DO NOT MOVE HERE! DO NOT MOVE HERE! This place is a waste, and you'll regret it. I wish I had read the reviews prior to moving in. I moved in November to an apartment that had not been cleaned or prepared for a move in. Not only that the apartment has roaches, had NO LIGHTS in the kitchen for weeks! I cleaned the unit on my own and have been doing my own pest control since they NEVER show up! Management never once stepped in to offer assistance, only apologies with no action behind them. I am paying to have a washer and dryer in my apartment and there is not one here and all I keep getting in promises and apologies! The office team is inept, and they do not communicate with each other. To add fuel to fire I get an email saying that I OWE $496 when I have paid everything I am required to pay. The level of customer service is trash. They do not even answer the phone. Your service request will go undone and when you call, IF they answer they will tell you “We care" It's ALL LIES! Do not waste your time, your money, or energy!

DO NOT MOVE HERE! This apartment complex has been a nightmare. I wish I could have moved out the first red flag but I stayed. And also, they force you to pay a months rent to break the lease....For one, the gate that you are required to purchase a key card for NEVER works...the breezeways are filthy...smell of pee and covered with webs and on several occasions I have found feces that stay for weeks.The apartments are "renovated" but they are very poorly done. After 6 months of living here, my tub needs to be "resurfaced" but the leasing office seems to think that's normal wear and tear..The washer and dryer that come in the apartment are useless. I recently had jewelry stolen from my apartment with NO FORCED ENTRY and all leasing had to say was " I'm sorry that happened to you". As I am extremely terrified for my safety at this point, I have ended my lease and could not be happier! Please do yourself a favor, and read ALL the recent reviews.

I stayed at the Harrison from January to May of 2019, and we had the worst experience ever. My roommate and I are college-age girls and they put us in an apartment that you could only get to if you walk around to the back of the building. The breezeway light never worked so it was always dark when we came and went from our room. Also regarding safety, the front gate to the complex never worked. We lived there for about 2 months when they made us pay extra money for a gate access card and didn't fix the gate until weeks later. And even then, the gate was always open, so anyone could go in as they pleased. But the worst part was the BLACK MOLD. For several weeks, my roommate's carpet was soaking wet around her doorway. Inevitably, the water brought roaches everywhere and they were huge. We submitted a maintenance request, but after a week of no response we realized that they probably don't read these, so we called maintenance. The maintenance guys were nice and did what they could to help us out (we think the office staff is in charge of relaying the requests to the maintenance staff but were not). When our maintenance friend came to find where the water was leaking, HE FELL THROUGH THE WALL! The wall was so wet from the leak that when he leaned on it, he just went right through the sheet rock. We could see the black mold all over the inside of the wall. But instead of giving us a place to stay until they could arrange to have us moved to another room, they taped trash bags over the holes while they weren't working on it. When they finally got around to finding another room for us to stay in, they would only pay half the price for movers. We are two college students who are working full-time jobs for experience in our majors, $200 is not pocket change for us. As far as staff, where do I begin? When we were still living in the damp cave with all the roaches, I called the office to see if they could take care of the issue. They never answered my call. So I called back and left a message and never got a response. I continued to call and leave messages and they never returned any of them. I know that they had my number and were ignoring it because I borrowed a co-worker's phone to get in touch with the office and they answered on the second ring. I tried to get in touch with the lady who is supposedly in charge of the apartment, Ms. Radford, but every time she was "out of the office" so I honestly started to wonder if she was even a real person. This was just the worst experience I have ever had. I have told every singe person who asks for apartment recommendations in Atlanta. And I go to a big university where a ton of students intern for big companies and are in need of a place to stay. I will make sure all of them know the disaster that is the Harrison and steer them away from ever giving this apartment their business.

Terrible. I lived here for a year in a different building, with pretty much no issues. We decided to resign our lease, and management proposed we move buildings to a unit that had been updated, this was presented to us as an upgrade. Since moving to the new unit we have had a serious roach infestation. We complain, management says they come spray, but nothing has changed. In fact, the roaches have gotten worse. It's been an ongoing battle for almost 9 months. If we could afford to leave today we would!

