Avana has been great to us. In the amount of time we have been here its been a great relief to have the support of the staff/maintenance team to be there for us when we have a situation with our apartment. Neighbors are quiet and kind when we see each other. Walking trail is nice and can see the sunset in the evening.

Overall a nightmare. First it was champions park who didnt care about their residents and now its Avana who still dont care about their residents. Work orders to have stuff repaired or replaced are optional in their eyes. 0 out of 5 stars. Will not recommend to anyone!

The actual apartments are nice and very homey! The gym and pool are nice and the walking trail has been very useful for a dog! If you do have a dog- there are some neighbors who are very difficult to live with due to having a pet. Any drop of a ball or bark has been noted by a neighbor which made it hard at the beginning to feel at home and comfortable.

I just moved into Avana Thornton Station Apartments. So far I love my spacious apartment and the amenities! The property is beautiful and maintained. The office staff and maintenance are quick to respond to any questions and/or issues. Neighbors are friendly. I am happy with my selection.

Put in several maintenance requests nothing ever has been fixed. Tried to transfer to another apartment and when found one and chose it they informed me it was rented an hour before. I have had black junk in my drinking water and bath for over a year and no one is listening. No water Preston my kitchen sink as well as a leak.

has been good over the years but parking issues when I have visitors has become a problem. when I get visitors they are afraid to park in the normal parking lot because they are afraid to get a boot on their vehicle. this is an area that needs immediate fixing and attention

I'm posting yet another complaint to this complex for is ludicrous management personal as well as the incompetent third party "security" oculus security. During a visit with my daughter within 20 minutes of being on property my car had been booted. Most of the time that I visit that property there are never any visitor parking spots that are open. I have seen residents parking in visitor parking as well as multiple visitor parking signage that is pulled off of posts and thrown on the ground often under cars or in bushes. In reading these reviews its no suprise that there are so many issues with the compay and the apartment complex as I had nothing but dead ends even trying to understand where I'm supposed to park off site that won't be in a shopping center for me to get a real boot by real police or that I would need to walk miles to the complex while having physical complications. I have left mutiple messages for someone to call me back to resolve this issues as I do notappreciate being told by the office manager that I just shouldn't see my daughter for court ordered visits and to just drive around and wait or visit friends while my boyfriend visits with her. Her attitude towards the situation was unacceptable and there is zero accountablilty for any situation they will tell you that you need to dispute any charges with the security company who also is not able to explain where off site parking is and will gladly boot your car after explaining to me that there are no open visitor parking and how the residents are taking down the visitor parking signs. But thats not their problem even though their company shows 60 visitor parking spots I have drove through and noted that in fact there are no 60 posted visitor parking spots. I have seen multiple amounts on what people where charged to get the boot off. Im curious on the legality of that one but since I'm unable to get an answer from either company I will probably decide to go that route with it.It seems like visitor or not parking anywhere in this complex leads to unjustified booting and no responce from anyone in the complex management no matter how many times you call. They will boot your care without warning any other complex I have been in will note plate number and leave a note that if they see your vehicle in an unmarked spot again then they will boot both companies are unprofessional and shady in their pratices. I will follow up about my multiple unanswered calls and messages. If you're looking to rent here save yourself and well as family and friends the trouble of being strongarmed by Champions as well as Oculus.

Staff lied to get me to rent. Forced me to start paying on the lease before the apartment was ready to be leased. I've repaired more things on my own in 3 months than they have. They do a half-assed job of shoveling and plowing after snow. Leasing office never answers their phones. "Emergency" repair means nothing. And the NOISE!! Built before some codes that now require noise abatement between apartments. If you want to hear your neighbors conversations, them getting up in the night to use the bathroom, every step they take over your head, and you don't like sleep, this is the place for you! Can't wait for my lease to be up!!

I was helping my daughters move into their new apartment today and was using my vehicle to help them move I was inside their apartment for about a half an hour and came out to find a boot on my car I called the number on the "ticket" and the security guard from Oculus Security showed up and stated he needed $50.00 to remove the boot I was shocked I had been there a half an hour and this guard would not listen and kept stating he was following protocol Well what about some common sense? If I'd been there for twelve hours I'd be a little more understanding but a half an hour and helping your kids move into an apartment that they are excited to move into What should have been a good day turned into a horrible day. Since this is Sunday at 7PM I will be talking to the management of this property on Monday as I want my $50.00 back

I am writing this review because TODAY my husband and I were out walking our dog on a Sunday at 3:00pm within the complex. We then saw 6 cop cars parked near our building and we decided to go around because we did not want to interfere. Out of no where the officers come out with guns drawn, screaming at my husband and I to get out of the way (doing their jobs) and they arrest a man 10 yards from us, yelling at him to get on the ground.It was absolutely terrifying. There were also a group of young children playing outside less than 50 yards away, thankfully I don't think they witnessed the situation. The pool was also recently vandalized. There was also a murder within the complex last year where a 22 year old man killed his girlfriend and drove her body to Wyoming. The maintenance is also very slow and inefficient. Our Wireless internet went out due to "inefficient cable hookups within the unit" this past week. The booting company is also horrendous and will boot its own residents (if they park in visitors parking) or their family members if they cannot find one of the FEW visitor parking spots. AND if you have someone who is handicapped and a visitor, I hope they don't mind parking far away, or a boot. It is also $100 to get the boot removed. I wish I would have done my due diligence before signing a lease, please don't make the same mistake.

