It's been horrible the leasing office is inefficient they never handle things the way they say they will and most of the staff have terrible attitudes! This is by far the worst neighborhood I've ever lived in. I would not recommend it at all..

The apartment complex is nice. It is newly renovated so it looks good. The speed bumps are huge. This is crazy to require a 200 character limit. I don't have enough time or things to say to fill this. This isn't elementary school where I'm required to use so many characters in my narrative.

I like my apartment but have had an issue with bugs. Someone came out to spray, but still see bugs! Afraid to invite anyone over ,embarrassing to see huge cockroach run across floor. My biggest disappointment is the garbage piled up at dumpster "unsightly mess", dog poo on my sidewalk, and trash on my sidewalk. I also think if your paying for a gated community that the gates should work and at least be closed at night. On the positive side office staff have been nice and professional and maintenance quick to respond. Nice equipment in gym and roomy apartment. Love the location and convince to everything!

HORRIBLE! The leasing office is a joke, the maintenace dept takes forever, the rates go up every year. They actually towed my car while i was on vacation, because my tire was 6 inches over the line! Once it took 2 weeks to get my oven fixed because according to one of the leasing agents "the stove worked, so it was not considered an emergency". I have lived here for a couple of years and MAA bought it out a year or so ago, i had hoped they situation would imporve. It hasn't! I can not wait for my lease to be up!

Fine. Good people, nice pools. Lots of smokers and so my apartment kind of smells like smoke when I come home.. and I don't smoke. It's quiet but I'm on the third floor so I'm sure that has something to do with it being so quiet. Normal people I guess.

Overall I'm satisfied with my experience here at colonial grand. Other than the noise level of my neighbors everything had been satisfactory. The office workers are very cordial especially the girl whose desk is immediately on the right when you enter the door. I can't think of her name but she is always friendly and very helpful.

I have lived in apartments for over 10 years and this has been by far the worst experience ever! First, I was forced to move in before my move in date, yet the apartment is not move in ready. The staff only cares about collecting your money and making sure everything is signed as quickly as possible to avoid excessive fees being charged, but my requests go unanswered. The water pressure is extremely low, which the maintenance staff disclose today that this is something they are aware of. When I questioned the leasing agent about it, all she said was that she will look into it. The last goes on. The office staff is very shady. Do far, my experience had been very unpleasant. I regret moving here.

We'll I be here for 5 years and I do not have any complain for the community more brighter and more surveillance and I really like the area for a litter and cozy and all this in range as Kroger Walmart and the park for the family thank you colonial properties

I am extremetly dissapointed within the company not being honest from the beggining of the lease contract in regards to the cable. Also for lying to me so I would renew my lease contract and at the following month finding out something that really made me upset and management dont feel responsible for it. I am planning of moving out when my lease contract ends on February 2015. I can not believe now days companies worries so much about their money and yes they do expect honesty from the renter.

The 2 first years were great,everything was running good; the office and maintenance staff were responding fast and offering a quality service. After, things started to change anytime we have a new staff. When you call or stop by the office to request a service, you have to do that more than 3 or 4 time before they send someone just to look at it.

My experience at this community has been ok. However, some of the neighbors are what you typically can expect from living in an apartment community. That is why I prefer living in a house versus an apartment. It would be nice if they had apartment communities in which dogs are not allowed. Tired of seeing dog poop in areas. Also, the trash area is not pleasing to the eye. People tend to dump trash on the ground in front of the dumpster, instead of taking an extra step or two to properly dispose of it inside the trash compactor. Also, I didn't like the fact that 1 month after I moved into my apartment, a $50 MAAConnect fee was to be charged every month. I think it is a rip off. Had this fee been established before my move, upon me inquiring about renting an apartment here, I would have looked elsewhere.

