Great place to live
I moved here a few weeks ago, my first apartment. After living in the country for most of my life I didnt know how I would adjust to apartment style living but I must say it is great! The walls are very well insulated, I have never heard any of my neighbors, they have a 24/hr hotline for maintenance and offer all kinds of services to help with my busy day! Cant say enough about the super cheerful and help full staff... all around A

moved into these for the second time...love my apartment
I moved into these for the second time...i love the one story feature....you never hear your neighbors when you are in your apartment. They have new staff that is awesome .They are very friendly and very helpful. I love the location and the school district is awesome.

AVOID THE HEADACHE DO NOT MOVE HERE!
I moved here from out of state and chose the place bc it seemed welcoming and was close to my job. I soon found out I was paying $200 more a month than other one bedrooms in the area! My neighbors were shady and loud at all hours during weeknights. Stray cats were everywhere and management didn't do anything for about 6 months-after there were kittens of course. My walkway was always overgrown and unkempt. I constantly had conckroaches all over the place...sink, floor by windows/doors, and even in my own clothes dresser!! It was gross. I cleaned daily and stopped keeping any food in the house besides the refrigerator. Whoever was assigned for pest control would come in unannounced and do some kind of "pest management" on a seemingly regular basis but whatever they were spraying was worthless. I complained regularly about this, yet had the problem until the day I moved out. Also, an outside pipe for irrigation burst that ran under my bedroom and soaked through to my carpet. They fixed that but left a huge hole in my wall and got sawdust all over my entire room and didn't clean it up. A few months later I noticed a similar soaked spot in my closet. The pipe that goes to my shower/toilet had the same problem. At first I would notice water on the floor after a shower. They claimed to "fix" it but always seem to make things worse. Finally I was watching TV and smelled a strong sewer smell, I went into my bathroom and my tub and toilet were filled with overflowing black, cloudy, clumpy sewer water!!!! It was like something from Hell coming out of the drain. I hadn't even used any water in the bathroom for hours and it completely did this on its own. I had to move out for 3 days and get items replaced and they only gave me $100 off my rent. That was only after my parents, both lawyers threatened legal action for breach of lease agreement on their end. I also know they didn't even replace the carpet, just the pad underneath even though sewage had been on it. I counted down the days until my lease was up. When I chose not to renew and followed all their guidelines about move out procedures, they still gave me the 3rd degree about "why I was moving out". I said, "the place is smelly, overpriced, disgusting, and dangerous. Good bye" Now I live closer to the beach for cheaper! So AVOID AT ALL COSTS!

Not the greatest, but not bad.
It's not bad, but it's not good. The cons definitely outweigh the pros. Pros: great location, very quiet neighbors, large floor plans, huge kitchen, in-unit washer and dryer, parties by the pools, haunted house for halloween, nice office staff. Cons: parking is horrible, jacuzzi has never worked in the time I've lived here, random stray animals (the office staff even takes care of the stray cats!), random kids jumping the fence from other complexes, slow maintenence. Our 1 bedroom apartment was HUGE in comparison to the other complexes in the area. Kitchen is huge. I loved that we had a washer and dryer in the unit and we didn't have to rent one. I have never once heard my neighbors. My boyfriend has surround sound and we always blast it while watching movies, even late at night. No one has ever complained. I think the walls are pretty thick! It's nice. Parking, at least in my building, is a nightmare. Sometimes I come home and I have to park across the street! My boyfriend has gotten things stolen off of his car, and even caught someone in the process of breaking into his car! The office has to be called at least 3 times for a problem to be fixed, and even then.. it takes about a week to get done. Honestly it's really not a bad place, and it's decently priced for what you get in the Deerwood area. But I am not renewing my lease.

no problems, just the normal bs of everyday life. maintenance doesnt always get it right the first time but they are usually prompt unless shorthanded. the office staff is very pleasant to work with! Ive been here over 5 years and I still love coming home! They do need to improve the lighting at night though because, unfortunately baymeadows isnt as safe as we all once thought and my car has been broken inot a couple times, however Im SURE this happens everywhere and I dont blame it on the apartments.

