ROBBERY/SHOTING
UPDATE: THIS PLACE IS GETTING WORSE DAY BY DAY AND THE WORTHING GROUP DOES NOT CARE! THEY HAVE LOWERED THE STANDARD TO MOVE IN,NOT INFORCING THE DOG POLICY, THE PARKING LOT LOOKS LIKE A STORAGE PLACE FOR WORK VECHILES AND EQUIPMENT. THE MOLD IS GETTING WORST, NOT TO MENTION THE BIG ANT PROBLEM.LAST WEEK A PERSON VISITING A RESIDENT WAS SHOT, AND ROBBED THE SUSPECT WAS A RESIDENT. THE GATES ARE ALWAYS OPEN, AND THE SO CALL MANAGER NATASH DOES NOT CARE. HER RESPONSE IS SHE'S "IN THE BUSINESS OF COLLECTING RENT"AND "MAKE SURE YOUR DOORS ARE LOCKED.'BUT SHE WILL GO AFTER CARS WITH EXPIRED TAGS,BUT NOT THE WORK VEH/EQUIPMENT.,OR THE DOGS THAT DON'T BELONG ON THE PROPERTY. EVERYONE I'VE TALKED TO IS MOVING, SOON THIS PLACE WILL BE A GHOST TOWN. THE MOSAIC WILL BECOME A SECTION 8 HUB, BECAUSE THAT IS THE ONLY CLASS OF PEOPLE THAT WON'T MIND LIVING LIKE THIS.

What has happened to this property?
I've been here going on a year and I've seen it go from an outstanding community to a slum property. Since they've changed management like three times during my stay here. It has gotten progressively worse. Each set of managers and leasing agents staying further and further away from the property. At least the ones when I moved in stay here. My first problem I had was with my neighbors. They had a pitbull and last time I checked it was against their rules. I had to call the cops on them constantly for fighting all night and throwing dog crap off the back balcony (just ignore the multiple dog parks that are in place for that type of thing). The gate is constantly broken. If it rains, you can count on that gate to be broken the next day. Speaking of rain, my place has flooded three times since I've been here. The first management team put me up in a hotel until the apartment was repaired and the sheet rock replaced, this one left me to waddle around in water for a week before they even started fixing it. Oh by the way, the river behind me was not the reason why my apartment flooded. It was because water was coming in from the parking lot in front and running underneathe the building and flooding the hidden storage area that most people don't know about. I've probably been breathing mold for a year. If you come now, you'll see tarps on nearly every building here because of roof leaks. It wasn't a hurricane people, why the heck are the roofs leaking? The new maintenance team is incompetant and can't speak any English. First there was one Russian and now there was the whole maintenance team. I'm not racist in any manner, but when you try to use not being able to speak English as an excuse for you to be lazy as hell, I have a problem. They look at you crazy when you're explaining to them the problem. The last one shrugged at me and gave me a look like he didn't really care what I was telling him anyway. All of their properties now have Russian maintenance squads by the way. I've worked with Russian people for years at my old job and have never seen any this lazy. Must be cause they get a free place to live and are on salary??? Oh, the other reason I'm moving is because of the recent break-ins. We used to get these little letters telling us about break-ins at other complexes and watch out for your neighbors, etc. Now the last letters they sent are telling you to keep your windows locked. The armed security guards are nearly non-existent. They are as incompetent as the maintenance team. I almost shot one the other night for sneaking around my unit at midnight. If the break-ins are occurring in order by building number, someone should tell you that theres a method to this madness right? If they move from building 56 to 57, then finally last night to 58.. What the f*** does that tell you. They are probably involved. If the leasing center itself can't keep tv's on the walls, how the heck are they protecting us? My car has been vandalized and stolen out of the complex, despite me telling security that people that I don't know are starting to loiter near our vehicles. And people that I've never seen are starting to just be walking around throughout the complex all day and night and never seem to end up in anyone's apartment. I know I've written a lot, but take my advice. STAY AWAY FROM THIS COMPLEX. It looks all good on the outside, but once you get here. Trust me, they have you stuck in that lease with tremendous fees. This as I'm reading can be said about all Worthing Properties. Stay clear.