I've only been here a year and I'm ready to leave. The complex from where the management office is, looks clean and well kept. But once you go deeper, its covered in trash, there are dog droppings everywhere and feral cats roaming. The management isnt even aware of the cats and do nothing about them when told. My roommates room was infested with fleas because of the cats spreading them everywhere. Thats not even including the roaches, spiders, and centipedes that were crawling around. We pay a fee in our rent for exterminators to come to our homes every thursday (which is what we were told when we signed the lease) but they dont come, and when they do come all they do is spray borax on the walls and leave, doing nothing about the infestation. Recently they gave us tiny trash bins that we have to leave outside of our doors to have the "trash taken out" or get a $50 fine (we pay $28 for trash removal a month and they dont show up most of the time) and a used condom was left in our trash after our door was egged. To cover up the filth, they've recently started maintenance to keep up appearances, which involves painting the sidewalks to make them look new without actually filling the cracks and holes and destroying the trees and plants and replacing them with stones. While they were painting the pavement they put up caution tape around the apartments entrances/exits and tried to trap us all inside of our homes, classy. Aside from the filth, the community is okay. Its mostly Latino/African/---- and unfortunately the complex has been rising its prices in order to kick these people out and bring in a different clientele for their "luxury apartments." Onto management, they're worthless. They charge random fees and stumble through a justification when confronted. the front gate was not operational for the first year I was here, recently they "fixed" it and was trying to charge EACH leaseholder 25 by check to pay for a gate card else you'd be locked out of the property. A gate card that should have been provided considering that up until this point anyone and everyone had been entering the complex as they pleased without any security measures. The audacity to charge tenants for something that should be covered as stated by the lease is idiotic at best, fraudulent at worst. I'd highly recommend anywhere else that isn't managed by ZRS Management, that would include The Whitney. Love yourself, choose better.

DO NOT MOVE HERE. THEY DON'T CARE ABOUT THEIR TENANTS AT ALL! ONLY HERE FOR 3 MONTHS & ONLY PLAN TO BE HERE 2 MORE MONTHS & IM CUTTING THE LEASE. HAD PROBLEMS SINCE DAY 1...DAY ONE!!!!! DEAD OF WINTER & MY UNIT GOES COMPLETELY OUT & "24/7" EMERGENCY MAINTENANCE IS NOT RESPONDING ON A SATURDAY NIGHT. & MY HEAT WASN'T BLOWING IN MY 2 BEDROOMS & IT TOOK THEN 5 DAYS TO COME FIX IT BEFORE I CALLED & SAID IF SOMETHING ISN'T DONE TODAY, YOU WILL COMPENSATE ME! THEY CAME IN 2 HOURS SMH. YOU WILL NOT GET ANY THING UNLESS YOU THREATEN MONEY. PEST CONTROL IS A JOKE. THERE WERE BUGS SINCE DAY ONE. I LITERALLY STARTED MY NEW JOB 3 DAYS AFTER I APPLIED SO I NEEDED SOMEWHERE TO STAY ASAP. IM PAYING OVER $1300 BUT ITS A RUNAROUND TO GET MY FILTER CHANGED SMH. MY FILTER!!! THEY DON'T EMAIL BACK OR EVEN PICK UP WHEN I CALL ANYMORE SO I HAVE TO GO TO THE OFFICE AFTER WORK IF I NEED SOMETHING DONE SMH. IT'S OK, I WILL POST THIS REVIEW EVERYWHERE! I'LL TRY TO SAVE SOMEONE AS MUCH AS POSSIBLE!

