    It's was a wonderful place to live, with an exceptional management and staff, outstanding location, and well maintained property. I have been fortunate enough to have found this complex, they are responsive to my needs and the living is extremely comfortable. When I have something to be fixed the time frame is immediate and customer- driven. I found the staff is professional and caring. I love the split floor plan. I would highly recommend this complex. Try this complex, you will be happy and find a place you call home. Overall, I highly recommend this place to anyone.I appreciate all the help from Trish and the Manager Teresa by all the attention afforded to make this apartment a pleasant one to live. It an absolute pleasure living here, and probably the best apartment complex I've ever lived in. It a wonderful experience all around!

        I love, love, love my new luxury apartment at Aqua Deerwood. I was first impressed with the staff and how they took the time to review all of my options. Bryant was AWESOME! The apartment gave me the feel that I was at a resort. I am in the travel industry so that is someting I picked up on quickly. Now that I am in my apartment the few minor things that needed to be adjusted, were handled so efficiently. I even got an email confirming my service requests were completed, and to make sure they met my satisfaction. I must add Eugene from Maintenance was also Excellent. When my family and friends walk into my apartment they refer to it as the Penthouse (LOL). It is truly a beautiful apartment and the staff and amenities at this resort (LOL) make this one of the best decisions I made in a long time. I highly recommend you visit Aqua Deerwood and be as impressed and delighted as I am.

          One of my favorite thing about this apartment complex is that if I have an issue then I go online and make a request and usually the next day the issue is resolved. The staff is very friendly, if you have any problems they are quick to resolve them.

            Worst apartments and most over priced on the Southside. If you want a nice apartment, go to Lost Lake. If you want a nice apartment that is a little less expensive, go to The Fountains. My apartment has had terrible pest control problems since I moved in. The "new" paint was peeling off all of my doors. The parking lot is only half way paved. It looks terrible!! And they said they have been doing renovations for over a year. I have a dog but I dont feel safe walking around at night. Lots of shady looking guys hanging around the parking lot. I have heard several cars have been broken into and even stolen. Also the place had a car-jacking and a shooting a couple of months ago. Stay away from this place!!

              I just wanted to take time out to give praise to the outstanding Aqua staff. I have lived in this community for about 5 years and everyone is awesome. Eva is SO helpful and has always taken care of any issues that have ever come up, she is AWESOME! Andre and Stephanie have always been there as well to take care of me and truly make it the best living experience. I have to also say that Terry is by far the greatest heads of maintenance alive. He's never hesitated to take care of any request I've ever had, no matter how strange they were. As a single guy, I believe that for the most part in Jacksonville most properties are the same but what sets them apart is the staff, and the remarkable staff here at Aqua is simply second to none!

                I love that the apartment are updated and the gym is 24 hours but sadly it seems not enough on maintenance has been done to the apartment. My roommates and I have had to call multiple time regarding our air conditioning and now are water seems to be having issues. Which for the rent we pay I find a little ridicules but the complex is beautiful.

                    Lovely, quiet neighborhood 5 minutes from the St. Johns Town Center, the Avenues, and I-95. Apartments were built in 1989 but they are well maintained and many have been remodeled. Management has purchased nearby complexes, so there are many different floor plans. There are five pools throughout the complex that are peaceful and never crowded. I don't have a dog, but I think it's cool that the complex is big dog friendly and there's even a dog park in the complex.Staff are friendly and helpful-many live onsite which adds credibility in my opinion. My only complaint is that during the 3 hottest months of the year, I noticed that the cold air insulation is less than ideal, but it's totally worth it to have a loft with a fireplace, tons of natural light, spacious kitchen and nice waterfront view. Andre just helped us renew our lease for another 12 months!

                        I have been a tenant here for the last two years. My past transfer experience was pleasant but working with leasing agent Sejla Begic was awesome. Shec was extremely helpful as well as professional. She always greets you with a smile and my 8 yr old daughter just loves her.

                          I like leaving at Aqua and I feel very safe. Price is little high for the location. But my biggest problem is my front entrance way landscape. It's so dirty and There some many dead leaves and branches. I called many times for this problems and nothing is done. I even requested a clean up and put mulch down, still nothing. I am not the only resident complaining about this problem. the entrance of Aqua is really nice and always clean but the back, not so much. The lights in the parking lot always out, and takes days to fix them. Other than that, It's a quiet and everyone is nice.