Total Disaster ( Don't ever move here)
I have lived here for more then 1 year now and can tell you how much I regret ever resigning my lease. When we first moved in thee made it seem so nice, newly remodeled. YEAH RIGHT!!!!! It was poorly remodeled, probably done in 2 weeks, and the place is infested with bugs. We are such clean people and I have seen more roaches then ever in my life. Don't pay this much when could live cheaper and get the same.

ABSOLUTE NIGHTMARE
I must say that since I've moved in, I've noticed more people moving out than in. My apartment seemed state of the art (when I moved in it). NOW - the taletell signs of poor management and upkeep are showing. I have had numerous problems - and each time, the fix is but temporary. We pay a lot of money to stay somewhere that is less than what is advertised. The people in the office and the maintenance staff are nice. They just aren't efficient. I feel bad for the two new people that have moved in to my building. Their predecessors only made it six months (roughly) each. Now, after 7 months - I say to hell with this! This place SUCKS!

Beautiful Apartments, should be great in theory.....
.. I live in one of the villas in the Westside. It is a beautiful apartment and has great amenities. There are 4 pools here, they keep them clean, sometimes when you want to use them the gate is locked. Whenever you call you get the answering service. Their answering service operators are rude. The jacuzzi is not hot, so why bother? The health club is nice and there is a dry sauna. The apartments again are beautiful but beauty is skin deep. You can't expect the toilet to flush, especially if you'v gone number two. That takes several flushes. After taking a shower you can expect the water to drain after a 6-8 hours. This makes cleaning the bathroom a real bore. Oh, I've complained about 4 times in a year and each time they are quick to come out and they do something that helps awhile. I guess it just isn't fixable. The water in the kitchen takes forever to get hot. The noise, oh my God! Not from the comunity, they are a quiet bunch. However, every couple of days the Landscaping folks are out with their power tools at 8AM, God forbid if you work nights. The bedrooms are mostly near the parking lot, so be careful about that. If you like to sleep in the dark, this is not the place for you. There are lights that light up and stay lit throughout the night. The problem with drapes is that the windows are not standard and while they come with blinds, the blinds don't keep out the light. The walls are thin, so any cars arriving at night you will hear. Another thing is that a woman was mugged at 11AM and there was no notice or warning to the residents. The woman that was mugged spent a few months recuperating in the hospital. There are some crazy things that go on, like people knocking on your door in the middle of the night, but you don't have to answer and when it happenned to me I just called the police. I heard that there are some drug dealers in the complex too, but no ones ever tried to sell me anything. I don't have any children so I'm not worried. Oh and water views are nice, but watch out for the snakes. Yep, this is a beautiful place.

This place is a joke!!
I just read the last review and this must have been writtten by some one in the office. There is no parking, poorly lit and one of the residents (who is an old lady) was robbed in the daylight. Also, a girl got her car highjacked. Yeah we have electric keys, when they work!! They are raising all the rents to unbelievable amounts. You can get an newer, gated and larger apartment with a garage just down the street for either cheaper or the same amount. When my lease is up I am out of here. Also, all the residents need to check out the new managers my space account. We have some true values working here. The office needs stop making their rating increase. This place is a joke!!

Not bad for the location at all!! $$$ Is Right Also!!
Hello people in cyberspace, I came here for reviews and opinions and all I know is there is not the crime here that there is elsewhere in other complexes. Southside tends to be a safe area and I feel better here than at my lady friends house. They limit keys by giving electronic keys by the number of signed up tenants. This is great so mom doesn't give her 4 spare keys to her druggie friends and family. It makes me feel soooo much better. Scenic space, parking is always available. Alll I ask from a rental community is to be able to park and no fear of crimes.