Stay far FAR away!!!!! Seriously!
*sigh* My girlfriend and I have lived in the Mosaic since last December. We are counting down the days until we can get the heck out of there!!!! Soo many things wrong with this place. They give $500 dollar credits for friend referrals- so when we moved in we said that a friend referred us, (we were going to split the money with them). It took the leasing office 7 months to give the credit. Ridiculous! The lovely gates to the complex are broken 98% of the time- leaving them wide open. When they ARE working, most people tail gate in behind you. They turn the water off all the time, there have been times when they had the water off for several days at a time. Who needs toilet water or water to cook with anyway? The apartments LOOK nice, however all of the furnishings are cheap cheap cheap! It only LOOKS nice. Everything falls apart so easily. The paint on the walls wipes off if you just wipe gently with a wet cloth. The outdated shag carpet rips up out of the floor when you vacuum. By the way, they won't replace it. Our apartment is ground level, and the carpet always feels damp from outside.... GROSS! We pay $699 for a 1 bedroom apartment, and the more we talk to people the more we see we have been RIPPED off! People with the same exact apartment as us are paying $599. The pool was closed for majority of the summer, why? Who knows! The leasing office said they were waiting on a permit. Someone probably went #2 in the pool. By the way, the leasing office people rarely answer the phone, and sometimes close the office before it's time. There are shady people living in the complex, cops are often patrolling, there are bugs in the apartment, break ins, the fitness center is not 24 hours because someone stole the tv off of the wall....... I could go on and on....... If you feel like signing your life away and living in misery for a year, move into the mosaic.

MOLD, MILDREW, AND PITBULLS
If you are used to living in a good enviroment, do not move here. The bathrooms have mold and mildrew that comes back in a matter of days after cleaning it with bleach. Maintenance don't speak or understand english. There are so many pitbulls here you would think you were at Mike Vick's ranch. Every week someone's apartment is broken into, not to mention that during a safty meeting tenants came in upset because their appartment had just been robbed. Oh,I almost forgot that ten years ago this was a Housing Project. Seems like the chickens has come home to roast. IF YOU LOVE YOURSELF DON'T MOVE THERE.

ROACHES ROACHES ROACHES!
if your a person who hates bugs then dont move here!!! ive been living here for 11 months now and my lease is up in oct and i must say i am counting down the days. the place is simply infested and i dont know if its just the property itself or my neighbors but i have tried everything to get rid of the the problem and nothing has worked! the exterminator comes out every tuesday to spray and my apt stays on the list and still i have not seen any change. im constantly spending money on products to get rid of the problem and still nothing! my apt is completely empty i refuse to eat drink, buy furniture or even sleep there because the bad roach problem...and each time i try something new it seems to get worse. i am a college student living on my own so to come home n relax in my own apt is out of the question because the first thing you see when you walk in is roaches crawling on the walls. i have a friend from school who lives in the mosaics as well and shes been living at the mosaics for 3yrs now and she just now starting to see them more in her apt as well. its so disgusting and not to mention the trash build up and all the homelesss cats running around. the place is just outdated and old nevertheless i do love the location and if your a person who doesnt have a car its a good place to live because everything you need is within walking distance, but if your a clean neat freak who hates bugs then STAY FAR AWAY FROM HERE!

simply bad
We got robbed twice, the water has been cut off 4 times over the past two months. In winter they cut off the water in the entire apartment complex with no warning and turned it back on THREE days later! We could not even flush the toilet. It was disgusting and antisanitary. (of course, at the end of the month everybody had to pay their water bill in full, which is a set fee!) The pool was closed for the entire month of July because it didn't pass the health inspection check. Tens of homeless cats are running around the complex and living of the trash. We can't wait to move out!