                            I posted a positive review once I moved in on google....time has passed, and I just have to add my continuous positive experience on here as well. I absolutely love living here! I have such a beautiful townhome with all new amenities, a patio where I grill and get together with neighbors. The grounds are a perfect combination of beauty and age! I love all the amenities around me...but more than anything, I love how relaxed and friendly people are / including the staff. I've rented for about 10 years, and as soon as you see a staff member, you think, damn, she/he's gonna write me up for something. The other day, my daughter got home from school and saw two maintenance guys waiting by our door. She got scared thinking our big dog got us in trouble and we were gonna get "written up." So she hid in the park until I got home lol.... I get home to see them there, only for them to tell me that my dog escaped through the window I left open, and that they chased him all through the neighborhood and got him back into my apartment and closed the windows for me. Mind you my big dog is not one that people would approach. These guys saved my family member from running away, or being picked up by the pound, or worse shot by cops - cause he's scary looking. And no, I didn't get a nasty letter from management.. they truly saved our best friend for us....and everytime I visit the office, things are laid back, non-pretentious, it's like they're part of the family.... I mean sure, some things are not perfect, like response time....the phone system sucks...going to the office in person is the only way to solve things, or if you issue a ticket online - that works too.... But I'd rather not make a stink about it, then live in a sterile perfect community with no human touch... I lived at Tattersal at Tapestry Park - as fancy as it gets - all is perfect - but it's like a mental hospital...no one is genuine, no sense of community. Also, i know we all feel entitled because we pay a lot of money, but people are human - so is their staff. Be friendly to them and you'll get what you project.

                              I moved into to the Aqua Deerwood apartments in Oct 2013. I have a 1st floor apartment 2BR/2BA. The good things that I have experienced since I've been here include the following. The staff has been friendly and some what helpful. The Bedrooms are very specious, the patio is spacious with ample outside storage. The washer and dryer in my unit are new and the kitchen is updated. There is lots of parking available (South village). They are typically responsive to the service request that I have submitted. (Water temperature, paint, bulb replacement, etc.) They recently remodeled and opened a new fitness center, which is very nice and had all new equipment. The infinity pool is new this year, very nice and well maintained. Okay, now the bad and believe me, I'm not saying these things because of anger or being disgruntled. The living room is small. The are problems with bugs, not an all out infestation. But periodically I will see a large brown cockroach crawling on the floor and/or find one dead when I get up in the morning. I've also had problems with spiders occasionally. Sometimes the spider is alive/sometimes dead. When it rains, I have problems with tiny little red and black bugs that come in through the doors (both back and front and on the back patio. I always spray, so they are dead but it's a problem. I've submitted service request several times, but if pest control does come out you would never know it because they don't leave anything that let's you know that your apartment was treated. And pest control is only on the property on Tuesdays, so if your request is just before that or after that it will be another week before your place will be treated (if at all). There were several times when I have requested paint and it would take over a week to receive it, at times, I didn't receive it at all and simply gave up. The parking lot is not adequately lit, it's too dark. There have been problems recently with cars that were broken into and/or stolen. We received 2 separate notices of this within the past month. Then one evening while a friend was visiting with me his car was broken into and items stolen of the seat of his car. Also, the floors are very thin. I can hear my neighbors walking over my head constantly (day & night) and if their TV is turned up, I can hear that too. You can also hear when they doe their laundry, flush the toilet and run water in the bathroom. Then there's a low clicking noise from the water pipes. It's all Very Annoying. The ceiling in the hall is dropped way too low (don't know who came up with that bright idea), which makes it very difficult to move/maneuver large furniture into the apartment. The landscaping on the property is not kept up very well. They don't clean up the dead branches that fall off the trees, they don't do a very good job of cleaning up the walkways after a storm. I often sweep the walkway myself because it's not well maintained. And the landscapers rarely do any landscaping of the property that's behind the buildings where the yard actually is. It's ridiculous! I will not be renewing my lease and would only recommend if you can deal with all of those issues.

                                  I really didnt think I would have to go as far as this but I think it is only fair that I prepare other potential residents for what they may have to face when signing a lease with Aqua at Deerwood apartment community. Aqua is being advertised as a luxury community. Yes, the inside of my current apartment has nice new floors, new kitchen with new appliances and of course the new infinity pool behind the leasing office, which is why you will be paying luxury prices. In one month I have lived here for a year and would like to share a few things with you in regards to the quality and customer service they have to offer. 1. My water has been turned off on 3 separate occasions in which only one I was notified of. Which definitely can ruin any evening plans you may have when coming home after an 8 hour work day. 2. Yes Aqua has trash valet and there is a fee for it which I do have that service, but for some reason the dumpsters disappeared. I had to throw my boxes away at my job. 3. Came home this evening and my apartment was 90 degrees. Let me repeat myself 90 degrees! THIS IS THE 3RD TIME MY AIR CONDITIONING HAS GONE OUT. 4. The pipe underneath my sink busted open which lead to water ruining all of my cleaning supplies and flooding my kitchen. 5. There were atleast 4 occasions when Aqua staff has had to enter my apartment for "inspections" and "inventory" purposes. So if you are part of the working class and you are not home during the day random people will be entering your home for unnecessary reasons. 6. If you have pets this is not the place for you. 7. I recently received an email stating to park in well lit areas (there are no well lit areas infront of my apartment) and to make sure my vehicle doors were locked due to the fact there has been recent break ins and A FEW CARS WERE STOLEN!!!!! YES A FEW!! I posted a photo in the photo section as proof. 8. Also posted photo proof of brown water coming from the bathtub faucet. 9. In the past I have left messages for the staff to call me back with answers to why these things are going on , this was 3 months ago... No one has returned my call. 10. Although this complex is in a good location and they may seem nice with these "luxury amenities" I am sorry to say I would not recommend these apartments to anyone. 11.&&& Just received an email that there was a recent shooting in the complex.

