First off, I want to say that this staff is committed to providing the best service to all of our memebers. We value each and everyone of them. Since we hired the coursey patrol the vandlism has gone down at the pools and everywhere else on the property. We are looking into putting in speed bumps to slow the traffic down. Kids are being kids. I remember when I was a kid and I loved to play! <br><br>All staff members at the Luau where taking pictures and greeting everyone that walked through the gates. We have revieved several letters on how much fun they had at our 1st annual luau. <br><br>Again, this staff is committed and we are working towards building a wonderful community and our door is always open to our members.

Do not waste your time here
I have had so many problems that I honestly do not know where to begin. Let's start with the office staff. Eva, Business Manager....was drunk during a recent community social event. She was sitting on top of another tenants lap..drinking and smoking. I never in my life have seen such disgusting and unpleasant display..but, this does not surprise me of this office staff. I have no idea who the other staff people are because at this social event, no-one identified themselves as office personnel. I can tell you from calling them on multiple occassions that NONE of them are nice. They dont even try to be nice. Its almost as if you, the tenant (who pays an outrageous amount of money to live here) are bothering them for having an issue. I agree with all of the other postings here. FOUL smell in the units, HUGE water bills, HUGE electric bills, HUGE rent, unruly neighbors (unless you are the chosen few or apparently the male neighbors with whom the Business Manager or other office staff seem to REALLY like). No-one here respects other tenants. They have sex in the pools, there is a mentally challenged woman who takes her bath salts to the jacuzzi and has a bath, kids are left unattended and destroy property, people speed through the community and could kill any children peacefully playing, drunk people stand out in the parking lot and are loud, the security guard is 100 years old, the newly painted property looks like someone crapped all over the place (disgusting yellow and diarreah looking brown), it takes WEEKS to get simple work orders resolved.......I would never, ever, ever reccomend this community to anyone. As a matter of fact, I tell everyone I know to turn around and stay away from this place. If I wanted to have snotty women to deal with, I'd go back to high school. I call the office to input work orders, not to deal with absolute ridiculousness from these women. The ONE positive thing I can say is that the lawn care people do a great job but I should probably send them a letter because I know Avistele has nothing to do with the lawn care other than paying the bill. Also, the people hired for the painting and renovations, get drunk in their vans then drive through the community drunk. With all of the problems this place has, its almost comical. I mean, all anyone can do is laugh at this point. I am binded by a contract to remain in this place so I have no choice but to put up with this foolishness....and the office staff knows it. Maybe thats why they can get away with being so mean...because they know you have no say so in anything. Anyway, I have nothing nice to say about this place...but dont take my word for it...read the other entries...I'm not the only one feeling this way. I cannot WAIT for my lease to expire. I will not renew!

These apartments suck!!
I loved this place when I moved in...However, it shortly turned into a large disappointment. Yes there are roaches, but we live in Florida. That should be somewhat expected. My biggest issue was that everything was old. To pay almost $1000/per month I should've had a better ac unit, fridge, oven, and dishwasher. The ac unit was rusted out and froze over, I finally had to fix it myself...The icemaker never worked and the fridge was to small, the dishwasher was awful and it smelled like a toilet. I had to was my dishes by hand. I never could park in front of my apartment...which was annoying. I would stay here if I were paying what the apartment was worth...which isn't much. I would suggest not moving in here...There are way better apartments for cheaper.

