I love where I live. One thing I can say is every time I go in the office I'm welcomed with smiles from the staff. My apartment is very spacious and roach free. I haven't had any problems here. I been here already 6 months.

My fianc and I spent a couple months looking for a new apartment, an apartment that we wanted to be the last place we rent before we start a family. Our lease was due to be up January 4th 2013. Two weeks before Thanksgiving he had found The Mosaic on line and we went to visit. I absolutely fell in love with the model. We signed on the spot to move in December 28th 2012, one week before our lease was expiring. Since we were traveling out of state for the holidays, we took the time to get all of our utilities for our apartment , rental truck, and other chores that go along with moving done. We flew back into Georgia on December 26th and on December 27th my fianc called The Mosaic and confirmed that we would be doing our walkthrough that evening. They did confirm that they were expecting us for the walkthrough, however, they informed him that they changed our apartments and now we would be moving into a different unit. No one had informed us that they had changed our apartment number even though they had 6 weeks to communicate that to us. Not an email, phone call, nothing! My fianc , and I spent the ENTIRE day changing the utilities and arguing with all of them to get them not to charge us change fees and to get out there the same day. Needless to say, we were both beyond frustrated and annoyed. We arrived for our walk through and found out that we were now on the third floor versus the second floor, which would have been the first deal breaker. Once walking up the three flights of stairs, we walked into an apartment which supposedly had brand new carpet put in. One look told us otherwise. I walked into the kitchen and was yet again disappointed. The main reason I fell in love with this apartment was due to the countertops in the kitchen and in the bathrooms. The leasing agent, Jackie, that showed us the model explained that the only thing we shouldn t expect in the actual apartment was the same carpet. My understanding of that statement meant that we could expect the countertops, cabinetry (both in the kitchen and the bathrooms), light fixtures, closets, size of the bedrooms and apartment itself, to all be the same. Apparently that is not what she meant. She meant that you could look at this gorgeous model and EVERYTHING would be different!! Besides the cosmetics in the kitchen, there was severe water damage behind the tiles on the back splash, I could feel how uneven the floor was just by walking on it, I could see how uneven the floor was in the dining room looking out of the kitchen and the carpet was NOT brand new. Then we ventured down the hallway. I turned the light on in the first bathroom and the tears built up. I turned around to see my fianc , in the bedroom saying the walls had scuff marks all over them, yet had just been freshly painted . He also noticed that the outlet covers were either cracked or too small to cover the hole that was cut to install them. I turned around to look at the women who was showing us this apartment, who was not the same as our leasing agent, and told her this was not we signed up for. She was too busy texting to look up and make eye contact with me. I started to get emotional and her response was There are many things that are not the same in our apartments as is in the model. The leasing agent should have told you that. Well she didn t. I decided I would give it one more chance and take a look at the master bath. I could hear that someone was obviously in there cleaning and the door was shut so I asked her if I could please see it. She said Go ahead . I explained to her that there was someone in there and she just simply said, It s ok, go in. Extremely professional. I walked through the closet, which was nothing in comparison to the model, yet again. I knocked on the door and again saw that the bathroom was nothing what we were told it would be. At this point I am panicking. We have to be out of our apartment in a week. Not only have we spent the day on the phone changing all of the utilities, but our current utilities are being shut off in 24 hours because we are supposed to be MOVING OUT! I start to cry and am continually told that we should have been informed that there are many differences in the apartment homes from the model. At this point I am ready to speak to someone else to help us. We go back to the leasing office and speak with Natasha. I have worked in retail for 9 years and know that there are times when your hands are tied, however, we never felt as if there was any sense of sympathy to our situation. I cried in your leasing office telling your community manager how we had nowhere to live because her leasing agent was not honest with us. Our current apartment was packed, leased, and had all utilities being shut off. Where were we supposed to go? How were we supposed to find a place to live in, in less than a week so that we could get approved and move before Janaury 4th? As I am sure you can understand, I was beyond panic mode at this point. All they kept saying was that they were sorry for the inconvenience. Inconvenience?!?!? We have nowhere to live!! We were proactive in finding a new place to live in and now we find ourselves in this situation? It is just beyond sickening. I asked them how many apartments in the complex actually look like the model, and they told me a couple. How can you show a model apartment that people fall in love with and then expect them to move into something that less than remotely resembles it? It is completely false advertising and extremely poor customer service. We had the opportunity to look at other apartment homes models and the actual apartment that we would move into, and they looked identical. Of course no one had an apartment available for us in our short 6 day time line. Imagine that. I spent six weeks ranting, raving, and recommending this apartment complex. It took a 30 min walkthrough and a tearful leasing office conversation for me to tell all of my friends that they better start looking elsewhere. We are currently staying with friends with our belongings in storage until we can find a new place. We should not be the ones suffering. We should be living in an apartment that we agreed to live in. Not still searching for a place because we were lied to. We have never had such an experience as we have with The Mosaic. It is so disappointing to know that it was such smoke and mirrors when it came to where we were going to live. I still get emotional thinking about the situation and how awful we felt walking away that day. Save Yourself The Troubles We Went Through ..Do Not Live Here!!!!

