Creekfront at Deerwood is a large community. They have nice areas and floor plans. I will say- whoever they hire to clean did not do a good job. Be mindful upon move in. The scenery is nice and they have a lot of dogs loving on the area. Most people pick up their poop. Please ask for photos/ videos of the apartment you are moving into before move in so you can get your space as comfortable as possible.

We chose this place because of the amenities that it had so many to choose from from like five different pools Car Wash stations dog wash station dog parks has a beach volleyball court beautiful gym beautiful Lakes and very convenient to our work and also very convenient to all kinds of shopping and restaurants

Creekfront at Deerwood is a great community, the amenities are always well taken care of and available almost all of the time except for when they're cleaning the pools for example (which is done routinely!) However, the front staff can be pretty tricky? one day they'll tell you something and the next it's a different answer. They're always nice and respectful, but it can be hard to find an accurate answer. We had an issue with late rent fees even though it was technically the offices fault, but they didn't want to find a solution to better the situation. Honestly it's a great community just a few problems as expected anywhere. If you're young and trying to find an apartment, they're pretty lenient. I haven't had really any problems with other residents, except for the floors being a little thin. Most of the 2nd floors are vinyl flooring, which I love, but doesn't help reduce the sound for the 1st floor residents.

They Owe Us Money
This complex seemed great. However, when circumstances changed and they owed us money, they continued to have every excuse as to why it's almost been 2 months and their "corporate office" in Ohio hasn't mailed us our check. I've sent mail to Ohio. It only takes 4 days.

Day of move in I fill out the list of damages in the apartment and bring it back to the office the next day and Olivia put in my first ever work order of many different things including the master sink that was leaking fast. It took them an entire week and me complaining and going into the office multiple times before they sent someone out to fix my sink because it wasn’t an “emergency”. They then proceeded to take THREE months to complete simple maintenance orders that were left over from move in. A gentleman would come in to fix some thing ie. replace the bulb in the oven, and would completely ignore the other requests because they were “assigned to someone else.” It wasn’t until I continued to submit the same work order over and over and asked someone to “please come ------- fix” the issue of dirty vents never cleaned for move in, that I was contacted by a member of the front office for “cursing at staff.” I’ve never been anything but nice and polite to these people and once she saw that this work order had been put in 5+ times over the past three months and many people have been in and out of my apartment without touching it that she realized they were in the wrong. The day the guy came he ended up spray painting my vents white, over the dirt, “until the parts come in” without cracking ANY windows or turning a fan on. When it came to another issue I get a call from someone who introduces themselves as “the Bane of your existence, your apartment complex” like how professional. There’s the valet trash company that you pay $34 for a month that doesn’t pick up on time EVER and will not pick up your boxes, even if you do as asked and break them down completely. I have placed four complaints with the front office and three formal complaints with the actual Valet Trash company. The company will put you on a “trash watch list” but it will not get your boxes picked up. I’m not done… how about my emotional support animal that they put me through the ringer for. Don’t even try calling the front office though because it goes straight to VM anyways and they don’t call you back if they don’t feel like it. Looking for safety?? Once street lamps burn out the bulbs do not get replaced and there are no sidewalks within the complex so it’s very dangerous and very dark at night. I finally got to speak to the assistant manager Jessica at the end of March who acknowledged it was a problem “because I had my car here after hours that I had to pick up in the dark and it was scary.” IVE BEEN TELLING YOU THIS FOR 5 MONTHS! The problem was never fixed though. Found mold growing in my bathroom and submitted a maintenance request 6/7/22. Had to go into the office 3x before someone actually came to look at it. It wasn’t until I raised hell to the assistant manager on 22 of June that a maintenance gentleman finally came to my apartment only to claim that the mold is “dust” and then proceed to treat the surface with MOLD SPRAY! There is clearly mold growing in the vent and nothing is done. I have since found mold in the AC vent of that same bathroom and the main living room and I’m over it, I’m not pursuing it because they’ll cover it up anyways. I did tell management it was there and she never responded to my email. The lack of care & responsibility from management is insane. Don’t even get me started on the pest problem. Our lease ends 9/2/22 and they proceeded to charge me rent for the entire month. After calling 2x and leaving messages that went unanswered I had to take time out of my move and go into the office to get it corrected. Just save yourself the headache and move somewhere else.

When we moved in, all the staff were really nice and fixed any issues. Since then, not a single maintenance request had been completed without hounding the staff. Usually we put in the maintenance request, they send a person out, he goes for parts or takes a picture, then they close out the request. No maintenance done! Then we put in another request, and repeat the process. If your calling as a resident, they don't answer the phones, but if you call as a future tennet they answer immediately. It's the same desk, and same people that answer both lines. The amenidies are all closed, gym has been closed for near 3 months, internet Cafe and recreational building have been closed the entire year I have lived here, and the beautiful pool that they took all the pictures at has also been closed the entire time I have lived here. The trash service rarely picks up my trash, and when they do they leave a mess ( I pay for 5 days a week trash service and they grab my trash maybe twice a week). Aside from the previously stated issues, the place is safe and comforitable. I came to this apartment complex at the recommendation of a few current tenants, us and then are all looking for new rentals.

