The good and the bad.
I've been here for about 4 years and here is my experience. The good: 1. The staff, at least the maintenance staff is friendly and fast. Not always the brightest of folks, they usually get fixed what needs fixing and do it quickly. Office staff needs a little more help. 2. The floor plans. I LOVE the actual apartment. The HUGE windows in the apartments on the north side are great and let in a LOT of light. And I love the fact that I can open up my living room windows on the west side of the apartment and my sliding glass door on the east side and get a wonderful cross-breeze is great on days that the weather permits it. Not to mention the back door in the kitchen. 3. New amenities like the the new gym, jungle gym, etc. The pool is also pretty nice and well maintained. 4. Diverse neighbors. There is a very multi-cultural feel to this complex. In the almost 4 years that I've been here we've had Indian, eastern european, middle eastern, white, Mexican, black, and Asian neighbors. NOT SAFE AT ALL
As a single female who lives here, I DO NOT feel safe at all. This is NOT a gated community as advertised. The gates are open 24/7. I'm not sure if there broken and the management is just to cheap to fix them or they just do not care like every other maintenance issues these apartments have. But there is no excuse for them to be open after dark!!! The apartment itself is very outdated. They say their doing "renovations". Yeah ok. Very cheaply done. Not worth the constant rent and utility increase.

If you're a dope boi this is the place for you!
Please do not pay attention to the positive reviews, more than likely it's the management trying to cover their asses. I moved out of these apartments a few months ago and am so happy for doing so. Everyday, all day there are people smoking weed out in the open inside the complex, and drug deals. The staff is rude and when something is broke be prepared to wait a few days to get it fixed! Another thing! They say it's a gated community...HA! they leave the gate open during office hours, because they say it's easier for them to let guests in! The people in the nieghborhood how have dogs are nasty, I tried taking my duaghter for a walk, but the smell of dog ---- overwhelmed the entire neighborhood. Just don't move here especially if you have kids, the drug problem in this neighborhood is bad, not suitable for children! If you need a quick move, trust me there are other places right around the corner, don't waste your time; unless if you smoke or deal then this is the place for you!

DO NOT MOVE HERE
All the new management does is lie. Nothing gets fixed. It's like a roaches paradise. My new neighbors are simply disgusting lowlifes who sit out on their porch smoking weed. The smell feels my apartment. The walls are thin and you can here every movement your neighbors make. There's a Mexican day camp across where they wait every morning to be picked up by random. There's also a sex shop across the street. The appliances are old old OLD. The carpet in my apartment was left over from the previous renter--not replaced or cleaned. The management is too just too cheap. There are better apartments to consider, if it's the area you like.

I LOVE THE MOSAIC AT SANDY SPRINGS!!!!
I have lived at the Mosaic for 8 years AND ABSOLUTELY LOVE IT HERE. I love the layout of the one bedroom apartment, separate dining room with sunken living room. When we were told a new management company was taking over, I couldn't help but fear the worst. To my surprise they have proven to be excellent. They have enforced new guidelines to ensure the property and it's residence meet a higher standard. The staff in the office are pleasant and helpful. The manager, Cadja, was especially helpful with my renewal - very knowledgeable, and considerate. The maintenance technicans usually address problems the same day. I have recently renewed my lease for the 8th year and have no plans to move in the near future. If you are in the market for a new apartment, I can honestly say you will be happy at The Mosaica Sandy Springs.

Only horrible can describe this place
The management ignores you after you sign your lease. Please do not fooled by how attentive they are before you sign your contract. The well kept lawns and leasing office are just there to make you think that your apartment will be also be well-kept. The only things they are good at are creating new fees and raising rent, but oddly the financial boosts don't actually improve the quality of the apartments. The dumpster is always overflowing and full of feral animals. At the first of the month when people are moving it's common to see people going through the trash. Management ignores all safety complaints. Some of which could be resolved if they repaired the gates which are broken most of the time. Maintenance is a joke. I have had electrical problems--namely the electricity goes out when it's "overused." The last time it went off I was cooking, ironing and listening to the radio with the lights on. Apparently that was too much for the wiring to handle and I lost power in half the apartment. Maintenance came out the following day and removed the coverā¦Ā See More>zentry13

