My experience has been beyond amazing. Colonial Grand at pleasant hill is an phenomenal place to live and start a family. I love everything about colonial grand at Pleasant hill. The location, residents, and etc are perfect. I couldn't have picked a better place to live.

I have been having an ongoing issue with the air conditioning unit in my apartment since last year. The problem has yet to be fix. I have submitted maintenance request after maintenance request about the issue but nothing is being done. Even the leasing g office doesn't seem to care. I am very disappointed and I'm in the process of moving because I refuse to continue living in a hot apartment. These American months are extremely hot. Even during for the night hours the apartment is hot.

We had to get an apt in one day coming from Florida and Ms.Reed was perfect for that difficult task of getting everything taken care of the first day my family is very pleased. There were a few maintenance issues but I've taken care of them ...??

THIS APPARTMENT COMPLEX IS LOCATED IN EXCELENT LOCATION WITH NICE NEIGHBORS. IF THE COMMUNITY MAY IMPROVE SOME ARE SUCH AS GARBAGE AREA, THIS APPARTMENT COMPLES SHOULD BE ONE OF THE BEST IN GEORGIA. YOU WILL SEE VERY LITTLE COMPLAINTS AS LONG AS THE COMMUNITY IMPROVE COUPLE OF POOR AREA.

Location, surroundings and very satisfied. However, the price is expensive compared to the quality. It keeps changing and the management company is not a good experience to residents. Because unlike the first contract unilaterally change the contract.

It's been pretty peaceful overall.The population is dicerse, ranging from middle grades to senior. The location of my apartment can be scarily, as it is terrace level, poorly lighted and near the back side of the complex. My neighbors upstairs are loud.

I never lived in a community where they stick you up with fees and charges out of no where,just because they fill like gauging on their tenants with all their hidden fees,they charge you for things that are normal wear and tear,trash and miscellaneous things

I have lived in several apartments in Metro Atlanta over the last 5 years and this is by far the best. You truly get excellent quality of living for what you pay. The staff definitely does a good job to provide great customer service. I would definitely recommend this complex to my friends and family.

I think when you go to rent, they should show you more than just the model apt., where you will be located at. also before committing to a move in date, you have to make sure the unit will be 100% ready, I am still waiting for things since I move in March 2015. The bath tub has bubbles and I open a ticket and it gets close without been address, the paint above the tiles in the tub came off when they pull the tape and never came to painted. Remember the best marketing you can have is a satisfied tenant.

The security gates sometimes don't work, the keys of the mail boxes were easily broken and the locks of the apartment uints don't work well, look like maintenance guys use used ones to replace them. Some employees of the leasing office are not professional.

There is so much I need to say to Apt officer. However, I will not say anything. Because I will leave the Apartment. This apartment is worst Apartment in my life because of somebody, If I were boss of the apartment, I will provide staff training.

An honest review: I've seen better and I've seen worse. Some pros of the community include common areas, which offer two pools and a 24/7 gym. The buildings are relatively new, which is nice. Maintenance staff is great - very friendly and prompt. My largest con for the community includes security. The front gate only works about 3/10 times and even when it is functioning, there's no arm, so anyone can drive in behind you. I've even had sketchy-looking cars from the guest lane swerve in front me and wait for me to open the gate. There was also an incident not too long ago where a man was firing a gun off in the parking lot - didn't see, don't really doubt it. Not sure if he was a resident or not. Beyond security, pests are a greater concern here than I've seen elsewhere. CG claims to spray each apartment every Thursday, charging a minimal fee to do so. What they don't tell you is that you need to put in a request every week for them to come out and do it. If you don't, you'll be overrun by cockroaches and ants. The last con I'll list on here is the absence of a key-fob entrance on community features. The pool, as nice as it is, gets overcrowded in the summer by people who don't live here - at least I hope they don't; it's a particularly unsavory crowd that I never see unless they're in the pool, wearing basketball shorts or underarmour as if they were swimming trunks and being ... disrespectful towards others' enjoyment of the facilities. But that's about it. The rent is relatively lower than a lot of other places, but you have to weigh it. If it's all you can afford, I get it. If you can afford maybe a little bit more, there's probably something better out there. I hope this helps your search and best of luck!

It has been okay.. There is nothing else that needs to be addressed except the trash. I think we need two dumpsters... And good job to the people who have to clean it up. Not sure why they took the second dumpster... I have lived here for 2 years..

i enjoy living at Colonial Grand. Its quiet and I really love the pool area. My neighbors are nice and quiet something you don't often encounter living in an apt. Emily in the office is very helpful anytime I have any issues. i think my rent is too high for a 620 square foot apt but otherwise I am happy living here

From my experience so far I am satisfied with my apartment and the staff. I have not used the fitness center yet or maintenance but when I do I will be able to better rate it. The office was very helpful when I applied to live here and continues to be.

Not a good experience , didn't feel value as a customer to many items kept falling through, felt like I was a bother to staff and they were just trying to get money out of me , two staff members were good and worked with me . Overall a experience I wouldn't wish on anyone

Apartment is in good conditions. Staff is nice. Only problem is my neighbor he/she wakes me up every day at 2:30am because my apartment vibrates when he/she walks, I understand we can have different shifts but be mindful. I was told by the leasing office there was nothing they can do only send a letter. Imaging this is only my second week. I have to escalate the issue
