I just moved in and I love it so far! Very friendly and professional staff. Very helpful with the move-in, came for inspection to make sure if anything was wrong, and if it was they came promptly to solve the problem. I would recommend it for the move-in process alone.

This apartment has good neighborhood. And people that lives in here is very kind. And here distance I-85. This apartment very clean. I like fitness center, tennis courts, swimming pool, play ground. And it has distance park almost 5 minutes.

My experience has been one of horror and disbelief only 12 days in my apartment I have experienced bugs like no other experience in my seven years of rental history. My amenities in my home are not fixed properly throughout the home from basics, such as, but not limited to shower rod in guest bathroom.

I moved in less than a week after I toured, which wasn't my intention initially. Even with the holidays and the weekend, I was still able to move in on time because they allowed me to e-mail my information and account numbers to them. My only complaint is that the office often doesn't answer the phone, which was annoying, but I would just drive over to get my questions answered.

We've been very pleased with our move so far. The apartments are spacious & well maintained..(except for what seem to be water stains on our ceiling from roof leaks/water damage). The community is peaceful, conveniently located, & clean.

Apartment are good compare to rent in this area. It is very close to highway 85 and 285 and wall mart and lots of restaurants and schools and also with 2 gates. Water bill is calculated for whole building which is. Not good for many people and gas is different bill

I was told this community was the best but I am very very dissapointed. No customer service at all. Its a long story. I called because the refrigerator has a tray that is lose that dont belong to it. I called to have it replace and I am still waiting. The bathroom wood, the kitchen is all scratch. The cabinets were so oily and filthy. It looks like the people living previosly in apartment 1501 didnt have the decency in cleaning the apartment. There is a horrible plant Queen Ann's lace right in front of my balcony that makes my skin itch. It does not look apealing. And everytime I go or call to the office I feel ignore. They always giving me the run around.Etc etc

I'm happy with the experience. I had a problem early on with the Property Manager, but the rest of the staff was great. The service request I made on moving in could have been taken care of a little quicker. The apartment is quietly and the neighbors are friendly.

This community is clean, people are friendly, and the community is just quiet. That is what I just love here. I don't have no complaints. The staffs are friendly, courtesy, and they are very respectful. The maintenances are on time on fixing any request.

I was considering relocating to this property. Like most people I was doing my research and reading the reviews. I called the front office and spoke with ------- who was very rude and unprofessional. Before the call could begin she assumed she already spoken to me before without asking for my name. As she was telling me there wasn't anything availability for the dates I was looking for I was looking online and saw differently. Then she later confirmed something was available. She wasn't helpful; her tone was NOT pleasant AT ALL. And to think I would consider living here after her interaction with me as a possible new tenant, I don't think so. If you're speaking to me and treating me this way when I'm just asking for information, God forbid how you would treat me after I sign my lease. Remember ------- first impression saying a lot about your true character. Thanks to you I WILL NOT consider this property as a home. The reviews were correct. Thank you -------

This community always have bad response for the work order request. It's only the location that make people stay here in this community. This community is now known for that around the area. Also, some staff are not really friendly. Neighborhood is nice, but still they need to train their staff on customer service.

Not so good, i got some extra chargers on my bills, the gates are always open 24 hours so not securroty or privacy here, one time my car was open. The poll is dirty, the gym some machines are broken, etc, etc. Some managers are so good. I have two very ladys in the office that Threat me like a real customer but others are really bad in customers service.

This is good and nice place to live.maintaiNance was good before change technician.now maintainance guy never come even requsted from summer. I gave up now.aside that,there are big markets around here. There are 2 pools which I can use conveniently. And newly painted exterior is nice.

Sourounding environment is very good. Easy access to market is very good to me. Gym, tennis court, and swimming pool are very nice. But cable fee includeed in the monthly payment is ridiculouse. Horrible horrible horrible. Since I have moved in I have had many problems with The apartment and the response time of maintenance request. Upon moving into the apartment it was very clean very very very unclean. The floor looked like it wasn't even vacuumed on my move-in day, and the kitchen was just plain nasty. Also the roof was falling on the porch and there was also a number of other problems during the move in. The air conditioner and heater have both messed up numerous times causing me to have to stay away from the apartment for a couple of nights waiting on the maintenance to come fix it. I've had a couple of instances where the maintenance team has complete of requests including changing the thermostat and left a huge holes in the wall where the previous thermostat was and the new thermostat did not cover that area. The ceiling fan has quit working in the living room, the fireplace has never worked more than a day. But I would not recommend anyone moving into this property, the response time on anything is very slow and the satisfaction is very low. Upon re-signing my lease the property manager agreed to have a ceiling fan put in each of the bedrooms with a light kit. It's a month after re-signing my lease and still no sign of that happening. I had to stay out of my apartment for three days while they painted of the cabinets, The paint was literally peeling off and huge chunks upon moving in. I was actually embarrassed to have my family over when I walked in and saw it for the first time. I just wanted it to be known that this would not be a property I would recommend to anyone, I have actually had a coworker transferring into Tennessee and he was considering moving into and MAA property and I asked him not to even think about it. After all the problems I've had in the past year and a couple of months I would hope someone would notice in the lease offer some kind of compensation for my troubles I may be free months rent because honestly it's been like hell living here at points. It hasn't been as bad the past few months until the incident with the maintenance team replacing the weatherstripping but the first few months were horrible. I remember a three-day span of not having a heater in 20? weather with it being in the low 60s at my apartment. I just wanted to voice my opinion and tell you the honest truth about my experience here if I had the opportunity to move before my lease ran up I would've taken it to be honest.