Great Place - Great People!
I've lived here for two years and absolutely LOVE this place! I've been through the old management and loved them, and the new management is awesome too. I've been happier here than anywhere I've lived since I was a child and would recommend this complex to anyone I know. The staff are friendly and courteous, the grounds are well kept, and I've never felt safer. The view out of my back windows is wonderful and I've spent many an hour sitting there gazing at the wildlife and water. The new staff works even harder than the old staff and I've made a friend or two that will never be forgotten. I'm moving out of state next month and will be sad to leave, but if I come back to Atlanta, rest assured, this will be THE FIRST place I come to for an apartment!!!

People Make Me Sad and I love the Mosaic
Its a sad day when people put value in what you say on a site like this. To who ever reads this. I have lived here for 3 years. I have lived through the old and the new management and quite honestly the new management in my opinion work hard, they have listened to my problems and in truth my drama haveaddressed my issues the best they could. I was up for renewal this month and couldnt decide if I wanted to do another year not because of anything that has happened on this property but because I have been saving for a home and its time to start thinking about purchasing one. With that being said, I always have a great time when I visit the office, I end up leaving with a handful of cookies and laughing at the office people. Because, they have helped me through some tough stuff, I am staying another year. MANAGEMENT DOES NOT CARE!!!
THE NEW MANAGEMENT AND LEASING STAFF ARE HORRIBLE!!! I HAVE LIVED HERE FOR SEVERAL YEARS NOW AND THIS IS THE FIRST YEAR I CAN SAY I ABSOLUTELY HATE IT HERE. I'VE SERIOUSLY JUST THOUGHT ABOUT ENDING MY LEASE AND PAYING THE FEE. THE LEASING STAFF IS SERIOUSLY THE WORST EVER AND HAVE NO COMMON SENSE. THEY ARE SO DISORGANIZED, I'VE RECEIVED SEVERAL NASTY BALANCE DUES WHICH I DID NOT OWE AND WERE CLEARED ONCE I BROUGHT IT TO THEIR ATTENTION THAT I HAD ALREADY PAID. THEY ARE CONSTANTLY LOOSING THINGS, SUCH AS RENT CHECKS & LEASES. THE ONLY THING NICE ABOUT THE APARTMENT IS THE SIZE AND LOCATION BUT PLEASE DO NOT USE THIS AS A DECIDING FACTOR. Choose wiser than I did
I moved to The Mosaic seven years ago when it was known as Stonebridge. During those seven years, I moved from a one-bedroom apartment to a two-bedroom apartment because of mice and noisy neighbors. I should have moved out of the complex then. I have had the privilege of watching the complex decline, especially accelerating toward disaster under the shoddy management of The Worthing Companies. The complex can best be described in a complaint I made--government housing in its Sunday best. The proverbial straw was when my water bill went from $25 to $45 because I lived alone in a two-bedroom apartment. I inquired as to why they didn't calculate water bills based on occupancy. The response, "We don't really know how many people live in each apartment." They openly refuse to comply with Sandy Springs code regarding the maximum number of people in a residence and the direct side effects--more garbage, more pests and no parking spaces. I Like The Mosaic at Sandy Springs
I have been living here for 2 weeks. The location is great. The apartment management painted my living room whatever color I wanted. Zach is an awesome person!!! If you eat in your bedroom, you will start seeing roaches. Management comes within 24 hours. There is a nice, large pool. The tennis court is huge. There is a walking trail, sort on Zen style where you can sit and meditate. I think its nice. The community is diverse. Black, white, Indian, kids too. No noise at night. My apartment came 2bed 2bath with washer and dryer. Sometimes my washer makes noise if I stuff it. The dryer works great. They are stackable. I love it here. I plan to move though and get something more expensive. You get what you pay for in Atlanta. If you dont want to live in the ------, pay at least 750 for a 1 bedroom in the ATL. Dueces!!