Welcome to "da hood"!
The worst part of living here, is that the manager and the staff are extremely rude, (especially the manager). If you have any service request, that you pay dearly for, they are very nonchalant. If you want to pay a lot of money to live in a place where you constantly get nails in your tires, have tennis courts that are used as storage for old appliances, i.e. old stoves, refrigerator, dishwashers, etc., then, this is the place for you. If you like high utility bills, then move here. The walls in these apartments are like rice paper. The A/C runs constantly and never really cools off the place. There is a stench that comes out of the drains in the bathrooms. The toilets run all the time. The wood on the outside of the apartments is rotten, but, newly painted a sickenning yellow. As for the renovations, looks good, but, cheap fixtures, cheap materials, and poor insulation. Doors are hard to open and shut. This place is a rip-off. The pools have been closed for months and when they are open, they are full of unsupervised children. But, the good thing about the pools being closed is at least you don't have to see people having sex in them while kicking back with their 40's or Bud-Lights. Outdoor lights are always broken, (bulbs are out, post knocked over). There is no place for children to play, so they just play in the street. Can't wait for my lease to run out.

Avistele at Deerwood - New name, same problems
This is the worst apartment complex ever. I have had numerous problems since moving in. It is very old and outdated. The appliances that are currently there are from the 80's. The appliances are being upgraded during the remodel, but if you transfer to one of those apartments, you are required to take your existing washer/dryer. Mine aren't even the same color, and the washer is so loud, my neighbors complain if I use it at night. None of the floors or counters are level. Everything I put on them rolls off or slides over. The floors have about 3 layers of old linoleum and are stained yellow. Ammonia would not even clean them. My carpet was not replaced when I moved in and there are still marks from the previous tenants furniture. My door jam was so old that the strike plate for the lock fell off. Instead of replacing the rotted wood, they just used a longer screw to secure it. Now, I have to lift up the door to make sure that it locks correctly. The plumbing is all connected with the other apartments in the building. Everytime my upstairs neighbor clogs up his sink, my sink also stops up and will overflow when he runs his diswasher or garbage disposal. This was ongoing issue since I moved in, October, 2005. It was finally fixed as of July, 2006. My A/C went out in July, 2006. I called the issue in immediately. The maintenance tech finally showed up several hours later. He told me that the girl in the office, Brandi, never dispatched the service call. If he had not called in to check before he went home for the day, he would not have known. That same day, my next door neighbor's A/C also went out, and they live in one of the newly rennovated apartments! A couple of weeks later, the A/C drain stopped up and flooded the hallway carpet. There is also no noise barrier at all to the other apartments. You can hear every noise made by your neighbors. I hear the next door neighboor's alarm clock every morning. I can hear the upstairs neighbors walking around and even having sex!! While the apartment next to mine was being remodeled, the workers would show up on Saturday and Sunday mornings around 7 or 8 AM and you could hear them working! I totally do not feel safe living here, either. Last month, I awoke to a drunk man beating on my bedroom window, and then trying to break in my front door. There is a security guard, however, I have called the answering service several times and he has never been available to respond. So, I always end up having to call the police, especially when the neighbors crank up their stereo. And on top of everything else, when I walked outside this morning, my patio furniture had been stolen! There is no fencing or any type of gate to stop people from just driving into the complex. Not very safe, considering it is right off a very busy road, Southside Blvd. The new management is remodeling the interiors, however the items that really need attention are not being addressed. One of the maintenance techs told me that none of the plumbing, electrical, or A/C units will be upgraded as part of the rennovations, unless absolutely necessary. The girls in the office are generally rude and not very helpful. They act like you are an inconvenience to them. And don't even think that if you leave a message with the answering service, that you will get a return call. The apartments also seem overpriced to me. Compared to the ammenities you can get at other communities, this place is definitely lacking. Do NOT waste your time, money, or saftey at this place!

