The Parks is an outstanding apartment complex that revolves around community, a friendly family environment, and above all else a high precedent on security. Police officers patrol the area quite frequently which provides an ease of mind for the safety of my wife and I.

Great place to live at. A bit noisy with kids playing in front of my building kicking soccer balls to my front door. Rent too high for the quality of apartment on the inside. At the time of lease renewal painting the apartment or carpet cleaning should be offered.

Although the apartments´ layout and inside maintenance are good,I wouldn´t recommend this complex anymore as it has turned insecure for family living. Many vehicle burglaries and robberies in the last months.

Terry from the service team is amazing. He goes above and beyond to make sure your work orders are completed. Darryl the service supervisor works hard to make sure everyone is taken care of. I have also had great expierences with Mike and Rafael from the service team. The office team: Nicole, Connie, Ali, Natalie, Erica, Susie, and Ashlee are amazing and treat you with respect.

My years at the Parks has been that the staff has been supportive and professional in the responding to my needs as a resident. Lots of families and pets if your a pet lover, lol! Good place to land in Hunter's Creek!

Great place to live. Close to everything. Clean complex. Community has a mix of cultures, ages, races, and families. The bad: not enough amenities (grill area, planned community events). Would recommend to friends.

-excellent experience during the leasing process with Karina, very quickly and easy. -please improve the pick up trash can service. -the overall area is similar with the others communities. - a lot of noises from outside (neighbor voices/ when open and close doors/ and cars)

Very pleased with the apartments, location, neighborhood, and rental space. I have no complaints and I truly enjoy the amenities of having the pool really close as well as the fitness room. Hoping to extend my lease for another 9-12 months.

I do not recommend anyone for this complex. When I initially moved into my apartment, I had multiple issues. The shower head was broken, the shower did not receive hot water, and the A/C did not work properly. It was like they did not inspect my apartment for any issues before I moved in. Although the first two were fixed immediately, I had to wait over a month to have my A/C fixed. Over a month of my apartment being 82 degrees. I went down to the office probably around 10 times to have them come look at it and they never would. They'd always say We'll have someone out there later today/this week , and no one would ever show. I cannot stress to you enough how bad they are at communicating and resolving issues. If I could get out of my lease now without additional charges, I would. Look elsewhere.

The worst place we've ever lived!!! There are too many reasons why no one should even consider moving to this development. Staff- when it was managed by another company, everyone was so accommodating, very respectful, followed up on complaints and maintenance problems. Once greystar took over, and management were replaced with new ones, the worst they could ever done! We had complaints and pages of emails sent to them due to our neighbors being very loud, and followed all the measures they wanted us to do, (even called the cops), yet nothing was done. The officer who responded to our call even mentioned to us that the office should've done something (first warning) and didn't even have to get to the point to call them (cops). In conclusion, the tenants moved out without anything being done about the situation. When they were the ones who told us to call the cops ! Yes, no action was taken by the management. Maintenance- we had very minimal encounter with the maintenance staff, but when we had mold built up in our apartment, it was another story. Especially when my husband and my then 2 month old daughter started getting sick. They were both sick for a month, and my daughter was diagnosed with bronchiolitis. They had sprayed a cheap product that they keep coming back, and 2 weeks after my daughter was diagnosed we then noticed the mold inside the vent in the kitchen. The guy explained to us that the mold in the vent was caused by the steam from the stove when we cook and the a/c (cold air) coming out. Okay, so he did just indirectly told me that the entire complex has mold problem because all the apartments in the complex are built the same! Again, another excuse ! General- my in laws stayed at one of their rentals many times since we moved into the development. The last time (last week) my mother in law was in town, and unfortunately due to "maintenance" they had closed the pool. I had emailed the manager in regards to getting discounts due to inconvenience. The manager never replied but she had one of the girls email my husband and I about not going to be able to give us discounts because the pool is a free amenity ! Now, if it's free, how come my mother in law would need a key to get in if it's free ? Yet again, another excuse! BOTTOM LINE is DO NOT even consider looking at this development. There are too many developments in the area, where its NEW and CLEAN! THE WORST OF THE WORST!

