water damage
Our apartment had pouring water coming in through the ceiling for 3 hours. Maintenance never answered there phone. We had to hunt them down. We have water damage on the ceilings, walls, it was coming out of our light fixtures and switches. The carpet got soaked and they have not done a thing to fix it or replace it. This has been like this for a week. They do not care or try to fix anything. You can hear everything your neighbors say and "do".

Terrible!!! Stay Away!!
My husband and I have lived in building 5 for 2.5 years and are thankful our lease is over. The first year was okay, we had some issues with the management because they couldn't keep our rent straight. We received a few notices that we didn't pay rent when we had. When it came time to renew our lease we decided to stay as they only raised our rent $20.00 and it is a pain to move. However, looking back it was a big mistake. The complex has gone down hill and is poorly managed. The people they let move in are VERY trashy. We had a neighbor down the hall that left bags of garbage outside of their door. Squirrels would rip the bags open and string garbage all over. We complained several times and nothing was ever done. <br><br>Noise Level:<br>We live right next to the playground, basketball/tennis court so naturally it is noisy. The frustration is when teens play basketball at midnight or 1 in the morning in the summer which happens daily. <br><br>Grounds:<br>The place is very trashy. I have literally come home to trash spread out on the lawn. I guess they just couldn t make it the extra 10 feet to the dumpster. Littering is a HUGE problem as well as dog crap. Everyone is suppose to pick up but no one does which is really frustrating because the landscaping is illogical so you often have to walk through grass to get where you are going and be very careful not to step in it. Living on the 3rd floor during the winter is very scary as they do not remove snow in a timely manner. <br><br>Construction:<br>The building has settled significantly since we have been there. It is to the point now that our bedroom door won t shut. The window blinds are very cheap and fall apart easily. Our outside door knob fell off and we had it replaced only to have to have it fall off again 2 months later (maintenance sucks). They tried to charge us $50.00 for replacing locks, but we disputed it. <br><br>Office Management:<br>For the entire time we have lived her we paid in advance and have received over 10 notices that we were going to be evicted for not paying rent. Every time it was their mistake and we never received an apology. I got so use to having to fight with them, I stopped paying by check and only paid online and ALWAYS printed the confirmation. Even with this evidence they STILL thought I hadn t paid and requested a bank statement! Now that our lease is over they have the nerve to raise our rent almost $200, you couldn't pay me to stay any longer. <br><br>I wouldn t recommend living here, the complex is trashy and so it the surrounding area. If you absolutely need to live here make sure you keep good records of you payments.<br>

Other than minor problems, we're doing ok here. I don't think it's fair I have to pay for ALL utilities in an apt complex, but..<br><br>Have some noisey neighbors, but they're NICE, but not sure what to do about it.. Mgmt says police, but it's not a police issue. Otherwise, it's QUIET all the time!!<br><br>I don't see any dog poo or unusual amts of trash lying around. Maybe Summer is different? You ARE supposed to pick up after your OWN PET though.. check the city of Thornton.<br><br>As for parking, so far, never had to park other than in front of our bldg..<br><br>

MORTIFIED-THIEVES!!!!
I am really mad. Champions Park kept my $2000.00 deposit. I paid to have the carpet cleaned and they turn around and replaced it, I paid to have the entire apartment cleaned and they painted it...they will get you for every nitpicken thing in order to keep your deposit. Then they will charge you on top of that!! Sam, the manager. is a major ----- as well.

SCARY
This place is a nightmare. Ladies....beware of the maintenance men. Lock your doors @ all times.Dog pooh all over and mailboxes broken into. Way too expensive and white trash.

One word. -------RIFIC
If you like living next to the Dukes of Adams County and the <br>Thornton Hillbillies with dog ---- and beer bottles in your front yard, this <br>would be like heaven for you. There is no place to park because my neighbors <br>have 10 cars that never move taking all the spots. When you go to renew your <br>lease, they will raise it $200 per month but if you complain will counter-offer. <br>so basically if you do not speak up they will screw you over. My car was <br>vandalized in the parking lot and their advice was I could rent a garage for an <br>additional $85 bucks a month.<br>My original apartment was given to someone else and I had to be relocated <br>eventhough i had paid my deposit first. My plumbing is leaking(building only 2 <br>years old) and they told me they could not fix it as their maintence staff are <br>all out. <br>They lowered the rent requirements so all the college students can afford to <br>live here and the pool and gym are always closed as someone always trashes them. <br>The treadmills are never working as the fuse always blows and they haven't <br>bother to upgrade the power. Once you pay your deposit and you move in theY <br>could careless as they know you are a cash cow until your lease expires. This <br>place is a white trash haven and if you are above that you will not be welcome. <br>I hope you like carnival music as you will here it all hours oF the daY. if you <br>need maintence done, go to the pool the maintence men spend the whole day there <br>looking at the girls in bikini's and smoking cigarettes. The property was <br>great when dermot owned but since archstone bought it, it has gone down hill <br>fast. No matter what happens it is never their fault and they can't do anything <br>about it. A crack house would be a better place to live. I wanted to give them <br>a zero but one was the lowest score available. Don't make my mistake, rent from <br>someone else. <br>

The manager is nasty news-beware!
the manager is rude/crude, extremely noisy, police here constantly, 3:00 AM boozing pool parties,they keep your total deposits, bad maintenance..car thefts constantly,break ins,forget it-search elsewhere!

This community is wonderful!
The management recently changed in December and I am extremely impressed! I have always had good customer service when I visit the office, and anytime there are concerns they are taken care of immediately. You can tell that the new management cares about the residents!

DONT MOVE HERE- MANAGER SUCKS!
The Manager, Samantha SUCKS! She is not a people person. The rest of the staff is pretty nice. All the people that I speak to that live here hate going in to the office because the manager is rude and a hateful person. I don't know how she got this job! I will be moving out as soon as my lease is up along with others.

THEY GIVE AWAY YOUR APARTMENT!
I never even moved in because of an incident where I had placed a deposit on a 2 bedroom, only to find out that some incompetant leasing assistant had given out my apartment. The manager didnt even care about what had happened. Plus they get cars stolen from their parking lot. (It was on the news) Oh and idiot neighbors call the cops because they hear balloons popping near the pool and think they are gun shots (once again, on the news)

All is well till you move out
We lived here for over two years and it was going well until we wanted out. They lost our 30 day notice (twice) kept charging us rent after we turned in the keys, and billed us over $2000 in random cleaning expensise as well as carpet replacement.

Wonderful Home
I think Champions Park it the way to go. It is close to everythinh in town and a great home. The people are rock'n'. I moved form out of stae and the staff was sooo helpful. Thank you for making this so easy for me.

Thieves!
We left our apartment in better condition than we received it. They would not do a walk through on the day we turned in the keys and when I called back they still would not schedule one. The manager said she would walk through and call us if anything needed to be repaired. Just got a bill for over $800 saying they had to replace the carpet. We are going to fight this to the end! DO NOT RENT HERE!!!
