We will be new residents soon to Aqua and so far our experience with them has been fantastic! We were helped by Brittany Johnson and she is amazing!!! Ask for her to help you!! We looked at a few other apartments after we went to Aqua and everyone we went to we said "this isn't Aqua or wow they aren't like Brittany!" We can't wait to move in!! I'm honestly excited to move here! Thank you Brittany for being such a help and being so friendly and fun! You were very genuine and were able to relate to us and that's a big thing for me! <3

The best apartment living experience I've ever had. Great amenities and very clean and quiet. Very accommodating staff from start to finish. Eva went above and beyond to help me during what would have otherwise been a disastrous move out. They don't have that "corporate" feel a lot of places in town have. Will definitely recommend to friends and family looking for a place to live that wont break the bank. The real icing on the cake is there are 5 pools on the property to choose from, so it's never crowded even during peak summer days.

Was looking to get a new place and Brittany Johnson was amazing! She helped us find the absolute perfect place, made the process simple and easy for us, and worked so hard to help us get in as soon as we wanted and was just over all wonderful!!! More places need people like you Brittany!!!??

I have lived in various areas on the Southside all being within a 3 to 4 mile radius from the Town Center. In the past 5 years I have moved each year with the Aqua bring my most recent. As we all may know moving is not such a fun experience so to do it consistently every year almost became my 2nd job :). I don't think we will ever find a perfect place no different than finding a perfect house. Let me explain why I am taking the time to write this review regarding The Aqua Apartments. I have read many other reviews and people will always have their say on how they feel especially when it's negative & it is their right to do so. As for myself the time was approaching to renew my lease and once again start the vigorous process of packing and making all the arrangements necessary to relocate. I am happy to say for the first time in 5 years I am staying put. Every time I have reached out to the front office regarding any issue with my 1 bedroom the staff has been on point in resolving my issues. The maintenance staff responds in a very professional manner and it is most times resolved very quickly. My direct contact has been with Andre or Eva in the front office & they are always on point with resolving any of my issues. I recently had issues with both my washer & dryer and both Eva & the Property Manager came to my home to inquire about my issues & had it resolved within 72 hours. There was also another issue when I first learned I needed a Disabled Parking Space for my Unit and after completing the necessary forms the sign was immediately pprovided. I was visiting a friend at this location on 5\2. It is a fairly large complex and I couldn't quite find my way around. I saw a gentleman (in uniform) picking up a large amount of trash from the dumpster area, and asked him for directions. He introduced himself as "Tim" and he proceeded to stop what he was and show me the way. Tim asked if I had been to Aqua Deerwood before, and I replied no. He started telling me about the amenities and all the property had to offer. I just wanted to let you know that if more individuals took the time to be as amazing, helpful and considerate as Tim, the world would be a better place. I moved to Jacksonville a few years ago for the "beach" and Tim exudes this. Kudos! I hope that all of the staff is the professional and cordial.

I have never been treated SO WELL in my 10 years of renting. Aqua gets 10 stars! If I wasn't relocating out of state, I would have definitely stayed. Everything is wonderful about Aqua, the amenities, the pools, gym, dog park, the outdoor movie night was so much fun! I want to extend a special thank you to the staff. They have been so responsive and so patient. Recently, I've placed my notice on file to vacate. At the last minute, something came up with my job offer and I thought it may fall through. In a panic...in tears, I walked over to the office thinking I may not have a place to live. The office was already closed but Eva saw me and let me in. She stayed extra for me because she didn't want me to worry all through the weekend. Who would do this? Who would stay past working hours on the weekend? Eva did. Thank you for consoling me, it was such a kind act. Thank you Andre for helping me with transfer options and everything else. I will miss you guys! Keep up the great work!

I lived at this apartment community for about 8 years when it was called Avistele at Deerwood and had to move out for a job transfer. When I was considering moving back, I looked reviews on Apartment Ratings and was shocked to find so many negative comments. Everyone probably has some reason to write comments like that but I find it sad that so many people choose to only mention the negative instead of finding the positive in their apartment community or simply move out. I've lived at brand new apartment communities and you always think that the "grass is greener" and I've found that is actually rarely true. All apartment communities deal with a lot of the same issues that people have had at Aqua. The apartment community I lived at even had pet DNA testing to try and keep people from not picking up after their pets and still had problems the majority of the time finding out who's pet it was. They also had a decent amount of air conditioning and plumbing problems since I was the first resident to live in the apartment (the guinea pig you could say) People seem to have become so unreasonable with what they expect apartment communities to be accountable for. They would need a staff of 20 or more (basically just hire robots) to accommodate the crazy demands of residents today and don't forget about the expectation of catching every single one the offenders for noise complaints and pet poop. I love this apartment community and chose to come back for the positive reasons - the variety of floorplans, awesome landscaping that makes me feel like I live in a park, and that super cool pool area was a bonus! The staff here is really friendly and professional and I feel like they try really hard to take care of their residents as best they can so I plan to stay here as long as possible. It's all about your perspective and maybe I prefer to be an optimist but I'm ok with that.