canceling my lease
there are dozens of wild cats living in the garbage and around the complex. there is always trash on the ground around the mail boxes and throughout the complex. Huge water issues throughout the complex. ive had leaks in my bathroom over 10 times. bugs are a problem but i live on the bottom floor so its automatically going to be a problem. my stove has never worked properly. the outside of the building isnt kept. paint chipped, dirty, old. not a very nice place to stay.

Better Then the Rest of Whats on Roswell Road
I have recently moved in to my unit. I am from up north and this is WAY better than anything I have seen by far. The $$$ is great and the location is awesome! Pest problems, I did have, but I have been on Pest control for about two weeks and my issue is RESOLVED! I believe that as long as you maintain your apartment clean and regularly treat your unit, you should be ok. Maintenance responds in a timely fashion and the staff is always very positive and welcoming!

BIG NO NO!!!!
First day I moved in I found some roaches... There are big rats by the trash... soooo disgusting!!!Also, I have never felt safe there. They say there is a security on duty but He is always sleeping inside his car... Some crazy guy hit 5 cars inside the parking lot including mine which was a total loss the "Security" got there after the police had arrived saying that He didnt see anything... Gues what? it happened right next to him but He was SLEEPING, beside THE MOSAIC didnt do ANYTHING to help us to solve the problem... STAFFs there are terrible and rude. When I moved out they never sent me my final statement charging 500 dolares saying I had demaged the carpet...CRAZY!!! Since I havent never gotten the bill I didnt pay so then after 10 days they sent me to debt collection without even getting in touch with me...SO UNPROFESSIONAL!

My Transition
I recently got out of the military and needed a place to live that was affordable. I found the Mosiac online and called to see if I would be able to move in as soon as possible. The leasing office and staff was very helpful and sufficient with making the process of moving easier and convient. I was really impressed with the apartment that was shown to me. It was very spacious and clean. Overall I love the apartment and the area it is in, it isvery close to everything that I need and I couldn't have asked for a better place to live.

Love living here have no compliants very spacious 1 bedroom apartment. I moved here from out of town and I must say that this apartment complex is great! the staff has provided excellent service and helped me in our moving transition. I would highly recommend this place!

