I like the area. It's convenient to everything. I have lived in this area for many years and consider it to be my home here in Jacksonville. Again I enjoy living here and hope to continue to do so. The staff has been helpful and professional, Andre and Will especially. I appreciate their help during the recent storm. They're keepers ?

Apartments are spacious, its a great place, relaxed, good service provided by the office and maintance staff, my wife and I are happy of being living here, best decision we've done, I really recommend this place

I've lived here for almost 2 years. I am pleased to say that I will not renew my leave for a third year. Since I moved to my current apartment, there have been continuous issues from water outages for whatever reason where they seem to ALWAYS have an issues that require residents in the area to be without water until it is fixed. I've recently received an email in regards to mistakes that have been made on their end where residents water bill will be doubled in order to fix the water amount that they claimed have been an error on their or whatever company's part. You pay for trash. This is the first complex that requires a payment for trash that I am dealing with. BUT Lately the trash HAS NOT BEEN PICKED UP AS SCHEDULED. I mean I could be saving $15 a month rather than get a half job in them committing to residents as they should. The staff is decent. My experience with Joanne has never really been good. She seems to struggle with accurate information when inquiring about anything having to do with the complex. Just a few pointers. This place is draining me for my money. It's always something.

Andre R. was extremely attentive and patient with all of our questions. He was through and courteous with each visit and no matter how late we showed up or as many times as we called.

Aqua Deerwood is an excellent place to live. I am very happy with the office staff and maintenance is on point all the time. Maintenance is always busy and finds time to always keep the property looking great.

I love my apartment. Living here reminds me of living at a resort. The property manager , Robin has been the best. She is always smiling and happy. I hope to stay here for years to come.

I do NOT recommend Aqua of Deerwood. I strongly recommend that you look elsewhere. Once the fees are paid and you move in, the office staff treats you like yesterday's trash. If you call and have to leave a message because they are too busy for you, they do not return calls. If you go into office for anything, you always have to wait awhile. They act like you are disturbing them and you get the cold shoulder. The staff is incompetent and arrogant. If you have a pet, there is a monthly pet rent fee in addition to the one-time pet security fee. If someone's pet barks, your dog (if you have one) will probably be accused and you will get a warning and a recommendation to muzzle your dog. You will have to pay extra for washer/dryer in apartment. That's $30/mo. above your rent, water, sewer and additional fee for them sending you a bill.

I recently moved Into Aqua Deerwood a little over a month ago and all I can say is positive things about it. From the moment I walked into the leasing office till now. I was openly welcomed when first visiting Aqua Deerwood by the very helpful and friendly staff they had waiting for me. They answered all my questions while showing me the entire property and what it had to offer. I really was impressed by the "only infinity pool in Jacksonville" that they offer behind the leasing office. After my tour, I got the privilege to meet face to face with some of the staff. Accalia Sullivan and Robin Wombough were two employees that really stuck out. Between their two personalities and kindness there was never a dull moment in the room, they made my experience very enjoyable. Still to this day I see them and always stop in to say hello. Everything that was promised and said to me has been upheld an I couldn't be happier. Looking forward to finishing out my lease and signing another one with Aqua Deerwood!

Aqua Deerwood is great place. The staff is awesome, especially Joan!! SHer professionalism and friendliness is what sealed the deal for me when I decided to move here. She is always friendly and goes above and beyond to help the residents. She's a keeper!!

I have been a resident now at Aqua for a year. I have lived at several apartment communities in the Jacksonville area over the last 15 years. Not only is Aqua's location one of the best in Jacksonville but the staff is absolutely awesome and the best in town. Shawna and Accalia the office managers are two of the most down to earth and friendly people you will ever meet. They both have gone above and beyond to help me when needed and are extremely professional and understanding of my needs for an apartment that suited me. I have had very little issues with anything in my apartment over the last year and if I did Carl the maintenance manager would have it handled for me within an hour or less. I just renewed my lease for another year and don't have any intentions of leaving anytime soon. My only wish is that I found my home sooner. You can't beat the location and price point for these apartments in Jacksonville. 5 stars

