Great place to live. I have been a resident since 2010 and have enjoyed living here from the start. The aesthetic qualities of the Parks have always been the main reason why I chose this complex. Whenever I have had an issue involving loud neighbors, individuals in the area who shouldn't be the management team has always been prompt in addressing the matter and resolving it to my satisfaction. The maintenance team is fantastic and have always been available to handle issues that have occurred even after hours. In the four years I have lived here they have been professional, courteous, friendly and always available in a timely manner to resolve any problems that have been reported. Recently, I had an issue with the air conditioner and reported it to the manager, within a half hour the maintenance supervisor came to do an inspection. The following week the air conditioner was replaced while I was at work. I cannot say enough about both the management and the maintenance team, they do a wonderful job in making me feel safe and secure living here,as well as keeping the property well maintained. Great work team.

I lived in The Parks for one year and maybe an additional month. The staff was professional and friendly but my husband eventually had problems with the corporate office after we were overcharged after moving out. If you are pressed for time, this may be a good stop-gap. This is not a good long-term option, nor will you fully understand the issues until after moving in. Regarding the company, when you advertise yourself as luxury but you are really run-of-the-mill in terms of facilities, the best I can say is that you are guilty of false advertising. The only thing luxurious about this complex is that the residents have the luxury of not living in a horrible neighborhood. While Hunter's Creek itself is a good neighborhood, this complex may be where it takes a nose dive. There are no gates and I imagine that they wouldn't work even if they were installed. Becuase of this, there is constant traffic in and out of the place. My husband accidentally left the garage door up a couple of times and things were stolen. (Yes, it was our fault for leaving the door open) but it's the type of place where, given the opportunity, other residents and/or guests or random people who are there will steal from you. While we lived there, there were constant issues with the fitness center. Sometimes I would get up early and still be forced to run on the street because only one treadmill was working. The pool was usually crowded with residents and their friends (usually more friends and family than actual residents). The interiors were mediocre at best. There was a constant bug problem. The washer and dryer came with our unit were not energy efficient. The dryer never worked properly. It was switched out by management but the replacement was an old dryer from another unit. The washer and dryer are old, your bill will be high. Like us, you may have to dry a load for longer than normal. Aside from the extremely high rent for very little in exchange, the second biggest factor anyone should consider when moving in here is the noise/kids. There were kids running around the place at all times of day and night. A couple of times, management passed out letters asking for residents to better monitor their children. Nothing changed. Children would run around and ride bikes in the street as if the entire place was a playground. They were loud. I don't remember any of the children being rude or obnoxious but it was horrible that they were always out roaming around at all times of the day and night. The feel of Parramore with only a quarter of the crime. I hope things have changed.

I have enjoyed living at The Parks for the past few years until recently. I renewed my lease and I am regretting that decision at this time. I have had no problems with the maintenance guys or office staff whenever I needed something fixed or had some other issue. It was always a clean and safe property. That is until the new maintenance manager arrived. There are lights out all over the property, trash is a constant problem and to make matters that much worse he is a lecherous man that makes passes at every woman he sees and he lives on site so it is impossible to avoid him. At first I was polite and declined his offer but he is persistent and continues to ask me out (sometimes in ways that I cannot even bring myself to type the words here). I have explained that I am not interested. But it does not seem to deter him. He is already "involved" with a girl in a nearby building. The man is disgusting on so many levels. I cannot believe that Riverstone would employ such a disgrace to their company. He is also completely unprofessional and belittles his maintenance guys in front of each other and doesn't care if there are residents nearby to overhear his completely rude and racist comments. ----, -------------- are the best maintenance team and he treats and speaks to them in the most horrific ways. He is disgusting and I hope the higher level managers do something about this horrible human being. My heart goes out to his team of employees that must endure his abuse and daily tirades. I only hope that the powers that be see what a detriment this man is to the community and the company.

Horrible place> I am trying to get out of my lease now! They have water issued since nov 2013 and at least twice a week keep shutting off the water for the whole day! THey can affect your day to day work schedule and your money but they wont affect lowering the rent or something due to their inability to run the apartment complex! Horrible Find another place to live.

