I like the new changes to staff
I have lived at the parks for 6 years already and the changes from when I moved in to now are tremendous. First, the new staff is absolutely wonderful compared to the incompetent office of several years ago. The new people are great, as is the change in management. The grounds are pleasurable, the occasional event is fun, and I truly love the location. The few things I would complain about is the lack of parking, several problem neighbors, the large crowds at the pool and the garbage issues. Sometimes I have trouble when I try to call the office but I have found all of the ladies in the office friendly and sweet.

Thieves !!! Drug Addicts !!! ... and most unprofessional and ignorant staff
I am so tired of this place which is infested with drug addicts and day time thieves who steal whatever you leave outside. From my personal experience with this place I have the simple conclusion that most of the people in this staff are incompetent workers who are recently fired from other companies. 1. Whenever I have a service request, I prefer go to the office and tell someone in the office about the problem we are having. What they do is take a piece of paper and write something on it just to get rid of you. I have noticed it is only the apartment number they write in that piece of paper. 80% of the time, they misplace the paper or forget what is that number is written for. So you won't get your problem fixed. So you need to call them and leave a message and wait then call again or most of the time go again to the office to get the work done. Only thing they are good at is assesing a penalty if you are late paying rent even an hour.

BEWARE
Be advised that this is a horrible place to live. The apartments are a nice size, but the hassle of dealing with the stress due to living at this facility greatly outweighs the look of the apartment. Some of the front staff is sooo rude and incompetant that it makes simple tasks like calling in a maintenance request unbearable. Half the time the maintenance request is never filed (especially if you have the worker whose name begins with an M) or they are unable to adequately fix the problem that it arrises days after it was supposedly fixed. The complex grounds are covered in dog feces, which makes it impossible to walk from your car to your apartment without having to look at or step in a pile of ----. The office is unwilling to address this problem despite several complaints. In addition, when there are complaints about safety concerns, again the front staff is unwilling to take action and remedy the problem. You would be ill advised to think that this is a good place to live. Save yourself the headache and do NOT live here!!!!

Moved in and moved back out in 1 Day!
We signed a new lease for a 2/2 apartment at Hunters Creek "The Parks" units and from the office were promised safe and quiet neighbors, well it only took 1 day to realize that is was completely opposite. The was guys knocking on doors and driving in and out from the bottom unit in very strange activities, until late pass midnight. Really scary, dangerous and uncomfortable having little ones and my wife. We decided not to risk and complaint about it at the main office, and move out the next day. It is not worthed for the safety of your family. Not recommended from my experience. I'm still wainting after a month my money back.

Brokedown ------! DO NOT LIVE HERE!
Ive lived here almost a year and I plan to be gone ASAP. When it rains, water comes into my front door. The "maintenance" idiots have come out three times to put in drainage and its never worked. THe ladies at the front desk have the personality of a outhouse, and look like one too! The front fountain is broken more often than not. This is a breeding ground for DRUNK college student who stay up all night and be LOUD. The lawn surrounding my apmnt is dying and not maintained. When it is maintained the lawn people show up at 6AM and decides to start mowing outside your bedroom window. I HATE IT HERE AND SO WILL YOU!!!

LOUD IMMIGRANT MESS
Ive lived here for a a year and intend to leave asap. I got more rest in IRAQ! I HATE THIS PLACE! I have a dog next door that barks every morning from 7AM until whenever his owner comes home. I have reported this 6 or 7 times and NOTHING has been done. They tell us to call the office for problems, WHY?!?! THEY DO NOTHING! And to add to that, every single Monday and Wednesday morning (which happen to be my only two days off) I have three -------- outside of my apmnt with lawn mowers, leaf blowers, hedge trimmers and every other piece of loud equipment they have running nonstop from 8AM until 10AM. I have never seen anyone cut ONE SINGLE BUSH for almost two hours. THE PARKS DOES NOT CARE ABOUT ITS RESIDENTS BECAUSE I HAVE COMPLAINED ABOUT THIS MORE TIME THAN ITS WORTH! DONT EVER EVER MOVE HERE!