Horrible Experience!! Very disappointing!!
Where should I begin!?!? Let me start with the positive aspects. The apartment was quiet and spacious for the rent. OK, now to the negative aspects. First, the management and the staff are as rude as could possibly be. Not once was I treated with any respect. Whenever I would enter the office to pay rent, the remark was "What now?" or "What's wrong?", and let me say that I rarely had any complaints to the staff during my stay. The apartments are infested with roaches. No matter how many times the apartment is sprayed and how much bug spray and traps you use, they are EVERYWHERE!! They also have carpenter ant problems. The construction people that renovate the place are always shady and never fully complete their job unless you make it known that they left your apartment in shambles. The maintenance staff is nice, but rarely do they fix things in the apartment correctly. Furthermore, they have mold problems around all of their windows and doors - they are rotting and moldy and were supposedly "fixed" months before I left, but that was not the case. Stains on the carpets from previous renters are simply cut out and new pieces laid down - so there are patches of carpeting all over the apartments, at least that is what I experienced. Overall, I was extremely disappointed and am glad to be out of there! My biggest gripe was how poorly I was treated by the manager and staff. I was appalled at the level of ignorance and rudeness that was directed towards me throughout my entire stay at this complex. I strongly advise that anyone interested in living at the reserve strongly think about the decision, and I recommend you choose against renting from this property.

I wish I had seen this website before I decided to move in!
I don't even know where to start...When we moved in, they said that they would be fixing up the apartments soon- many of the buildings had exterior window and door trim that was rotting-out and the a/c systems were horrible. The year that we lived there, they never really fixed-up anything...They would do the minimum at best. One of the exterior door frames had a small hole at ground level, where due to lack of up-keep, the wood had rotted all the way through (making a nice mouse hole of sorts). Their solution was to fill it with some 'foam filler', that constituted 'fixed'. <br> We never really had a roach problem, but we had more spiders and silverfish in our apartment than I care to think about right now. We also had bees Living in the attic, when Summer rolled around you could occasionaly hear their low hum from even inside. Yes it really was bees, we watched them come and go from several holes in the soffit.<br> Everytime it got rainy, keeping the tile floors looking clean was a nightmare. Our front and back porch would get covered in a thin layer of muddy water.<br> Parking was not great, but sufficient for the most part.<br> We frequently were without water during the day without Any warning. There were always people coming out to work on the plumbing lines...Probably due to problems caused by the roots of those beautiful oak trees that we had admired when first came across this apartment complex. The water outages were very annoying and inconvenient. Sometimes they would turn off the water so early it would keep us from being able to get properly ready for the day (ie. brushing teeth).<br> The only redeeming qualities of this complex were it's nice floorplans, especially liked the kitchen size, and the relatively low rent. I still don't feel like we got a 'good bang for our buck' and I wish that we had never lived here.<br> I noticed somewhat recently that it looked like they had painted the exterior of at least the buildings you can see from Southside Blvd. For the sake of the current residents, I hope things are different now.

To the person from the leasing office who posted their message on 5/10/06. These apartment are horrible. As far as the break in, I have not experience a problem. Any time there's something wrong with the apartment and they don't want to fix it, they come up with these lies that don't make any type of sense. The are very rude and will not call when there's a problem that they don't want to fix. If I could get out of this lease I would. PLEASE ANYONE THAT IS CONSIDERING MOVING HERE THINK TWICE. The only thing that's kept nice is the ground. REMEMBER THE SAYING NEVER JUDGE A BOOK BY ITS COVER

I wanted to respond to the last comment that was made on this site. We in the office will let our residents know if there is any kind of breakin. In the past 9 months there has been no report to our office regarding any sort of car being stolen or breakins. We take great pride in our community and we value all of our residents.<br><br>In regards to the comment on the flood. We will only put a resident up in a hotel or our guest suite is the apartment is under construction due to a repipe or the resident can not use the bathrooms or Kitchen. This is a service that we provide. Most other communties will not even do that. Again, the entire staff here is always here to assist our residents in their needs.

Horrible Complex
I lived here for a year and found out the wrong way about the crime in the complex. In just a couple of months my neighbors car was stolen (with alarm in the vehicle), my radio was stolen along with five other vehicle radios in the same night, and randomly seven other incidents of vandalism/theft. Did the office ever inform the residents to be on guard? NO. Even after I reported the need for fliers the office still did nothing! Not only this but my apt. was flooded by an out-of-town neighbor and the complex refused to give me some place to stay while there were four space blowers going all night during FINALS WEEK in my apt!!