I feel like I was tricked into getting this run down apartment, they really duped me on this one, now I'm stuck with a 13 month lease. I wasn't expecting to live on a mansion, but I was expecting to get what I was promised. There is nothing gourmet about the kitchen unless you like roaches. The apartment was given to me dirty and rundown. I am so disappointed and heartbroken that they rented this to me and have the audacity to charge so much rent. I'm so disillusioned and wish that I could get all of my money back so that I can move somwhere else. So disappointed

Don't waste your time living there they make it all look good when you move in and it is not that good. I lived there for 3years and it was hell people stay up all night and party the electric bills are ridiculous when you move in there they tell you for the three bed rooms your electric bill is only going to be $70-$100 and its not let's try more like $300-$400 a month the air condition ran nonstop because there is no insulation in the buildings. also the water bills are outrageous they say they are only $40 tops a month that is bull our would run $65-$80 a month and you can't do nothing about it because it doesn't show the usage. my neighbor that lived across from me she had roadens living in her attic and nothing was done about it. When you go to the office about a repair order and or noise they don't do anything about it if you need something repaired they take forever to fix it and its not like the maintence people have nothing to do because they do. Also when we moved in our apartment was a mess the counter tops in the kitchen were horrible it looked like someone took a saw to it and then filled it in the clear caulking in it also there were dents in the walls all over the house like the people who lived there before faught a lot. Then when we moved out they said that we left all these boxes in the apartment when we didn't leave anything so they charged us for that and we asked them to send us pictures and they said they would send it through the email and never did. So needless to say if your looking for a place to live don't live here.

WOw!! I'm extremely impressed with the renovations that they are doing here! Roofs have started to be repaired and the landscaping is looking amazing! It seems like the staff is working round clock to make the grounds and property better. I can definitely say it looks like good change is happening.

Do not waste your time applying at this property they mislead you by telling you that you can apply even when your credit is not good even when you explained to them that your credit is not good for any reason and they lie telling you that the worse case scenario would be that you would have to paid a month and half deposit and even when you agree to it they waste your time and take your application money which is not refundable they lie to you they don't disclosed all the information. Don't wasted your time rent somewhere else where the treat you with respect and value you as customer keep in mind that at the end of the day you are the one paying their salary I will follow a complaint with FHA so that investigate this malicious practice they should disclose all the information even when they give you a paper to sign with small letters.

Neighbor complains when my one year old cries during the day. I cant do much about it. He does not cry every day all day long. These day he is sick and is easily irritable. He is just a year old. What am I supposed to do? We try to calm him down the best we can. People should understand. And this is day time not at night. Apparently the walls are too thin. Management is too lazy. Takes them several months and multiple calls to take care of problems. All in all not a family friendly place. Families with kids should look elsewhere in my opinion!

When we moved in we LOVED this place, then in only a week out LOVE went to hate. We had to complain about loud neighbors constantly in which the office did nothing about. Which also leads me to the walls are very thin, not well insulated at all. It takes forever to get a maintenance guy into your apartment for any fixes. The parking is okay, unless you come home late. I never used the pool much, nor the entertainment room. They do charge for valley trash in which you may never use. Basically the staff is AMAZING at first then they turn to crap. I would rather go live in my sliverfish infested apartment than this place. Save your self the trouble dont move here. There is plenty of other places in hunters creek than this place.

