Resident 2008 - 2014

The rent is high , the old Deerwood side is not treated the same as the new owners side. Water went up ,pay for trash, pay pet rent, two months free???? I have to pay the difference, this is not free this is a loan with out interest ha ha. Always a fight to get something done because all the money was spent on their new offices and pool which is still not open to the residents but the office gets to sit out there to have lunch. NOT all people are treated the same, not all deals are the same, feel like red headed step children on the old reserve side.Lost a car wash . trash dumpsters and pool. Trash does not get picked up as it should and often need to drive my trash over to the new owners side to their dumpster. Our pool has been completely been lost 3, 4, 5 in the morning loud, rude, red cup beer drinking people are often found in it and all either are driving here or from other side. I walk at night because I work nights so keep the same sleep times on the week end and now I am afraid to walk in my own complex. During construction we had many people in one apartment . I had to go through a criminal check to live here. WHO ARE THEY? -------- from Texas that can't speak English? As many times as it took me to get simple things done in my apartment I am not even going to try to talk to management about themselves, what good would that do me. I have been here since 2008 but can assure you that after I was short sided on my renewal it will be my last. Others got 500 to help move or TVs All we got was three days and a don't bother us now that we have your money for another year. I moved into the new upgraded apartment we have a major issue with ...Well i can't say or they would know who i am and that would make a tough lease time for me to finish. Some apartments that have been redone have nice upgrades and some have cheap ones but pay the same rent? The road was only blacktopped at the entrance, not repaired only blacktopped. and who needs speed bumps when you car practically falls in the ground as you drive in or out. but hey look at that new pool and nice office ( that will look nothing like what you lowly renters will live in ) . Some people can have it all and some are not allowed anything for the same money? I have talked with many neighbors and not found many over all happy.

The reviews alarmed me at first when I decided to move back to Aqua (previously Avistele). What I found was completely opposite than most of the reviews. I accredit this to possibly "only the upset residents" leaving messages and not the happy ones. I've noticed a pattern and generally apartment community ratings suffer as a result of this. With that out of the way, hereâ??s my honest review. The staff is amazing. Stephanie helped my wife and I find the apartment that we wanted within our budget. She was very knowledgeable of the apartment market as well as the area. She promised an infinity pool, two dog parks, and an outdoor movie theater...all of which surprisingly were there when we came back to sign our lease. Our apartment is awesome by the way. The road on the second entrance to Aqua could use some updating. It has a few cracked spots and even some holes. I believe they will fix this after construction is done on the remaining apartments (Larger equipment is passing through now). I havenâ??t seen anyone speeding in the community-to my relief as I run and occasionally have to cross the road. The landscaping is nice and the valet trash is amazing. I feel very safe for my wife and I. Oh on a closing note, the other staff members are quite friendly as well. They are always willing to engage in a conversation or offer cold water on hot days.

This place sucks a**! IF you move here you are making a huge mistake. The cops were here last night. This apartments are crappy. Bad plumbing, peeling carpets, mildew walls around the door, low windows(so anybody can break-in easy), thin walls, ugly cabinets, loud a.c. unit, shower heads sucks. On top of all that the staff and Cortland partners suck and they don't care about tenants, just their renovations. Take note from other tenants or former tenants...this place is not where you want live!

Office staff could care less. Attitude is give me your money and get out. Told me they didn't have time for me because I lived on the reserve side of the property. Office staff thought it was ok for painters to break in to your apartment. Even when they broke the lock. Would not recommend this place to anyone. Joe the maintaince guy was great, but that was it.

