Staff is extremely friendly. My apartment building is outdated, cramped and reeks of cigarette smoke. There are no ceiling fans or light fixtures in any rooms. If you're into the bare minimum and spending $1200 for a small apartment, this is your spot. Also I feel like I may possibly be assaulted when I walk around at night in the community due to the fact that they use 30watt bulbs in the 10 street lights that dimly light the neighborhood. It's all for effect I guess and not functionality. Community needs a massive overhaul along with new streets. Fell into what I thought was the grand canyon the other night driving home in the rain. Couldn't hardly see it to avoid it. Definitely going to pop a tire at some point and come to collect from the front desk when it happens.

    As soon as I came in to the apartment, it was so smelly inside the apartment. The experience of getting into the apartment was disappointing, though the leasing office folks did their best (no complains on them), but i understood the previous tenant had pets and the cleaning of the house took huge effort, but sadly it wasn't enough and we still had the smell of the pets (cats) around in the patio and inside the house. It took around a week for the smell to go away, with us opening the house to sun, etc. Secondly, when i saw the model house, i saw i liked the house and the environment around the house with cut grass and look and feel, etc, but the actual house is near the woods and its so dark in the evening with low or no lights, which just put us off. Did expect that along with the smell around and lots of insects, like roaches & beetles coming daily into the house with us having a 1 yr old and we felt the discomfort right away. Even though, the leasing office folks are helping out to sort out issues, but the location of the house is not as expected. Lighting in the evening is a major issue. It is so dark in our part of the community. Cannot go out after 7 and come back.

      This place is awesome! Great apartments, clean grounds, and the staff is amazing. Very pet friendly and lots of dog walking stations. I would recommend living at this complex to any of my friends or family.

        Maintenance worker Omar lied 2 days in a row ssying he eould come and recheck the washer that is STILL not working as nd hasn't shown up yet. It is unbelievable the way maintenance dodges their job and dodges completing work orders.

          Some years was better than others to many management changing my experience is that when the last two management came in they start charging us for garbage can outside our home and also washing machine and dumpster we never pay for these things they should come with the rent because the cost of renting these apt is to high they don't worth it because a lot of thing need to updated and fix in these apartment fences need to be put out where there is ponds in the back of your apt snake comes on the patio water moccasin and that a danger you can't even sit on your patio very dangerous they last 3 years have not been good for us a lot of things we got we had to get for them we should be listen to as tenants but if you say something you are wrong.

              Overall this is a great place to live. It's quiet and has everything you need at a reasonable price. I like how homey it feels but still has updated appliances and such. My biggest complaint is that maintenance is absolutely the worst. They are unresponsive and lack communication. I've put in several requests since I moved in and either wait weeks to have results or when they do actually show up, the problem doesn't fully get resolved. As for the apartment as a whole, the paint jobs on the doors and railings are also very cheap. I haven't been living there long and already half of the paint on my door has torn off. It's so cheap that is peels instead of chips. My favorite part is the kitchen (although it could use some more lighting). It's very spacious and open, with granite countertops and plenty of counter space to prep food. The parking lot is constantly under water even when it hasn't rained in a few days. Even though there are some things every here and there that need fixing due to corners being cut, it's still quite lovely, especially for the price.

                I was told that the Apt. I was moving into would be completely renovated. When I moved in the Kitchen light was still the fluorescent light and the outside was filthy. Sidewalk and walls and porch need to bepressure cleaned and painted. The air filter was never cleaned. Holes in the wall were still there so as for painting, I believe they only touched up. WORST THING OF ALL is the former tenant was a smoker and the entire apartment stinks of smoke. Also landscaping leading to front door was overgrown.

                  I like the neighborhood overall, the amenities, staff, and just the neighborhood in general are very nice. I also like my apartment overall but i do have some issues. I have lots of ants, have seen a few roaches and a few spiders. My tiles in my shower were very dirty upon moving in. The sink in my bathroom is missing the aerator so everytime i turn it on water sprays everywhere. There are scuffs on my wall from before i moved in. And a box with a ceiling fan in it was left in my apartment and i have not gotten any info on why or if it will be installed

                    Arium Deerwood has legitimately been the worst purchase I've made in my life. I'm currently looking through my options but I am otherwise currently refined to paying almost $1300/month to live out of trash bags in my living room because the bedrooms are infested with bugs. I've yet to have a single maintenance request completed correctly the first time, and overall the staff is friendly but overall unhelpful.