Hot ------ Mess
I moved in to the Parks November 2009 and bottom-line this place is trashy, unprofessional, and unsanitary. We have mold in apartment! Called maintenance and they said that it was the wood showing through the base boards. I know dark mold when I see it I survived 4 hurricanes for the love off all that is good and holy Our washer and dryer is interesting to say the least. Our washer works but it takes 3 cycles to dry any of your clothing. You are better off going to a coin laundry mat to dry your stuff. Valet Trash is a big joke! It s only Monday through Fridays. Then the guys who drive the truck to pick up the trash love to block people in when they are trying to get to work or leave the property. There is dog feces all over the lawn. Roaches and other weird bugs in the apartments (I swear the Pest guys must come in and watch ELLEN because we ve been there since November and we still have a bug issue). We ve had raccoon and stray cats EVERYWHERE!!!! I would joke with my friends that if they wanted to go hunting they could sit at my front door and shoot at the raccoons that would come out at night and play. The office staff is completely clueless and rude. I think most of them have no clue how to use toilet paper to wipe their own a$$. Courtesy officers are a completely joke. You call them, it s no different than calling OCPD they never show up and deal with the problem. The icing on the cake this complex is used as housing for 5 different local area colleges. These kids are loud, stay up way to late, and love to smoke pot anywhere on the property. Keep in eye on your car because half of these kids have no clue how to drive! My rear bumper and a few of my neighbors have had our cars hit by some of these people. The pool is constantly filthy with some drunk college kids urine or the urine of a cute 9 year old whose parents let them roam free on the property. I ve been a fan of Riverstone (parent company) properties for a while but this one is just the bad seed in the whole bunch! Hunter s Creek is a beautiful and safe area, I would strongly recommend that you find somewhere other than the Parks to live. Trash is trash and simply put some of the people who live in the community should be put out for the Valet Trash guys to pick up.

Staff - Office
After I moved out and paid ove $1,500 in penalty fee on time, they did not register the transaction and sent me to collection to a third party with unprpfessional staff that had no idea how to handle the situation and making acusations with not facts, I had to prove them they were wrong after I aready had sent them a statement from the Parks office showing that i already paid. Rude staff, unprofessional, careless; I Lived there for ever two years, never pais late, never anyone had a complain about us. I would never recommend this place to any one.

Gone Downhill
When I first moved here in 2006, everything was nice. Yes, the valet trash service turns into trash all over the ground, but apart from that the office was great and the maintenance staff was quick and attentive. The third year I lived here though, the office staff became lazy or incompetent, I'm not sure which. My checks were getting lost, they took a task that would have normally taken 1 day and stretched it out to 2 weeks. I constantly have to call and remind them of things or else they forget, and nobody seems to communicate within the staff. The maintenance requests used to be met in less than 12 hours, now it's lucky to be 48. Things are done half way. We had a problem with mold in our closet, and instead of fixing the leak outside that was causing it, the mold was just cleaned off. So it came back a few months later and they had to be called back again. The tub was going to be re-caulked and instead of removing the old moldy caulk they just went right over it with a thin layer so now it looks even worse. The 1 bedroom apt is much smaller than you can get close by for the same or less. The design of the apartment puts your upstairs neighbor's door right beside your bedroom window so you can hear every time they open and close the door. I was very happy with this apt when I first moved to Orlando and didn't know any better, but seeing new properties and with the decline in service I am happy to be moving out next month.

Hot house at The Parks
While I liked my 2-BR floorplan, the cost of cooling this unit is comparable to a 2500 sq ft house. My cooling bills last summer topped $300 per month, despite my keeping the thermostat at 79 degrees. They replaced the AC unit outside, but a contractor told me the air handler was undersized and could not keep up with the proper air flow. My apartment routinely rose to 86 degrees most afternoons and did not cool down until well into the evening. There is a noise factor here too, with cars racing around into the night and certain residents hanging out talking loud into the night. You can do better to find a more professional, well managed environment. On the plus side, the units are close to major highways and shopping. But the energy issues far outweighs the plus. Who wants to live in a hot house?

This place is amazing
I have been living here for 5 years and have enjoyed every year. I love my living room that can actually hold my sectional and big screen tv comfortably. It really feels like home. I also love the awesome maintenance guys. They are always super nice and get my stuff done!!

So scary to live here!
People keep getting broken into, and there are people walking around outstide all the time. They just walk staight up from John Young. I can't wait to leave here. And then they send these letters like good luck with not getting your stuff stolen! There is a police officer who lives here who does NOTHING as far as I can tell! It's just not worth it. Go somewhere else!