Disgusting nightmare
I felt compelled to write a review to WARN individuals from moving to this despicable excuse for a housing community. My wife and I actually contacted the health department on two separate occasions. This place is an absolute SEWER! You wouldn't find these conditions in Section 8 housing. The staff are a bunch of uneducated, uncaring, worthless excess for people I have ever had the displeasure of knowing. I implore you NOT to move here!!!

worst nightmare!!!!!
Management SUCKS!!!! Move here if you want to live with roaches, bet lied to constantly by management, and pay an arm and a leg to be treated like crap from the "incognito" manager who is scared to return messages. Never had a roach problem for a full year, resigned the lease, nrighbors moved out and the roaches invaded our apartment. Was told that everyone in the building was having the same problem and they were going to spray the 3 surrounding buildings. That was a LIE!!! They only put a notice on my door to pacify the situation. Also got a noctice that it was our living conditions that caused the roaches. Read the reviews people!! Roaches have been a problem way before we got here. Besides, we lived the same way for a year and never had any problems. Never got the carpet cleaning that was suppose to come with resigning the lease. Called some fake corporate office and they did nothing! Asked to break lease, no returned call. Would have just loomed in the new lease but no copy was provided like they said they were going to do. The place is also poorly insulated...good luck keeping a decent gas bill in the winter! This experience with management has been HELL! The 1,000 we pay each month is not worth it at all! Don't move here!!!

Do NOT Move Here.
When I relocated to Atlanta a year ago, I knew I needed something affordable in a good location. Well, in that respect I found just that at the Mosaic. However, when I moved here, the property was at first very neat and cared for. Throughout the year, it started to go downhill very quickly. The gate is endlessly broken. The stray cats are not just a nuisance, it is disgusting and unsanitary. The trash unit is far too small for the residence. The trash is always piled up and overflowing the compactor. The grounds are not very well manicured any more. The residents are filthy! They leave trash in the breezeways are generally messy. There are many people living in one or two bedroom homes but they have 10 people living there. Therefore, the hot water is often inadequate. And that's when the water is working! Many times the water main line for the apartment is broken or is being "repaired." Obviously many people move into the apartment for the amenities. The gym looks nice from the outside but the equipment does not work and is unsanitary. DO NOT be fooled by the exceptional looking leasing office and the nicely decorated model. These apartments are DIRTY. Roaches live here! Because many of the tenants are dirty and have roaches, so will you! No matter how many times they spray, you will see at least 5 to 10 bugs in your kitches monthly. And for me, that is too much! The apartments are listed as being close to Buckhead, and in all fairness, they are. They trap new residents to Atlanta that way. Do yourself a favor and move closer to Peachtree and farther away from Sandy Springs if you are truly looking to live close to Buckhead. These apartments are affordable but my mistake was choosing to save $200 per month on rent and living here. I would have easily spent more money in rent and been free of the bugs, stray cats, malfunctioning gate, dirty residents, and aged apartment. Again, do not be fooled by the well manicured leasing office and model. What you see is definately not what you get.

The end of my lease cant get here fast enough...
DO NOT...I REPEAT, DO NOT move into the Mosaic at Sandy Springs. I have lived there for two years, and wouldnt suggest it to even my enemies! When we moved in, the community was decent, but after a change in staff more than once, everything has gone down! They will tell you that there is "security" on the premises....yea right! That one patrol person sits in his car in front of the leasing office, on his phone ALL NIGHT! He has no clue whats happening on the other side of the complex! No matter how many times pest control comes out to spray and put sticky bait in your apartment, you WILL HAVE ROACHES! I had bombed our apartment several times and they still come back! I thought it was the neighbors, but my neighbor has changed 2 times and we still have the issue! My electric bill was $258 last month due to the AC unit being encased in ice for a month. They will send somebody out to defrost it by pouring hot water onto it! And sorry to put it this way, but there are FAR TOO MANY -------- tenants. There is no way that a family of 8-10 people should be allowed to live in a 2 bedroom apartment. Especially when our water bill is "equally" split! They allow their children to run into the street, run through the hallways, and knock on peoples doors. Not to mention they put a card table and grill in the parking lot and had a party. I will rather pay more money for a bug-free, safe, less noisy apartment. I cant take it anymore! Again, the end of my lease cant get here fast enough!