Don't move here!
I have lived here for a long time. I have seen this apartment complex go downhill. This is an old property with a lot of water issues. Since January alone we have been without water for hundred of hours. Our pool was not even open half of the summer. There have been many robberies on the back side. There are a high number of individuals that have been moving into here that are bringing with them the ------. Management is trying to uphold the property but because of hard times they are being very relaxed on who they allow to live here. Don't move here!

Like headaches?
While you'll fall in love with big closets and low rent, it will be too late when you realize the problems you face after moving in. My wife and I fell in love with the location, the property and the promises of a 24/7 gate and fitness center. Only a few months in, we discovered problems with our toilet (that took 3 months to get repaired), ants and cockroaches (which have never been properly dealt with), and shady office staff (who not only make promises they don't or can't keep, but change faster than teenage girl's outfit). Do not move here.

I use to live in this community. My personal opinions do not move to this community. Lots of crime, Thrift, continues 911 for different issue, management staff are not co-operative. No good service, accept Gym, lots of bugs and issues too much rent

Depends how you look at it....
If you want to see good, you'll see it. If you want to see bad, you will surely find it. We've been tenants since 2005. During the Stonebridge days, life was much nicer. The gate worked. There weren't any pipe/water issues. Management on-site were consistent. Turnover was relatively low. Sure, there were minor flubs due to the close proximity to the freeway, etc. We overlooked them. The property was managed well. Price was right. Large spacious apartments. Love the layout of the kitchen. Love the fact that the washer/dryer is an full-sized upright AND isn't connected to the kitchen. Love all of that! However, something bizarre has happened to the quality of life at what is now known as the Mosaic at Sandy Springs. First, when the Falls/apts next door had some work done on their property and it relocated the rats. YES, RATS. We had to endure the horror of having rats eat through the walls behind the dishwasher and the stove. That saga was handled and we haven't had any problems since. The management was nice enough to replace our flooring in the kitchen. While they were at it, they replaced the dining room carpeting with the same flooring as the kitchen. Bathrooms included. One morning I went out to my car to go to work. My rear tires were SLASHED. Yes, slashed. A minor bump in the life of a city girl. Then, as of recent, the repeated water shutoffs. Nothing is more annoying than that. Plus, seeing the bargain priced plumbers outside working day after day trying to put a patch on old city pipes sort of diminishes faith to some degree. Who's to blame? No clue. The dumpster is within sight as you drive in and out. Often times it's jam packed full and is an eyesore. Our neighbors below were playing music loudly for awhile and we were able to come to an agreement with them. That was a plus. Then, the all night dog barking on the balcony was finally solved. The Mosaic management put in extra lights in the dark pathways between buildings. We never felt unsafe at our location on the property. Our gym membership is off-site. Unlike my husband, I've always lived in a large city and grew up in a MUCH more diversified neighborhood where gunshots and robbery was a common event. However, my husband and I feel that it's time to say goodbye to Mosaic when our lease runs out. It's like a friendship that has lived its life and needs to part ways.

thankful i moved
Hi everyone, I have lived in the Mosaic for 2 years, unfortunately. The reason I moved into this apartment because I wanted to live in this area, and the price of $750 for a one bedroom was a really good find at the time. Well, you get what you pay for. This is by far the worst place to live. I am a single female and I am very concerned by my safety, especially at night. The manager, Cadja, even had the nerve to tell me "well this is Sandy Springs, so you should expect crime to occur in the complex since crime occurs in Sandy Springs." I called the police 3 times in the past 6 months because of the drug activity that occurs so blatantly in the apartment beside me. I tried to get my lease shortened because I do not like having to walk past grown men hanging around after dark outside and in their cars just to get to my apartment (which is in the back). Cadja told me that she does not shorten leases under any circumstances and she proceeded to tell me that a resident even had her door kicked in recently and she didn't allow her to shorten her lease. As if that bit of unsolicited information would help my sanity. In September, my boyfriend's car was broken into when he stayed over night. The culprits threw a rock/boulder right through the window and let out all the air from his tires. There are other issues that I have had (water being unavailable on 3 separate occasions without any arrangements/concessions made for residents to SHOWER; lack of cleanliness of walkway; the mess that the maintenance guys leave behind after they finish the job they came in my apartment to complete, etc.) Thank goodness my lease is up. I am moving to a much much nicer complex by Perimeter mall. Although it is pricier, I am happy to pay more if it means my safety and sanity.