Neighborhood Racoons and Rats
Save yourself- do NOT move here!! The apartments have nice floor plans and are very affordable, but are extremely poorly managed!!! Valet trash service can't keep up with the garbage left out for pick-up. The neighborhood rats and racoons take full advantage of this everyday!!! DISGUSTING!!! I can't wait to get out of here when my lease is up.

huge greatroom, no storage
This was our first apartment in Orlando. I loved it! the bedrooms were small, and there was minimal storage, tiny kitchen, but the Great room was heaven! great lighting! The pool was beautiful. Great laundry room. No patio. A really hard time aquiring a handicapped sign. Loved the valet trash!!! Our neighbors were so loud that we filed noise complaints constantly to no avail. When downsizing to a smaller apartment, we were charged for an adjustment (a small chain lock) that had been added prior to our occupying the apartment. It was very obvious as it had been painted over when they painted the apartment before we moved in. The sued us for $200.00.

Really like it here so far
I've lived at The Parks for about a year now. It's by far the best apt. complex my husband and I have ever lived in. The other day, I woke up with my AC broken so I called maintenance...they came and fixed it in 1 hour! That kind of quick service has never happened to me. Besides that, I love the sizable floor plan, the peaceful surroundings, and how nicely they keep up the gardens and ponds. It's definitely been a pleasure living here so far. My only complaint is that my upstairs neighbor can sometimes be noisy with his heavy steps but it's not a big deal.

Ugh, bugs and major leaks. READ PLEASE
Do NOT move here. Great location, terrible structure! The buildings were inadequately constructed, and the foundations leak. Bottom floor buildings may have water seepage and mold/mildew damage. After Tropical Storm Fay, DOZENS of apartments had their carpets become wet and smelly as water came up through the improperly sealed foundation. Management will do nothing except set up fans to blow the carpets dry, offer no compensation when your apartment becomes uninhabitable and take DAYS to respond to emergencies. There is no security, so people can be wild at all hours and there is no one to complain to. There is no system for maintenance. Your requests are put on a post-it note and given to the crew. They do not keep documentation in case something major malfunctions over and over again. Our washing machine broke and it took weeks for a replacement. You pay for a pool, but they don't tell you that whenever someone rents out a nearby clubhouse, they lock the pool to "isolate" the area. It sucks when half the time you can't use your own pool! The first three months we had a chronic ant problem. Now, as it rains more and more and the foundation is not secure, roaches are EVERYWHERE. We're neat freaks, and it's so stressful to have an immaculate kitchen but still see half a dozen roaches every time you flick on the light. Maintenance does nothing as usual. As I type this, I am for the third night in a row sleeping on the couch because I am waiting for maintenance to repair the wall and baseboard damaged by recent rain. No one has apologized and the property manager STILL hasn't stopped by. Hunter's Creek is a lovely area and there are MANY better and affordable options. The Cottages and Osprey Links are beside the Parks -- they are worth it! You will not regret it! The Parks are basically the cheapest, oldest subdivision in Hunter's Creek. And on a final note, we were offered a free month's rent to sign a long-term lease, which the Parks specifically defines as LONGER THAN SIX MONTHS. So we signed a seven month and they refused to honor the agreement. After threatening to sue they gave a three hundred dollar credit. Be careful -- read everything thoroughly if you insist on moving in. By the way, after nine there is NO PARKING. Commercial vehicles and boats everywhere. Walls are paper thin. There are alarms, but you have to pay an additional fee to have them actually work. The unit next door was robbed and there was no extra security in place other than to remind everyone to get renter's insurance. Buildings need renovation and are pretty ugly. Shrubs are overgrown and if your apartment isn't ON the street, it is dangerous at night. We are very close to breaking our lease citing an uninhabitable apartment. I wouldn't wish this upon anyone else, so PLEASE DON'T RENT HERE.