I’ve lived here for 3 years . The entire time was hell!! PLEASE DO NOT WASTE YOUR TIME!!!!! The second day of moving in I tried washing which was horrible bc the washer hose was not plugged in properly so there was water all over my floor. Next the oven ,microwave & dishwasher had to be replaced. My AC had went out at least 25 times in the past 3 yrs which resulted in them buying a new ac & it still kept going out, I was left without air for almost a week once & the only thing they offered was a window AC or to sleep in their model apartment for a night. The bug infestation problem is ridiculous! There are roaches, termites, bee hives & wasp nest everywhere it’s ridiculous, There are holes in the porch screen, I asked for them to be fix & maintenance came & put tape on it. There is a horrible mold problem in the bathroom & kitchen. Maintenance came & spray down the kitchen but the bathroom is so bad I don’t even use it, I tell maintenance, the leasing office & write this in my online portal on a weekly basis & I never get help. In fact they go into my online portal & mark my issues as complete. Smh! Last week I was getting out of the shower & someone from leasing office came to my home to try & show my apartment (not knowing that I was working from home) HOW DO YOU SHOW MY APARTMENT without my approval?!?!!!!! The flooring in my living room & kitchen had been coming up the entire time of me living there & it’s like pulling teeth to get anyone to fix things. So my electric key fob/ door broke & they had my child waiting 3 hours to get into the house, finally I came home & they ended up breaking the whole lock off to let us in, this had not been the first time I’ve been locked out of my apartment due to them having issues. The neighbors are horrible my car was broken into I tried telling leasing office the didn’t care. There is broken glass always in the parking lot , maintenance don’t clean, I literally can go on & on about this place . But y’all get the pic. I give CREEKFRONT at DEERwood 0 stars! & that’s me being nice. SN: the lady in the leasing office I believe her name is Kristen is literally horrible!!! She’s the worst person to have working because she does not care about your issues & have the worst attitude! She definitely needs to be fired!

The maintenance staff takes over a month to respond to requests and only if you call management several times will they respond. The beautiful pool in the pictures was closed all summer waiting for repairs. There are roaches in the buildings. For such an old community they really need to step up the maintenance team and nonexistent response time.

I had an issue with a payment. Andre (property manager) did everything in his power to help me get this resolved. Maintenance came and discovered that I needed a new ice maker I had it within 3 days of the request! I would definitely recommend this property that is looking for a place that genuinely cares about their residents and you are not looked at as just a number

The staff is all but useless if you need help. Tried for two days to make and online rent payment and could not. Email for online help and got no response. Went to the office and they saw the trouble and had me go into my account using a different URL. I saw that there was a $150 late fee and asked that it be removed. I was told that they could not do that however they would review my account and think about it.....as of now it has not been renewed. I am on a month to month basis at this time and am looking to relocate. You'd think that a 6 year resident would be given consideration not a bum's rush.

Please DO NOT RENT HERE!! I have been living here since 2018 & I will NOT be renewing. The office staff & maintenance team has really went downhill. The maintenance does not respond to requests that has been in the system over 4 MONTHS & I have been constantly calling asking when will I receive my repairs. The grounds are not taking care of with the grass growing so high and leaves everywhere. It does not matter how clean or how often you keep your apartment clean there is always BUG issues. I have a routine of just killing bugs EVERYDAY and it does not matter how often pest control come by. The noise that you can hear from a conversation to the loud music outside when you are inside your home is ridiculous. These apartments are so old and it does not matter if you have an updated model of the apartment because they are just covering up the old. Please DO NOT WASTE your MONEY at this Apartment because you will regret your decision.

I would highly NOT suggest ARIUM Deerwood as your next home. I have been living at this property for nearly three years and have not been this disappointed in a while. I am on my third unit at this property, transferring to this unit couldn't have been a bigger mistake. Not only was my "roommate" ex boyfriend NOT removed from my lease August of 2019 like we were both advised, my account an paper work is still in his name to this day (even after being told the issue was resolved). Since moving in this unit, there has been an issue with LARGE cockroaches that no one seems to be able to address. We find ourselves killing large roaches every single day, even with "pest control" coming out to spray. Maintenance issues have not been resolved and the office continues to use COVID 19 as the reason of their back dated work orders from March, even though maintenance has been to my unit for work but simply chose not complete ALL work orders that were submitted. The residents are charged a 25 dollar trash collection fee, by the property/trash company that believes collecting trash is optional! When calling the office to advise the trash is not collected, we are told that it is OUR responsibility to reach out to the third party company even though the property is the one charging the trash collection fee. My last email to the property manager and leasing manager was ignored, and I did not receive a response. All together, unprofessional, inconsistent, and a WASTE OF MONEY. Look elsewhere please.