Don't waste your time or money on this place
My husband and I first moved here when the apartments were known as Stonebridge. Everything was fine when we first moved in but in the last year things have gone far downhill. No one ever answers the phone in the leasing office! The water has been turned off about 10 times in the past 3 months. We went out of town in April and requested to have our tub reglazed because it had started peeling in April and it is now July and they still haven't come to do so.. Our appliances are old has hell and the they want us to pay all this money for a 1 bedroom that we can't enjoy. I'm not a hater or anything but our neighbor across the hall makes too much noise.. He plays his music loud as hell sometimes really late at night or you can either hear him running down the stairs like a 10 yr old kid. Some people let their dog use the bathroom anywhere without cleaning up after it. The trash dumpster is backed up or broken a lot of the time and the gate works only sometimes.. But it's always up during the day and sometimes we have to go through the other entrance if the main gate isn't working. We came home the other night and the whole dial board was hanging off the base.. There have been break ins recently and someone was shot and the management never told the residents about it.. There was also a drug raid out here a few months back.. Craziness at the Mosaic, I so loved it when it was Stonebridge..

Water Anyone ?
When you wake up in the morning what do you do? Brush your teeth, take a shower? We'll not today at the good ole Mosaic at Sandy Springs. I woke up to start my daily route to find that one key element was missing "WATER"! This is the 3rd day in a row this has happen. The notices that were posted stated that the water would be off Monday and Tuesday, OK cool thanks for the heads up I can plan around it, But today is Wednesday and there was no fore warning that this would be taking place. So here I sit typing with coal in my eyes and morning breath. Oddly enough the same thing happened last month for about 3 days, but what was stranger then that was the water bill was just as much as the month when service was available all month hmmmm. Don't let me forget about the intangible amenities, A Swimming pool that has been closed all summer, a lack luster gym that opens and closes at the office's leisure, a gated community were the gate is open more then its closed, a garbage dump that is plagued with stray cats and rodents that you can guarantee to be overflowing on the weekends. To the Management of the Mosaic: Do not look at this review as a way of bashing your sub par place of employment but instead view this as a to do guide.Fix the water issues, open the pool, have consistent operating hours at the gym, close the gate(all the time),arrange for garbage pickup daily. If you follow these request I can guarantee you will retain more residents and attract new well to do residents.

Can't Wait Til My Lease Is Up!!!
I'm counting down the months until my lease is up since it costs an arm and a leg to terminate the lease early. There's not enough parking at all for such a large complex. The neighbors are rude and ------, especially now that the rent has been significantly lowered. They have 5 obnoxious kids in a 3 bedroom apt that make a ton of noise, or throw rocks at the window at night when they forget their keys or leave trash all over the place because tenants are pigs. My car got keyed by one of the ------ neighbors when I parked in one of the 2 last parking spots their car was taking up. Our pool has been closed for the entire month of June and into July because the complex failed to get the inspection done by the city in time for summer. How awesome is that? The "security" gate is a joke because it's either wide open 24/7 or when it's closed, doesn't work by using the code or gate key and maintenance needs to be called as cars line up to get inside. It's been more hassle than it's worth to live here. Even though the apartments are pretty and well-maintained it's not worth living in a place too big to control with a management team that does a poor job. Can't wait to move in October.