The Parks at Hunter's Creek is a great place to start off, that's for sure, but it might be the only place you ever live because they will smear a bad name on you. My experience with The Park's has been a absolute nightmare. I never thought that I would have to endure any of this especially coming from a place in Hunter's Creek which I have had positive experiences with my whole life. I have an 11-month lease with the Parks at Hunter's Creek and I am so thankful that was all I had signed up for. If I had stayed there any longer I might of wanted to rip my hair out. By month 6 I wanted out but I didn't want to break my lease so I waited it out. With what I am dealing with now after my lease has been over, I should of just broken the lease in the first place. The Park's is well kept from the outside but the construction of the apartment is not over the top amazing as they relay to you in their walkthrough. It is great construction but for $50-$100 more a month in rent the other apartment complexes around Hunter's Creek were suited a lot better. I could hear my neighbors surrounding me everyday from their loud music, children screaming, and dogs barking and scratching the walls. Parking sometimes got terrible because I would have to park in front of another building because all of the parking spots were taken up in my building forcing me to walk farther and no I'm not being lazy but I'm just explaining that because the parking spots were being taken up in front of my building I had to take someone else's parking spot from another building. A few times they sent me notices that weren't for me but for another person on the lease with me in the apartment. I told them many times to send them to her but they never did. The people in the office are nice but are horrible when it comes to in depth service, if I was in charge I would honestly clear house and start anew if they wanted to get their ratings up since I seen that I am not the only person who had problems with them. The maintenance people are very friendly though and do get their job done. I never had a 24 hour emergency so I never had to call them and see if they would come. But overall the maintenance do a better job than those in the office. The manager is actually very friendly and nice, the one time I was able to speak with her she was very professional, friendly, and anything I needed help with that one day we spoke she actually got done on time. The rent I know varies, depending on the day you go and who you speak to. Myself and someone else were under the lease together and we received two different prices for the rent (we checked out the apartment complex separately at different times that day) and they were actually about $200 difference in price. Now that I have left, I followed everything that was asked for me in my lease and contract and they are charging me for another's months rent. I called River stone Residential (the company that owns the Parks) and they are giving me the run around and there are many discrepancies as to what they are telling me and what is in the letter. I'm still trying to get this issue resolved right now. Overall if you want to get an apartment in Hunters Creek the Parks is probably your cheapest bet but only by $50-$100. You are honestly better off paying that $50-$100 at any of the other apartment complex in Hunters Creek (Colonial Grand or even Osprey Links) or even renting out a house nearby for just better quality, better service, and just an overall better experience during and after your residence.

I am very happy to share my living experiences at The Parks at Hunters Creek. First and foremost, after working for the National Parks System as a Park Ranger for many years it was destined that I live in an area that is surrounded by names of famous National Parks within the United States. To complement the names, the environment is beautiful, pristine and peaceful. The color codes of the buildings fall within the realm of its beauty. I like that The Parks are located in the safe and beautiful district of Hunters Creek, where the educational system consists of A schools and shopping and entertainment are readily available. The tenants are respectful of their surroundings and to each other. Property management and office personnel are professional, friendly, and courteous. With a smile and a hug, they have always ensured that my requests are met on a timely basis, mostly right away, and are always willing to offer explanation and assistance above and beyond their duty. The maintenance workers respond immediately to work orders and never hesitate to acknowledge you. I admire their diligence and commitment in keeping the property clean, and operational. I am a very happy tenant at The Parks and plan to remain here for a long time. I have and will continue to refer The Parks at Hunters Creek to everyone I know who is looking for a safe, secure, and beautiful place to reside and raise a family.

this is the first time that I have rented in over 30 years. I have been here for six weeks. The staff and maintenance people are very helpful and polite. The office staff goes above and beyond! The complex is very well maintained. There were a couple of maintenance issues when I first moved in but they were taken care of immediately. You have to keep in mind that things do break from time to time but it is how the repairs are handled in a timely manner that counts!!