We had a torn screen in our screen room and John Henry came right away and fixed it.he was very polite and did he a good job!! If we ever need another maintenance request we will ask for him!

I moved in in November 2014. I'm 42 and have rented a few apartments in my lifetime so far. This has been by far the best rental experience for me. The apartment I rented had brand new everything. When I moved in I had a little trouble with the water heater and they responded to my service call with in the hour and took care of the problem right away. I've had other minor service calls and each time the response had been excellent and the issues were resolved to my satisfaction. I also love the fact that I can take care of all my bills online with automated payment and if you don't set that up, they follow up by email to remind you the payment is due so you don't forget and end up having to pay a late fee. I'm very happy so far and would definitely recommend this place to friends.

I'm happy to have chosen this place to live , the staff is excellent, the apartments are very well groomed . common areas are beautiful and I feel safe to live here . my experience with servicing is spectacular. agradesco the office team for their good treatment especially Teresa Manager.

Couldn't have asked for a better place to be. The staff have been extremely helpful and kind, along with the maintenance staff who resolve any issue within 24 hours. The community has wonderful amenities, with the gym and 5 pools, beach volleyball, tennis court, etc. It is very peaceful indeed, something that is hard to come across in many communities nowadays. Thank you Aqua Deerwood!

My experience has been wonderful since moving in 7 months ago. I have been out of town and Joan has been a lifesaver helping me out as much as possible. She has been very attentive I almost feel like she is a concierge service specifically for me. She always has a smile on her face and never once has it faltered, I will go so far as to say she puts the "A" in Aqua. You have an amazing leasing consultant with exceptional customer service and that makes your apartments stand out above the rest in my eyes. Keep up the great work Ms. Joan

I was very impressed with this community from the grounds, to the apartment layout and amenities and especially the staff. Brittany was very knowledgeable about the apartment and attentive to my needs. From the time I walked into the leasing office I knew Aqua was different than the other apartments I was touring. This one felt like home.

Just curious if the business center will ever be done. We moved here, partly because of its availability, but still not done. Kids area in gym, still not done. Paved roads look horrible in our section, as does the landscaping. I have to weed my front and back. Gutters need to be cleaned. Cats always getting into our valet trash, they actually lift the lids and rip through the bags. Also really over cats being in my yard. Really wish they would get rid of the cats, I can't let my dog wander freely through the complex. Nobody picks up after their dogs. We actually drive our dog to another location because I am tired of dodging dog crap, even in the road. This is just my list of living here, not what we received upon moving in. It really feels like management does not care once they sell you to move in.

Would like to know who is in charge of maintaining the landscaping back here in the Reserve? There are dead leaves, branches and weeds everywhere. The pond behind us is filled with pollen and debris. It looks disgusting! I'm only writing here to complain because we have asked at the front desk several times and have been told it would be taken care of...its been over 2 months!! Also, when are they going to remove the big orange cones from the parking areas? Doesn't anyone from the front ever drive around and note these issues?? Would like to invite friends over but its a little embarrassing with cones everywhere and the front entrance to our apartment looking lousy.

They started repaving the parking lot back in November. They stopped working on it a few weeks later and never finished. Some areas are repaved, some are not, and there are always potholes. It's truly baffling that they never actually finished (started might be a better word) the project after all the annoying notices they kept sending out with updates on the work they weren't actually doing. Anyway, the parking lot looks ridiculous. It's embarrassing to have people come visit. It's a lot like living in a trailer park. I'm counting the days until my lease is up.

I would not recommend this property at all from the time we agreed this was the place for us until even after moving in it was RIDICULOUS!!! ---- was very nice but all over the place she was doing too much at one time our aapartment changed 3 times before she got it right even with paying the move in special at the time she called several times to verify if we had paid her when clearly it should have been in our "folder".. I kept telling myself and fiancé that we're here by force not by choice moving from Tattersall at Tapestry park this is a major down grade for us...our "luxury" apartment is very half --- renovated compared to the model and photos online you can tell this was last minute "renovations" our dryer wasn't hooked up properly so we had to take our clothes at 8pm to the laundry mat and spend $30 out of pocket to not even be rembersed for it we had bees in our kitchen which we still cant figure out how or why they were in the kitchen since we've never opened any window there is a very unpleasant order in our place that we can't seem to get rid of no matter what we do I'm just overall displeased