                        When I first moved in it was Aqua and it was fantastic! The grounds were beautiful and the place was taken care of. Now that it's arium this place is the worst! I can't wait to get out of here and never spend a dime with Carroll management again. The yard crew destroys the grounds and weeds are everywhere. The parking lot it like a swamp and my work order for it is "on hold" rent constantly is on the rise with the response of "sorry for the inconvenience. That's the way it is". I have to call sometimes 7 times just to get someone to answer the phone in the office. I have walked to the office and called and watch from the window them look at the phone and literally sit back in their chair. The water shut offs here are excessive and it seems to me that nothing is fixed appropriately for the water shut offs to be as frequent as they are. The fees that are charged here are outrageous! You pay for water that usage can't be provided and the tenants have to pay when there's a water leak. They put on a big show of how the community is close knit but I can call multiple times in a day and they can't remember the apartment number I'm in. Too bad the resident side can't look as nice as the leasing office side. I guarantee if they took more future residents for a ride on the back side fewer and fewer would move in from the swamps in the parking lot. They do whatever they can to get you as a resident but once you're locked in you have to beg and get irate for any task to be done. It's a shame to love some place so much first moving in and then management is changed and this place keeps crumbling.

                          Staff is really nice, apartments are subpar at best. Don't be fooled by how nice leasing office area is, actual areas are in disrepair. Within 3 days of move in downstairs flooring full of water under flooring. Staff was on it and have done a good job to try and correct. Still took over 4 days to correct. Apartment was filthy at move in too.

                              The office staff seems to have high turnover but they have all been friendly. Maintenance staff seems to always be around but yet when I have an issue, they never seem to complete the job to satisfaction; often times I even need to remind the office that I need maintenance in order to get them to show up at all.

                                  I have had three water leaks. Raw sewage backed up into the bath tub. A front door that has never been sealed. It took a year to get the smoke alarm installed. While many of the problems mentioned occurred under a previous management company, the present management is no better, perhaps less responsive than before.

                                    I would absolutely recommend Arium Deerwood! This community has it all: beautiful shade trees and well kept grounds, numerous residential facilities including an up to date fitness center, swimming pools everywhere, a great playground, cyber cafe, and more. I stress the cleanliness of these facilities as well--we are talking clean swimming pools you actually want to use! The apartment has been well maintained and the updated appliances, counter tops and cabinets give your home a new, fresh feel. Pricing is very reasonable for the size of the units, but it's excellent considering the standard of the apartment and the rest of the community! Look no further, this is home.

                                        Very Disappointed! Hard to contact anyone in the office and sometimes they do not get back to for a few days! Very Disappointed with the quality of my apartment during my move-in process, broken doors, broken dishwasher, showers not working properly, clogged sinks, and bathtubs, I sent in my walk-around maintenance request 6 days ago and yet no one has came to fix any of my request. I have more problems with the apartment that I can list but I won't. I am very Disappointed at this new leasing company. I previously lived here when it was Aqua at Deerwood 2 years ago and they were amazing, maintenance was done within 24 hours and every time you called the office someone picked up, and it they didn't, you would get a call back that same day!

                                          No matter where our jobs move us to...When we return to Jacksonville FL we return to this community. Upgraded units and gorgeous landscaping! Plenty of clean pools that aren't overcrowded! Ha! There are even Pok?mon stops here!

                                            Great place to live! The grounds are beautiful and well kept; there are lots of large trees surrounding the buildings. The apartments are cozy and the staff are wonderful. Would highly recommend if you are looking for a place to live.

                                                The staff is all great and extremely helpful, it's nice having multiple people and the office being open 7 days a week. The apartments are a bit older, but still nice. Some of the windows, screens, and the patio door needs replacing and the water pressure is a bit low, but overall a good quality.