I had a mediocre experience with the Parks at Hunter's Creek. I've had better experiences with other apartment complexes even when I was much younger and lived with my family. The Parks isn't over the top amazing, but it isn't bad either. I'm almost up on my lease and it is a great starter apartment for anyone. I have a two bedroom/two bathroom and while it is spacious for two people living there, it does feel very small for more than just two people as it will feel like your tripping all over each other throughout your daily routines. The split floor plan is great on the other hand and provides your. I think the only problem with the apartment complex that I have had is that while I had a roommate living with me and she was causing problems I was the only one being contacted. It was frustrating to me because I was not the only one living there. It was resolved though. The staff is over all very nice and provide adequate customer service. They might be slow in getting things done sometimes, but it will get done eventually. My only problem with them is sometimes how they spoke to me was very condescending and made communicating difficult. The property is well kept, though I wish that the valet trash service was optional because I found myself going to the dumpster more than I ever found myself leaving my garbage outside to be picked up. The parking is first come first served and I know there are many complaints about it. I can agree to that yes, it would be nice if there was more parking. There's only about 8 parking spaces in the front of the building and then 8 more across the street. It would be frustrating for me to come home and have to park a building or two away especially when going through some personal medical issues. When we had a set of new neighbors move in they brought 4 new cars with them taking up half the spots that were in front of the building and everyone in the building was already full using all 16 spots causing many of us to have to park somewhere else. There is a mix of people living in The Parks, from young couples, college kids, young families, retired adults from all different ethnicities. There are a lot of kids who live in this complex so you want to be careful when you drive around cause you find many of them hanging around even at night. I've had problems with people at night especially when your leaving in and out because they like to play around at the entrance and we're talking about full grown adults here. I'll be leaving in the middle of the night to head to work and they will come in the opposite entrance and almost cause an accident. My apartment was located right in the front so I could see who was coming in and who was coming out and I've seen I was not the only one who has had to deal with that problem. The amenities are great, though I've never used anything more than the gym or the pool. The pool isn't large but just enough for the complex. If your looking for a full gym then don't expect more of the gym than you would at most apartment complexes. It is on the small side but for a basic workout you'll get what you need to done. The clubhouse is amazing though. They have a small movie theater, some great furnishings, a huge layout, pool table, bar, etc. It's great so if you ever have an event that you need then I would recommend their clubhouse (you have to be a resident to rent it out though). The noise is sometimes over whelming and I know I have woken up many times during the night due to it. I could hear the dog downstairs scratching the walls, the couple/family yelling at each other, people throwing things, loud music at all hours of the day. Though I never complained because I understood it was an apartment complex and the walls aren't going to be as great as a house. If your looking to cut expenses the insulation is good enough during the cooler months but don't expect to turn them off completely during the hot summer months. I lived on the second floor and I know that the heat rises but I also visited friends throughout the complex who lived on the first floor and said that it was unbearable for them to turn the heat off. Overall it's an adequate apartment complex but don't expect any over the top living.

I really like The Parks at Hunters Creek. I used to live downtown and I definitely enjoy this area and its convenience. The complex has nice views, large bedrooms or living rooms (largest I have ever seen in an apartment). You do have to pick as to whether you want the large bedroom or living room however. The appliances aren't anything special (nor is the fitness center) but they are clean and all work just fine. The pool is basic but adequate. Maintenance is friendly and professional. When driving by they always take the time to say hello or wave at you. If you do have a maintenance issue they are awesome about responding and getting it fixed right. We had a after hours maintenance issue and Terry came out within 30 minutes. He was very nice, professional and had the air conditioner issue fixed in no time at all. The door to door trash valet service is a nice touch too. It's always quiet and there is plenty of parking. Walking distance to the Ale House and Starbuck's are great and easy access to the 417/Osceola Parkway as well. Very happy here. I don't understand all of the negative posts but at least I see a few positive ones so I know I am not alone in liking this place.

I usually don't complain about where I live, but this one has been a major issue! I have been here over a year, and I too am counting the days down until my lease is up! The NOISE, THE NOISE, THE NOISE! This apartment has a major issue with noise from 11pm to sometimes 6am in the morning. I have called the police several times for noise violations, they come out remove the people, and the next day they are back again. I report it to the office and nothing happens from the staff! It seems like the tenants who are making the noise, the staff personally knows them, and so nothing gets done. The staff is NOT very helpful, they have lost several of my payments that I put in their hand for rent that they later come back to tell me that I have to pay the late fee because (admittedly) they misplaced my payment! The bright side of the staff is Barb, who has been trying to turn things around; unfortunately she is the only one! When I first visited this area, they showed me a great model, but what that DID NOT mention was that the walls were PAPAER THIN! There is a couple and one child above me who has been terrorizing me and my child since the day we moved in! They refuse to understand that someone is below them, slamming doors that shake my entire apartment, the child bouncing balls on the walls, the adults having shouting matches on their staircase, stomping or dancing 2am in the morning to the point that I know where they are at in their place, breaking several pictures from my wall and now my child can't sleep in her own room because their staircase, which sits in her room is constantly banging! I have called the police, nothing happens, and I have visited the office at least once a month for over a year and nothing still has been done, again, the staff knows them personally, so nothing will ever be done. BUT, of all this, the WORSE thing is hearing my neighbors above toilet flush! I have never been in a place when I know every time they use the toilet, take a shower, or due to paper walls, can hear them throwing up! I can take noise, but this I cannot! I am desperately looking for someone else to go, if any one has any suggestions where I know that my child and I will be safe, please let me know!

