not healty, talk about living in disgust! the name here needs to be changed again from the mercer, to the roach motel! the other problems are, the hallways smell like death. i rarely see the cleaning crew. there are trash shoots in every floor that usually are over flowing. the garage trash shoot is splattered every where some times for day. i mean really! how many personal invitations do these roaches need? a few months ago i found poop in the elevator! yes you read that right, POOP!!! CRAP!!! the construction is a waste. it should have been finished 1 year ago, but they don't have the funds to continue. when you come by to check out the place they will tell about this major remodeling, blah...blah...= crap! they can't afford to continue. most likely because people are moving out because of the ROACHES! for the few bucks you would save, please spend it else where. it will end up costing you more here trust me! just in roach killing products alone! DON'T DO NOT LIVE HERE!!! ROACH CENTRAL, ROACH CITY, ROACH COUNTY...EVERYTHING ROACH!!!!!!!!!!!!

all the positive reviews are FAKE!!
I've already written a review, however I feel that due to all the fake positive reviews this apartment has inflated rating and that simply will not stand. I'm not going to say anything that the other reviewers haven't already said. I simply want you, the prospective tenant to read through everything and ask yourself "Does it seem strange that most people detest this place while a few seem to love it?" Well if it does seem strange it is because the management or someone working with or for them has been posting fraudulent reviews. And lastly, if you really are considering living here (because you like the location, close to work, etc) do yourself a huge favor and talk to one of the current tenants when you get a tour. I guarantee that any random person you pull aside will tell you all the same horrendous things you've been reading here. I know the place looks nice, but this is just a facade. It's not like you're going to be looking at it when you're living inside, plus you'll be too busy regretting your decision to move in.

ROACHES, DIRTY, SMELLY HALLWAYS, CHEAP RENOVATION!
First, ROACHES, the barbecue area is always dirty (you have to clean after people), the gym smells bad (equipment is never cleaned), and the jacuzzi has a sign and yellow tape saying the HEALTH DEPARTMENT shut it down!!! No joke, go see for yourself. Second, we were told we would get 2 months free (because of the RENOVATION SPECIAL), and only received 6 Weeks. Management was crap before it was called the Mercer, as well as now. They are all rude, and don't really give a crap about the tenants. You will find them always on personal calls, chatting amongst themselves when there are people waiting, and most of all, very unhelpful when you have simple questions. I'm truly disgusted of this place, and cannot wait to move. LUCKILY, my lease is over in April. I wish I was kidding about this place, but I'm just trying to share my experience. Oh yeah, parking is ----. People park behind me (blocking me in).

THEY CHANGED THEIR NAME FROM THE RENAISSANCE
If you want to know the truth about this hell hole, check out the review for the Renaissance and notice the name address and phone number. Their saying they were formerly Woodland Hills Tennis Club Apartments is an out and out lie. They are roach infested with mold and sewer water flooding from above and the worst management you can imagine. No parking for the first floor. Musty elevators. Dirty hallways. Be warned. Stay away! The only "plus" is that some of the Spiegler Girls porn stars reside there, or at least they did!

Looks can be deceiving
The apartments on Erwin look great on the outside, but once you live here, you're in for a surprise. The hallways are smelly, one of the two (or sometimes both) of the elevators are constantly broke, the laundry machines are always broken, the machine to load money onto the laundry card is constantly broken and the entrance doors are constantly left open or the locks are broken. The management team is unsympathetic and with the change in management companies I expected situations to get better but they continue to be sub-par. Living in "Warner Center" you expect more than, but the Mercer clearly does not meet expectations. One bedroom apartments are only given one car space and for those of you with more than one car, you are inconvenienced because you have to "share" one parking sticker. What do they think this is, college campus parking?!? Don't even bother trying to get anything fixed in your apartment because it takes forever and you might as well just give up. If you are looking for a good apartment, keep moving past the Mercer at Warner Center. Just stop and ask some of the residents how they like it here and I am sure you will receive more than an ear-full of complaints.