Do not move here! These people care more about $$$ than their tenants. They have nasty looking construction workers, who curse and stare, while Im with my son. And they make rude & vulgar remarks. The workout room is dirty and their is a door on the "outside" with a lock. So anybody can come lock you in while you work out. We've made several complaints about both and nothing has been done. The office is always late on sending out notices. They are more concerned about their renovation than their tenants. Be smart...and keep looking! Don't move here, it'll be the biggest mistake ever!! Btw this place is very creepy looking...it looks like a construction site!! Beware!!! Oh and the office and "Cortland Partners" make promises, promises and nothing has yet been done! They won't even give me the " electronic" key to access the workout room that I pay to use! They say its "$40" and too expensive and my lease is up next month, so it wouldn't make any since for them to give me a key! It's there fault the workout room is closed anyway, due to this "BULL" renovation. So basically they told me "too bad", if u renew your lease, I'll give you a key! Please people don't move here! ( the pics are the raggedy carpet that is pealing up, and mildew around the sink & door)

It is indeed true. Management is VERY unprofessional. They harass you whenever you complain about their abusive behavior. The corporate director & manager has allowed the new tenant to move in the complex with two big dogs and a cat. They indicated she was babysitting these dogs (that have been here for over a month). Now they are stating that she can keep these barking dogs if she pays the pet fees. Surely they make normal residents with pet pay the fees up front. Run very far from this place. It is not a joke, but it is a living nightmare! Do not be fooled by the mesmerizing water falls. There is no peace here.

SAVE YOURSELF THE HASSEL AND MOVE TO ANOTHER APARTMENT COMPLEX! Aqua Deerwood is the worst apartment complex in the southside area. They say that this is a high end luxury complex, but is by far that. They throw on some paint to the outside and that is it. The speak so highly of the cheap upgrades and that is what they are CHEAP! The apartments are covered with mold on the inside. Me and my wife had a tree growing through our dinning room and also had pink mold coming up through our bedroom carpet that was never addressed by management. Expect to pay between $50-60 for water and expect your electric to skyrocket. The management staff is a JOKE! They sit in their offices and never come out to speak to the residence, but let it be time for a smoke break and you can catch them hanging out front of the leasing office. Their customer service is by far the worst I have ever seen. As far as amenities go....what amenities? The gym is a hazard zone (no weights, the machines are broken and there is trash am used condoms inside the sauna) the pools are a always locked and are covered with leaves. The club house is always locked and the residence do not have access to them. The whole complex is a giant construction site. Residence are constantly getting nails in their tires and the complex will not pay for the damages. This place should be condemned!

I was a fool and signed a new lease, but I just couldnt move my entire family in 3 months time and I couldnt afford to pay the extra 150 a month for 3 months until I decided. A single parent with 3 kids I couldnt afford the price for a mover truck so I was stuck. These people didnnt care they where like these are the terms just deal with it. These new people did the current residents so wrong, I am doing everything I can to afford the rent until my new lease is up, we hardly have food I have to make arrangements with my utility company. Try calling places to get help during this time is so hard. I hate it here these apartments are so old and all they did was put a new roof on them and add sloppy paint job and new windows that cracked the frames and wood surrounding the new window. The construction crew where disrespectful they put stains on my carpet and tracked shoes prints through out, they completely cracked my neighbors back door with putting in the new windos. They left your blinds open as if to say to every theif come in get it or rapist here they are. I felt so violated. Some got new garages I can only imagine what they are paying. Dont move here people Im sure it will be new scams once you move in there are a lot of apartments in this area that are worth the money. These arent and traffic coming out of the apartments forget it OH IN YOUR MONTHLY RENT BILL DOESNT INCLUDE ANY CREDITS IF YOU PAID OVER THEY JUST SEND YOU THE SAME BILL EVERY MONTH WITH THE SAME PRICE. THE WATER DOESNT SHOW YOU WHAT THE ACTUAL CHARGES ARE AND ITS CONSIDERED AS RENT AND MUST BE PAID WITH THE RENT#################### DONT DO IT!!!!!!!!!!!

The Reserve at Deerwood was such a nice and welcoming complex. However, ever since Cortland took over and changed it to the Aqua Deerwood. it has become garbage. Our water bill skyrocketed and we will be forced to move out at the end of our lease to allow the installation of costly renovations that neither we nor anybody else actually need that will cause the rent to be well beyond the price range that any sane person should pay for these old apartments that are getting nothing more than a minor face lift. The management does not care about its tenants--maintenance problems take ages to fix and they are not willing to negotiate anything. Clearly they care more about their investors than their residents. The entire place is one gigantic, never-ending construction site. This isn't an apartment complex anymore; it's someone's get-rich-quick pyramid scheme. Do not live here.