Living there was okay, Hard people to deal with in the office and they dont know anything of what they are talking about. I had to break my lease because I was relocated for a job. When I did this I was told I could make payments and have it paid off in six months when it got to the third month I was told that wasnt the case and it had to be paid off within three days. They had no idea what they were talking about then when i called to ask why i was told the worng thing. No one picked up the phone nor returned my call. It is a very unprofessional place and I wouldnt suggest anyone live in any riverstone apartments.

Almost like real home! Lived here 12 years and love it!! If I have to leave some day, it will not be because I am unhappy, but because of life changes. I gave my son security here from elementary school all the way to college.

WORST apartment complex in Orlando!!! My fiance and I have been here since August and it is horrible. The first apartment we moved into was a mess and everything was broken. Finally after telling them we were going to a different apartment complex (30 day guarantee) they offered to move us into a different apartment. This one is a little better but now there is a tiny terror of a child living upstairs. We've complained numerous times about the noise and nothing gets done about it. The office staff has been kind of rude lately and we are counting down the time til our lease ends. There are always cars parked in front of our apartment on the weekends too, making us walk far from other buildings to get to our door. Things are constantly breaking and takes days to get fixed. The valet trash we pay $20.00 a month for leave our trash in the bins and are terrible. The gym sucks and you'll end up having to pay an extra $20.00 a month for a real gym. And last but not least may not be the typical ------ with black people but it is the ------ for spanish people. The people are ridiculous, rude, and reckless. We almost get hit by at least 1 car a day. Please look somewhere else first so you can save yourself the stress and time/money. Good luck! Response to other posts: I think it's fantastic that you haven't had any problems here. There are always a handful of people in any given apartment complex that don't have any issues but just because you don't, doesn't mean that I'm exaggerating my post. I wouldn?t exaggerate my experience just to be rude I am just giving prospective renters the truth about my experience so they can decide if they?d like to chance moving into a place like this. When my fianc and I moved into our first apartment here EVERYTHING was broken. All the sinks were pouring out water from the handles when we turned it on, the toilet wasn?t working properly, there were no numbers on our door, and not all the lights and sockets worked. We clearly didn?t break them seeing how we JUST moved in. As for the tiny terror living upstairs, we don?t have a problem with NORMAL apartment noise but this kid is CONSTANTLY running from one side of the apartment to another, jumping off something onto the floor, and screaming his head off at 12:00AM and 1:00AM in the morning. So maybe if you lived with a kid like this upstairs you might have a different view. As for the maintenance, we actually usually have Terry and it takes multiple trips and multiple times for me putting in the same work orders. But, like I said before, I?m glad that everything?s going great with your apartment. As for the trash people, I?m almost positive that part of or all of the $20.00 a month we pay for trash goes to the people that are supposed to pick it up because I?m sure they don?t work for free. We ALWAYS put our trash out on time (before 8:00PM) usually around 7:00PM and properly bagged. The office staff has apparently been having problems with them lately and said they are ?working on it?. So before trying to accuse me of being a liar and not having my facts straight, maybe you should get yours straight first. On the getting hit by a car issue, I wasn?t talking about walking in the middle of the road, although that brings me to another point of kids/adults are ALWAYS walking in the middle of the road being annoying. Almost every time I pull into the complex or pull out of my parking space, people are speeding around corners and almost hit me or my fianc s car. (NOT an exaggeration either). At LEAST once PER DAY this happens. We look behind us to make sure no one is coming and when we are HALF WAY pulled out of the space, someone speeds around the corner, almost hits us, and continues to swerve around the back of our cars instead of waiting. Last but not least, I guess I should specify this may not be the traditional ------ but it is the -------- ------. Like I said before, I warn anyone who is moving in here to try someplace else first. I?m not gaining anything from writing these posts I just want to be a good citizen and enlighten people of my experience so they can make an informed decision before moving in here. RECENTLY: This is by far the WORST apartment complex I have EVER BEEN TO. My fiance has been having severe breathing problems lately due to the mold and mildew build up in our AC unit. We've expressed our concerns to the office and requested the water build up be dealt with and NOTHING was done. All of a sudden I go into the office today to break the lease (for no cost since it's not our fault) and they apparently care now. I hate living here from the noise, to the lack of safety, to the horrible office staff/maintenance workers. No one should ever have to deal with a place like this and I'm so upset that we have to. The gym is horrible and the valet trash collectors we are forced to pay for NEVER pick up the trash. I wish we would have NEVER came to these apartments and I hope that everyone will think otherwise before doing so. Every time that I go into the office to bring up important issues, the property manager is NEVER there. I have heard many great things about the Camden at Town Square apartments. The gym is wonderful, the staff is caring and helpful, and the complex is brand new (no problems). Basically, it's the COMPLETE OPPOSITE of the Parks. Do yourself a favor and look someplace else first.