I have lived at the Parks at Hunters Creek since July of 2014 but unfortunately will be moving next month due to a job relocation. I really enjoyed my time living here and will be sad to go. The one bedroom apartments are HUGE and very nice and the community is quiet. I found that the rent is slightly less than other one bedrooms in the area which is surprising considering the square footage and the fact that a washer and dryer are included. The location was very convenient as you are very close to the 417 and the 528. The only issue I had while living here was my air conditioning quit a couple of times during the summer but that is pretty typical and maintenance came very quickly to fix it.

DOWNSIDE: Staff does not answer phone, nor return call, or follow-up. They do not enforce pet policy. Rent drastically raises upon renewal. You must notify staff several times that you need a repair completed. UPSIDE: Quiet community, nice pool, area is easy accessible.

Apartment is okay for 2 guys for about a year. The energy efficiency need upgrading. Lived here less than 1 month in the winter and the electric bill is high! It is accessable and close the where I am going to school.

Good apartments. The apartments are clean, the community has good amenities, the staff are responsive, and the apartments are located in a good area. The apartment I'm in is older and not as nice; get a renovated one long term or with a roommate and the pricing will be reasonable.

I just moved in so I really cant say much the only complaint I have is that I wish the windows where sound proof. I am a customer service home rep so i talk on the phone all day and I have a neighbor who has a generator running out side my window and its to much noise.

This community has a great location, is close to everything. I loved to live here. The residents are very respecful, The amenities are great, I enjoy the gym. I recommended to anyone without hesitate.

POINT BLANK PERIOD THERE IS ZERO SHRED OF CONSISTANCY BETWEEN THE STAFF AND MAINTAINCE CREW! I HAVE LIVED HERE A LITTLE OVER 2 MONTHS,AND AM PAYING 2,500. I DONT MIND THE RENT I SPLIT IT BETWEEN MY ROOMMATES. NONE THE LESS FOR THAT AMOUNT OF MONEY I EXPECT A LITTLE IN RETURN. FOR EXAMPLE THE POOL IS SUPPOSED TO BE OPENED AT 9 O'CLOCK. IT HAS NOT BEEN OPEN ON TIME, ONE TIME SINCE I HAVE MOVED HERE! THE MAINTAINCE CREW ARE RUDE AND TALK LIKE SAILORS! THERE IS NOT ENOUGH PARKING FOR THE AMOUNT OF HOUSES IN THERE DESIGNATED AREAS! COCKROACHES ARE EVERYWHERE! I HAVE NOTIFIED THE FRONT OFFICE TWICE ALONG WITH MY ROOMMATE TOO. NOTHING HAS BEEN DONE! OUR A/C UNIT HAS WENT OUT SEVERAL TIMES IN THE PAST MONTH, AGAIN NOTHING HAS BEEN DONE ABOUT IT. MUCH BETTER PLACE TO LIVE IN THE AREA THAN "the parks'