                                  DO NOT RENT HERE! THE MANAGEMENT ONLY CARES ABOUT MONEY AND WILL SQUEEZE EVERY DOLLAR OUT OF YOU EVEN WHEN YOU ARE MOVING OUT! THEY CHARGED ME FOR A GARAGE REMOTE THAT I NEVER EVEN RECEIVED AND A CLEANING FEE OF $150 WHEN I LEFT THE PLACE CLEAN. WHEN I FIRST MOVED IN THE GARAGE WAS STILL UNDER CONSTRUCTION SO OF COURSE I DID NOT RECEIVE A REMOTE AND I NEVER GOT ONE WHEN THE GARAGE WAS DONE. BUT THEY INSIST I SIGNED FOR ONE AT THE TIME I MOVED IN BEFORE THE GARAGE WAS EVEN DONE! PARKING IS HORRIBLE. I COULD NEVER EVEN PARK MY CAR IN THE GARAGE BECAUSE VARIOUS PEOPLE WOULD PARK IN MY DRIVEWAY AND BLOCK THE GARAGE EXIT! TOO MANY ANIMALS AND LOUD NEIGHBORS TALKING LOUDLY ON THEIR PHONES AND WANDERING AROUND THE COMPLEX. MANAGEMENT IS VERY UNFRIENDLY, ILLOGICAL AND GREEDY! PARK SOUTH DOWN THE STREET IS A MUCH NICER PLACE.

                                    I love my apartment I lived here before it was Aqua it went through some rough changes but the apartments are really nice and I even called maintenance to get rid of a snake something they don't do and the head of maintenance came out and killed the water moccasin with a stick. Yes the rent has increased 35% but for me it was worth it. I had a couple issues but they were resolved, my most recent is with receiving a discount for a referral but I am sure they will work with me on that as well. I had several job changes which delayed my rent, and the staff has always worked with me and allowed me to pay late. (yes I had to pay a late charge but they never proceeded with any type of real eviction). No apartment complex is perfect but I can honestly say that its a nice place to live. I have no issues and am at peace here, will be staying here until I buy a condo. Thanks Aqua

                                      What a nightmare. Moved across the country so I was unable to do a walk-through prior to the move, and I arrived to an unfinished unit. Stove unplugged and in the dinning room, no washer and dryer for 3 weeks (installed improperly causing a flood once I finally got my washer), unfinished bathrooms, lightbulbs out throughout the rooms, difficulty obtaining a mail key, and an office that doesn't seem to have the time to help tenants with their issues. I have already saved a few friends from making the mistake of moving here. The renovations online look amazing, however they must have taken extra time and care on getting those deceitful photos just right for the website. Paint on every door is chipping and some of the door knobs' hardware is falling off, floor seems to have been installed in a rush, holes in the walls, and way too many outdoor creatures making their way in. Yes the apartments have been renovated, no they do not reflect this. Pest control informed me that my fireplace was not sealed properly and this is the cause for the wasps making it inside my apartment. I would not recommend this complex to anyone.

                                        I've lived here for a year now. The first six months I was here I lived in the north flats. All of the renovations were just cosmetic. I had MAJOR water damage and had no choice but to move to another unit. Thankfully, Aqua paid for the movers. Now I live on the reserve side. I love my floor plan - but holy crap this side of the complex feels like the forgotten step child. The grounds are a constant mess. There's absolutely no maintenance at all. They let people who don't live here store their abandoned junk cars (see photos. The Green SUV has been parked here since I moved in.). I reported it to the staff and they've done nothing. The AC units are so old I feel like half my electric bill goes toward just making it work. I feel like I'm paying WAY too much living on the Reserve side. not worth the renewal.

As you know the reserve side of the community have not yet received the full renovations as the other side of the community.                                         I have lived at Aqua Deerwood for the past few years. My overall experience has been great. I have just recently moved from an older model apartment to a new upgraded one! I was so impressed with all of the improvements made to the inside of my new home! The staff was so helpful with my move, and I love my new pool and big fitness center! Thank you Aqua Deerwood.!!

                                          I have been living in these apartments for 16 years now and this by far has been the WORST management company to take over. They took away our dumpsters and we are limited to one garbage bag in our box outside our front door. The management made an agreement for the old residents having to move into the newly renovated units and went back on it and let me know they would not honor the agreement ONE week before I am to move into the unit I already picked out. I called and went up there EVERY DAY for 2 weeks for them to tell me this at the last second. It took maintenance a month and a half to fix my AC. I went days with no AC. Was told a new unit was put in when no one had even been to my apartment! It has been one problem after another. I DO NOT recommend these apartments to anyone.