Terrible Staff!!
The staff Not helpful, Generally a pain to deal with, very rude. The Maintenance you see them drinking beer in work hours and they lie when asked if they checked. The AC is insufficient, Roach infestation unbearable.

It is by far the worst place I ever lived in. The managers and the staff are a nigthmare and extremely rude!!! .. whatever you do dont move there its expensive and the apartments are old and dirty, I'm always wondering why did I moved there???. definetly not worth it, plus the staff is extremely unprofessional they are a major pain to deal with definetly run away from this place!!!. DONT WAIST YOUR MONEY HERE!! THE GETTO IS BETTER THAN THIS!!

Not wonderful, but the best in the area by far
I have lived here for almost 2 years now. I will agree that the office staff is not wonderful, they are pretty short and to the point, never rude, but definitely not nice. The maintenance guys are the nicest guys in the whole place, they will do anything for you if you just ask. The problem is getting the office staff to let the maintenance guys know that you need them! Anytime I have ever had a problem with anything, I let one of the guys know instead of going to the office, and it is usually taken care of SAME DAY. It is noisy, there is one guy with a big black navigator who just loooooves to blast his stereo out as he drives through the neighborhood, i'd recommend living in the front part of the neighborhood if you can. And let me tell you it is VERY convenient having dumpsters at almost every row because you never have to put your trash in your car and drive it up to a dumpster that is a quarter mile away. You can walk your trash out no matter what unit you live in. Yes there are roaches. I bought the little black Combat traps and i have seen ONE roach in probably 6 months, so you can take care of that problem pretty easily. The apartments are huge and i love them. Be careful if you get a townhouse though, they are very hard to cool off in the summer, the electric bill will be anywhere from $160-$200 for that. Get a flat.

Not Bad
My only real complaint is about maintenance. They can be slow to respond and you have to keep on them, but you will eventually get it fixed. The apartments are fairly clean and I have no bugs. They are a little pricey but I think its worth it for the space you get.

the plumbing sucks
over the course of the last month we have had the plumbers to our apartment FOUR TIMES to snake our kitchen drain. for the math wizards out there that's an average of once a week. this past time, we hadn't even used the sink and both sides fille up with nasty, filth water, and when we tried calling the answering service for over the course of THREE HOURS nobobdy answered...leaving us with a filthy, stinking sink that we couldn't use. <br><br>p.s. the norht village is over priced!

Not the Greatest for the Price
Sometimes the old phrase you get what you pay for doesn't always seem to apply and that is true with this place. The rent is rather high and there are significant problems with termite, roaches, and the maintenance isn't all that great. In regards to maintenance, the maintenance staff themselves are very knowledgable and helpful but trying to get them out there is like pulling teeth. I usually have to make 2 or 3 calls to the office before someone comes out which makes me wonder if they are even writing down my requests at times. I have had problems with my AC unit, Dishwasher, and on-going problems with the alarm system that have yet to have been fixed. When we 1st moved in, they were still working on the apartment. The mirror in the master bath was cracked and broken. They simply covered it up with a mirror trim and you can still see it.<br><br>Another sore point with me is the high pressured sales tactics used by their leasing consultants to get you to sign.<br><br>While the ammenities aren't bad, there are a lot better places to go for the money.