It is what it is...
I have lived at the Mosaic for over two years. The Mosaic is one of the most affordable apartments in this area (Buckhead- Sandy Springs) and you get what you pay for. To the point: The pros... -Price. The largest 2/2 is $775. The smaller one is $749 and has a washer and dryer. -Location. It is across the street from a plaza called The Prado. The Prado houses a Target, Publix, Gamestop, Alot of GREAT trendy places to eat, nail salon, barber shop...I LOVE The Prado! There is also a post office a few blocks away. I-285 is maybe a block away as well and you are 10 minutes from both Lenox and Perimeter malls. GREAT LOCATION! - If something is broken, they send someone to fix it within the week - The apartments themselves are large. - There is a "security" officer most nights that sits and secures the leasing office (pro or con...you decide) - The neighbors stay to themselves (could even be considered unfriendly but that is probably due to the language barrier...pro or con...you decide) -Ample parking is available. -The office will hold your packages for you. The cons... -The "clientele" changed ALOT since I have been here. There are several people occupying small apartments (5 adults in a one bedroom with a child?) -The water is shut off at random without ANY explanation for HOURS! -The fitness center got broken into and someone stole the TVs over a year ago and they have not replaced them -The front gates are ALWAYS broken. -Roaches! My goodness. I literally had sticky paper/motels/ riddex everywhere and still... I had to wake up in the morning and reach for the Raid BEFORE I brushed my teeth so I could catch them before they scattered. -You can smell every odor from the neighboring apartment. If they are cooking, you smell it. Smoking (our neighbors smoked pot like cheech and chong). -If you are taking a nice warm shower and your neighbor wants to do the same you two are fighting with the water temperature. - Children are EVERYWHERE. They just run out in front of your car and the parents do nothing. - No Washer Dryer on the premises so you will need a set if you are in a 1/1 or the larger 2/2. Over all it is about what you are looking for. If you want to live in the city and be able to save some money this is an option if your willing to live with the cons... I will say that my friends atleast like "the look" of the apartment when they come over...The roaches atleast dont come out and bother us when the sun is up...Usually.

Simply Inept
The apartment honestly isn't that bad, but it sure isn't worth the almost $900 listing price. Luckily we found it on a special that makes rent a lot closer to what it is actually worth. So, basically don't move in unless its on a good sale. Actually, don't move in at all. The office staff is inept. In my first four months of living here I've already had two times where I was told rent was not paid and warned they were going to start eviction. I had to get a print out from my bank proving they already had my money - twice in four months. Worst of all is the misleading leasing process. Never was I told that upon moving in I would literally be paying for other people's utility use as water is split "equally" between apartments/occupants. The fact that I travel two weeks a month and know how to conserve water means nothing, because I am apparently paying for everyone else to leave the water running while brushing their teeth. I would have never lived in a place with such unfair practices had I been told upfront that was going to be happening. Fact of the matter is, you'll have inept staff mislead you about unfair practices. Worst of all, while the apartment I'm in is relatively nice, the outside is disgusting. Tenants throw trash on the stairs and/or in the back grass area and management does nothing to try to find the culprits. The dumpsters are always full and housing a family of feral cats. Overall, this place could be nice if well run, but that doesn't seem to be something that will happen anytime soon.

You would have been amazed..
I called the police on my upstairs neighbor twice a week till they moved out one month before my lease was up. When I told the management that THEY were supposed to do something to enforce the noise ordinance they looked at me like I was insane and of course did NOTHING (these neighbors also disposed of their trash off their balcony and left trash outside my apt in spite since I called the cops on them so many times). I also had one of the feral dumpster cats break into my apt through a crawl space by the a/c unit,,,, again I was treated like I was crazy but I took pictures of the cat jumping into the ceiling (this went on for 2 weeks) the apartment wound up with a flea infestation,,, this place suuuuuuuuuuuuuuuucks

Home of the roaches and stray cats
As I am wide awake at 2 in the morning, I am frustrated that I cannot sleep because of the stray cats meowing outside my apartment. And to add to that I have a ROACH problem. Not just any old roach problem; for the past month or so I have seen them EVERYWHERE IN MY HOME. kitchen bathroom closet u name it! But it doesnt end there. I've seen them in the leasing office too. The whole property is infested. The water is constantly turned off throughout the property. The dumpster stays full and over-flowing with garbage. The ginormous floor plans are SO NOT WORTH IT. Do yourself a favor and look elsewhere i.e. outside of the general Roswell Rd. area. An extra $200 a month for a roach-free apartment is soo worth it. I cant wait to move out in 2 months.