Anybody that posts any positive reviews are clearly lying, just read the HUNDREDS of other complaints and negative reviews about this place. It is now called the Harrison, so the fact that the manager responded back with saying the Mosaic is just an example of how incompetent they are. The office and management DO NOT give a crap about you, only your money. They are impossible to get a hold of, lie to you on a daily basis about anything and everything, have an ILLEGAL lease that states residents are not allowed to sue. Hold up? Does ZRS Management actually think we're all too stupid to know what's going on? It is illegal to put in the lease you may not sue the apartment complex!! Look them up on BBB. They have ripped off residents, and their new upgrades are complete trash. The dishwasher does NOT work well, yet wastes loads more water. All of our water bills have mysteriously gone up 100+$ a month with no explanation. WE are footing the bill for the renovations, and the water main break, by having them use OUr electricity and paying for THEIR repeat water leaks. Shall I go on? We are charged a 36$ Fee just to pay rent online, on top of the other ridiculous fees. If your rent is ONE day late they will take you to small claims court, how petty is that? The manager, assistant manager, property manager are some of the most nasty people to walk the face of this earth. Do NOT let their smiles and pleasant small talk fool you. PLEASE read all the reviews and remember the positive ones are completely fake!!! Oh and in addition, if anybody encounters black mold in their apartment call the city code enforcer for sandy Springs!! They will come and inspect, walk to the office, and tell them to fix it ASAP or else! Call the city code enforcer people!! They are the ONLY ones who will get the mold removed. And do not let them paint over it! They must clean it off properly!! It is illegal to allow black mold growth!!! Also the "new" cabinets are just the old run down wooden ones with veneer on the surface to make it look nice! It will chip off soon enough! Do not let the nice look fool you! It is ALL FAKE just like everybody in the office and upper management. You have been warned!!!! In addition, the THREE positive reviews posted on 04/19/2018 are clearly fake!! They just added those to push negative reviews to the bottom. Haha nice try.

I moved to The Mosaic about a month ago. The staff was very friendly and really helped with my transition into my new apartment. I love how spacious my one bedroom is and really like the fact that they have a gym and business area with computers.

I came to The Mosaic to look at an apartment and fell in love. The entire staff was so friendly and helpful, and answered all questions that I had. I loved everything about the apartment, and the complex. If you're trying to find a place that you love, look no further, and come to The Mosaic. I promise you won't regret it!

I have been here for 2 years, finally a new team of people that seem to care about my needs! I had my Heat go out, the maintenance team arrived within 2 hours. This complex is not perfect by any means, but it's better. Thank You to everyone I've met for being so nice.

The only reason why I stayed at The Mosaic was because of the cheap price. However, in the long term it is definitely NOT worth it. My apartment was robbed, which was the last drop before i decided to finally move out. The management company (all of them that have taken over) is managed by completely incompetent staff, from the manager to the leasing office and everyone in between. It's such a nightmare to deal with them regarding the smallest or the biggest issues. They couldn't care less about dealing with the residents and have not even the slightest idea of what customer service is. If you value your time, safety, and peace of mind over saving a few hundreds dollars, please don't even consider this apartment complex.

We have lived here at the Mosaic at Sandy Springs for 6 months. The website advertises gated community and tennis court. Neither of these are here. The gates are technically here, but in our 6 months here they have been closed exactly 0 times. The interior of the apartments is dated, the walls are warped and most appliances barely work. Plan to leave at least 10 minutes early for work as the exit gets backed up by people from Roswell Road using it to turn around. In addition to causing a delay in the morning, I find myself stranded in the median when returning home to turn into the apartment complex as it is being blocked by people using it to turn around. This problem could be fixed by extending the median and actually having working gates, but even though I have mentioned it to management and submitted work requests nothing has changed. Several of the office staff are helpful, but there is one individual there who has been very rude on multiple occasions. It only takes one to make the whole group not look great. A lot of noise in the complex including people revving there engines, some people hold there horn down and playing loud music. If a neighbor is having a party in their unit, plan to walk a half a mile or so to your apartment once you finally find a spot to park in. From a safety perspective, several people have stared and winked at my wife which really makes her feel unsafe. There is trash all through out the streets and sidewalks.