Excellent Overall!
Dear Prospective Renters, Our first year here has been great! It is much better than the last apartment we lived in here in Fl. which turned short-term vacation rental and kept changing management every few months - located in Four Corners area (Legacy Dunes) - this place is paradise! It is really affordable for the amount of space you get, especially when they give you a great special of 2 months free rent for the first lease! It is centrally located to pretty much everything you may need in a nice neighborhood/area, unless you work far, like me. You cannot hear your neighbors very well, unless you are trying to, or they play drums or something. The staff are the most down-to-earth, friendly staff and it's not just before you sign the lease, either. We are happy to have lived here and probably will for another year, unless the price goes too far up?!! We hope not! Good luck! : )

The Facts From Someone That's Skeptical of Reviews
Those are just a few personal struggles we've had with the place. Here are some quick facts (both major and minor) that effect more than just us: - Obviously minor, but there isn't adequate storage space in the kitchen for food and dishes. Other apartments in the area don't have this problem. - Having an upstairs unit makes hearing knocks on the door downstairs nearly impossible when you are in one of the bedrooms. We miss a lot of UPS deliveries simply because we never know they are at the door. I like that we have our own private staircase, but wish they would have thought out the distance between the front door and could have put in a doorbell. - The trash situation is a nightmare. Trash sits out for days and rules aren't enforced. There are weeks where the dumpster is overflowing out onto the street and there isn't anything done about it. There is also supposed to be a rule about what you can put out and how much. That doesn't stop people from trying to bend the rules and even though it is right in front of their door, management doesn't do anything about it. If trash is on the sidewalk, nobody bothers to pick it up. - When you move in they will show you a model which is only 30 steps away from the leasing office. Do yourself a favor and look over the entire complex. The area around the office is kept much, much, much nicer than the other areas. We were lucky enough to be placed in an apartment next to the office. We refer to the other areas as "ghettos". You'll see why. - Even though we are right next to the leasing office, they don't do anything about the problems with the sprinklers. When they are turned on they flood the sidewalk and a lot of times they are on at odd hours (6pm, 8pm). - We have neighbors that like to pretend they are living on a college campus and have no problems running around in the streets, blasting music and yelling all night long. It typically goes until about 5am, and is always on weeknights. Management doesn't care, and it takes cops all night to finally show up. - There are lots of people that speed through the parking lot. Management has acknowledged that the amount of reckless drivers is very unsafe and has put notices on everyone's door to be more careful. Although nice, this didn't help. - The pool is abysmal. Compare it to the other pools in the area for the same price range and you'll see just how terrible it is. We are 20 yards from the pool and have used it twice. It doesn't feel clean and isn't very attractive. - A personal choice, but we've come to hate the large living room/dinning room. For those that don't know, the living room and dinning room are all one large square room and you decide where you want to put the dinner table. The freedom to put things wherever you like sounds nice at first, but most people will eventually learn that the room is just too dang big and spread out to be comfortable. We are counting the days until our lease it over. We are starting to visit other places in the area and are feeling very jealous of the other places. For the same price or cheaper you can find much, much better places. UPDATE: - We've been having problems with raccoons in our attic and apparently we aren't the only ones. We are on the second floor and could hear something quite large crawling around in the attic. We thought it was rats and reported it to the office. They said they have been having problems with raccoons getting inside and they would put a trap on the roof. They did and it worked for two days, then they were back again. I can hear them right now over the master bedroom clawing at the ceiling to try and get through into our actual unit. It's only a matter of time before they actually do get through. - The other day we ran the dishwasher and came back an hour later to find the entire disposal side of the sink nearly overflowing with water. We reached down the drain to see if anything was stuck. There was nothing. I turned on the disposal to see if it would loosen something that we couldn't see. The disposal came on for about a second and then shut down. Now the disposal won't turn on and the entire side is backed up with water. We've put in two verbal request and nothing was done so we just put in another request. It has been almost a week now and nothing has been done. We are moving out of this place at the end of December. I would not recommend this place. There are other places in the area in the same price range that are much, much nicer.

Keep on looking....this is not the one.
I would not recommend this place to anyone. The problems I experienced are as folows: 1.) Curb Appeal -- Dirty and not Kept up. 2.) Maintenance --- Issues with alarm system, smoke detectors, A/C problems, Sprinkler system, landscaping, timeliness of maintenace personnel. 3.) Ant problem in apartment. 4.) Upkeep of resident amenities (gym,pool,etc.) not good. 5.) Staff friendliness and customer service needs some help. 6.) Rules and regulations only enforced when it is to managements advantage. There are much better places in the Orlando area, this is not one of the better ones.