This is the most disgusting apartment off Roswell Rd...Dont let the people in the leasing office fool you...The people that move here have downgraded the apts and you will find bugs that you have never seen before. The water is always cut off and they dont care about it. The trash is always overfull and it lasts for days and the community looks like a dump. Dont let the furnished apt fool you...The leasing office is lazy and they are full of ---- .........Please dont do it......Please dont...

Hate it, dont waste any of your time!
They suck! When the flood hit Atlanta, the ceiling started leaking in my room. They didnt come until a day later, by that time I had three holes with water pouring through my ceiling. All they did was give me buckets for the water to drain in. By the time the came to look at it, mold covered the biggest wall in my room. My roomie had mold growing out of her bathroom vent. They tried to move us to another top floor apt that had a tarp over the building as well. A month later, we were still living in black mold and no resolution in sight. Needless to say we moved. The regional manager tried to get us to transfer to another old complex that was nowhere near our jobs. We transferred to another Worthington property and they tried to charge us a transfer fee. But were willing to transfer us to the oldest and most far away as possible properties for free. After we moved out, they sent us a bill for $500 for transferring and cleaning fees for an apt that was covered in black mold. I had breathing problems by the time I moved out. They wouldnt try to put me in a hotel, it was horrible. Police were always being called for something! And not to mention the non English speaking people that took over. Hated it and would never recommend to anyone. Management had the worst turnover rate ever and were very unprofessional. Shawn actually forged my roommates and mine signature on a paper saying we would pay the transfer fee, that was funny in court! Water was off for 4 straight days one time. Water was always being turned off for prevenative maintenance, but the pipes were always bursting. Always had bugs that I never seen in my lifetime before in my apt, ridiculous. They just suck all together.

Avoid
I would avoid living here at all costs. Only move into the is complex if you enjoy Bugs and by that I mean living with the roaches. I have complained now for about a month and although they claim pest control has been to my apartment for several weeks in a row...they are still crawling on everything! I even had to go there and make the suggestion that my whole building be treated and not just my unit. Guess that was too hard for them to think of own their own. Oh, and the water is always being turned off! The bathroom is not in good shape either. I clean my tub and the material flakes off. What a joke. I have been there 2 years (only because I hate moving) but I can no longer take it and cannot wait for my lease to end!!!! I'm moving on up (and out)!

I would avoid living here at all cost
When I first visited this complex the staff was very friendly and I was shown a very nice unit. How ever after moving in all of that changed. The unit I was given was not well maintained. A few of the cabinet doors were gross and warped from water and the bathroom was gross. I moved in only three months ago and in that time maintenance has had to come to my unit to fix my water heater, heat, ac, heat again, and once again the ac, then the sink, the dishwasher, the bathroom sink, and the celling in my bedroom was leaking after a big storm. The water from the shower runs rust at first still after three months and when I run the fossett for the tub chunks of rust come out. They say that nothing can be done at the moment but a solution is being looked in to. Most of the people in the neighborhood are nice but don't speak english or own a car which makes parking great. For the price the unit is big and the balcony is big as well. There is a poorly maintained dog area. The trash is always over flowing in to the mail area and the gates are broken more often then they are working. This place is more of a headache then its worth and trying to move out is a hassle that is costing me over $4,000 If you plan on living here be prepared for shady neighbors and get ready to have maintenance on speed dial.

