Arium Deerwood seems nice but when you pull back the curtain, it seems that are quite a few chinks in the armor. Major issues, communication or lack thereof, maintenance request are not completed in a timely manner and the office staff is very sense of community.

Broken promises.... when we moved in all the amenities were supposed to work !! No way ...... the grills are always our of gas,the smell of dog ----, falling in mold and water issues that I have numeous requests on..... ignored !!!! Apt flooded, bugs, flooding, and on answered requests

Area is nice but I needed to call maintenance a lot. 2 pipe burst(one collapsed part of ceiling), a/c unit stop working, toilets backed up(at the same time) 4-5 times in one months span. Maintenance is the bomb.

Overall I enjoy living here. I like the layout of the buildings it feels very spread out even though it's a large apartment complex. The infinity pool should be an adult only pool. The community is quiet.

This is my third apartment in this community I've had a townhouse two bedroom flat and our one bedroom flat maintenance is excellent the grounds that kept pretty nicely and the office staff is wonderful I have never had a problem that they didn't take care of immediately and correctly

I would rather not comment at this time! There have been on going issues that will affect my rating at this time. The neighbors are loud and loud music plays all times of the night. The gym is not clean a lot of the times and the grass/bushes need to be cut.

My suggestion is to keep the condo in the current conditions. I look for many apartments to move-in and this is the best in price quality ratio. I suggest it as a very good option, very quiet and quiet. Here you live in peace. it's very good.

It's been one of the worst experiences we've endured to this day. The only reason we've stayed is due to the distance to my office and my son's school. Maintenance is absolutely horrible, unresponsive, and incompetent. Management doesn't respond to requests in a timely manner and they cheaply bandaid problems instead of actually fixing them. The trash valet service is a complete waste of money.

We love the staff they are so friendly and if we have a issue with our apartment maintenance comes out as quick as possible. Even the community is nice and quiet. Me and my fianc? love the granite countertops and all black appliances. We love the Arium we have recommended this complex to all of our friends.

So far my experience hasn't been all that great. The staff is friendly until an issue pops up or they promise one thing and can't deliver. You search for an apartment that you have requirements that you need met and I thought that's what I had happening until the last minute the day I was supposed to sign my lease I was notified that there was an issue with the apartment. I couldn't find another apartment in a day ao I was almost forced into signing a lease since I gave notice from my other place

My move in process was very easy. I had a welcome checklist with what i had to have before move in date. Which was simple my apartment was very nice,clean, and ready to move in so far i like it out here with no issues

have been some ups and some downers,but it seems to be working better.The side walks need to be pressured cleaned,the big pond by my appartment(501N) needs to be cleaned.I have asked for the fire ants to be sprayed and as of yet haven't been done.I still have a work order for that.

This community is managed efficiently. The grounds are lovely and well kept. The interiors are up to date and attractive. It is a safe community with many amenities. Centrally located it is convenient to shopping, entertainment venues, and major roads accessing all areas of the city.

The whole experience was great and the manager Andre was extremely easy to work with. I'm glad to have decided to go with Arium and would definitely recommend this complex to friends. Also, getting everything that was expected before even looking at the apartment was a great feeling instead of other outfits who mislead you whether it's the amenities or billing.

Poorly Managed Community. Maintenance staff management is very unprofessional, as are the temporary employees being used. Grounds are poorly maintained. Amenities are poorly maintained. Some (not all) of the individuals in the front office are rude and unresponsive. Too many corners are being cut, and it shows.

DO NOT MOVE THERE.... horrible since Carroll management took over. Poop water sewer in the parking lot. Smell like poop everywhere. I can not wait to get the hell out of here. The poop water goes to the lake and the whole place like ----... These people do not CARE about anyone health at all. we have kids and dogs and can not even go outside. The rent is way too high to live in ---- water.

My experience has been less than stellar. Before even moving in, there were issues with the apartment such as outlets not working, the back patio being filthy, the oven not being plugged in, and the garbage disposal being broken. We have since had issues with the maintenance staff not using best judgement when it came to repairs. I've had them shut my water off for 4 days with no explanation; in fact when I called my front office to see what the issue was, they kept saying they would call me back and never did. Over all, I have been just waiting for the day my lease ends so I can move.

Just move here from NJ. It's like totally different place. Like a time share kind of thing.I love the amenities. You got everything you need here. People are friendly. The location is superb, it's near to everything.

Great community with great people. Neighbors are friendly and courteous. There are always updates and staff working to maintain the property. The amenities are awesome and always kept up. There are many different options in your living apt. layouts as well.

The neighborhood seems really safe and I'm close to everything I need. The office staff could not have been nicer, that was a big selling point for me. They kept constant communication with me and showed me a few different places until I found the one that suited me best and the move in was smooth.

So far my experience has been phenomenal and services has been done as asked for. When I first moved in they were on top it making sure I got the help I need and the amenities I asked for. Definitely love my stay here at Arium deerwood.

I chose this apartment due to features such as: large master bedroom with walk-in closet, new washer & dryer, ceiling fans with lights in living room & bedrooms, abundant cabinet space in kitchen and bathrooms, carpeting only in bedrooms, huge screened-in covered back patio with outside storage overlooking pond with fountain, private covered front porch, French doors in guest bedroom to the back patio, door from dining room to back patio, kitchen includes low cabinets with double doors, built-in microwave & window overlooking front porch, separate dining room, linen closet, medicine cabinets & alarm system. This property does permit pets, provides valet trash pick-up, pest control & landscaping. The implementation of online rental payments and maintenance requests is an indication of the efforts of the complex to provide residents with the latest technology. The baymeadows/Southside location is my preferred area of town as it is close to grocery stores and many businesses. The playground, swimming pools and fitness center are great for sports enthusiasts and families. Since moving to this complex in 2012, all kitchen appliances including the garbage disposal along with the water heater and the central heat and air conditioning system have been replaced.

When it was Managed by AQUA, we moved in. Wonderful happy staff and maintenance. After they sold, Robots came into this place. Increased pricing on everything, less clean up, bad attitude by manager and assistant manager(Property). Maintenance is so slow I hade to complaint to CITY of Jacksonville. Inspector came then the management acted like they are fixing something. By the time their attorney sent us notice saying that I have to say sorry. (Felt like elementary school). I did not say sorry so next letter I got saying' We will not renew your lease'. First of all I was dying to et out of there-forget about renew. Please sign up with the worst in JAX and you will see their ugly pictures.