I am a current resident of the Old reserves at Deerwood...however i will be soon transfering to the upgraded apts. Yes the old reserves are very old however management has been nothing but proactive in trying to get all the issues that the previous owners left behind...the upgraded apts over at Aqua are pretty nice and lots of different floors plans for your needs. I just wanted to Recognize Amie Heck for doing an outstanding job with helping me and being super patient with me and my upcoming move. Yes they are still under constructions and there's going to be noise, but i do believe at the end this complex will be unique and confortable to live in.

I Thought the Water Bill is just my problem only, i do not believe how much they charge, actually i pay more for the Water than Energy. It is a nightmare if you move over here. I stayed for more than a year, i didn't see anyone coming and disinfect, the bugs live with you.they just covered the surfaces and the prices went way too high! I have had the worst experience ever ,they were sending you a letter and telling move this and that , we will renovate the cabinets, do not park in front of your door they have to reconstruct... They do not care if you have Kids, and they want to sleep, if you are tired and you want to relax, noooo the only thing they write down to that piece of paper under your door is ''New luxury apartment'' I am so tired already, we have been under this situation for months and months, and it is understandable that nobody took care of existing residents.. they are still under construction, and High Prices of course... DO NOT MOVE HERE and SPEND MONEY FOR YOUR HEADACHE....

Rent in my opinion is too high for the neighborhood and the quality of tenants there. Don't like how they can just walk into your apartment without telling you. I was in the E.R. one evening, and when I returned home, there was a key sticking out of my door. Anyone could have just walked in and stolen anything. When I called the office to inquire about this... No one had a clue about it... They were even rude and nasty to me like it was my fault.. Office staff is very short and unprofessional. I once heard the office manager screaming and cursing out her maintence staff in front of tenants.. If you want to live in a low class neighborhood and pay high class rent, live here.. Do not recommend

I have to give credit where it is due...the new management came into Reserve at Deerwood and are making repairs and improvements that the previous company could not be bothered with doing. I have been on here and complained about the little teenage hoodlums that stand in the road, not allowing people to pass. Previous management didn't see an issue with it. Apparently new management sees their presence as being a deterrent to the improvements they are trying to make, and everytime they see them out there, they shoo them away. They are like little cockroaches that just won't go away, though. About every 2 weeks or so, they are back out there, just standing there, learing at people as they drive by, when they should be inside doing their homework. Noise...the only noise I get is the road that goes alongside the community..for some reason, you hear everything...cars driving by, and of course, the boom boom of people's bass that they want to make sure everyone within a 5 mile radius can hear. My lease is up in January and I am moving out, only because I have somewhere else I've been planning to go for about 6 months now, otherwise I'd probably renew, even if it's at a higher rate of $1100...I think it would be worth it....again, as long as they get and keep the riff raff out. We have a lot of people here with dogs...big dogs, and pit bulls, and multiple dogs, which technically pits aren't allowed, and we are only supposed to have 2 pets, but previous management was rather lenient. Still, there have been no issues of dog attacks that I have heard of. I am comfortable being out all hours of the evening, if my dogs need to go out. I wish the new management well...I think the Baymeadows area has been on a huge decline since the late 1990's due to the undesireables moving in from other areas of town. But that's only because rents on the west side of Southside Blvd and extending south past Baymeadows, have been rather cheap, compared to the new apartments north of JTB and east of Southside Blvd. And when they move in from other areas of town, they tend to bring their drama and issues with them. Raise the rents, improve the properties, and get trustworthy, hard working citizens back in this area, and send the riff raff packing back to down town, the west side and Arlington areas where they belong.

Maintenance is always quick to respond to a request and Brandy in the office was great, working hard to get me moved in very quickly. Also, the grounds are always kept nicely landscaped. I would highly recommend coming to live here at Aqua Deerwood.

I cannot wait to move all the other neighbors are leaving or gone. Raising the rent 300 more than your choice is to pay or move. These people are crazy and could care less. Its like a ghost town and I'm about to be hhost as well. I can get a better bigger apartment for less with all the perks in place without waiting till next summer. Who charges a higher price for promises? No I'm leaving too the brand new apartments down the street, where everything is already in place and a 150 dollars less.

