Absolutely hate it here. From the mail, (I had a package stolen) they just leave all of the mail out. I live by the dog park and it has been an absolute headache. I cannot wait until my lease ends on this apartment.

The community overall is quiet, secure, convenient. An improvement to the parking deck would be adding additional charging stations from the 2 currently (one isn't functional at the moment) up to at least 5 as there are multiple residents with electric vehicles. I've noticed residents fighting directly and indirectly over the chargers. Regarding the MAA app, it would be great to add a residential complaint option between the office and the resident. I've stopped using the parking deck charger due to other residents on video unplugging my car and plugging their car in next to mine

It is a well-maintained apartment. When our laundry light bulb burned out, it was replaced the day after we requested the repair through the residence portal. The gym, pool, garage, and hallways are always clean.

The security gates are often broken. There are no cameras on the property so it is impossible to see who the rule violators are. Excrement is often in the dog park and owners are not held accountable for cleaning up after their dog.

I really enjoy living at MAA Stratford. The staff was very helpful from the start. Took advantage of the 6 weeks free and that was a great opportunity. I believe it to be a secure location, there is occasional cross traffic with Stratford rd being a service street. Packages haven't not been an issue, the lockers are ideal. Affordable compared to other places in the city that are in a busier area. Guest parking is nice and the gates work. I like to se an occasional Atlanta police in the cul de sac.

The leasing office isn't helpful I've asked for support many times even suggested solutions they've agreed to and never received it but maintenance does fix things. Not many security issues but when they occur it's best to rely on public services the leasing office at most will issue an email.

We've had several different leasing agents and so far this current one is doing the best that they can. The neighbors are nice, but occasionally it gets rowdy. They do their best to keep things quiet.

Location was the most important factor when we chose this property. There are so many floorplans here and we were lucky enough to get a duplex. Hardwood floors are in many of the units. The complex has a nice workout facility and a pool. Unfortunately, the pool is not heated. It has a small dog park with a dog washing station. The office has a nice quiet area to do work and a private area if you need a meeting space. The maintenance team is very friendly and they respond quickly to any problems. I would recommend this property to anyone that can afford it.

Wonderful apartments, with nice amenities for fairly reasonable rents. One downside there is no main lobby entrance. The open air hallways take a little getting used to. One upside my particular apartment has a working fireplace.

Unbearable and Extremely disappointed

I recently moved to MAA Stratford due to its location and layout, however, that is where the benefits end. Crappy-The property is littered with animal feces. Ever bit of natural ground covering around the property, and the small designated dog play area. On numerous occasions I have had to pickup after other residents who consistently leave their animal’s dropping in the shared space. It’s evident that the property isn’t maintaining the area regularly because some can be days to weeks old. Noise Pollution- The noise is horrendous! Windows are old and not sealed properly, allowing in all of the nearby street traffic from outside the property, all the way up to the main road. Delivery trucks arrive starting 4 am, to the near by Alliance Towers. Fire alarms go off weekly at random times during the day and night, often lasting over an hour, with no contact in regard from management. Fire Department arrived at 6 am today and left approximately 6:50 without turning, the alarm off. It’s so frequent, that residents don’t leave their units when it does go off. Dangerous precedent. When a request was made to have windows properly reinstalled and sealed for noise, maintenance arrived and put rubber strips over the window joint, preventing the windows from opening. Gaps in flooring baseboard and other places, allow for pests to enter. Security- On regular occurrence residents or their guests, will leave secured access points on to the property, held open by random objects, often found late at night or predawn hours, allowing access by anyone to walk on to the property. Traffic- If you must leave the property by vehicle, M-F, at 5-6 pm forget about it. Due to the single lane road and Alliance Towers parking garage, exiting on to Peachtree from the property (< 1000 ft) will take upwards of 20-25 minutes. This has been my worst living experience in the city of Atlanta for over 13 years and probably the most detrimental to me and my household’s personal and mental health wellbeing.

MAA Stratford's proximity to GA-400 was the first and last deciding factor for my relocation. I love being in the heart of everything without the noise due to the property's side street location. MAA properties are overall well-kept and lovely.

Great location next to Marta and close to all shopping. The noise levels are invasive because of ongoing construction at the building, train noise, loud vehicles and loudness of residents on weekends. This all could be managed with better windows. The apartments are unique and provide a loft type feeling. The outdoor high pressure cleaning of the building and its windows would go along way to making the property more attractive and livable.

I have nothing but good things to say about MAA Stratford. Living in Buckhead is a dream, and to be able to live so affordably in 2025 is amazing. Maintenance is quick, improvements are constant, staff is kind. The only reason Safety doesn't get a full five stars is the back gate near the recycling bin. The gate is unlocked, allowing free entry.

The location is wonderful but the management of the property leaves a lot to be desired. The staff turn-over is a significant challenge. Office hours are too limited. Communication from management and from staff is lacking, and forget getting in touch with staff in a timely manner. Corporate needs to invest in staff training and in capital improvements. Maintenance staff are one of the few bright spots.

It's nice, although I dislike the smell of dog in some areas. I do not have much to say beyond this as it has been less than two months since moving in. The large incline and/or flight of stairs necessary to access the rest of Buckhead can be a bit annoying each morning, but it's a good workout.

MAA Stratford hasn't been the best experience. Sold as "luxury" living this is far from a lux experience. Maintenance is poor and doesn't use proper repair techniques. Units are not painted completely prior to a new move in. The paint applications are sloppy and applied in spots to cover stains & dirt leaving other areas not painted. Painting over vents vinyl coated shelving and light switches. The vinyl sheet good flooring is cheap material and rolled out in the parking lot prior to install in units. The contractors that service the building (grounds keeping) use loud leaf blowers as early as 7AM without regard to quiet time and the loud sound of there equipment.

I am extremely satisfied with life at MAA Stratford. I am especially impressed by how quickly and courteously maintenance requests are handled. The location is also excellent, making it easy to get anywhere in a short amount of time. If I had to mention a downside, it would be that the trash area is often messy with garbage.

The space is alright but there are some fairly noticeable problems. The fire alarms sound constantly. I have been here about 5 months and it has been a fairly regular occurrence. Additionally the appliances are very outdated and roaches seem common.

Avoid this property if you have the opportunity to do so. The apartments can seem very appealing, with proximity to the MARTA station, and walking distance to plenty of cool Buckhead interests, but that's all it has going for it. The garage is regularly broken into, my cars have had windows smashed out of both of them on more than one occasion. Even still, garage gates are damaged more often than not, and security does not seem to be a priority. The landscaping is atrocious, just pine straw thrown in where grass should be growing, which attracts and houses cockroaches, but hey, anything to save a buck I guess. Spend your money somewhere else; somewhere that cares about how it's spent.

Their professionalism has not gone unnoticed. Community: The apartment complex offers a great sense of community.