I just signed my 5th lease with this property. I do not feel that the happy prior resident that wrote, had to be management or have a vested interest in this building. They are vested as a positive resident, realizing that no matter where you live you have the good, bad and in-different. I've lived in high-end properties and still with the high rents we were paying, there were always un-happy residents. The location, size, space and the work that they do here at the mosaic is all positive. We have a beautiful property to be proud of! When crime has happened on the property we were notified, they do not hide it. Crime is something that none of us can control, so do not blame management. Lets be more active as residents and do a block watch instead of complaining. Let's look out for each-other, as we do in the building where I live, we know our neighbors, and care about each-other. Why not mention, the beautiful club room, excercise place, grounds, play area for children, resort pool area, free internet in the club room, when you call in a work order it is taken care of, plenty of people onā¦Ā See More>anonymous

I Rented a renovated apartment...
I recently rented a renovated apartment at The Mosaic at Sandy Springs. After reading several of the reviews on apartmentratings.com, I thought I would regret my decision. Actually, I am quite pleased with my choice. Given the competition in the immediate area (some place called The Falls was totally gross), and it's location, I feel that The Mosaic has a lot to offer for a very good price. I am paying under $900 for a big two bedroom apartment. The office staff is very friendly and helpful.

It;s not that bad for me
I've lived at some pretty horrible places before and living here is really not that bad for the price and the location. However, I do have some positive and negative things to say about the apartment. Like I said before, the location is great. Its not that far from buckhead, an exit away from perimeter mall, and not that far from grocery shopping and doing regular errand things. Plus, target and publix are going up right across the street... even more convenient. I live in a renovated apartment... comparing to what it used to look like, it does look a lot better. They fix things pretty well except that my patio door hasn't been fixed properly yet, but other than that they are ok. Management is alright. I do have to call them several times to get petty stuff done, such as getting my phone number updated in the box. It seems that they are a bit of a spaz and don't know what they are doing. I am undecided...
I was supposed to move into these apartments on March 1st of this year but decided not to. When I first looked at the place, I really liked the layout (they are very unique and huge for the price), but was concerned about living on the bottom floor. I asked if they had a top floor available and they told me they did. However, once I sent in my application fee, they didn't have any available anymore. I am coming from out of state and it took a great deal to send in everything and I guess it arrived later than expected. However, a couple weeks later they called me and said that they lost my application and I would have to resubmit one. I also started thinking about living on the first floor in an Atlanta apartment and decided not to. I was concerned with safety, I take all the reviews on this site with a grain of salt - the apartment locator service I used said they never had a complaint - but I just didn't like that they lost my application and didn't have a top floor available like they had said. You don't want to live here
Ever since the new owner stepped in they have been making changes. 1. Added Trash fee to rent. 2. Removed your Satelite Dish. 3. Changed the way water bill is calcuated (Increased water bill). I finally bought a house and moving out. Windows are really bad...You will be frezzing during winters.

It's not so bad, but
They do have mice, I saw my 1st mouse after 6 months of living here.It came from under my stove and ran on the side of the dishwasher. I personally don't have roaches,but there are waterbugs every now and then.The hallways are tacky,and the residents place their trash outside of their doors sometimes for days.Their are also some tenants that will place their garbage on the trunk of the car overnight-TACKY. I am looking to move from here soon. I just wish that I had took heed to these reviews before I moved in. I believe that these apartments are overpriced.Not worth it.

Yeah right, it's not so bad.
For the person who wrote that review, just wait until your apartment is broken into and when you go to the management office the response is, "Oh my God, they got another one. What about,"Oh my God let us see what can be done". I have lived in this complex since 2004. When JMG sold Stonebrdge to another management company it has gone to hell. Also too it's not so bad, I never wanted a house, but I have to invest in an alarm system in apartment that I am renting. And yes I plan to move but management will not allow me to breaak my least. Now that's a place a sure anyone would like to live. I'm sure you agree!!! DO NOT MOVE HERE!!!