Hello fellow AQUA resident, Thank you for taking the time to let us know about your experience thus far at the new AQUA. As a longstanding resident, I find it necessary to help resolve any of your issues immediately. In regards to the safety of the community, AQUA has a JSO police officer that lives on property and does regular patrols of our community. Our community was built as a non-gated community and fortunately has been above-average in regards to safety/crime based on other places in the area. We also have a few of our management staff who live here. Many of our residents also walk their dogs late at night. If you have ANY concerns about safety, please let us know. Always remember to call local authorities if it's an emergency. Our gym has been fully repaired and all equipment is working currently. Our gym is 24hours, so if a machine breaks down during off hours, please let us know. I invite you to contact me to chat one-on-one about any other issues you may have. I would also like to share the timeline of when our amenity renovation will be complete! Jere S. Community Manager jere.schramm@cortlandpartners.com

DO YOURSELF A FAVOR - STAY AWAY!!!! Move to the old reserve at deerwood now owned by Aqua and you get the unsupervised kids in the attached picture that ALWAYS hang out in the middle of the road. I've lived here going on 2 years, and I am fed up and moving out!!!! When I pulled out my phone to take a picture, the ones on the right finally moved over...the tall one standing there,..well you see he wouldn't move. One time one of them took a fist to my car as I was driving by...it was totally unprovoked...they act like this is their "hood" and you don't have the right to drive thru here, even though you are paying rent. I am so fed up...complained when it was previous management, as well as other renters and rather than put up with it, they all have ended up just moving out. I am moving out in 2 months, but I drive thru tonight after 7 pm, long day at work, and this is what I have to go thru...but this is EVERY night...I have anxiety and panic attacks just driving into the complex...they have nothing better to do than stand in the MIDDLE of the street. So, tonight I called the office, selected the "courtesy officer"...that's a joke!!! No one ever called me back.

Its a cover up, your getting a cheap coverup. None of the equipment works in the gym. The pools are dirty and not on swimming condition. They tell you that some apartments got upgraded 5 yesrs ago so they won't be doing any upgrades but they didn't tell you so did the old rental office but that hasn't stopped them from upgrading it so they can work in better luxury. Why pay more for future promises when you can go somewhere they are already in place. Why do I have to pay for something not yet done? Run from this placerun@

Hello fellow resident/reviewer, First, we would like to apologize for the inconvenience and your less than satisfactory experience. There have been many changes going on at AQUA which we hope will reset the expectations of our past, current and future residents. We are currently undergoing a 12M renovation and rehabilitation of the entire community--including all apartment interiors. We've had non upgraded options previously. We do have a construction timeline in place, with our leasing office being one of the first projects. Our exterior painting and repairs (including new roofs) are complete. Interior upgrades, which include: NEW energy efficient appliances, granite counter tops, brushed nickel lighting package, new wood plank flooring and all new cabinets, are 95% complete. We have in our plans to completely demolish the leasing center to make way for a brand-new resident clubhouse, and infinity pool. Currently the pools are closed in preparation for the new renovation. We are also expanding our fitness center which will be complete with new equipment by Winter 2013. We hope that we can walk you through the rest of our current additions/changes, as well as answer any other questions you may have regarding our post-renovation pricing. We hope to create a quality and valuable place to live--no strings attached. Please feel free to call or email me at customerservicejax@cortlandpartners.com. Thanks, Brian B Regional Manager, Cortland Partners

I was just fine with my apartment before Aqua took over and all the construction started. After being informed that my rent will be increasing from $622 to $919 I will be leaving this place in November. The new countertops and cabinets are nice but they are NOT worth $919/month!!!! There are a lot of empty apartments around here and people are moving out left and right due to the ridiculous increase in rent. This place is definitely not worth the money or the headache from all the constant construction.

