My experience have been an eventful one. Some of the associates in the office may need more training on how to act and speak professional when speaking to an tenant. Other associates are welcoming and professional. A change in customer service is open for discussion

Although I am a new resident, I am extremely satisfied with my experience insofar at Colonial Grand. There have been minor repairs needed to my apartment, and each repair has been handled with great care and promptly. Every staff member, namely Robin and Leonard, have been very courteous and respectful. It's a great place to live!

We love it. It feels like home to us. That is important. The staff are great. We'very received nothing but great service since our first point of contact. Robyn and Leonard are the best. Robyn has been in touch with us for over a year. We love it!

the experience her is poor, i will not be renewing my lease, some of those at the leasing office are rude and do not respect the tenants or even take the tenants request into consideration. I have pasted two request made and they haven't been addressed, instead the some of those on staff will look for ways to retaliate against you if there are complaints made. 1. no one has come to my apartment since the notice for the smoke detector inspection was sent out, I have been in my apartment for a full week straight and the only person who has come to my apartment was the person to resurface my bath tub. when the maintenance are to come out PLEASE MAKE SURE THAT THEY KNOCK ON THE DOOR FIRST AND GIVE ME TIME TO ANSWER, AFTER THERE IS NO ANSWER THEN IT IS APPROPRIATE FOR THE MAINTENANCE TO ENTER, THIS IS FOR THE SAFETY OF ME THE TENANT AND FOR THE SAFETY OF THE MAINTENANCE PERSON. I DO NOT APPRECIATE BEING LIED ON BY WHOM EVER ADVISED THAT THEY'VE TRIED TO ENTER MY APARTMENT TO CHECK THE SMOKE DETECTORS AND THEY WERE NOT ABLE TO DO SO, THE PROPER THING TO DO AT THAT POINT WOULD BE TO KNOCK ON THE DOOR IF THEIR NOT ABLE TO ENTER WITH A KEY. AND, I DO NOT APPRECIATE BEING THREATEN WITH NOTICES OF ADDITIONAL CHARGES, SAVE THE PAPER AND PROPERLY DO YOUR JOBS AND THERE WILL NOT BE A MISUNDERSTANDING, I AM A PAYING TENANT AND I DO HAVE RIGHTS TO PROTECT MYSELF IN MY APARTMENT, SO PLEASE RESPECT THE RIGHTS OF THE TENANT. IF MY RIGHTS AND MY REQUEST CAN NOT BE RESPECTED THEN I SUGGEST THAT THE LEGAL PROCESS BE STARTED TO HAVE ME EVICTED FOR UP HOLDING THE LAW AND THE RIGHTS OF A RENTAL TENANT. 2. I HAVE CONSTANTLY REQUESTED THAT THE PEST CONTROL BE SENT OUT TO MY APARTMENT DUE TO A PROBLEM WITH WATER BUGS, SINCE THE PIPE BURST IN MY UNIT I HAVE HAD WATER BUGS FALLING FROM THE CEILING FROM THE KITCHEN, MASTER BEDROOM AND THE MASTER BATHROOM WHICH IS CLOSE TO WHERE THE PIPE BURST, SO I HAVE REACHED OUT TO AND ACTUAL PEST CONTROL FACILITY AND THEY HAVE MADE ME AWARE TO THERE BEING WATER POSSIBLE BEHIND THE WALLS. THIS NEEDS TO BE ADDRESSED i am only given one star because the survey will not move forward without indicating a rating

The community is clean and safe I'm very satisfied with it.I would recommend a friends if they need a place to rent.Im glad I made a right choice to move in with colonial grand.Very satisfied with it .

I called corporate to complain about issues I was having with management and since I've heard NOTHING from corporate, not an email, phone call, letter nothing. But property management got the memo about me calling corporate and retaliation began by charging me $300 for putting garbage outside my door before taking it to the trash. No warnings, no email, no phone call just a charge! Corporate was contacted on @ least 4 occasions and I have yet to this day to hear from anyone. I would not recommend anyone move here!! There are other reasons as well but when you can't complain to corporate without retaliation, that's enough for me!!

Wasnt too sure about moving here but they had a great deal on a recently renovated apartment. Great location. So I've been here for nine months now. My experience has been well above average, compared to what heard from friends at other apartments mine has been stellar. Very pleased choose this, and best of all the maintenance team is on point, have had all issues resolved timely but best of all they are professional and courteous.

I've lived at Colonial Grand at Pleasant Hill since September 2012. We recently upgraded from our previous 2 bedroom 2 bath apartment to a 3 bedroom 2 bath apartment. Our current apartment is in a great location within the complex and we love it. Colonial Grand at Pleasant Hill is convenient to all shopping in Duluth and surrounding areas and very convenient to get to Atlanta when you need to go there. Trust me that there are a lot of other apartment complexes in Duluth that are not as nice as this one and they charge more for monthly lease amount. I have a friend who is a Leasing Agent at a complex near Colonial Grand at Pleasant Hill and their 2 bedroom 2 bath apartments start at a monthly rate higher than I pay for my 3 bedroom 2 bath apartment here. Colonial Grand is a great deal when it comes to what you get for the monthly lease amount. Check around if you want then come to Colonial Grand at Pleasant Hill and be pleasantly surprised at how much you can save over the others. The Leasing Office Staff are outstanding and friendly and helpful.

