Roaches/falling apart
during the warm months there are serously so many roaches its disgusting. the apartments are good size and mondern looking but things break likethe washer adn dryer and the toilets. for the price its ok to live here its def not upscale the gate has never worked one day i have lived here. the hot tub is always dirty and its small and not even filled up all the way with water.

The managment team here at the Villages at Deerwood is very dedicated to the residents. We strive to give the best customer service.<br><br>To the towing of cars and satellite dishes, please read your lease and note that ploicies do not change. This is just a policy that is being uphelp and to make sure that the Villages at Deerwood does not turn into a place people would not like to call home. Would you like cars parked on grass and not working at your home??<br><br>Before making comments about the staff at the Villages, you need to get your facts together.

Stay away....
The mgt team here doesn't care about the tenants at all. They will write up a new policy not tell anyone about it and put it into effect and it ends up costing you money. Everything from towing cars at owner's expense to no satellite on your own balcony. There isn't enough parking but the lease clearly states each apartment is alloted two parking spaces. Your best bet wait until the current mgt team leave and try back at a later date before moving here.

good and bad- but mostly good
Overall this is a great place for the rent. The location is awsome and the maintance staff is awsome- they are always so nice and come very quickly. Management has been nice for the most part. Now, the apartments are OLD. We are in the South village 1 bed study. The oven sucks, the microwave sucks, the carpet was stained from move-in, and there is mold growing in the storage. They have a yard crew working like every other saturday at 8 am which is ANNOYING!!! We moved here becuase our apartment was near the hot tub and in two years of complaints the longest it's worked has been maybe 1-2 months. They say they are trying to fix it, but at some point all 3 of the hot tubs on the property were broken. Also, the parking area is VERY poorly lit, although it is generally a safe area. Our water has been reasoable, but electricity has bee out of this world! We had one bill $150 over the summer for two people who are hardly ever here. But, for the area the rents are low so I guess it all evens out. Overall we reccomed it because we've lived here for 2 years now and have been very content. The staff here really makes this place worth living despite some of the other issues.

As to the maintainance, obviously everyone wants it perfect, but fews expectit to be a reality; especially when a third party is managing the complex and does not own it. Management only has to worry about keeping the property investors happy for a short period of time, becasue the investors will only hold the property for a few years. This property has been held since 1999 and is most likely being set-up to make it more sellable, i.e. expenses low to make the income look higher. This will make the property get a higher price, but unfortunately, it is rare that a prospective buyer will interview the tenants, in fact, it is usually highly discouraged by the seller, so the tenants don't complain. The management can place all the 5.0 reviews it wants, but the bottomline is this. If you look here and fall for the sales pitch, before you sign, knock on a few doors when people come home from work and ask them what they think. Many people do not even know about this website and wouldn't complain if they did because that is not the kind of person they are. But ask them in person and most people are very open. <br>Management is great about getting you in here but won't even tell you about he break-ins and that they have locks to help you prevent them for free in the office. Incidently, about the previous review. The management did change the policies. They even changed the contract and can't keep the two contracts straight. they quoe policies from the old contract but have the new tenants sign the new contract. I have an old conract and asked a question, and with out thinking, they gave me the wrong answer, because it was part of the new contract.

One Word - Roaches -
We moved in here from out of state. Over the phone everything sounded good. When we showed up to move in the apartment was not even ready for us. We had to go away for a few hours so they could fix it. We then has to sleep in a different unit the first 2 nights. Once we we living there we discovered that maintenence was horrible at best. They never fixed anything. We also had a unit the was infested with roaches. The office kept telling my wife and myself it was squirels. Not believable when you would wake up at night and see them in your bathroom and here them throughout the walls. The exterminator even knew of the problem but was not allowed to complete proper maintenence to eleiminate it. My kids and I at first thought the lizards everywhere were great until we found out that they eat the roaches. We moved in 2 months of being there. I sent a formal letterto the rental authority in JAX and have not head from the community ever again about breaking the lease. Guess cause they know there is a problem