Overall a quiet community. If there are any criminal events at community, you are alerted promptly with suggestions for increasing your safety. I've never personally experienced any negative events. The only issue I'd like to address are the breezeways. I believe they should "routinely," be steam clean during the "pollen season." The yellow pollen creates a messy area in the breezeways.

no what I expected , some scratches in walls , color spots in carpet , some screws in kitchen gabinets are loose , ctc , ctc , mosquitos and strange odors coming from air ducts, people work mechanic in front of the apartments ,the must expenser tv cable that I never see , sorry to said all this but in the same way that you request a monthly payment we expect in exchange quality ,

The leasing office employees are super sweet and nice. I came in and did all necessary paper work for leasing a new apt in one day. Kristen was so helpful and polite. I also talked with Janice and she was lovely. We moved into a 3bedroom 2 bath the very next day. Although the appliances are a little dated, the location is everything. We look forward to a happy 13months.

Office staffs of the Colonial Grand at Pleasant Hill are kind and helpful. However, the maintenance staffs are horrible. I asked to them to fix my food disposal for like 5 times but no one has came to my place to fix it yet. I am really disappointed about their poor service. They have no responsibility at all.

I have enjoyed my stay at Colonial Grand. My apartment was one of the first to get the color change for the kitchen and bathroom. If I wasn't there myself to see it, I would have never believe he did it without changing my countertop. Great Work.

Moving into the unit 2312 has been a total nightmare! They did a boached job on putting the carpet down, the refrigerator would not close completely and this place is infested with roaches! I tried contacted the office manger, she will never come to the phone!

The office service was very good until the new lady manager came to the complex. She is arrogant and rude with everyone including employees I wish she could receive some human relations course or receive a socialization class. To ne honest I habe live here because the comfort of jabing school close. But the manager is terrible in service.

I would just like to inform all prospective applicants that there is a mandatory cable fee of 50.00 added to your rent each month. There is no way around so please be aware of this. The staff may or may not mention it so please keep this in mind when budgeting your monthly rent options. It was not disclosed to me until after I had applied to the apartment. Of course like most they would not own up to their mistakes so I lost my 50.00 dollars for the application but I think I escaped possible future headaches from this community.

I moved here a month ago and realized that I made the worst decision I've ever made. I had move in inspection before we moved in and pointed out that the unit may have a water leak/damage and should be looked at and fixed before we move in with seven other smaller issues. They fixed one issue which was running (DIRTY) toilet (still filthy) but all other inspection was ignored. Today my unit is full of water destroying all my electronics from the leakage! I lost all my work and personal data because of this. I tried calling the office to come fix the leak ASAP which were ignored until I went to the office personally. I've been living here with broken AC which we requested from the first week we move in here (month ago) and just got fixed two days ago! I am going to top execs to get justified and if they ignore me, I will call one of the News station for answers. If others want to sign a petition and make sure the renters get fair treatment please let me know and I will make that happen. I work with people that are willing to help me out with this process. I will be contacting the CEO and President most likely in the near future. My carpet look like this on move-in day. (see pic) Just spoke to property manager about our issues. Before our conversation I asked her if I could record our meeting and she refused. My unit carpet smell like ---- (DEAD RAT rotten smell) and she told me to use humidifier and turn my AC down to fix the smell (they are sooo smart)! I decided to listen and give them a chance to make up for the hellish month we experienced living in that rat hole. She manager (I will not say her name yet) promised that all issues will be addressed and would like to see us happy living here. I will wait and see the final results and if they are not met to my expectations, I will follow up and make sure no one else experiences the same thing as we did. My apartment currently has tape holding the window together and drainage system was horribly designed where the water gathers right in-front of the leaking room. I am going to wait few days and hope both of us can meet in a good place.