one long year
when we moved into the apartments is was Stonebridge but the improvements that the Mosaic made after my other half and I moved in were wonderful. Oh and make sure they actually give you a copy of your lease if you stay with them or at least get a chance to make copys for your self... I put in request after request for a copy of ours and got put off every time. During the first month a lot of problems started to pop up with the pipes, first the connection to the washer broke somehow and flooded our kitchen and into the dining room (according to maintenance it was connected wrong the first time). Then about two months later the water heater broke and flooded our living room and entry way our woes continued when we went on vacation and came back to our sink, toilet and tub backed up with sewage from the main pipe breaking, apparently it had been going on for a week but all I know is we came back to a flooded living room, closet, bedroom and bathroom. the stench alone was gut wrenching, they "fixed" the carpet by ripping out the sponge under the carpet and getting a steam cleaner in to clean up but they left the carpet on the bare concrete and left our bed room wreaking of mold and mildew. And last of all the AC broke and their 24hour maintenance phone center stays off the hook on the forth of july for some reason... So make sure your renters insurance covers water damage!!! If you do decide to move in, I sincerely hope you have much better luck then we did and who knows things may have changed for the better with the new management company.

An HONEST review
First let me start my review by stating the positives: 1)the apartments are VERY spacious. My wife and I are in a one bedroom, and it's a thousand square feet. I do like the sunken living room. The dining room and kitchen are both very large. I like the bathroom having a separate room for the sink and one for the toilet and tub. If size is important to you, you can't go wrong. 2)Location is OUTSTANDING. I absolutely LOVE the fact that it's nestled right off of 285. Matter of fact, you have immediate access to 285, 400, 75 and 85, and the Marta station is only a 5 minute drive away. That's something you just cannot take for granted. Now to the bad.... If I had to go out on a limb and make an educated guess, I'd say these apartments were probably built in the 1800's. Literally. They are old as Moses himself. There is NOTHING in this apartment that is modern. And when they are old, they break down. We are experiencing that on a DAILY basis. Something stops working or breaks down as soon as something gets fixed. Our toilet broke, they replaced it with a new, low flow toilet that pretty much sucks. Our water knobs in the bathtub broke, and they replaced the whole unit with a nozzle with the water pressure of a baby bottle. The ceiling light in the dining room just started fizzing and smoking one day, and just stopped working. Maintenance. Wow. Umm, all I can say is that if you have a maintenance issue, prepare to wait at least three or four days before it's addressed. And that's if you're persistent and call three or four times. Many times my maintenance calls have gone unanswered. When the water knob broke in the bathtub, water was LITERALLY shooting out of the wall!!! I called in a maintenance emergency, and after two calls, they finally showed up....IN THREE HOURS!!! They explained when they got there that there was another emergency that same morning that they had been dispatched on. I guess they cannot work unless they work in groups of 4. And another huge thing is that the water has gone out for days at a time!!! Apparently, the water main pipe was also built the same time the complex was, because it has burst on several occasions, and when it does, the water is out for over 24 hours!! Once it was out for a day and a half! That is unacceptable. Management/office staff. I cannot say anything bad about them because I have never really had any negative interaction with them, although my wife did tell me that there was a guy who worked there(i'm guessing briefly) who was very short and rude with her, but she didn't see him anymore after that. The times I have spoken with them on the phone they have generally been courteous to me. No complaints there. Noise. I will say for the most part, the complex isn't too bad when it comes to noise. We did have a problem with our neighbors playing their music a little too loud and i went and knocked on their door and after that it wasn't too bad. Either that or they moved out. Community. There are a good bit of kids that live here, but they seem like pretty good kids. I've never really seen them doing anything other than walking around, or the little kids playing at the playground. The gates seem to be broken or up quite a bit. Other than the overflow of trash at the dumpster on a weekly basis, the grounds are pretty well kept, in my opinion. Overall, The Mosaic at Sandy Springs isn't the worst place you will find, but it is desperately in need of some upgrades. If they would fix the apartments, and upgrade them with some new appliances and amenities, it would do wonders. But something tells me if they would do that, they would raise the rent to some ridiculous level. Like I said, if apartment size and location are the only two things that matter to you, you will LOVE the mosaic. If modern amenities, good maintenance reponse and a great looking complex are for you, you might want to steer clear!

