We have been at Arium for over a year and enjoy living here. The staff at Arium are very helpful and friendly. They care about issues and take the time to get the problems fixed or find a solution. We didn't even bother looking for another place when our lease was up.

Good, quiet, well-maintained apartment complex. Shopping centers close by. Friendly and helpful staff at the rental office. Nicely refurbished apartments with new kitchen hardware. Easy to clean wood floors

The property is pretty and generally quiet, which is very important to me as a light sleeper. I've lived in 2 different apartments at Arium/Aqua and about 10 apartment rentals total in my adult life. This complex is one of the best I've lived at (and most other apartments were more expensive). We love the large kitchen in our unit and being adjacent to woods. The staff is friendly, maintenance orders do get attention quickly, the units are well maintained and clean. Sound isolation is surprisingly good for the 1 story apartments - but it's still just an apartment. Maintenance can be slow to fix non trivial problems. The new Arium maintenance staff is friendlier and more effective than the legacy Aqua staff. Even still, with the new Arium our AC didn't work (85 degrees inside when it was 95 outside) and it took 9-10 maintenance requests over a period of months to fix it. To be fair, the problem was with the coil, not because the AC unit needed freon adjusted or because it was an old AC. So it was a non trivial problem to solve, even the first 2 AC contractors couldn't fix it. But that's the one of the few negatives I've seen here. There are occasionally some car break ins. My girlfriend had someone break into her car (no serious damage done) once over the last two years that we have lived here. Nevertheless, it's generally a safe environment and I've not felt threatened here ever.

Our experience has been more than awesome! Office staff are helpful and available to answer questions and inquiries. Our move-in was easy and quick, other than an apartment selection mishap that was quickly resolved with the assistance of Devan and Andre. Lastly, maintenance request are always handled timely (1 to 2 days). The only downsides would be lack of appropriate street lighting and parking. Other than that, Arium Deerwood deserves 5 stars!

Everything is great - but now that I am unable to work due to Parkinson's Disease and Lymphomia cancer please don't continue raising the rent each year. I'm in no condition of moving - Thank you!!! It's been nice living at this place.

Neither good nor bad. Communication is lacking. I think they're understaffed. My biggest issue right now is a smell like something died in the wall in my entryway and that maintenance gained entry to my apartment a couple days after they said they'd be there and I only knew they were there because my parents had been there. It seems like someone has been in there since then as well but I have no communication from maintenance or the office about it and it's really unnerving to think that someone is gaining entry without expressed permission or intent. A note left by maintenance every time they gain entry letting me (or any renter) their name and exactly what they looked at, fixed, or touched while in the apartment should be a basic practice. I am uncomfortable whenever I leave now thinking that someone could be in there while I'm at work and I don't know it. OTHERWISE the apartment is nice, the flooring is new but it's grainy so it doesn't sweep up well but it looks nice. The amenities are nice except for one pool is clearly the "forgotten" pool as it is the only one not kept up, but there are 4 others to choose from! Great amenities, quiet area, friendly staff. Oh, and in my entire apartment, there are only 2 drawers (in the kitchen)! Wish I had noticed that when I was looking.

First apartment i seen when i first moved to Florida. Andre was professional throughout my move. Also Elissa she was amazing. The maintenance staff is fast & the quality work is amazing. If you submit a work order they will get right to it less then 24hrs. Great place to live at. So much better then where i came from in St. Louis, MO. We not go talk about that.

I have had an excellent experience living at this apartment complex and frankly could not be more satisfied with how and where I live. Upon renewing my lease last week I had the pleasure of meeting Devin, a friendly and knowledgeable staff member of the Arium team. She is personable, reliable and was able to help me with several complex situations with both understanding and patience. After speaking with her I was able to make the right decision for my living situation and signed another lease with Arium. I would fully recommend the friendly staff at the complex, including Ms. Devin.

its been an okay experience; the staff is very friendly when you come to view the property; not so friendly after you move in which is kind of what i expected or felt would happen; after the sale is made or the lease is signed, no more mr nice guy

This community makes me feel safe, comfortable, and at home. It's beautifully landscaped. The staff was so helpful and accommodating to make sure that the unit I ended up in was somewhere I could call "home" before I even moved to the city and during move-in.

Beautiful community. Poor maintenance response. Only office staff that is responsive and effective is Felecia. I can hear everything going on in my downstairs neighbor's apartment. The price is nice but overall satisfaction is poor.

Things have gone down in the community since the new staff has come. The landscaping is terrible and not up to date for those who have personal patios. Mine hasn't been cut in over a month. Requests aren't maintained daily online. Maintenance has gotten slack and non-chalant.