Its relatively cheap and spacious. However maintenace requests take a long time and often the problem is not fixed. You'd be better off spending a little more elsewhere and actually getting taken care of.

This last weekend the AWESOME team at Champions Park hosted a pool party for the tenants. It was amazing. We were so happy to see that they purchased a ton of pool toys for the kids, the had music, food, deserts. We had such a great time!!! Thank you!! Brittany R.

I'll have been a tenant of Champions Park for 7 years as of September of this year. During this time have experienced 3 different management companies all with various levels of success but the current company, Lincoln Property Company, is the one that's convinced me to not renew my lease another time. During the past couple of years under Lincoln management I've had more problems than the entire time before them. Based on their actions, I can only assume this is what they want. When considering Champions Park (and you shouldn't be) ask yourself you following questions. Do you like well maintained and repaired apartments? If so, then Champions Parks isn't for you. I've had two apartments during my time here, both on the 3rd floor and neither have been particularly well maintained. The first I was forced to move from because, per maintenance, the floor was collapsing in the kitchen/dining areas. Things would just slide off counters and the floor itself would give in spots. After being required to move, Champions Park attempted to charge me a fee for being forced to switch apartments. After some time arguing with them about how I shouldn't have to pay to do something I can't control and didn't even want they finally removed the charge and placed me in a new apartment. The new apartment was not an improvement. The carpet is both ancient a complete disaster fraying and coming up in places and simply stained and worn in others. The windows all have vertical blinds which break so much they're practically useless. Many of them simple won't open anymore or have broken clips or missing slats. I had maintenance come to repair before but they never seems to actually repair them. At one point I was told they aren't even buying parts or replacements anymore. I eventually just put up curtains. The tile in the entry way is cracked. The front door is so poorly sealed you can see light coming in and feel a draft in the winter. I'm sure there's more but at a point you just stop remembering it all. Bottom line is neither of the two apartments I've been in have been well maintained. Even the preventive maintenance is half-assed. I've made sure when it's scheduled to either be there or be able to monitor it and they never actually seem to do everything they say. In my case, they almost never actually check or change the smoke/CO detector batteries. Since I have vaulted sealing and one of them is like 15 feet in the air I can't do it myself. This inevitably means that at some point they will start chirping and saying "change battery" every 60 seconds. Usually it seems to happen on a Sunday. Do you like working air conditioning? If so, then Champions Park isn't for you. I prefer to take care of things myself where possible, which you'd think would be a positive for Champions Park, but that just isn't always possible particularly for things like air conditioning. I've lost AC twice here. There first time was several years ago under Greystar in my first unit and they fixed it in a day or two. The second time was a different story. In my second apartment the AC has never worked well. My first summer my AC started having problems and was simply unable to cool properly. Running non-stop it couldn't keep the temperature below 78 and that cost me about $400 a month in electricity. Champions Park refused to acknowledge the problem instead claiming I was "creating too much heat". At one point in the several times I had them look at it, the AC guy said the unit simply wasn't powerful enough for this unit due to the constant sun on this units location. Not that they did anything about it. Eventually the AC started intermittently hissing and putting out hot air whenever it ran for a bit but Champions Park still wouldn't admit there was a problem. In July the AC gave out completely and they had no choice but to accept it was broken but it took them multiple tries to even get someone out who was capable of fixing it. It took 10 days, in July, to finally get the AC working again and though it was better it still seems to have trouble cooling. The long time was supposedly due to them not being able to get an AC shop out because they were all busy. I called a local on myself and they said they could be out same day. 10 days is unacceptably long to be without AC in the summer but I still decided to give them another chance, which it turns out was a mistake. Do you like being notified before maintenance