Hello residents, We would like to thank you for leaving your feedback about our undergoing changes at AQUA. We really want to hear from our residents, about how we can create value for a better life for them. As you know we're going through an extensive renovation. It's very hard in times like these to put forth the much needed updates that have been long overdue, while keeping everyone happy about pricing, noise etc. We're doing our best to create the end product that everyone wants as fast as possible, without interrupting the daily lives of others. Our entire renovation scope, timeline and construction updates, were shared and given feedback during our Town Hall meeting at the end of last month. We strongly encouraged everyone to come out and speak directly about their concerns as we're doing whatever we can to correct all situations individually. We still extend that offer to come in and speak to us in regards to renewals, pricing, renovation and construction. Please feel free to set up a one-on-one immediately to review your renewals, and upgraded pricing. Thanks, Jere S. Community Manager

I love it i just moved here and i am grateful for all the new changes that the new people are making. No one ever like to do there part when it comes to making something better just complain. Not to mention all the great things that they are doing to improve the property the area and the community. Past management let this place go bad and condition the people here to be here for low rent and nothing else to enjoy about a great place to live. People who have poor housekeeping and not caring about throwing things on the grounds. My apartment is beautiful i love my new kitchen upgrade and for the price maybe it will help filter out the people who don't want a beautiful place to live and have something nice to have people come and visit. That's what i like a place i can call home and be happy to come home.

Now this new management comes along and will be raising the rent 400 bucks for some cheap plants and cheap paint. WHO DOES THAT? Its been people that lived here for 20 years who have to move out because of poor management. Talk about sticking it to valuable rent payers. I will not be renewing my lease. I can rent a house in Deer wood for these prices. Good luck to the lease renewers. They're better places out there.

I hope that people see that the good review of this place are in the past. Since this apartment complex became AQUA Deerwood. There should be no good reviews, This place is horrible. They sent a letter stating that we were getting 2 million dollars in upgrades and renovations. The upgrade of smaller cabinets, Light fixtures that don't work most of the time, granite counter tops that where no sealed properly, an infinity pool (This baffles me the most) an expanded fitness center and new Club house. For our floor plan our rent will go from BASE of 650 to BASE $1300 for a exterior paint job on more than 20 year old apartments, and face lift inside and new amenities. These are NO WHERE NEAR luxury apartments. If you have $1300 to spend on these apartments look for something NEW not renovated. That is just right down the road. Since Aqua took over I am counting the days that I don't have to deal with this horrible place. They say change is good and it is unless it in AQUA DEERWOOD!

Rent at your own risk!!!! Landscaping: Neighborhood is not kept up well at all. Landscaping is only done if you live on the main road through the complex, so when you look at the community 1st glance you thinks its decently kept up. So I hope you like weeds, mud and dirt. Building: Simple pressure washing and repainting the outside of the building would make it look better than what it does now, but the management does not care and only wants your rent money. The building is pretty much rotting. Holes and rottened wood is outside and inside the apartment. Appliances: They do not work 1/2 the time. Stove and oven smoke up the house before you even put anything on or in it. Refridgerator and freezer is not full size so good luck trying to store anything in it. Dishwasher is horrible, has someone some out several times and a few months later we eventually we got a new dishwasher that still does not work properly. Washer and dryer are super small and takes 2.5 hrs to dry 4 towels. Bathrooms: Tiling and grout is rough and looks like it hasnt been maintained at all. Bathroom toilet is rusted, they will not replace. Mold on the ceiling walls of each bathroom. Looks like a leak happened and was patched over. Leak under sink prior to us moving in that was never taken care of until we called, they had to replace the entire bottom of the sink. Maintance: Horrible response time. They enter the apartment without leaving a note of when they entered and what was done. Requested that a note be left so we know what was done and that someone was in our apartment, still is not happening after months of reminding them with each maintance request that is placed. Maintance supervisor is creepy. Dog poop is everywhere in the community and even on your back porch expected for you to clean up after someone else pet. Inconsiderate residents. Office staff & management: Horrible Horrible Horrible!!!! They were helpful at first prior to you moving in, but when you have concerns after you move in they are not concerned one bit and handle things very unprofessionally. Expect to be lied to. Safety: Kids are running ramped in the neighborhood at ungodly hours of the night. People tried to catch a tree on fire by lighting a firework by out bedroom window in the middle of the night, now the cement is all black and charred, and you can see the perfect circle where the firework was placed. People who we do not know sit on our back porch (which is frightening for anyone who opens the door or looks out the window and see people on your furniture on your porch. Amenities: What amenities? We have enjoyed going to the pool at every other place we lived, except for at the Reserve at Deerwood, it is disgusting and its not maintained. You can see the grease film on top of the pool and the pool furniture is so old i would not even sit on it. Dog park, is disgusting and flea infested. Dogs dig large holes in there and they are waiting for you to just trip and twist your ankle. Dog poop in the dog park and everywhere in the neighborhood. I could go on and on with why not to move here. For anyone that says this community is great is probably getting paid to write the review or works there.