Apartment not maintained well at all and resident's complaints fall on deaf ears. This is by far the WORST living conditions I've ever been in and can't wait till lease is over to move out. At least 5 of my last 10 maintenance requests were closed as done but were NOT.

The community is nice and the lay out. Our problem in this apartments is the manager she is not willing to work with nobody nor the employees. We have lost great personnel,therefore nobody is happy. The are short staff all the time so the simple request takes for ever to be completed. If the employees are not happy they will not keep happy residents in the community.

The location is great. Not happy with neighbors (noisey) or grounds keeping. The dumpster is often overflowing.The security gate is always open so I don't feel safe.The office staff is overworked because they don't respond to issues in a timely manner.

I submitted my request about my air conditioning and stove late on a saturday. The next day I hoped it would have been repaired considering I could not cook and the high temperature was 87! The following day, neither were repaired. Upon returning home from work at 8pm and seeing my inside thermostat reading 80 degrees, I called emergency maintenance and was told that they do not perform service after dark. I was EXTREMELY upset because maintenance has been in my apt after dark before! The repair should have been made before I had to make the call to begin with! The stove was not repaired until tuesday. Totally unnacepteable! Tuesday evening I had family visiting from out of state. I was beyond embarrassed to explain why it was so hot in my home! Once the stove was fixed it was still too hot from having no air conditioning to even cook! On tuesday the repairman left a note saying the a.c. would be repaired by noon Wednesday. The a.c. was not repaired until later Wednesday evening only after I had to speak with several leasing agents! I pay my bills every month on time as expected in the lease I signed,I expect Colonial Grand to be punctual about their part of that lease aggreement. Its simple! This is beyond unnaceptable. I was inconveinced for several days and had to waste my money on dining out. The fact that there hasn't been any attempts by Colonial Grand to make this situation better is appalling. I'm still currently waiting on your repairman to complete replace my thermostat since he told me that was the last part that needed to be change. My issue is, don't tell a resident in writing one thing, have a phone rep say another, have maintenance promise to complete a repair, while none of these things are correct or truthful. I love my unit but other than that, this experience has proven I do not need to renew a lease with property that doesn't value me as a resident. Clearly this has not been a priority.

My experience with this apartment complex have actually been the worse out of any I have had from an apt complex. The worst experience was when u renewed my lease anf learned afterwards that I am now stuck with an automatic $50 payment for cable for a plan that I don't even use. When I first moved in this was included free, and now its $50 ON TOP of the plan I do have for cable. There was a time where the payment system was down and luckily the payment system was working again before I had to pay my rent but if it was not they advised I would have to get a money order to pay them and would not accept a check due to an error on the system that is the apt responsiblity, not the resident. There have been times when my request for maintenance have been ignored, luckily they are getting better on that front. Last time I was in leasing office I requested a package that fed ex had left there amd when I asked an employee for the package she had the worse attitude ever. She went and got the package from the back laid it on the counter without saying ANYTHING to me and just went back to her desk. I usually have to sign and show my id but the employee did not do anything this time, and bc of her attitude I just took my package and left. There are several other incident which have contributed to this bad experience. I am counting down the days until my lease term is up!

For the most part I am pleased with the community. It seems well-kept except for the dump area. However, my AC broke down right before Labor Day weekend and it is now over a week and it is still broken. They did give me a temporary AC system for just the living room.

I love the quietness of the community and how friendly the other residences are. I am almost satisfied with my upgraded unit but not completely. The maintenance staff did not check to see if things were functioning properly before we moved in. We are still waiting to hear from them regarding our new stove.

I like apt no one bother you. The apt is very pleasant.I would recommend it to anyone because they work with you. The neighbors are thoughtful.parking is not complicated and the office is always quick to help with any questions I might regarding rent.