The Reserve @ Deerwood in a nutshell...
If you: 1. want to live in an OVERPRICED $1200 a month apt. with mold. 2. like having old/worn out appliances 3.random dogs and cats with possible rabies on your car 4. want to wait 7 months for maitenence to fix a problem and then they come to the job intoxicated. 5.random noise compliants when you are not even home 6.like getting threatened by authorities from the property manager.(Nancy Gillette) 7.rude, UNPROFESSIONAL management We've been dealing with mold for the past 5 months and nothing has been done.They have "patched" the problem and resumed doing nothing towards it.My roommates have been getting sick and one had to go to ER due to respiratory problems.All in all, this has been the worse apt. experience ever and makes me never want to not live in an apt. again!

Pros/Cons
I have lived here for 2 years. The pros: no noise from other tennants, staff is not over friendly but good enough if you have a problem, maintanence, ammenities,decorations during holidays. The cons: too expensive, roaches, random cats. All in all i've had a pretty good experiene here but started shopping around and found out that my 1180 a month could get me a lot more in this area.

Wonderful place to live!
The staff is incredibly helpful, and the maitenance staff is great! The staff is always going above & beyond by putting together back-to-school parties for the kids, halloween parties, holiday parties, haunted houses, & cook-outs throughout the year. Everyone is very involved, you feel like you are living in a neighborhood. Halloween & Christmas decorations are always done up very well! This is the only complex on the street that does this type of stuff for their community. The apartments are in great shape, the landscaping could be a little better, but they are improving. Parking is never a problem, and parties are very very rare, if ever. The appliances are in great shape & if not, they are replaced very quickly. I would recommend this complex to anyone in a business professional role & small families.

Staff was unfriendly, poor communications, and rude. Bugs everywhere too. Do not recommend, rather live elsewhere. Cats randomly everywhere. and staff by the way is poor if I didnt mention that.

Great Place to Live
The Staff is always helpful, I have never had a problem. The maintenance people are always helpful and coutreous at times they go above and beyond. You feel always welcomed anytime the apartments have a get together. They care about the residents and the community. My family and I have lived here for 3 years and have enjoyed living among the residents at the Reserve at Deerwood.

Infested
Roach infestation! They will hold your packages indefinately. Wont even notify you that you have a package. I had items sit in there office for months before I recived it only when I came up there to pay the rent.

My whole family loves it here!!!!
I'm a current resident, and have been for close to three years. I don't know where to begin. The staff here, from management to housekeeping, are all extremely nice. I've never had to wait more than 24 hours for any repairs to my apartment, whether they were minor or not. I have lived in two different apartments within the community and have never had a parking problem. I've always been able to park right in front of my apartment. As far as pests, I will see one here and there during the hottest part of the summer, which is the experience I've had at every apartment community I've lived in. I haven't even bothered to call the office about it because it's such a minor problem, and they can't keep every single insect out. I'm certain any other complex in Florida wouldn't be able to accomplish that feat either. I don't even know where to begin about the maintenance team. Most of the time when I call for a repair or have a question, there will either be a knock at the door or a phone call within a couple hours. I'm not exaggerating. They're always so super friendly and get the repair done right the first time. They have NEVER complained about the problems or requests I have called about. The office staff is amazing. I was literally shocked when reading these reviews about how rude they were. Both ladies in the office are always very friendly and I've never seen them treat other residents any other way. I have no reservations about coming to them with any issues at all. They have never, in almost three years, been rude to me. If there was anything they needed to discuss with me they were always very tactful and respectful. I thought I was special when they would call my family by our first names, but come to find out they are just as friendly to all the residents, which is such a wonderful thing!! I have lived in 7 apartment communities, 6 of them here in Jacksonville. The Reserve is, by far, at the top of the list. They are so family oriented here, I would recommend any one with children to come and at least visit. It's quiet and they keep the grounds super clean here. I'm always complimented by friends when they visit. From the appearance of the community to the size and layout of my apartment. Not to mention all of the social activities they plan for the residents throughout the year, including holidays. So it's nice to know I already have plans for every holiday, and best of all it's within walking distance to my home. In closing, I'd like to say that even after reading these reviews you should still at least come take a tour. I would hate for anyone to miss out on such a beautiful, family-oriented, and don't forget FUN community. Honestly, it wouldn't hurt to come by and that way you can see for yourself. I'm confident that you will be pleased with what the Reserve has to offer, which is a professional and friendly staff whose goal is to accommodate their residents and make living here the best experience possible.

