The management has changed four times which has lead to inconsistencies in rules, maintenance issues, personnel, and cost. It is true there are pros and cons to everything, but the service has been diminishing since the third management took over.

The maintenance staff, Carl, Basin and Dean are the best. They go above and beyond making the residents happy. They seem to really care about the property, always trying to make things better. I don't know the office staff, they are new to the property. They seem really nice and of course Andre is awesome, the Best!!!!

Everything was great until Arium took over, they are unfriendly and uncaring. The Aqua staff was always prompt and friendly and actually said hi to people as they passed by. So far my experience with them has not been good. After the hurricane there was sewage running through the streets, which was never addressed to the residents and it took a while for any cleaning of debris to be done.

Everything went so smoothly ! Andre took his time to make sure that I had the home I wanted as well as needed. By him being empathetic to my needs, I felt as if we had connected, building a working relationship I could trust. I could see myself actually living in a community such as this. It has exactly what me and my Fiance wanted. and that it has whatever I need, in walking distance. The place is also very beautiful

This is the third ownership I have experienced. Most of the time I have not had any incidents that were of concern because they were promptly taken care of. The leakage and drainage problem That I have experienced are still unsolved.

There isn't enough parking in the west area. There seems to be enough elsewhere. I like my apartment, everyone I've spoken to in the office under new management has been rude. The trash service has also deteriorated.

Maintenance is outstanding. The new management seems to be a lot better than the old. 2 1/5 years ago my rent was 1250 this month it is 1480. WHY? Nothing has changed. Nothing except how expensive it is to live here.

The maintenance employees are wonderful. There aren't any other positive things to share. The complex is quickly deteriorating. The sewers leak water constantly. This does not smell pleasant. Management never responds to any attempts to contact.

Do not move here, you will be highly disappointed! I wish someone would have told me. Nothing is ever fixed makes the apartments so trashy. HORRIBLE plumbing issues that are never fixed as well. Rude and unprofessional management. The Leasing agents are very nice but there's not good management to back them up. It's definitely only about money for this DO NOT care about their residents!!!

Worst rental experience of my life! Before new management took over I had little to no I did they got handled the same day. Now that a new management company has taken over I've had problems with my toilets not flushing, parking lots smell like sewage and staff is rude! When I moved in last year me and my husband signed an 18 month lease only for new management to come in and make us sign a new lease! I have never dealt with such unprofessionalism in my life!

Our first year living here was great - Minus the move in fiasco with the last company. Now we are stuck in a second 12 month lease because of them. Ever since we signed that second lease nothing has gone right. We have so many issues in our apartment and nothing seems to be getting fixed if it's more than a simple maintenance issue. I have lived in Florida for almost 24 years and NEVER have I dealt with so many cockroaches. These disgusting critters won't go away and cost me a $300 vet visit when one of our cats ate one covered in pesticides. THE WATER SMELLS LIKE SEWAGE. Our clothes, towels, etc stink. I sent in a maintenance request and the man told me to "let the water run." P.S. That doesn't help. The appliances are dated, no dish washer should take almost 3 hours to run.

Apartment is great size for me and my child. The community is per friendly and allowed my German shepherd that most place restrict against. The pricing is very affordable and the office and maintenance are nice

Park like available with no one on top or below you. Maintenance staff nice and responsive . Parking is an of big dogs and no security at all. But its a peaceful beautiful community in which to live

Generally like the apartment very much but the landscaping around it needs a lot of work. Hillside directly in front of my apt is eroding and collapsing. I have reported this many time with no result or even acknowledgement. Grass is also dying and then weeds take over in the bare spots. Rain gutters over bedroom windows are plugged and water just cascades over the gutters.

Terrible terrible terrible terrible terrible terrible terrible terrible. Fix the damn toilets. Terrible service, terrible maintenance staff, terrible front office staff. I do not see anyone working on the problem and the front office staff has no information other than it is "being worked on"

I feel like I've been tricked when I moved in. The drafty door has not been fixed from the time I first moved in the cold months of 2016 with a newborn. There is always something wrong! My "slightly upgraded" place doesn't look like anything I was shown. I can smell the cigarette smoke from one of my neighbors in the guest bathroom. The garbage disposal still shoots up nasty smelly mess when turned on (I try pouring bleach and hot water down the drain but it doesn't work) maintenance hasn't fixed it. Afrer a brand new water heater was input after not having hot water on several occasions for over a year, it caught fire and then my apartment flooded. A female in the office lied about my renters insurance with them, but I did. A company they hired damaged some things in my place and the carpet was not put back down correctly. We can see and feels the nails under our feet but after a month of complaints it's still not fixed! During the summer it gets too warm in the bedrooms but cool up front, in the winter it's very cold in the rooms. I was unable to move at the time my lease was up.