I don't like it much. It took two days for someone to come and check the broken refrigerator at my apartment. All food in there was all rotten after all. I had to call twice to leasing office to make sure this matter as well. There are some big cockroaches in this apartment complex.

I have been a resident of Colonial Grand at Pleasant Hill for almost two years. The staff is absolutely remarkable and the community is just as "Pleasant". I would recommend this community to anyone. The units are huge and very modern. Needless to say I will be renewing for my 3rd year.

The maintenance staff has been very good. My requests are usually taken care of the same day . I have minimal contact with the office staff since I do everything online. But the office staff has always been professional and courteous when needed.

I was really excited to move here, but my 5 month lease was the worst apartment experience I've ever had. I had to kill multiple roaches every day, and no amount of cleaning and pest control helped. My biggest issue was that they just do not care about the tenants. I was never late on my rent. I never got any complaints. I didn't even make a fuss about the 3 times my kitchen blew out or the 2 times my AC broke in the middle of summer. And then they charge me for not having a professional carpet cleaning service at the end of my lease. All I was told was that they needed proof of cleaning (which is already ridiculous) or I would be charged $125, but I didn't complain. I spent 2 hours cleaning the carpets with a cleaner I rented. The lady (Janice, I believe), saw my receipt (twice actually) and even made a copy, took my keys and everything seemed peachy. Two days later I find out they charged me anyway and they refuse to take it off despite their lack of communication and the fact that they never mentioned the carpet cleaning until the end of my lease. If they had been clear about it needing to be a prof cleaning service then I would have just paid the $125. They saw the apartment. They SAW the perfectly clean carpet. They saw the lines from the rug cleaner. They saw my receipt and never told me that it wasn't sufficient. And then they charged me anyway. It's just unreal. Don't move here. Longest 5 months of my life, and I used to think I was an easy going tenant.

The location and overall apartment quality for the price are hard to find. There are some drawbacks of course, but you can face them anywhere else too. So far, no big issues or regrets. Pros: high ceilings, spacious floor plans and balconies, great location, nice territory, pretty good overall apartment condition, good A/C system - in previous community it was jet-loud. -Community feels pretty much relaxed and crime-free. Cons: Damaged front gates (they promise to fix), Constant compactor issues, No recycling (hurts my green feelings), Ridiculous playground, Some pest issue (killed 3-4 roaches inside within 1st week, didn't see one anymore. I'm almost always not at home though, but it doesn't seem to be totally infested and I think it's manageable), -Some office personnel inconsistency, can't 100% rely on them. But I think not too bad overall. -Inflicted 50$ monthly charge for Xfinity TV, if you think that you can take Internet only for Xfinity and bundle, forget. You will end up double paying for TV. Why do they have that agreement with Comcast at all if it doesn't allow tenants to save? Don't know. -Weird refrigerator in my unit with the craziest shelf layout ever seen in my life - my sauces stand on the lowest door shelf. Not a big deal but makes me freaking out every day )). Don't know anything about maintenance here yet. Decide for your self. If you are rather on a positive side, you won't see too many issues. As for me, so far no regrets, will see what time brings on.

It's a great community for the price of rent. The community is also in a convenient area, there are grocery stores, car dealerships, car shops and restaurants. This is a great community for a young family to start .

I have zero complaints about this property. It's peaceful, the staff is professional and caring. It's the perfect size for myself and 2yr old son. The location is perfect and is affordable. I'd definitely refer or recommend this area to a friend.

Every staff are very friendly and very,very kind. When something broke,a very kind man who is named Jc helped us very well so we could wash the dishes. Now we can have a wealthy life beacause the people who helped us,we are very thanked of the people who helped us to have a happy life. Thank you.

Counting down the days until my lease is up. This apartment complex is very dirty, the trash compactor may be the most disgusting thing ever seen. There is trash all over with stains of some kind of build up all over the outside. Outside buildings are dirty and the worst part is trying to get service from the property management. They "complete" orders that have barely been touched, let alone completed the job. There is ONE lady that is helpful and I believe tries her best to help, but the two men and other woman are worthless. Several residents will not even deal with her bc she is not only unhelpful, but also very rude and condescending. I would not recommend this apartment to anyone. In my case, I have kept up my end of the lead I signed, never late on rent, no problems from me and I probably pick up more trash than any maintenance employee ever has. I will finish this with how I started and simply say that I am counting down the days until my lease is up.

Over all is good except raisin the rent unfairly!!and frequent problem with gates. Area is clean and nice looking and our visitors say the same thing. Being close to banks, grocery stores, hospital, restaurants, carwash and mall. Easy access to I 85 is also another advantage.

Do not move here. Terrible leasing office/ agents. Extra fees for terrible service. Water leaks. Just awful. Burglaries, Vandalism, unscheduled maintenance that takes all night to complete. Just Don't move here for any reason. It's awful.

Good community, safe, quite neighborhood with sensible neighbors. Would definitely recommend. Only issue is the gates are sometimes not functional. Friendly maintenance staff. Otherwise living here has been a pleasure. No concerns.

Love the location but apartment was not move in ready. I had to contact maintenance several times for repairs. Carpet was not put down properly. Cabinets were not painted. Oven door was shaky. Ceiling fan was rusted. Maintenance had to be notified. These things should have been complete before I moved in.