I have never had any problems with any of the staff. The maintenance crew comes in a timely manner and are friendly. Most of the neighbors are ok, with the exception of loud motorcyles at night. (That's to be expected unless you live in a rural area!) My one complaint is that there is no recycling service. I collect my own recycling and have to take it to a center when it gets full. The complex offers front door trash pick up Monday-Friday. Some people are just too lazy and leave their trash out on Friday night, when nobody will be there to pick it up for 3 days! I have picked up other people's trash many times. This is not the complex's fault, just lazy people. Overall, I love living here. I just renewed my lease. I like living so close to everything and I love the floorplans. (And to the person that said the power bill is $250 for a one bedroom- wow, no way. I have a 2/2 and my most expensive bill ever was less than $100) :)

Stay away!
The day we moved in there was an SUV with flat tires in the parking lot, that was a year ago next month and it's still in the same place. I have been told 3 times it would be resolved. The maintenance staff never comes when you report an issue and if they do show up, they do not fix the problem. I reported mold in the bath tub under the caulk and after 2 weeks of begging them to come he showed up and did not remove the old caulk, instead he just went right over it. The first 3 months I had bugs so bad I couldn't use my kitchen. I have had the same issues since move in and they will not fix them. I have just stopped calling because I know they will not come. It does not matter how many times you complain about the trash, or condition of the property they do nothing. One of the sprinkler heads is broken and their response was to put an unopened bag of concrete mix on top of it with an orange cone, 2 months ago. Again we were assured this would be resolved and yet it's still there! The property is FILTHY!!!Trash sits out for days on end. The same half eaten Rib bones sat on my sidewalk for 4 days after I was promised it would be cleaned up. The office staff is not professional at all. They do not care about the lease conditions. You can work on your car in the parking lot, leave your trash out all the time, and have pets WELL over the weight limit and outside breed restrictions. I would strongly suggest that you live else where.

DON"T MOVE HERE!!!!!
We've lived here for almost an entire year, and it's been nothing but lies and problems from the start. First, before we moved here we were told that water and trash was included by Janine. Come to find out we ended up having to pay for both. Second is the trash and ants. Every other week we have to call to have ant colonies removed from our apartment, and it doesnt help when our trash is sitting outside our apartment for 3-5 days. Third, when my girl was giving birth she was hospitalized for a week or so. She called the complex and was told by Tiffany that it would be ok if the rent was late, just to get better and pay it as soon as she could. When she returned from the hospital there was an eviction notice on her door, and it was only the 17th of the month!!! I paid the balance that she was late, and they still made her sign something stating that she could not be late again or else she would have to go through eviction again. Now they post notices on anything they can hinting about the lease agreement and eviction. If you want to feel welcome in your home then this is NOT the place for you to call home. Unless you like having maintenance staff coming unannounced into your apartment and not having a doorbell in your apartment when you live on the second floor so you always miss postal packages because you cant here them knocking downstairs. And the electric bills are outrageous!!! I would say the average for a 1 bed/ 1 bath is 250.00 a month!!! And we shut everything off whenever possible. Just some friendly advice. Stay away from this place that charges you a redecoration fee, and yet when you move out you still have to pay for painting and carpet cleaning and...REDECORATING!!!

Very Nice & Affordable
I have had no problems here at all.The apartments are a good size! I called for maintenance and they came within 10 minutes of my phone call. The staff always treats me very nice! I have gone into the office on several different occasions with issue's and they always try to accomodate me. I beleive that if you treat people with respect you will get more things accomplished. As I have been in the office I have seen people coming in and yelling at the them for things instead of asking to have a problem corrected! I am definetely going to renew my lease in October when it comes up for renewal.......

Love the area. The apts are Nice. Great Pool !!
I think the people that live in an area make it what it is mostly. I picked this place a year and a half ago because of the atmosphere. I could see there were lots of kids for my son to play with, the pool is gorgeous, a lot bigger than other places, and there's a nice lake in the back you can walk along. <br><br>The people are nice for the most part, and the class of people seems to have gotten better recently. I think it's because of the rent increases. Let's face it, who would you rather have as a neighbor, an out of work person on unemployment, or someone with a solid job making decent money? The person with a good job will be a lot more friendly. <br> <br>The middleschool just received the highest FCAT rating of any middleschool in FL. But stay away from the highschool. I'm afraid we have to move soon because my son starts highschool next year. 34% of kids reading at or above grade level is NOT acceptible. Again, the people make the difference, and the highschool groups other areas in with this one. If they had their own highschool here I'd stay. The rent is $1100 for a 3bd apt. That's a steal where I come from originally in NY. So it's all in your perspective.