Deserves a higher rating
I moved to the Parks at Hunters Creek in July of 2011 and have no complaints other than maybe an updated trash compactor). There is ample parking, (garages are available for a nominal monthly charge) and it is pretty quiet since it is one of the only complexes with concrete construction in Orlando. The office staff is always pleasant and is more than willing to do anything to make you happy. They do alot of events for the residents which is rare in most places. Maintenance is awesome. They have a 24 hour maintenance guarantee and most of the time it is fixed almost immediately. The guys are pleasant and professional. I've lived in apartments for many years in Orlando, but the staff here is like a second family.

Not bad for the rent they charge!
I come from NY and that is a pretty tuff place to live. So far,as soon as i have a problem it has been fixed within a timely fashion. Al thou you still have the stupid neighbors who cant seem to put trash in a compactor and keep the door closed so we wont get rats or the ones who don't pick up after their dogs it a pretty good place to live. Rent is manageable,its close to all kind of shops,malls & HWY'S.Good place to start out in the orlando area. NO COMPLAINTS HERE....COULD BE BETTER BUT SO COULD LIFE.

Parked at the Parks
My first impression of the Parks at Hunters Creek was not created by the Buildings and the Grounds but by the friendly employee C who answered my questions and made the whole experience absolutely a delight. My daughter and I laughed through the entire process. After we left we had to try to decide if our decision to move there was due to the fact that we enjoyed interacting with the leasing agent so much, or if it was in fact due to the Apartment Complex itself. We figured out it was a combination of both. She made us feel welcome. We felt that she really wanted us to live there. We had just dealt with another leasing agent at another complex who shared with us that some people had to pay triple the amount of rent for a down payment. We had no fun at all and in fact he had put a feeling of dread in us regarding the whole application process. We never saw the unit at the Parks before moving in. We just trusted C, who we found out had only started last May, to take care of things for us. We were not disappointed: new carpet, new blinds, fresh paint plus a wonderful view. I highly recommend the Parks at Hunters Creek... M and E

Worse Encounter in History!
I went to view The Parks at Hunter's Creek last week and I was deeply frustrated with the man that was assisting me. At first he looked like he did not want to facilitate me then he struggled with me about my desired move date after I told him more than once what I was looking for. The community was unbelievably striking and had everything that I required but this man kept asking for one of the other ladies to aid him with the right answers. I then inquired how long he has been working at this location because it appeared like he had only been there a week or so but to my revelation he has been there for over a month. I would be more empathic if the questions I inquired where difficult ones but I simply asked about the schools and he told me that I could have my kids go to whichever school I wanted to even keep my kids in the same school which not the case. Then there is the fact that I could not understand a lot of what he said. I do comprehended the borderline to langue barriers but this was an extreme most people would try their hardest to overcome it. I believe that I could have fail to notice all of the above but the deal breaker was the fact that he told me that if I or my family were to lease there that he works at a wing joint and would give me a discount on food. I felt that he was the most unethical business man I have ever encountered. It is infamy that a place at pleasant has someone that awfully obtuse to represent their apartments. And based on all the other views I conclude that he is the base reason people are miserable. It is a shame that I happen to have my encounter with him and no anyone else because some of the reviews state a wonderful relationship with the office agents.