I will keep this as simple as possible. I have a nice apartment with a good view which I like but that is it. I have read other reviews and can't say I've been through the same but when I first moved in my apartment was not ready which it was supposed to be move in ready for the 23rd I didn't move in until the 25th and even then the apartment was not ready. The only reason they let us move in was because my moving truck was rented and because I had already given up my other place so I didn't have a place to live even though my contract was set for the 23rd (the guy eventually "talked to the manager") and let us move in. I had to clean and disinfect the apartment myself since I have toddlers and have no clue who had lived here in the past. The cleaning people finally showed up on the 28th, and even then didn't clean the whole apartment only the vinyl floors and bathrooms. I currently have an issue thanks to another tenant; the maintenance guy came by and said they couldn't do anything, I pay $900 for rent this is ridiculous they should be able to do something I don't care what it is but they should at least try. The only reason we moved here was because of convenience, but as soon as my lease is up best believe I will move my family out of this place. If I had the chance to leave this second I would, and keep in mind that I have NOT gone through things that others have gone through and I still hate it. Many people tend to also walk in as they please, since anyone can walk through the gate and push the button to let other cars in through the exit gate. I also do not appreciate the "safety" in this place. I have had a person come up to my apartment to lend them money which I have no clue who they are and then have the same person walk up to my husband when he was coming home from work asking to borrow money because they ordered food and didn't have anything to pay with.

Major problems. When I moved in, my apartment wasn't ready. Carpet had been there for 5 years and was dirty. One of the sinks didn't even work. After being there 6 months, my carbon monoxide detector went off due to the vent on the hot water heater being repaired poorly. The fire department told me that I would've died in my apartment if I hadn't had the detector that I supplied on my own. Not even a sorry from the property manager. Recently re-signed my lease and they increased the rent $100 a month and waited until after I had re-signed to let me know that they've known for months that they can't fix or replace my fireplace and the focal point of my living room is now "ornamental". Terrible customer service. They can't offer me any valid explanations. I did some research into their reasoning for not providing a solution and it's all false. This property looks out for their budget only and doesn't care about its residents.

Everything about my experience with Colonial Grand at Pleasant Hill has been a disappointment. The apartments are overpriced, the interior fixtures and appliances are outdated and cheap, the security gates at the front are almost always malfunctioning, the leasing office staff are never accodomating to the needs of the residents, the trash drop-off is overloaded every weekend with resident trash spilling out into the road, etc. They will find any way to make more money off you with ridiculous small print fees and fees that are made up during the period of your lease. I have never had this level of atrocious service anywhere else. I can't wait to be done with this horrible management company!

HORRIBLE!! I have updated this. DO NOT MOVED HERE!!! HORRIBLE!! This place is a rip!! The Maintenance here is HORRIBLE and LAZY!!! They are underqualified to work here because they can't completely fix anything but they will go ahead an turn in their work order as complete. If you're paying 700 a month which comes out to close to 780 a month after all those "extra" charges you have to pay for a 1 bedroom, yes 1 bedroom apartmemt. Don't you think atleast all your things in your apartment will work??? The free cable offered to you in not free because if the extra cost throw in every month, plus youre already paying a high rent price. The cable is not HD because they give you a tiny little reciver box so the picture isnt clear, they offer the Korean channel in order to keep their Korean resident living here. That is about the only good thing about this place, there are alot of Korean and koreans are very quiet people but I notice some "------ PEOPLE" are moving in and its starting to get real loud outside. So, if you like paying 780 for a small 1 bedroom and that aint including your gas and electic bill. If you like living where Maintenance doesn't know what the hell they are doing. If you like living where theres always problems with the gate, water being shut off, a dirty gym with broken machines and that should tell you how the rest of the apartment is like. If you like getting ripped off, then go ahead this place is for you. I cant wait until my lease expires and you can bet they will try to rob me for everything when I move out. Oh by the way, if you try to get out your lease, expect to be paying about 2,000 to break your lease. THIS PLACE IS HORRIBLE!! DO NOT MOVE HERE!!!! ( READ FIRST ) So many issues. I will just pick one. They give false advertising about their Gym None of the TV monitors on the machines work!!! One tread mill is broken and lateral pull down machine Carpets need vacumm anf machines need all the dirt to be wipe down the walls have soda stain and handprints all over the glass wall Also maintenance never fully complete work orders but they will check it off as its done. No one is in charge cus there is NO MANAGER!! Gate always broken. And they are always trying to screw you for extra money