enters? If so, then Champions Park isn't for you. I keep my apartment wired up as smart as possible. Among other things, that means multiple cameras both inside and on the patio as well as door sensors. I know when people enter and what they do while they're there. On two separate occasions I've had people enter my apartment without notice and without leaving any notification they were there. They didn't seem to actually do anything but that's hardly the point. Do you like working amenities? Grounds taken care of? If so, then Champions Park isn't for you. I'll level with you... I don't really care about or use amenities. However, I've noticed that amenities here are almost always broken, closed or under remodel. I'm often not sure what they remodeled once it's done. If amenities are important to you, good luck actually making use of them at Champions Park. Dog crap is everywhere, the fountain is broken more than it's not, the pond is so swamp-like it's probably a hazard. Do you like being able to reach the leasing office? If so, then Champions Park isn't for you. The leasing office and staff can be extremely challenging to contact if you don't have all day to keep checking. They are only open from 10AM to 6PM, so if you work outside those hours good luck. Many times even during business hours, when I've waited to go to work so I can talk to them the office isn't even open. It just has a sign saying they'll be back at 10AM even though it's like 10:30AM. Calling isn't much better. They very seldom answer the phone, I've never had a voicemail returned. Not even once. My last lease renewal, even though I followed the online system, all the emails and was told it was pending lease. Eventually I had to try to call them because it was close to the end of my lease and god forbid we don't give 2 months notice. After 6 tries and 2 voicemails I was finally able to get through. They didn't even know anything about the lease that their own portal showed pending, but that's a story for another time. I'm sure they're busy but that's no excuse, especially when lack of availability has consequences for the tenants. Do you have friends or family? If so, then Champions Park isn't for you. The parking policy here is draconian and this is the 3rd iteration I've gone though. It also cost money. If your friends or family come to visit, even for a couple of hours, and actually park near your apartment they run the risk of getting a boot and a $100 fine to remove it. This isn't enforced with any degree of sanity or reasonability, such as if parking is near full and someone is illegally parked, but with a coldness that can only be intended to hurt tenants. It's also ONLY enforced if you don't have permit. I've witnessed people parking in two spaces many times for several days and nothing happens, though that is a violation. The expectation is you need to park in visitor parking, which I have seen maybe 10 places for in a complex with over 400 units. What happens if there is no visitor parking? Too bad, guess you can't visit. Champions Park is absolutely inflexible on any of this so if you like to have people visit you look elsewhere. Do you like a leasing office that cares about you? If so, then Champions Park isn't for you. While individual leasing agents are nice enough, Champions Park as a whole does not in any way care about their tenant and offers no flexibility for tenure, loyalty or really anything else. You are a cog and nothing more. This is exemplified in their parking situation. As a resident, you're given a little parking sticker that looks exactly like an oil change or registration sticker. If you don't have this sticker, you run the risk of getting booted no matter how long you happen to be parked. It's just pure luck. I was hit and had to put my car in the shop and get a rental. Due to the terrible hours and complete lack of answering phones I wasn't able to contact the leasing office and over a single night of less than 12 hours when there was plenty of other parking I was booted and had to have it removed for $90. Apparently, though absolutely no one tells you this, it's not in the lease and it's not at all obvious, the parking sticker is intended to be removable. Good to know now, I guess. Please keep in mind this is the 3rd parking sticker I've been given over the years and all of them have different rules. Now you might be thinking, well you've been there for nearly 7 years, pay rent on time, don't cause problems, weren't adding an extra vehicle, didn't even take all the parking and have never had an incident before. Can't Champions Park do you a courtesy and waive or even do a one-time lease adjustment for the fee? No, not at all. Remember, Champions Park DOES NOT CARE ABOUT YOU. Their tenant are interchangeable wallets and nothing more. I've never had a company be so inflexible about something that is relatively minor to them.