In chorus with all of the recent (spot-on) reviews, I just want to highlight the absolute heartlessness of Cortland Partners. They are literally kicking old ladies to the curb. No joke. Our neighbor has lived here for 30 years; she owned a unit before the town homes were converted to apartments. She's in her late eighties to early 90s. She's been forced out. But she's spry and tough, she'll do well. The other little old ladies my fianc and I have seen? I stopped by the office to give notice (out in a few weeks, hallelujah!). I had to wait while the available member of the office staff spoke to a woman (I'd estimate in her 70s), in obvious poor health. This woman was begging for a solution to stay. She kept explaining that she had upcoming surgeries, too much stuff to move and no way to move it all. She literally cried that she didn't want to leave but couldn't afford to stay. The poor staff member looked like she had been hearing that all day. The staff member very kindly said she would see what she could do. Very sad to watch. My fianc , a few weeks before, witnessed one elderly woman collapse in sobs (despite her other elderly friend's support) in the front office. Again, begging to stay after 25 years of tenancy. I've tried to attach a photo of the letter just posted on my my door (a door two inches thicker in paint than it was 30 years ago and a fresh layer added just weeks ago). It outlines all of "the new and exciting changes to the community blah, blah, blah." Ask yourself: is the luxury of brushed nickel faucets worth a few little old ladies? If you answered "yes," then welcome to Aqua, your new home.