Unfair housing
I WOULD LIKE TO KNOW IF ANY TENANTS ARE PAYING BETWEEN 790 AND 835 FOR A 1BEDROOM APARTMENT THAT HAS BEEN LIVING HERE ON A 6 MO LEASE AND IF SO PLEASE REPONSE BACK BECAUSE I'M FILING A UNFAIR HOUSING COMPLAINT WITH THE FAIR HOUSING AUTHORITY. THANK YOU

Everybody is different
I recently moved here at the end of January with my fiancee and daughter and I'm satisfied with what I've seen so far. Its really funny how everybody has something bad to say but i believe to each its own and if you want a perfect place your either going to have to buy a house or pay an arm and a leg for minuet square footage. My apartment is great and the only time i had a problem was when the water was out for almost a day but that was due to the pipe bursting and they got it fixed b4 i had to go anywhere. I don't really mingle with neighbors so i couldn't say how they are and i really don't care. Keep to yourself and treat others with respect, keep your own surroundings clean and you wont have a problem.

Agree and Disagree
Now me and my husband have been living here for three yrs. When we first move here it was great, that is when it was Stonebridge. But after this new company brought the complex at first it seemed to still do good they were doing a little remodeling like putting in grills,parks,leasing office,fitness rm, and lighting in the parking lot. but I will say recently (3 months) ago they stop having the grounds keeper come, cats by dumpsters. The two things that got us was a decrease in rent for new move ins and when the management team start to change then the complex is next. Now this complex has many different races which is cool but when you see more and more -------- and they start working in the leasing office its time to move because the only way the complex is going is down.Now with drug dealers I never had that problem and as far as maintenance the person I ask for to come do everything is Larry he is the only one who knows what he is doing. I have never seen any roaches in my apartment.

A nice place to live in Sandy Springa
Seeing all these negative comments I had to respond. Mosaic at Sandy springs is actually a nice place to live in. Like all apartment complexes living within close proximities to your neighbors will have some disadvantages but nothing you wont encounter at any other apartment complex. It is certain you hear your neighbors at times but we have never had any problems with loud noise complaints, music or yelling. We have never had any problems with our 2brd apartment. We previously were living in a 1 bdr here and our only issue was to replace the AC filter once to increase the effectivness of the unit. We have never felt unsafe or feared of a break in at this complex. I always feel very comfortable walking my dog around the complex by myself early in the morning or late at night. As do many neighbors around here. There are many families at the Mosaic. It is true that in the past there have a drug dealer or two - but they have been evicted. No apartment complex is perfect - if you wanted perfection you would buy your own home without any neighbors. Plus with the publix and target across the street many of the mexican workers have been pushed out. This is a great location, a quiet complex, great ammenities and we have made great friends here. I would recommend it to anyone who was looking for a nice size apartment for a great price.

Unsafe environment and unprofessional leasing agent Linnet Gunter
I moved in here in August of 08, the leasing agent was so unprofessional Miss. Linnet Gunter. She talked on her personal cell phone during our first meeting. I should of ran but I rented the apartment and all I can say is I'm so happy that my six months are over. I have moved.... leasing agent (Linnet Gunter) rude, apartments suck... roach infested.

I've Had Enough;4 mos.left on my lease OMG
Well yet again it's the weekend of the 4th of July, I came home from work and the water had been off all day w/o any notice this would be occuring yet again, but they turned it back on around 6:30pm thursday w/note it would be off friday 8-6 when most residents are off for the holiday, but I guess the brains of this outfit decided perhaps they should wait til Monday the 6th to cont'the "no water" BS again,I've attached the posting and would just like to say I've upheld the terms of my lease but they havent, yet "we" the residents have no known recourse (yet)after living in the worse place to date (I've lived in other states) Ga. is off the hook, oh yeah heard an annoucement that effective july 09' the water rates will increase 12%. Our rates cont' to increase & availability & access to the water cont' to decrease....everybody wants to use their bathroom 1st choice but where we pay the bulk of our income can't even depend on home bathroom being available (WTF). FYI water is life....oh yeah ATTN RESIDENTS: just found out why the property on decline, 1br special is $545 for the 1br's does price make a difference in neighbor quality???? When I moved in 1br $750 mandatory min 500k renter's ins & rising water bill; always charged for 30dys but frequently dont have water for 30dys (kinda gangsta) OMG the laundry room is filthy,disgusting, the last 2x i went there was standing water in couple of the washers w/tiny nats or whatever the bugs are that hang around dirty standing water- UGH,I've used the laundry 2x in 7mos. and yes I can afford to buy a set but since I've known like since day 20 of my 365 day contract that I would not be here long I prefer to minimize what I have to move when I do (for the smart a** or staff that will comment about that).