Nice community overall
I have lived here for almost a year now (West Side village)I live on one of the ponds in a 2 bedroom townhome. I have no unit above me which I think is a nice feature. It is very quiet by me.<br><br>I have had a broken water leak in the unit and it did take a long time for them to fix it. When they did it didn't look very good. The patch work they did on the carpet is laughable. I am sure I will be told that I ruined it haha.<br><br>Othern then that the maintenance guys do a pretty good job.<br><br>The other thing that annoys me is the horrendous Roaches that folks here call Palmetto bugs. The bug spray guy told me that they are just another form of roach. These are huge Roaches and I have had what I consider a major isue with it. I have seen in a years time maybe 2 dozen of these things. TOTALLY UNACCEPTABLE!!!!!! I haven't seen that many roaches in 20 years in Texas where I moved from.<br><br>The unit is large like 1200 sq feet and the rent is reasonable for that size unit. The property was sold recently to a company who is suppossed to fix some stuff up. This place needs lots of cleaning believe me. Way to much mold and mildew on things.<br><br>Where I live parking is almost never an issue. I can see in other areas it is so consider which village as some seem to be more crowded then others. <br><br>The quality of workmanship in my opinion is very low. When I moved in my unit has a high loft celing with a sun window at the top. It was almost completely painted over by the crummy painters this place must hire. I had to scrap it myself so that sun would shine through. Also, they just paint over existing wallpaper in the kitchen. My sink fawcet was installed backwards so that the hot water is on the right. I have a microwave that could be in the Smithsonian as it is probably the very first microwave ever created. The dishwasher leaves a filmy residue over all of my dishes and it is just barely a notch over a waste of time to even use the thing.<br><br>The layout of my unit is pretty nice and it came with a washer & dryer. Small but nice.<br><br>For the money I woould recommend it.

Horrible service
The maintenance staff is horrible. They NEVER come to fix anything in a reasonable time frame. Parking is scarce. Many of the people that live here are college kids. They have ZERO respect for anyone else living there. They have 3 or 4 people living with them and they have their friends which means a single unit can take up to SIX parking spaces. Also, the office staff is VERY snotty!! The ladies (term used losely) in there are inconsiderate and rude. I would tell anyone considering this place this....the property looks nice...grounds are kept nicely but looks are deceiving. Look for another community!!!

NOT the luxury apartments they advertise.
I have read the other reviews and could not agree more with the roaches, extreme electric bills and noise. The apartment I was shown was great.... the apartment I live in is not. Getting anyone in here to fix something is an event and the work is sub-par. I would highly recommend that you look elsewhere for a real "luxury" apartment home.

Great Place
I live in a townhome in the west village and its great. We had a broken microwave and in 2 days it was replaced. The water bill was a bit high i hate paying more then $10 for water, no sarcasm there. Our bill was 9 dollars with a 3 dollar billing fee. That is with 2 people who shower often. I would recomend this place to anyone. Great enviroment and nice people.

Don't call maintenanc eto fix anything, it will never happen you might as well go out and find a contractor to do it for you!!!!<br><br>Management is horrible, they don't return calls and if they do! Guess what? they don't have an answer for you. Spend your moeny elsewhere!

Great Place
People have their opinions about Villages at Deerwood some good some bad, most the bad ones are their because the have to have everything perfect, if your looking for a friendly environment This is the place it is quiet and not alot goes on here, It is only 5 minutes away from whatever you need. The maintnance staff is quick to fix everything you just have to let the office know I know the maintnance staff personally and i can assure you each and everyone of them are hard-working and good at what they do. Come and see it for yourself.

management trying to boost their score...
Very tacky of them to write a review of the Villages. I used to live there in 2003-2004. The management is quite incompetent, I can only hope that theyve moved on by now. Maintenance people dont speak a bit of english. I had a wonderful experience of them coming into my apartment while I was at work, with a guest staying there. Had my master bedroom toilet removed without my knowledge. Apparently he had a hard time carrying it so he asked my friend to help him carry it through the house dripping it all over the carpet, and then dumping the rest of the toilet water down the stairs outside. Welcome home!<br><br>The hot water works great for about 2 minutes. Water and electric bills are outrageous. The kitchens are very chic if you are going for that great 80s look. I just thought it was odd that the bedrooms are so large but the living room and kitchens are so puny.<br><br>It wasn't by any means the worst experience ever, but at least they dont have speed bumps.