We enjoy it
My boyfriend lives in the South Village, in a bottom floor 2b/2b apt, and we enjoy it very much. Granted, he's had some waterfalls, one in a closet and one in the guest bath, but those were caused by the upstairs neighbors...<br><br>The maintenance guys were always super nice and willing to help all the time, our issues got fixed rather quickly...the lawn guys do start rather early, but its no bother to me. <br><br>I do have to say, though, that the kitchen is way to small, and there isn't a lot of storage inside of it. I also wish that the sink was enclosed in the rest of the bathroom so I don't wake up my boyfriend when I get home from work and vice versa...<br><br>We are looking to move into a bigger apartment that allows us to have a large (100 lb) dog, only because these won't let me keep her here...but we really enjoy it!

big rooms, bigger water bills
I've lived here for three months. I have a 2-bedroom apartment on the second floor in the North Village. First what I like: With the free month prorated over the life of the lease, our rent is decent. All my friends are amazed at how little we pay. The bedrooms are big, which is really nice, and the cathedral? ceilings (the ceilings are really high and slanted) make the rooms seem even bigger. The carpet is thick, too. My roomate's bathroom is HUGE, but mine, which is out in the hall, could be bigger. The area is quiet, and location is hard to beat. Lots of things nearby. The management staff is usually real good about repairs. The first couple of weeks we had a lot of things that needed to be taken care of, and they took a little time for some of them, but everything was taken care of within 10 days, and since then, any maintenance request we have made has been taken care of within 24 hours. At first I was very suspicious of the management staff. Let me explain: they are what I like to call "a big mean leasing machine." They will lie to you (they always seem to have only one unit of the size you are interested in, and two people always came to see it that morning). You think I'm kidding, but that's the speech I got, and I saw them tell others the same thing at least three times while in the office. Being familiar with real estate I can tell you, probably nine out of ten times that's not true. Also, they will pressure you any way they can into signing a lease. I was afraid that being so agressive in the leaseup they would not care about the tenants once the lease was signed. Well, they proved me wrong. They are friendly and take care of your problems. Now, what I don't like: Water bills are unreasonably high. I'm talking at least $50 a month for two people who are never home. We've tried to lower it with no luck. We were able to shed over $20 from the electricity bill, but only $6 from the water bill. It's mostly sewage charges, which are prorated based on your water usage. I don't know what it is, but those sewage charges are over $35/month. The apartments are a little old, and so are the appliances, but really, that's no big deal. Overall, it's a great deal for the money. One last thing, they divide the complex into "north village," "South Village," and "West Village." For some reason, I find that really ridiculous and annoying. Every time you call, you have to identify yourself as being from the "North Village." What's up with that?<br>

Like it here
I had a lot of water problems when I first moved in but they were quick to fix everything and now I am very happy. It is an extremely quiet area and gives the feel of your own home. Landscaping is kept up nicely and management and staff very friendly. Apartments are old and I do get a musty smell in my cupboards but the units definitely have character and are very "homey".

if you don't need management.....
The apartments are quiet, people are nice, having a garage is great, but there is no management. You can wait weeks for repair requests to be answered and landscape requests to trim back bushes from your front door might take months, if at all.

Cute apartments but worth it?
I have lived here for 3 weeks and I have had my air conditioner leak all over my carpet, the neighbor's toilet leak all over my carpet, and sewage leak ALL over my carpet. They are quick to come out and fix things but I'm afraid to put any furniture down on the floor let alone sit on the carpet

I lived there before the name change and as far as I can remember the management was aweful, but it was a very quiet neighborhood.

Good place to live but Management sucks
I am a current resident here. The neighborhood is really nice, nice people except for the kids screaming and playing all day sometimes going into 10 PMish on week days. BUT Management is really unprofessional and non-courteous (I should say rude). Now, some of the agents in the office are nice but I would stay away from this girl, Donna who, to me does not need to be working here due to her attitude and unwillingness to help... Overall, its a nce place to live luxury wise but honestly, you could pay a little more and may be even same amount and get a better deal.

You donýt want to live here
The apartments are very old and there is a lot of work needed and the exterior is an eye sore especially for the cost to rent. And the maintenance is unbelievable, they will come out to check on a problem reported but it takes about 3 to 4 times before it´s fixed. And the water bills are very high.