The good and the bad.
I've been here for about 4 years and here is my experience. The good: 1. The staff, at least the maintenance staff is friendly and fast. Not always the brightest of folks, they usually get fixed what needs fixing and do it quickly. Office staff needs a little more help. 2. The floor plans. I LOVE the actual apartment. The HUGE windows in the apartments on the north side are great and let in a LOT of light. And I love the fact that I can open up my living room windows on the west side of the apartment and my sliding glass door on the east side and get a wonderful cross-breeze is great on days that the weather permits it. Not to mention the back door in the kitchen. 3. New amenities like the the new gym, jungle gym, etc. The pool is also pretty nice and well maintained. 4. Diverse neighbors. There is a very multi-cultural feel to this complex. In the almost 4 years that I've been here we've had Indian, eastern european, middle eastern, white, Mexican, black, and Asian neighbors. MOST of them were very friendly. The Bad: 1. The OTHER neighbors. Like others have mentioned, a lot of drug dealing and using has come and gone through this complex. Our downstairs neighbors that recently moved out were smoking and selling pot at all hours of the day and night. There was a brief period before the new management took over about a year ago that there started to appear actual gang members hanging out, wearing gang colors and mad-dogging every one that drove by. Fortunately that didn't last too long, but I still don't feel safe at times walking my dog at night. My car got broken into the fist few months we were here. 2. Dog crap...no one picks up after their dog. There are also a lot of pit bulls in the area which are supposed to be banned from the complex. 3. The apartments are old and constantly in need of repair. We had to call out maintenance at least 4 times this summer when our air went out and once this winter for the heat. There is mold always growing in the bathroom no matter how much mold remover I spray on it and more spots near the sliding glass door. They recently renovated most of the apartments when the new management company took over, but as we were already here, we did not receive any of the upgrades. Most were cosmetic anyways I'm sure. 4. Like most apartments we get bugs. At least one or two ant swarms a year, centipedes and the occasional palmetto bug. 5. The creek in the back will occasionally smell really bad when it rains. The sewage also seems to back up into the yard when it really rains a lot.

NOT SAFE AT ALL
As a single female who lives here, I DO NOT feel safe at all. This is NOT a gated community as advertised. The gates are open 24/7. I'm not sure if there broken and the management is just to cheap to fix them or they just do not care like every other maintenance issues these apartments have. But there is no excuse for them to be open after dark!!! The apartment itself is very outdated. They say their doing "renovations". Yeah ok. Very cheaply done. Not worth the constant rent and utility increase.

If you're a dope boi this is the place for you!
Please do not pay attention to the positive reviews, more than likely it's the management trying to cover their asses. I moved out of these apartments a few months ago and am so happy for doing so. Everyday, all day there are people smoking weed out in the open inside the complex, and drug deals. The staff is rude and when something is broke be prepared to wait a few days to get it fixed! Another thing! They say it's a gated community...HA! they leave the gate open during office hours, because they say it's easier for them to let guests in! The people in the nieghborhood how have dogs are nasty, I tried taking my duaghter for a walk, but the smell of dog ---- overwhelmed the entire neighborhood. Just don't move here especially if you have kids, the drug problem in this neighborhood is bad, not suitable for children! If you need a quick move, trust me there are other places right around the corner, don't waste your time; unless if you smoke or deal then this is the place for you!