Absolutley Miserable Place to live
LiKe many have said when i first moved in about a year ago this place was ok, livable no major problems. But now its definitely taken a BIG turn for the worse. My first issue was that the pool was closed for over half the summer, they wouldnt even let u lay out beside the pool. There is like one grill and u have to get a key from the office where no one ever is to use it. REcently they tried to double my water bill when i live in a one bedroom and at work til around midnight 6 days a week, while there have been many families with numerous kids moving in and i have to pay double they are crazy. Also the one bedrooms dont include a washer/dryer like the bigger floor plans to..another reason it is soo outrageous for me to pay more for water when i dont even have a washer in my apartment. And then there are the bugs, and i dont keep food in my house cuz i work at a restaurant and am never home to cook but yet i still have bugs WTF!! Also my entire roof was filled with mildew spots and actually leaked twice since ive lived here. And then there is safety, someone was SHOT in broad daylight, there are always breakins and the one time the gate actually worked someone was held up at gun point...AND Management didn't even make the residents aware of this hold-up...i found out from a policeman that works the area!!!! I come home late and THEY didnt even warn me about this..They need to put up an ENTER AT YOUR OWN RISK sign before people come here!

Mosaic At Sandy Springs ( OK location horrible residents)
I recently moved out of the Mosaic at Sandy Springs in December..I have lived there for almost three years.. The place was OK when I moved in but it has gone down hill in the last 3-6 months. Price: You cannot beat the price for the size of the apartments..I lived in a two bedroom with 1100 sq ft. Maintenance: Never had a problem w/ maintenance..they always fixed my problems that day or the next day. Mailman: Absolutely Horrible..My box was unlocked and complex kept trying to get the post office to fix the mailbox then I asked the post office repeatably to fix it, nothing ever happened (usually what I expect from government agencies)..so I fixed it myself..I was always losing mail and getting other people's mail..So I ended up having to get a P.0. Box and all my problems surprisingly went away. Bugs: I had problems with water bugs..I had to constantly keep my porch (lived on ground floor) and outside constantly or I would easily get infested w/ bugs..I did not have any issues w/ roaches but I kept my apartment clean and so did the people above me. Management: I did not have any problems w/ the current management team. The Management Team had a high turnover. I had some serious problems w/ the management team when I first moved to the Mosaic but the current Management team..don't really have any issues..I always talked to them in person when I had a problem and always treated them w/ respect. I had been in the office a couple times with other residents basically talked to them like they were trash. Which leads me to my main complaint about The Mosaic At Sandy Springs..THE RESIDENTS Residents: In the past six months the mosaic is definitely feeling the pinch in our current economic recession and they have lowered their standards on who they are allowing to reside in the complex. I want to go on the record and say I was a lucky one ...I lived in a building that was reasonably quiet mainly because families lived in all the units in my building. Driving around the complex you will see people getting drunk on their doorsteps, people w/ 10 kids in parking lot drinking and screaming at each other, cops pulling cars over and searching inside of them. Break-ins have become prevalent in the complex..they had to close the gym because someone stole the flat screen TV's out the complex..The Security Gates are always broken. They was an armed robbery on the complex. I hate to say it but the trashy segment of the complex is getting larger and larger..so I really don't see this improving any time in the near future. If i had enough money ..I just would rent a house or buy a house... not rent an apartment in this area.

I dont get it?Its a cool spot
I Been living here since...October 2008. The Mosaic has never given me any problems. The apartment is very spacious, Management makes sure that my Maintenance issues are taken care of ASAP.(even though it was just a light problem) I dont know what the other people are talking about. complaining about roaches, they must clearly be dirty ppl, i have never had any roaches or nothing like that in my place. I live on the 3rd level and i love my place. The only thing i will say is that it sucks sometimes because all the good parking spots are usually taken. But other than that, its all good. I would recommend this place to anyone. The staff knows me by name)maybe cause my rents always on time)Lol anyways i like this spot, any every one is going to have something bad to say about EVERY complex, thats life. NO complex is absolutely flawless, but compared to the apartments i have been in, this is on the top 3 for sure. Its worth the money they charge ya :) plus the skylights are super cool in the bathrooms, love it