Prior to the change in management the staff was very well organized and attentive to residence needs. After the switch the property management team neglected to correct serious errors that posed a threat to all the community.

DON'T BE FOOLED BY THE PRETTY EXTERIOR AND FANCY, PROFESSIONAL PICTURES... THE DIRTY TRUTH IS WHAT LIES INSIDE THIS COMMUNITY!! I would actually only give this community 1/2 a star if I could!!! I have lived in Arium (formally Avistele, and formally Aqua) since 2012. I've experienced three different owner's and name changes in that time?! I experienced major construction for over 1 1/2 years for outdoor remodeling, which looks great, but they did nothing for the interior for half of the apartments that were originally built in the late 1980s (including mine), but still raised the rent astronomically over the years. Every since Aqua took over 4 years ago and then Arium in 2017, everything is nickel and dimed, and you can forget about getting any interior upgrades if you are a long time resident. Expect to pay extremely high add-on fees, to the already extremely high rental costs... Too lazy to take your trash up to the compactor, no problem, you will have a mandatory $25 monthly trash pick-up fee (but only bags, no recycling, boxes, or other). And since they have to push a big red button on the compactor, after they picked up your expensive trash, there is a mandatory $9 monthly compactor fee. How about rental fees for the already installed washer's and dryer's that had no fees when I first moved in with Avistele (you can expect another mandatory $15 monthly fee or possibly more now with the new company, Arium). And be sure to pay the made up $5 monthly processing fee, for their terribly unreliable online payment center. Not to mention the extremely high water costs, due to constant major water leaks, and unmaintained, very old plumbing. You can expect bugs and roaches on a weekly basis (even if you are a super neat freak, like myself, and get constant pest control). The interior walls, doors, and windows are all originals from the 1980s, so expect, bugs, leaks, old appliances, etc. I have lived here for 6 years and seen my rent for a one bedroom, one bathroom apartment, with zero interior upgrades (besides old broken appliances being replaced) go from $650 a month to almost $1000 a month with all their hidden fees. Management changes every few months, so when you put in a major work order and they don't get to it right away, expect a new manager to come in and completely disregard the numerous work orders you put in over the months. Or (like in my case) until your original 1980s A/C unit and bathtub start leaking into the downstairs apartments. There are plenty of car break-ins and you can expect flashing police lights in the night every other weekend for the shady characters living in the community. Management says they have a 'courtesy officer' but they are never around when you need them. Especially, in the late hours when there is a domestic disturbance or sometimes even worse, like a police canvas for a missing neighbor (yup, that actually happened, and management said they knew nothing about it)?!? This place has become intolerable and the city really should come in to do a thorough inspection of the buildings, plumbing, electrical, etc. All Arium will do for a water main leak is put cones around it and say it's not their problem, or turn your water off for a few hours every week with no warning?! How about, exterior lighting for safety at night... don't count on half of them working (even after numerous work orders over the years)?! These are only a HANDFUL of problems I have had over the years with this community?! I can understand some of the problems, if I was still paying $650 a month, but over $1000 a month for the exact same, even older apartment, I DON'T THINK SO!!! SAVE YOUR MONEY AND YOUR SANITY AND STAY AWAY FROM THIS TERRIBLY RUN, OVER-PRICED, FANCY ON THE OUTSIDE, BUT DETERIORATING ON THE INSIDE COMMUNITY... YOU WILL THANK ME :) P.S- I am sure I will get another hidden fee on my lease renewal for, "Overly Truthful Yelp Review Fee." And I am sure that will cost a fortune as well...

The grounds could be better kept and as I have stated many times the Luxury apartments could use an upgrade. Outdated is the popcorn ceilings and Carpet. The area is safe and quiet. Pest control is a must.

I love the amenities but the grill is always broken or grill top is missing, which sucks cause then you can grill food by the pool. Andre is the best and most knowledgeable person that works there in the office.

I have lived at this community for many years and although it has changed hands during my stay, I know that there is someone in the office I can turn to who genuinely cares for the residents and goes above and beyond with any thing he is presented with. Andre Rowe is an amazing representative and I’m so glad he’s still here! There is no perfect property however he makes living here so worthwhile! With our location and natural surroundings, this property is enchanting and he is a big part of it. Thank you Andre!

The community was great untill the new management took over. Now the grills do not work, the maintenance service is no longer good and the pricing for everything went up. The front desk people are very nice though!

Friendly office staff, but introduction to the complex and how to access its offerings at move-in is limited. Generally good maintenance staff. A pretty nice place to live but poorly insulated against the elements and outside noise.