DO NOT LIVE HERE! There are plenty of other, much better, complexes in the area of Hunters Creek. There was very little about this place that my fiancée and I liked. The walls are paper thin. I could hear people having quiet conversations, running water, even urinating. There are constantly kids running around which normally would be fine if they didn't walk in the middle of the road and congregate there as well. They would also play large, loud games of tag across the entire complex. One of the things I noticed right away after moving in was the gutters. They only have gutters installed on roof edges that you won't ever be walking under. So the small roof that provides a little bit of cover over your door for you has no gutters on it. So when it is pouring rain, like it often does in Florida especially during the summer, there is a sheet of water you have no choice but to walk through to get to your door. Don't worry though, the shrubs around the buildings are protected by the gutters so it all ok right. HA! While we are on the subject of water lets talk about the sprinklers. They spray directly onto the cars parked near it. I'm not talking out the cars get hit a little bit. I mean they get sprayed directly. For instance, there are tall sprinkler heads behind the bushes and when they are on the raise up and spray over the bushes right onto the cars parked in front of the bushes. My car (with its $1,000 paint job) was constantly covered in hard water spots that were near impossible to get off. I polished and waxed my car 6 times while I live here, normally 2 times a year is more than enough. The parking here is horrible as well. My apartment and the ones around it had only 9 spots to share between all 8 apartments. It was a constant fight for spots. Not to mention that nobody would park in between the lines and I was constantly getting door dings. I spent $300 fixing door dings over the time I lived here. I also had the misfortune of living in the building right next to the main maintenance garages. The maintenance guys were always talking loudly and swearing to each other. They also did a sloppy clean up. I punctured 3 tires three separate times because they failed to sweep up the nails they dropped. They were also rude to the residents. They would cut you off in their golf carts and drive slowly right in the middle. There was only one time I parked in a no parking spot because they were paving nearby blocking access to my normal spots and I as only going to be there for a few minutes. Though I come back out 5 minutes later and there is a huge no parking sticker on my windshield. I'm talking about a 8x9 sticker that was no a window decal but a real sticker with adhesive that isn't meant to come off. It took my 30 minutes to get it off and when I complained the head maintenance guy confronted me the next day while I was with my pregnant fiancée in the car. He yelled across her to me saying that I can't be parking there telling me if I ever do again I'll be towed immediately. When I said I didn't appreciate the large sticker on my windshield he said he was legally required to do that instead of a nice folded paper under the wiper, which is not true. He then walked away in the middle of my sentence without saying a word. The pet fees for the place are outrageous. It was $600 for my dog and my fiancee's cat! That's triple any other place I've ever seen! Then they emphasize the leash laws, but they do nothing when you say something about all the people not using leashes. Included in those people was the head maintenance guy I mentioned. He has a mean poodle and he never used a leash and I have pictures to prove it. And lastly, the customer service from the front office is horrible. I would have to call multiple times over a few days to get them to send a maintenance guy to fix something. And that is IF they even answered the phone. I would say they probably answered the phone 1 out of every 10 times I called. There is so much more but I've already written a bunch so I'm going to leave it at that. Bottom line is DO NOT LIVE HERE!! You will regret it!

We lived at apt 5606 for 2 1/2 years and it was wonderful. We loved living there very much. The 2b/2ba apartment has a sunny open layout and it is on the second floor but the stairs are inside the apartment. The complex itself has a huge pool and a gym that you can use any time of day. The location is premium, really close to malls, Downtown Disney and only 20 min from the airport, with a lot of access roads and Grade A schools. The staff is wonderful and attentive, but the Maintenance Crew takes the cake! No problem is too small (or big) for them. Always helpful, with great attitude and going the extra mile, especially Mike. He always goes above and beyond. The only reason we are moving is because we purchased a home. If we ever have to rent again, I would definitely move back here!

I signed a 13 month lease at the Parks in early 2014, and the staff is nice, but not overly competant bunch. They actually moved me in forgetting to collect first month's rent and then frantically asking me to pay or be charged a late fee with not even a full day's notice. Pretty much they called me in the middle of the day while I was at work to come to the office by the end of the day which is 5pm. Then I noticed that the office doesn't answer their phones all the time, majority of the time I cannot reach someone at their office during their normal office hours. The apartment is not luxurious at all, it is pretty much mediocre and the only reason I believe they can charge these high rates is because they are in Hunter's Creek. Being in Hunter's Creek was a major draw for me moving here because it is ranked as one of the best places to live, but this place does not exemplify that I left my car unlocked once and someone actually went through my car and stole things. The lights outside my apartment are out and it's pitch black every night, and I have a neighbor with a small dog that keeps barking throughout the day. The only good thing I can say is that it had a large living room, the appliances are old which creates a very large electric bill. I do not believe they have renovated the apartments in some time. I wrote this to help other renters out and find another place to live you will regret living at the Parks at Hunter's Creek.