This place is absolutely horrible, true story
Where do I begin. I have lived here at Stonebridge for 3 years and in truth things used to be much better. I went from a resonable one bedroom to a 3 bedroom and that is when all hell broke loose. There is a serious roach and ant problem. I am not talking moderate "Roswell Rd issues" I mean they are everywhere. The staff is completley imcompetent to help even when you are paying your rent on time each and every month. Filtered water, a joke. Security officer, an even bigger joke. My fridge was too small, my balcony doors were broken, the air conditioning doesn't work in the "master bedroom, 12x12 master". The air conditioning is older than me and so loud you will barely be able to hear your television. The only security you can count on is, bring your own if you know what I mean. I am a man of simple needs. I don't have to live in a castle but this place is by far the worst complex I have ever lived in. I would not recommend this complex to anyone, not even my worst enemy. Going downhill rapidly
I have lived at Stonebridge since June 2001, and what has prompted the writing of this review is that I currently have no running water, and this is the second time within a month that our water has been turned off with no notice as to why or when repairs will be made. In fact, there is a taped off section in the parking lot where repairs were begun, but not completed. My emergency repair call has gone unreturned and there have been no signs that anyone will be attempting to fix the problem this evening. I have contacted the water department in Atlanta which oddly services Sandy Springs to verify if there are any reported interruptions in service or active repairs. There are none. We have people who constantly loiter about the property, staring at you as you pass in your car as if they are planning to carjack you. The neighbors are rude, self-absorbed people who walk in front of your car at intentionally slow pace, blast their music, carry on loud vulgar conservations in the parking lot well into the early morning hours, stomp about constantly throughout the day, smoke weed, andā¦Ā See More>anonymous

Downhill fast!
My first review was somewhat positive. Conditions here have since gone downhill. The gate is always open or broken, the carpet they put in my apartment is crap and the seams are pulling up everywhere. The other day a pitbull was running off leash and when I complained the woman at the office said, "Don't get mad at me, I didn't put the pitbull there." There are always dogs running off leash and nothing seems to be done about it. The prices are going up and up and the only changes I have seen are a few playgrounds (and I don't have kids) and new toilets. My stove is so old, the writing is worn off and I have no idea (without my own labeling) which burner is which. Living on the lower level is dark and damp. Management is constantly changing so the minute you develop a relationship with the manager, a new manager pops up. Lately there are lots of teens just hanging out and there always seems to be bulk trash in places it shouldn't be. I still say that the location is great, but at theā¦Ā See More>rentercl0807

Be very careful
Ive lived at Stonebridge and had mixed reviews with my experience. The staff was usually friendly and the clubhouse is nice, but the units are "renovated old". By that I mean they were renovated and looked good with fresh paint, but trust me, its a bandaid. I had my ceiling in my bedroom practically fall on me while I was sleeping due to a leaking roof problem. Took the complex nearly 2-weeks to completely repair and only after I complained several times and asked them to stop treating me like a number, but moreso as a paying resident with a name and face with a gaping hole in her bedroom. I had a satellite dish installed using the proper procedures and after several months came home one day to find that the maintence supervisor ordered the dish CUT down and then had the audacity to leave the dish on the ground. Later he lied about sending me a warning notice about the placement of my dish. I fought his lies demanded that the complex replace the dish and after a short period of time I received an apology and my service was restored at the expense of theā¦Ā See More>anonymous

Not in My Life time Again
This place sucks. They renew your lease and charge you extra without asking and they do not accept your 60 day notices as proof you are moving out. They are chargeing me with 2 months rent AFTER the fact I gave then a 90 day notice and my Lease ended, they are chargeing me with two additional months, claiming I never gave them notice

Ants, cockroaches
I have only lived in the apartment for two months. We are constantly battling ant infestation and cockroaches. If you have a washer/dryer already in the apartment be prepared for it NOT to dry at ALL. Maintenance looked at it and said "oh none of the dryers work well around here". And they may just turn your water off for 4-5 hours at a time and think you don't need to know about it. I am very disappointed in the management and look forward to moving out.