I had a terrible visit on Saturday 4/20/19. My car was booted after driving around twin looking for a visitors parking. How ridiculous that I can't even visit my daughter and her family on a holiday weekend due to the lack of visitor parking spots. I drove around twice looking for a vacancy and never found one. I counted 6 visitor slots from the pool going east where she lives in bldg 1618. You have a large complex here and visitor must be accommodated. I'm sure your complex does want to end up on social media so I expect this to either change or I will contact the corporate office for an answer to this problem. Best, I'm out $90.00. Do not recommend! Hannah and her team are extremely rude! They make me feel like I'm bothering them. Maintenance issues can take months to get resolved regardless of emergency level. Police activity here ALL THE TIME and murders. So far from feeling safe, I cannot wait to move. Parking is horrible, friends and family will get booted while visiting without warning. Snow removal is poor. Security is inconsistent. I feel like after paying $2,000+ in rent I deserve a little respect and get nothing in return from them. I have respected their rules, their attitudes, their apartment, their space in general. But no longer, wil I settle for these horrible, unsafe, overpriced, untrustworthy, greedy apartment complex. Yes, they are beautiful apartments but that's all they have to offer.

Worst experience EVER!!! STAFF ARE CLUELESS AND ALWAYS GIVE ME WRONG INFORMATION. I was tokd when i moved in that if i reder a freind or famiky member that i would recieve a 250.0p credit but was told no after i moved in and rederred someone to the property. The pool has been a JOKE since i moved in and is NOT year round and they are too lazy to fix it. Ive had Maibtenance issue after maintenance issue abd things still havent been fixed after MULTIPLE attempts. The locks and exterior door handles are GARBAGE and always fall offf. The neighbors upstairs sound like they are training for the wrestling team in the Olymoics at 430AM!!! The neighbors downstairs are bat ---- crazy and most likely smoking meth. There was A MURDER in building 19 this past month and this wasnt the first. Over it

This was the worst 18 months! First there's was huge water keak from the apartment above mine that went into my son's room ruining his shelves. Next, my dryer that I was renting from them kept tearing my clothes. I asked them to replace the dryer several times but they kept sending a mateniance man to fix the same part. Needless to say I lost several clothing items and the manager just kept telling me to try again. I should of told her that I'd try again with her clothes, would of loved to have seen the look on her face! When i I tried toget then to replace the items that were torn by their dryer they said they couldn't and to report it my insurance! Don't move into these apartments!!!! Paid way to much to be treated like ----!!

I have lived in my fair share of apartments, and some pretty bad ones, but management wise this takes the cake. I originally agreed to live here when Grey Start was the owner and management seemed great. Since moving in, I have had no good things with this place and the staff. To start, on my move in day, no one was prepared for my arrival. I had to wait while they got my paperwork together because they did not know I was moving in and no one informed me of the change in management. Because of this, I was almost not allowed to get my keys because my renters insurance did not list them as an interested party because they had changed and no one called to tell me. So I had to take time to call my insurance company and get everything changed before they would give me my keys. When I finally got my keys and did my walk through, the place was dirty. The wood panels covering the washer and drier was cracked, my drier has something wrong with it that causes my clothes to come out with stains and have to be re washed. Someone was sent to look at it and "fixed" the issue. The kitchen and the bathroom were disgusting and I had to take the time to clean my own apartment that was supposed to be clean prior to my move in. When I mentioned this to management, I pretty much got a "that sucks." If you are looking for quiet, this is not the place to get it. On one side of my apartment is constant arguing which I can deal with because that is normal living. Above me are people that make enough noise that the cups in my cupboards would shake and I have had a bottle of syrup fall from the top of my refrigerator from all of the stomping and what sounds like body slamming. The noises would be more tolerable if it weren't at unreasonable times, 1, 3 5, 6 in the morning and even at 10 or 11 at night. The noise goes on forever. I moved in November 13th, my first complaint was November 27th and I was told by Nicole that they were being handled and being evicted for other issues as well. I am later told by Marti that they are not being evicted. I lived here for about 1.5 months before deciding that I cannot live like this because since living here, I have not gotten a quality night sleep. I have made over double digit complains, none of which were actually done anything about. To make it worse, when I spoke with Joni, who is supposed to be the manager of this place, she told me to "deal with it." What exactly am I paying rent for? This was supposed to be my home where I can relax and and sleep and this is not possible. The management staff is horrendous. They offer to move my apartment, but I would have to take time off and move my own stuff and they would not reimburse me for anything. They still make me do a buy out even though they have not held up there end of the lease agreement. They are telling me to give up my peace and quiet. This staff does not care about their residents at all, as long as you are paying them rent, they could care less about how your quality of living in the community is. Don't live here. I'd suggest looking at Tanglewood Estates, Avena Apartments or The Ridge at Thornton Station. I can definitely say that what I learned is that sometimes for a good quality apartment and staff, the money is worth, I won't go for the cheaper price. I cannot wait to get out of this awful place. Hopefully they can clean house and get a good staff in here. I can at least say that I have been able to deter some of my friends from moving in here and saved them the headache.

Assistant manager backs into the future resident parking spots.. Too lazy to walk the extra 10 Ft.... Also taking over a month now to get people added to our lease and us taken off. Was told the Portal was down. Upon calling another property managed by Lincoln they aren't having this issue. LIE AFTER LIE. Lazy and incompetent. Do yourself a favor and move somewhere else. I have lived here for a total of 5 years and this is the absolute worst. It was amazing until Lincoln took over.

We have lived lived here for about 4 years and could not be happier! The grounds and pool are always clean and anytime we need maintenance they are always here very quickly. The office staff is great and always willing to help! The Property Manager is amazing! Anytime we have needed to speak with her she is always available and always willing to sit and chat with us when we have questions. If you are looking for a place to live in Thornton that you xan actually call home then Champions Park is the place for you!

Several issues with water damages in my apartment resulting in me being unable to use parts of my apartment for between 3 days and 3 weeks at a time. The ladies in the office are incredibly nice. I am unable to say a whole lot at this time due to waiting to see how the company is going to respond to my currenf issue.