Hello fellow resident, First, let us apologize for any discomfort you have felt with all the transitions happening here at Aqua Deerwood. With the arrival of myself and the new staff, I want to ensure you that we are working hard to positively reinforce some of the less than optimal issues our residents have been experiencing. While there are many changes, new faces etc., occurring at the community, one thing that will remain is our goal of providing resident-centered customer service to all. Our residents, their well-being and their happiness are our priority, most importantly, the exceptional quality of living that we think they deserve. We pride ourselves in having residents that we can call "neighbors," whether they???ve been here one year or thirty. We???re currently working with all residents in question, to provide whatever concessions available to us so that they can continue to call Aqua their home. Our efforts to improve our community are sincere tokens of appreciation that we???d hope could benefit everyone. We take our mission to "create value for a better life," seriously and know that without our residents, we wouldn???t have a community. Our new team is here to reinforce this mission and is starting with personally communicating and resolving any discomfort felt at this time by our residents. Our solution is never to separate ourselves from the people who matter the most to us. While we???re genuinely excited for all the great new things that our residents will be able to enjoy once work is completed, we are here to do what we can for the greater good. My door is always open. You and any of our neighbors are always more than welcome to call me at 904.642.0111 or stop by my office so we can discuss any issues you are experiencing in person. My fiance and I have been living here for over three years and were relatively happy before the new owners came in. Now, we are moving out as soon as our lease is up and that can not come soon enough! The majority of the issues that we have experienced revolve around the fact that the new owners could not care less about the people that live here and make no effort to offset the huge inconvenience of the entire complex being torn up for months. My first concern with the renovations was safety. My fiance and I work completely opposite shifts, so I am often home by myself most days while he is at work. When the renovations first started earlier this year, dozens of contract workers poured onto the site and were all given master keys to the apartment homes, god knows why. I had so many instances of them walking into my apartment without notice or knocking while I was sleeping, showering, etc. that I felt incredibly unsafe and we installed our own deadbolt on the front door and got a dog. I also complained about this to the front office several times, with no result whatsoever. Even after adding additional locks, I still regularly have instances where I hear people trying to open my front door while I am showering or getting dressed and when I go to open the door, no one is there. Just the other day, I hear the front door knob being rattled while I was in the shower, but luckily I knew that I had locked the deadbolt in advance, so I didn't bother jumping to investigate it right away. When I did go to look outside a few minutes later, no one was there. Maybe 30 minutes later, I hear my front door handle rattling again much more furiously, and when I opened the door I found a maintenance guy with a lit cigarette in his hand, bending over the lock, trying to take it apart! When I asked him what he was doing, he said the the construction crew had called him out to 'fix' my 'broken' lock because they had tried to get in with their master key and could not. When I explained that the lock was not broken, it had just been dead bolted, he looked at me like I was crazy. When I asked him why the construction crew needed to get into my apartment so urgently, he said he didn't know. I then asked him to put out the lit cigarette that he had been smoking in my face the entire time and he refused. Before the new owners came in I did not feel unsafe at all, but now sadly, I feel more vulnerable due to the construction workers than anything else. Aside from the safety issue that really bothers me, the construction work itself has been a nightmare. As I said before, I work odd shifts and try to sleep during the day when I know I have to work late. Every morning at 7:30 am construction workers pull up in trucks and golf carts, and start working 20 yards from my apartment, with table saws, bulldozers going and loud music playing. The walls of these apartments are paper thin so I can literally hear every word they say to each other as they work in the parking lot. On top of that, they are constantly blocking my car in with their construction equipment, making me late to work, and leave their trash (food wrappers, water bottles, soda cans) all over my front porch. It is to the point that I am embarrassed to invite friends over to my place because the complex is so disgusting. The last time I complained to the person who appeared to be in charge of the mini construction site that is 20 yards from my front door, he informed me that they were 'trying to work here'. Well, I am trying to live here! This is the exact attitude of the new owners of this complex. The work that they are doing comes first and the daily lives of the residents are not their concern. Keep in mind that the majority of this complex was just refurbished a few years ago, so mast of the cosmetic work they are doing is completely unnecessary. On top of that, most complexes will give you a discount for living in a construction zone, but no, they are raising our rent significantly when our lease is up for renewal. Needless to say, we are not going to renew our lease when it is up at the end of the year and most of the neighbors that we have talked to have said the same thing. I also agree with other reviewers that you can find less expensive apartments that are just as nice, if not nicer just a couple miles away off of Touchton or Gate Pkwy, so I'm not sure who would want to live here. In my opinion, nice apartments do not make up for terrible treatment of residents and an unsafe environment.

Hello strs0016, First let me take the time out to wholeheartedly apologize for your less than optimal experience here. We have read your concerns and assure you that our residents and their satisfaction is priority to all of us here at Aqua. I would like to take this opportunity to introduce myself and the new office team. Our new office team includes: Jere S. - Community Manager Chezelle L. - Asst. Community Manager Stephanie T. - Leasing Consultant Our arrival during the improvement and transition phases of the community were made to provide positive and resident-centered reinforcement. It is my understanding that, to date, communication with the residents about the changes has been very poor. Not effectively communicating with the residents during this process was an oversight that I promise to correct. As of today, we have sent an email blast and hand delivered letters to all residents' doors, outlining the construction timeline and expectations of work moving forward. We have also talked to workers about the courtesy of our residents, as it relates to trash and performing work respectfully in our residents' homes. We will continue to enforce these expectations throughout our construction period. If you feel that there is still an issue or concern, please reach out to me directly (my information is below). We will also work to better communicate any work that needs to be done in the home. If you have any questions about future renovations, I can discuss with you offline. We are truly empathetic to your experience of having "life disrupted." We've tried our best to position our construction work hours to a beneficial time frame for all residents. Currently, work is done between 8AM and 5PM--from Monday through Friday. In the event that or team has to work before or after these periods (or even on weekends), we will do our best to let all residents aware (This is only hypothetical). We are very anxious to blow full-steam through these renovations, as we're genuinely excited for all the great new things that our residents will be able to enjoy once completed. It is our sincere regret that the immediate effect has been less than optimal for you. We are here to do what we can for the greater good. Please, come and talk to us at your earliest convenience. Our priority at this time is to come to a happy resolve with all of our residents that are affected. Jere S. Community Manager aquacustomerservice@cortlandpartners.com