High turn over in the office staff, incomplete service requests, pest control does not work bugs all the time, lawn maintenance is inconsistent, dog pee and poop everywhere, old buildings need better updates not just surface updates

This is a great place, the only problem I have here is that the house is infested by cockroaches and it takes a whole week to get the pest control done, and have to re request the for same everyweek. Apart from this pest issue, a wonderful place to live

Community has gone down hill since new management company took over approximately 4 months ago. Community landscaping off main drag shoddy. Constant trash issues. Maintenance staff replaced and terrible compared to previous crew. Management seems lack luster

I moved in in 2015 when this property was managed by Cortland and had been very happy. When they switched over to new management and became Arium Deerwood, things have gone downhill quickly. The only person from the old management that still works in the office is Andre, who is fantastic. The other new office employees clearly don't know what they're doing. I have had a leak in my ceiling for the past 2 weeks. I've submitted a ticket under "emergency"status, stopped by the office several times to remind them to get someone out to fix it. The service ticket is closed but no one ever fixed it. I'm moving out next week and cannot wait to get out of here.

We have lived here for 6.5 years. First Avistele, then Aqua and now Arium. Let me be clear, we love it here and have no intention to leave. That being said here are our suggestions: 1 . Make a standard checklist to be utilized for all vacant apartments prior to leasing to ensure units are 'move in ready'. (I can prepare one if you would like me to) There should be absolutely ZERO reason for a tenant to submit a work order request within the first 30 days of occupancy. PERIOD. No broken appliances, no hot water issues, no bug issues, no missing towel holders, drain stoppers, door stoppers, holes that need spackling and painted, no dirty or dusty blinds, no roof damage, no leaks, no a/c issues, no filthy carpeting, and certainly no cleanliness issues. NOTHING, ZIP, ZADA, ZERO items should need to be addressed within first 30 days of occupancy. 2. Work orders need to be completed within the very minimum of 48 hours. (Someone should be monitoring) If not possible, a courtesy phone call should be made to customer. I say customer because the tenants are your customers. Not an email. Pick up the phone and make the call!!! 3. Don't answer negative reviews with a 'standardized' answer of 'sorry to hear you are less than satisfied.Please come to office to discuss.' Hell no!!! If there is a complaint contact your customer immediately. They have already submitted complaint via review, or asked for repair via work order. Why would the suggestion even be made for them to come to the office to discuss? Do you know how many apartments are in Jacksonville? Why provide your customer with a reason to go elsewhere? 4. You can't please everyone. Some people will be disappointed no matter what you do. Sometimes it's their nature. BUT, you can do your very best to provide excellent service. Your business depends on it and word of mouth in this business is everything. If you are not striving to be the best then you are in the wrong business. All hands on deck!! Everyone affiliated with Arium needs to do their best. From the elder man (who does gosh knows what) to the manager of this complex. The elder maintenance man should be told to smile, the employees in the carts should be told to greet the residents, the maintenance manager should knock on a door after a repair, not always but once in awhile, to see if the job was satisfactory. Make himself known. Have a meet and greet for people to meet the staff. Stop sending the 'how did we do' surveys. If you didn't hear back you can assume everything went ok. If residents or prospective residents are in the leasing office, a knowledge them with a courteous 'hello' for Pete's sake. Don't just wander from office to office cutting through the lobby with your eyes straight ahead (and you know who you are). If you're not a people person try a different line of work. 5. Bottom line; take pride in your position, work together to make this THE VERY BEST apartment community in Jacksonville. Treat your customers like you would like to be treated if you were in their position. Don't just say it, do it. Don't give anyone a reason to want to leave or write a negative review. Again, we love it here. This is not meant to be a negative review. I am providing you with a tenants perspective. Accept it as constructive criticism.

Beautiful grounds, maintenance is usually quick and timely, very convenient location as it is close to large shopping center, grocery store and plenty of restaurants. New management company so unsure how th8ngs will change. A bit pricey comparatively.