I've lived at Arium of Deerwood for a month. Even though it's a beauriful wooded community. There's been way too many repairs to be done in one month from a major leak in the bathtub/shower from day one to the point a 1 ft x 1 ft hole needed to be cut in the walk-in closet wall to get to the pipes, to a bathroom sink faucet leak warping part of the cabinet below, to the clothes dryer line needing to be cleaned out x 2 due to taking 3 to 4 hrs for the clothes to dry, etc. Through it all maintenance has come through. I love that all windows in my apt look out into the woods. I love color. I'm thrilled that apt mgmt allows a tenet to choose from 6 colors for accent walls. With that said I've had 3 1/2 accent walls painted 3 out of 6 of the colors. Though the apt mgmt doesn't replace dead plants or bushes. A tenet is allowed to plant their own plants. I live on the ground floor. So far I've planted 5 plants in my front yard. Beautiful. There's several nature areas in the community with pond and lake water fountain views to walk to and sit. If you live on the ground floor like I do you'll hear your upstairs neighbor walk overhead and you'll smell what your neighbor next door has cooked come through the kitchen exhaust system and through the linen closet. Plus in in the Cobalt model there isn't any separate storage area. Challenging when you've alot of stuff like I do. Believe it or not, overall I'm grateful to have moved to Arium at Deerwood due to the nature scenery, show room kitchen, wood floors, and friendly people in the community.

This is an Awful place to live. I work in property management and this neighborhood is horrible there is Criminal activity everywhere LOCK YOUR CARS. Don't expect to get ahold of anyone in the office because they suck. PLEASE DONT LIVE HERE. Maintenance is OK.

Over the past year and a half of living here, I couldn't tell you how many times we have had problems getting the maintenance staff to do any repairs. We had our AC not cool the apartment, but constantly blow 24/7 in the middle of the summer, while making over 30 maintenance requests and multiple calls and visits to the front office before they finally got a competent repair man to fix the problem. But it's not just the A/C team. Every single maintenance request no matter the priority level, will take you calling the front office multiple days before you maybe get lucky and have someone come fix the problem. And if you ask if you can fix any simple repair, because you've been told multiple days in a row that someone would be there immediately and they still don't come, you would be breaking your lease. The complex overall is very nice, but I would not recommend living here unless they fire and replace their entire maintenance team. There's a few of them that can do the repairs well(the maintenance managers), but they need new leadership if the rest of the team is this bad.

Our townhouse is spacious with tons of storage and we love the new kitchen appliances. The community is peaceful and quiet, neighbors are friendly, and the amenities are top-notch, with five pools, a large beautiful fitness center, clubhouses, et c. This is hands down the best place I've ever rented.

I like the set-up of the apartments and the close access to facilities. However, I relocated from out of state and was unable to view the apartment before moving. When I arrived, I was told of countless fixes that needed to be taken care of and that maintenance requests were filed for each. My washer and dryer were not working, nor was my dishwasher, among many other little things. When I went to the office to tell them of more issues needed fixing, it was discovered that NO maintenance requests had been made about the initial issues. I then gave them a list of things needed fixing. They added in the maintenance requests and someone was over that day to make sure the washer and dryer were working. Nothing else has been fixed and I went into the portal today to check my maintenance requests and THEY HAD ALL BEEN LISTED AS COMPLETED. This infuriates me! Nothing else has been fixed and now I have to go in and resubmit maintenance requests for these fixes. Also, they never leave a note or anything saying they had been in your apartment, so you literally never know if anyone has been around and what they worked on. I would not recommend this place solely on the way they "fix" issues in the apartment.

Unethical and untrustworthy staff (Jessica and Kristen)...took over 3 weeks to make and give me my mailbox key. I had to call the cops in order to finally get them to let me have access to my mail! Also...I applied online but then in person they raised my rent over $100 for aparently "new appliances". Watch out!!

Andre, Jessica and Kristen are fantastic employees of the leasing office. No matter the day, they are always pleasant to speak with, and always work with me to find a solution. David in maintenance is the most professional and respectful person I can ask for to repair anything that goes awry. These 4 staff members make Arium worth renewing my lease every single year.

Good place fot all ages, very old units but still standing, affordable, personnel mostly respec and mindful,Don't expect perfection there is simply none, but good will and kind treatment are to be expected, Andre is very good , he belongs to the sttill standing staff from previous administration.