Pros: My family and I have been residents of Aqua Deerwood for almost a full year. *The staff is friendly, and the maintenance staff in particular are wonderful. Anytime there has been an issue with maintenance in our apartment, the maintenance crew takes care of it within 24 hours. Most of the time it's taken care of the same day. They upkeep the grounds routinely as well. *We enjoy the pools, the park, the extra activities that are planned, and the safety of the area. Front desk staff is usually courteous and helpful. I like the free coffee in the lobby. *I like that we are allowed to paint our apartments to make them feel more like home. We enjoy all the green grassy areas, and the sidewalks. *Extremely close to grocery stores, St. Johns Plaza, the Library, and other places of entertainment. *We like that our apartment keys have chips in them. Security is important to us. *We like our floor plan. Even though our apartment is only about 800 sq/ft, it feels spacious. Good for what we need right now. *Airconditioning cools well in the summer. Cons: *The cons I'll list mostly have nothing to do with the on site staff. They do a wonderful job. My problems are with the higher ups. Stuff the on-site staff can't really control. *I am quite angry that our rent is increasing by about $30 this year to renew. We are wonderful residents. We never give anyone any trouble. We're quiet, keep our apartment clean, and pay our rent on time every single month. I sent an email questioning the increase giving reasons for why we believe it to be unfair. I don't think the person I emailed could really do anything about it so I will be sending an email to corporate. From the research I've done, we're already overpaying for this apartment already, and we did so with that full knowledge because we like it here better than other neighboring apartments. We were told it was due to increased costs, but there isn't any proof given for that, even though we asked for it. So what that says to me as a resident is that the corporate office is exploiting their residents because they know the cost of moving is more expensive than a $30 dollar increase to the rent. Is that really how the Cortland Partners want to treat their customers? *We can hear through the walls every time our upstairs neighbors flush the toilet or take a shower. We also can't take a shower at the same time our upstairs neighbors do or there isn't any hot water. We can't run the dishwasher or laundry at the same time we take a shower either. Just a bit inconvenient. I wouldn't move over it. *The carpet we have is cheap. We have to get it cleaned every 6 months or dark spots pop up, no matter how many times I get down and scrub the carpets between professional cleanings. Typical of apartments, so no big deal. That's pretty much it. Overall, I do feel we're overpaying, especially with this new rent increase whenever we have to sign to renew our lease. But it's typical of apartments. Corporate knows that people typically live here temporarily and want to squeeze every last dime out of its residents they can. Hey, I'm just being honest. But the onsite staff is great. Overall, great community. I would definitely recommend a friend to stay here even with my misgivings with the rent.

Amazing! I would highly recommend Aqua to anyone. Robin, Accalia, Andre, Shawnna, Melissa and Joan all do a great job in making sure that residents feel welcome and address any issues reported in a prompt and professional manner. Dean does amazing work keeping the grounds tidy. The maintenance staff is also very good. They are willing to do whatever is needed to get the job down. I do believe that ratings such as these are only valid if you are honest so my one complaint would be about other residents not picking up after their pets. I love animals and even though I don't own a pet at the current time, if I did I would definitely clean up after it to ensure the pet friendly atmosphere at Aqua continues.

I have been looking for a place to move in recently and I was very impressed with the tour that one of the staff members, Melissa gave us. She was very informative and was able to show us multiple floor plans. It seems to be very community oriented and the staff seems very involved with the residents which is always a plus. I will definitely consider this wonderful community to be my next home!

Had the pleasure to work with Accalia Sullivan recently to renew my lease. Always greets you with a smile and is a great person to work with. Took the time to sit down with me and work on my options and listen to my concerns. Stayed in touch with me and even answered back emails on her day off. Honestly More if it wasn't for her I would not have re-signed the lease. So thank you Accalia for your hard work and keeping me there. I do appreciate the extra effort - hard to find people like that these days who actually care about their residents and take pride in their job. So thanks again. Stayed 2015, lived as a couple in a 2 bedroom, 2 bathroom apartment

I would highly recommend this complex to any prospective renters. If you are looking for a great community with a picturesque landscape and great amenities, this is the place for you! Not only was my daily living experience ideal, but the management made it a great atmosphere for myself and family. Rarely did I encounter any type of problem, but if I did I could count on the staff of Aqua Deerwood to find a solution for me in a timely manner. Particularly, I recommend if you are interested in this property to speak to a young woman named Accalia (sp?). Not only is she well versed with the property and all it has to offer, she made renewing my lease a piece of cake. Not only polite, but also makes you feel like you are a part of the Aqua Deerwood family/community. The infinity pool at Aqua Deerwood was a favorite for my family and visitors. Florida has a lot to offer but you will notice you are just fine enjoying everything Aqua has to offer right in your backyard. Take the time to check out these apartments, you will NOT be disappointed!

Everyone at the front office is very friendly and nice! I walk down the street and the maintenance men wave and wish me a great day. Everyone is very friendly and welcoming! Joan, shauna, and robin all make my day every time I take a trip into the front office!!

Tim the maintenance man & Brittany the leasing manager are two of the most caring people,they take pride in their work and are always following up with us making sure we are satisfied with our new place! When we open a ticket/reach out to either of them, they E-mail right back or show up right away to take care of any issues! Brittany will even take care of issues on her day off! We have never had such caring individuals like them before in an apartment community staff! Please give these two people recognition for all their hard work! Thank you again.