Genuine Review
I have lived here for over a year now and it's not perfect yet but is becoming one of the nicest places in Southside. You can't get this kind of privacy in the brand new complexes. This place has shade from mature trees and is large and quiet. The insides of the aprtments are all being re-done. My apartment is like a brand new condo. I am staying here since i have seen a lot of progress and i have my apartment just the way i want it.

Enough Already
I have been reading the comments from everyone and have come to the conclusion that people are using this site to tell feeble stories. I have been living here for over ten years, yes I have had some problems with water leaks, a/c not cooling properly, old appliances and old cabinets. But to be honest the maintenance staff has been wonderful. Always friendly and respond quickly even after hours. The office staff has gone some changes but overall they have been good. I feel safe living here and I have not seen any gang activities and I know that the office does a criminal background check before they let you move in. <br><br>The lady venting about gangs and peeping toms question how did the peeping tom get into your apt. and get your underwear? Please do not hurt yourself with the gun being under all the meds could cause you to see things that aren't there. <br><br>To the women who claims that her apartment was broken into while she was asleep as your neighbor I remember that day and noticed the management staff going over board to secure your home I also remember a lot of wild parties till early hours of the night. be careful where you toss your stones. <br><br>Iam glad to see the changes taking place here and feel once it is done this will be the place everyone will want to live. To the staff keep up the good work you are all appreciated.<br><br>Enough is enough quit venting if you do not want to be apart of the NEW Image then move out.It's just that simple

Scared to open my door
I am a petite white single female 105 lbs blond hair blue eyes. After numerous observations a resident who lives in my building is a active member of the La Nestra Familia. I know this to be true, I noticed when he walked throwing up gang signs to his boys outside. As I nervously peek thru the blinds he likes to show off his glock while he conducts his illicit business from the parking lot. His body is covered in prison tattoos. It is nice to know a convicted armed felon lives close to me. I notice a peeping tom looking thru my windows. He is like getting a cheap thrill. This weirdo ransacked my laundry and stole my panties. I talked to the office and they said that they will look into it. It is like talking to a ------. I am taking no chances. Screw em as I say. As a result I bought a 9mm and it is locked and loaded. Since the office does not care. They told me security is "like my prob" <br> <br><br><br>I notice a JSO squad car parked up front. Where is the officer? It makes you wonder what the deal is. Aside from the cons and the weirdos and pervos living here the main issue is<br>The drunken bums people will hang out right outside of your window. Yelling, vomiting, farting and cussing and tossing beer bottles in the road. My car has beer bottle rings where the drunks set there bottles on my hood. My hood to my car also has vomit stains. I am scared to go outside. Is that a way to live in America? As a result of this madness my psychiatrist put me on Prozac. All night long the toxic behavior marinating from the inside of this place is enough to make a choir boy turn into a boondocks saint. <br> <br>