We have been living here about 5-6 years because of the location; we would have moved if the location was not one of the best around this area. The service has been declining for a while but the recent change in ownership brought in new management team and the service took a nosedive. They are very nice in person and they have all the excuses in the world when you ask them why has no one shown up to fix dripping water problem in over a week, after you have submitted the request online and have had multiple visits to the leasing office. They will always have an excuse about why it is taking long, and by the end of the conversation, you'll feel like, "Hey, maybe I'm asking too much. Maybe I should not expect service quickly. Maybe it is normal to wait over week for a leaking faucet or a broken stove or a clogged toilet to be fixed. Maybe I am being a nuisance. Maybe this place is for people who never need any kind maintenance done in their home after living in it over half a decade." Anyway, let's talk about security. You might be thinking this neighborhood is a gated community because of the gates at both of the entrances, but do not be fooled. You are really as safe as the thieves want you to be because never expect them to close the gate longer than three days in a row. The rest of the time, it will be wide open for anybody. I mean, it is not that bad. We are an openly welcoming community for any thieves to come and steal our things whenever they are feeling up to it. I'm just glad this a considerably safe location. Finally, just make sure you pay your bill on time and always double check to see if your payment went through because they will surprise with a 100 dollar fee and a court order that you'll have to pay 250 dollars along with your rent that you thought you already paid.

We are currently in the process of renewing our lease, however the process has been dreadful. We have had to make several calls to our insurance agent because The Mosaics demands insurance renewal. After finally getting everything settled the leading consultant says that they've missed something on the paper and that WE should contact the insurance company again. However as a tenant I feel that we should not be going around in circles to get these things situated, when that is not our job. Horrible service, very un satisfied at the moment. The leasing office is very unorganized.

I've lived here for a year now and I have to admit that it's great. Definately not perfect, it is an older complex. Very family friendly and full of nice and courteous people. The office staff is great and have always been attentive and pleasant. The maintenance staff are polite and always do their best to resolve your issues. As I said, it's not a new apartment complex. For the price and location , I don't think you can beat it.

Living here you will have cheap rent but will gain in unadvertised amenities such as bugs in your kitchen, nothing will get repaired, and being told to deal with your ceiling leaking. There is trash everywhere and people's porches look like photos from 3rd world countries ( Sofas hanging off the porch, clothes laying around them and on the bushes, trash piled up in bags, and boxes of random items or tires stacked up. If you need to live in the area and don't have money this would be an option, but keep in mind this is a run down complex to live in.

DO you really want live with roaches? Do you really want to have maintenance men coming into your house and they don't have teeth and you can't understand what they're trying to tell you? Do you really want to wake up to bags of trash every where you look? The pool being closed every time you look up? The maintenance men gathering around like they're getting paid to hang out. The inside of the apts are the worse!! LOW grade!! Everything painted over even the mold, you're better off paying the extra $$$ and living some where else. OHHH and God forbid you have certain maintenance men come into your house, their racial comments about dirty -------- was OUT OF LINE!! I think the guy was Corey and Brent whom I heard the comment come from while outside picking up trash.

I will not be moving here due to false advertising and deceptive schemes! The manager at this apt should be fired he is rude and unprofessional. First off I was referred to this complex by my bf because he had a relative that stayed there years ago and after visiting the property and looking at the model apt It appeared to be a decent apt. I submitted my app fee and was scheduled to move on 05/15. The only reason I agreed to move here was because I was advised my apt would look like just like the apt I was shown but with with a few renovations which i was fine with. I also asked many questions just to feel at ease.. So here comes the red flags the employee who was helping me never followed up with me for anything i had to keep calling her then to make matters worse she calls me 2 weeks later saying she has to move me to a different unit which is walk in( not what i asked for) but im like fine so then today before move in date me and my bf wanted to see the apt just to make sure everything was up to par before i signed anything. While viewing the apt i noticed a strange smell and that it def didnt look like the apt i was shown or the pics that were sent to me. I brought it to the managers attention and his response was that the apts were made in the 70s and that no apt will look the same. At this point I felt offended and deceived. Then on top of that he had the nerve to say well i can refund u your money if u paid a deposit. No apology.. so at this point im pissed and over it. I would not recommend these apts to anyone. The people use false advertisement to make a sale which is pathetic and unfortunate.

Este es el mejor departamento en los que he vivido cuenta con muy buena ubicación y muy buena distribución y lo mejor es que incluye la lavadora y la secadora además de tener precios accesibles las renovaciones lo están dejando a un mejor el área de la piscina tiene nueva mueblería y los asadores para pasar un dia muy agradable toda el área esta esta muy limpio,cuenta con área de juego para niños todo el personal muy agradale. estoy muy contento de vivir en esta área.....