I did enjoy it.
I lived in the west village - i Loved the apartment itself - if it were for sale, I would have bought it. There were only a small handful of problems - I would have loved to have the carpet replaced - and a newer dishwasher. <br> <br>Still, I thought it was a very quiet, very clean "neighborhood". Great views, great proximity to everything.

Don´t be fooled by appearances
I thought this was a great apartment complex. It was kept up and it looked like there were somewhat affluent people living there. What they didn´t tell you was that toward the front of the apartment complex lived certain people and near the back of the apartment complex lived others. I should´ve known this by the way you have to pay an extra $15-20 per month to live towards the front. So basically I lived next to people partying all night in the back. I guess I could´ve gotten past this little infraction but then the maintanence men act as if the people up front were supposed to get more attention than the people in back. I´ve even seen maintanence men park up front and walk to the back of the complex ... like they don´t want to get their truck stolen. I had my a/c go off for three days before it was properly fixed. This may not seem like a long time, but Florida in June is nothing nice. Also, I´m being nice on the days it took to get fixed. If you consider that it went out on Friday and didn´t get fixed until Wednesday, it was a lot longer than that (I didn´t really care about those days because I wasn´t there that weekend). They look nice also, but the materials the apartments are made of are mediocre and the electric bills tend to be towards the extreme - considering the walls are paper thin. If you can guarantee that you´ll live on the first two cul-de-sacs, then I would say it may be alright. But if you live on any of the other 15 or so cul-de-sacs and especially if you´re living towards the back, you won´t be living in the lap of luxury. It may feel more like the palm of hell. I really don´t recommend this complex.

I loved it. Wonderful place and wonderful people.
Lived there for six month during one of my traveling assignments. Great staff. Montserra (the manager) is superb. She always try to go that extra mile to help you. The gym is great. I recommend it.

Wonderful, wonderful, wonderful
The apartments are clean and well maintained. The staff is exceptional-- very nice, always going out of their way to take care of you. The repairmen are the best in FL-- they respond to your complaint usually within the hour and are always fixing more than one thing (usually I didn´t even realize-- I´ll call about a leaky faucet and they replace my A/C Filter as well). A couple policemen live there with their cars parked out front and every apartment has a security system that scares away thieves whether it´s activated or not. It´s a bit more expensive than some, but the staff and the space, the shed you get along with the room and the fact that nobody lives above you (all apartments are single floor) make it more than worthwhile.

You Don´t Want to Live Here!
I´m not going to waste your time. I´ve lived here for the last 18 months and have had nothing but headaches. Every appliance is original (circa 1986) and when it breaks down, you have to FIGHT to get them to replace it....but they will quickly (well, within 48 hours) send out an incompetent repairman to "fix" the problem....at least until 12 hours pass, when the problem is worse than before and you start screaming at the leasing office. Don´t live here - it sucks!

Misplaced priorities
The landscaping is wonderful. They are weedwhacking at 8:00 in the morning. But, they don´t seem to care about the conditions of the apartments themselves. The appliances are terrible. <br> <br>Water bills are outrageously high!

Wow, a great place!
I lived here earlier this year while on temporary assignment in Jacksonville. I hadn´t lived in an apartment in years, so I had forgotten what apartment life was like. <br> <br>After moving on to another assignment, I realized what an amazing apartment The Reserve is! For proof, compare this to Runaway Bay Apts. in Virginia Beach, VA. <br> <br>At the Reserve, the staff was always friendly and helpful. The grounds were decent, although in fairness, there are some inconsiderate dog owners there that do not always clean up after their dogs. <br> <br>My 1 BR, 1 BA apt. was spacious, recently renovated (within the past few years) and I usually got to park right outside my apt. door. They have special boxes that the Postman can leave bigger packages in, so you can get them even after the office is closed. <br> <br>The complex is very convenient to several shopping plazas and strip malls (but I suspect that all of Jax is?). <br> <br>The gate didn´t always work properly, but it seemed to be a very secure, quiet neighborhood for the four months that I was there. <br> <br>The only noise problem that I had was that my neighbors had their stereo speakers right next to my bedroom wall, but they kindly corrected that after I asked them to please adjust their bass. <br> <br>And, my unit had W/D, which was great! I wish all apt. communities were this decent. <br>