Can't Complain
First I want to say that the percentage rating on this site is biased because most of the people who post only do so because they have a complaint. People who are happy are less likely to bother saying so, so there are naturally going to be more negative reviews skewing the overall score. I moved in last year in April and have had no complaints so far. Yes the buildings are old and the wood is rotted and painted over on the outside, yes the appliances are 20 years old, yes there are about 20 migrant workers always around in their vans making noise, and yes there are going to be maintenence problems in a building that old, but guess what, you knew that when you moved in. Everyone does a walk through before they move in so you know the condition of the apartment beforehand. If you don't like old apartments then you shouldn't have moved in. Yes it's a little pricey but compared to the Southside area its right in the average. Yes the pools and jacuzzis are always closed but that's because of the renovations. If you want the neighborhood to improve then you have to put up with some inconveniences. <br><br>Maintenence has always responded if not the same day then the very next day to my work orders. The office staff has been very pleasant. The grounds look awesome. Parking is no problem. I haven't heard any noisy neighbors yet besides the one all nighter Christmas party right outside my window, but hey it's the holidays.<br><br>The only complaint I do have is the kids and teenagers who run around wild, but that isn't the apartment complex's fault, that is the fault of the parents who live there and don't control their kids. I've been lucky enough not to experience any vandalism but that happens at every complex everywhere. Get the police statistics for the area and you will see.<br><br>Most complexes that have a gate at the front, the gate is always broken so we're not really missing out. <br><br>Overall I have had a great experience here compared to other places I have lived in Jacksonville. No the buildings aren't perfect but I knew that before I moved in so I have no right to complain. Not to say that all of these other complaints aren't valid and maybe it's diffenent in the other villages but my side is very quiet and along with the great location I wouldn't trade it for anything.<br><br>If you want to live in a perfect place with no problems then buy a house, don't rent.

MUCH better than previous apartment!!
Although I'm new to the 'community' I have no complaints. I moved from another complex off of Southside and was in complete hell untill I moved in here. My new neighbors are great- I never hear them. The maintence men here are quick and efficient. The ladies in the office are as nice as can be- even after the lease has been signed. As far as the crime rate... there are new locks that only allow outsiders like pest control in and for a certain amount of time- approved by the tennant. I purposely moved to the second floor to avoid the possibility of anyone cutting the screen... and my porch door is always locked... I feel safe and confident in this apartment. Everything has been renovated in my apartment and is keeping its great appearance as well as working wonderfully.<br>My recommendation is to stop a tenant and ask them what they think of this complex before moving in...

Lies, lies, lies
I lived in this complex from Apr 05 - Mar 06. We had nothing but problems with the maintenance staff, the security (or lack there of), the building itself, as well as the management staff. They DO NOT let the other tenants know of a break-in. I lived in apartment 503 and my house was broken into while I was home asleep. Many items were taken from my home, as well as my neighbor's. I filed a police report and gave a copy to the office manager. Not one person from the staff called me to make sure I was ok or if there was any damage to the apartment. The screens that the burglar cut weren't replaced when I moved out 2 weeks later. The police had reason to believe that the contracted painters/construction workers were to blame. They cut the screen to my back door so they could get inside to paint, rather than having someone from the leasing office let them in. My A/C would leak into my bedroom/hallway. I had my dishwasher and stove replaced within 2 months of living there, so I can't complain about the appliances. All in all though, this is THE worst "community" I have ever lived in.

Nothing special
Staff is kind to your face, but not so much on the phone or after you sign the lease. <br><br>There are 4 pools and 3 jacuzzi's located here. Through out the entire summer at least 2 pools were closed at any given time, and none of the jacuzzi's are ever working. <br><br>The neighborhood is reasonably quiet, but the complex is not managed effectively.

I'll give you the good and bad: (I've lived here for 4 years, I should know)<br><br>Good:<br>- Over the past year the property has improved<br>- The maintenance response time has improved<br>- They hired a security guard<br>- Affordable for the location<br>- Not a lot of loitering<br>- Pest control visits regularly<br>- I always have a convenient parking space<br><br>Bad:<br>- I had my car broken into<br>- Walls are pretty thin<br>- Everyone's landscape is great, but for some reason mine isn't <br>- Drains get clogged all of the time<br>- Mold is an issue in the bathroom<br><br>The bottom line is that every apartment complex you move into will have it's issues. My advice is to save up for a house and stop renting altogether. That's what I've been doing and I'm almost ready to buy my own home! I hope this review helped someone. God Bless You.