This place is a dumping ground. The dumpsters are always over flowing and cats hang out for their meals. The apartment has constant leaks in the plumbing and electrical problems. Maintenance men do what they can but often patch things instead of fixing them. Outside contractors should be called to do complete repairs. The appliances are old, worn & failing. They started painting a few years ago and stopped 1-2 inches from the door frames. When the seasons change ants take over the kitchen.. The rent increases each year but things are falling a part. There is now a mandatory fee for valet trash but the dumpsters are always overflowing. I have more pics but could only post those.

I recently moved into the Mosaic and when I say it has been a great experience. I love my apt layout, the availability to get a park in front of my building and the online options to pay my rent, submit maintenance tickets or just email the staff with any questions. Everyone in the office was amazing; the Manager Marlin even showed up the apt. which in my 20 years of apt living has never happened. Also, the Asst Mgr (I believe her name is Kittia) was a big assistance when it came to setting up my utilities. I would recommend this complex to my family in friends and whomever else s looking for a great place to live that is not over priced.

My lease has just expired and I did NOT RENEW!!!! The only good thing about this property is the assistant manager KITHIA ARROCHA. She is so nice, professional and caring. She actually made my stay pleasant. She was always reachable. Sad thing this company didn't promote her to property manager because she works really hard and care and speaks to all the tenants. But they would rather bring someone in that sits in a back office and never meets the tenants. The good people are never promoted :( The office has such HIGH turn over. NO ONE STAYS! Everyone is new except Kithia. However, the place needs a renovation bad! all they did when I lived there was put new roofing up and install a cheap gate that no one knows how to work! After work from a long day you sit in a line trying to get inside the complex because people don't know how to use the gate! This complex is filled with NASTY cats. CATS Everywhere. CATS all by the dumpster. They don't care! The apartments are soooo out dated with these old appliances, cheap hardwood vinyl and light fixtures. The halls are a mess. Trash everywhere, graffiti on the walls. They are filthy. When it comes to paying your rent they don't even have a mailbox out side to pay your rent. You have to wait until the office opens to physically pay your rent. That means you better take the time off work to pay your rent before the office closes because they charge you a ridiculous amount of money for being late, like a $1,000 for those cheap apartments! A new company EOS has taken over. They haven't done ANYTHING! remodel the office, put up a cheap gate and new roofs. While the apartments look a mess! Don't let your tags be expired. They send a tow truck out everyday to tow cars! smh. I would say if you are looking for a cheap apartment, you will have to expect all the things that come with it. I wouldn't move back. However, Kithia is the hardest working employee there. She will earn treat you right. Poor thing she's not property manager because she would run well.

I went here because the website photos were really nice, WOW that kind of deception should not be allowed. How is no one not monitoring these kind of lies. This apartment is like ----- disguised as an innocent 3 yr old pony tailed girl riding her bike!!!! I kid you not, if you don't believe me go take a look for yourself. These apartments are located in a good area of the new Sandy Springs. Unfortunately this happens to be the stretch of Sandy Springs ------. I know everyone needs a place to live okay i get it, but don't make us who want to live in a nice decent neighborhood waste our time by deceptive pictures taken of one renovation to the model apartment only! Gates open and broke, trash everywhere, broken blinds, rusty sinks, roaches in apartment they took me to view, molding was rotting around the baseboards in all the rooms. Balcony filthy, doors made of paper my son could have pushed it in. I only saw -------- family's when i went to view who appeared to have alot of children. I am not prejudice but i have a standard of living and this was not the location for me. Just a real FYI. This is definitely for second chance families. That is fine but don't waste my time with lies and that is what i was most pist about!

Guys...the only thing good about this mosaic is the location...otherwise they are crooks! Please pay attention to the way the deposit summarized in the welcome sheet, if it 's not specifically mentioned that the deposit is refundable they will not return it to you even if they verbally promise you to refund it upon move out you will not get it back...People who are working there they have no credibility at all.

I didn't even get to look at one because the women in the office acted put out that I was there in the first place. I was told, one unit would be open in a week, but that's it. Most places offer to show a unit to demonstrate features and the property. I felt a heavy, "you don't belong here because you're NOT Latino" vibe from the woman. It's ok, I'll find a better location, that I feel that likes helping their future and current tenants.
