Wouldn't Do it Again...

I rented here back in 2008 and I am glad to finally be moving out next month. This place has gone downhill since day 1 and it's really hard to find somewhere to start. The office staff is beyond awful, they just sit there like bumps on logs when you go in and act like it's a big deal for them to try to help you out with anything. None of them know the answer to anything and the majority of the time if you put a work order in with one of them and then go back 48 hours later there is "no request in the system" and you have to put it in again. Simple things like filter changes and smoke detector batteries you are better off doing yourself as maintenance will take their time getting there. Maintenance used to be very good at this community but about mid-way through 2009 it seems they had a bunch of turnover and the better staff members left for different companies. The new guys they have don't seem to care too much and you just see them congregating around their shop area for hours smoking and doing nothing. The gates haven't worked in 2 years. They sent us cards and info that the gates would be closed but then they never were. They continued to send these notices out every 2 weeks for almost 3 months and still nothing. Security isn't a real problem here, it's just annoying that they keep saying something will be fixed and it isn't. About a year ago they decided to remodel their clubhouse and they took about 9 months to do it, at which time all the amenities were closed to residents. They spent hundreds of thousands of dollars on this remodeling, yet the buildings on property are over 20 years old and the gutters and stair rails are starting to fall off and the property looks like a dump. You think they would spend the money on making their residents happy by fixing up the building and cleaning up the grounds. 2 car washes on site haven't worked in years, since I moved in at least. Pools are closed 50% of the time through the summers for not passing inspections or just poor upkeep. The only positive is the remodeled fitness center which has all new equipment and cardio machines, but half the time there are juvenile delinquents in there at all hours carrying on and horseplaying on the machines and the office staff does nothing, despite the fact they can see it all through the very large glass windows that look in from the leasing office. I would say stay away from this complex, the rents are super cheap but there is a reason. The office staff is useless and management is clueless. The manager is never there and the other girl they have running the office doesn't have a clue how to interact with people, she just tries to get an attitude with you hoping you will leave the office so they can get back to doing nothing.

    Unfriendly Staff Who Don't keep their word......

    I've been in my apartment for approx. 5 months and it has to be the worst customer service and management!!!!!!! Lets see... They give me a key to the gate and it has been open since i moved in... What's the point in giving me a key if you're going to keep the gate open at ALL times?!?! Then they told me its two heated pools and it's been five months and i've felt a semi-warm pool once. Then when i have a problem it takes me having to call emergency maintainace to fix my heater or fan or leak. I dont understand how they can charge $600 with such poor customer service and not holding up their end of the deal... I'm leaving this place!! I'm sure ALL colonial grands are the same?!?

      Awful- DO NOT MOVE HERE

      I have lived in this complex for about 6 months, and I would not recommend to anyone and can not wait for my lease to end. They are currently having "work" done to the outside of these units. The work is obviously cheap, and the painting crew is careless with the renter's property. My welcome mat mysteriously "disappeared" and my porch furniture damaged. I have come home several times to some stranger on my back porch...which was accessed by a ladder. Safety and privacy seems to be no concern. Also, they advertise a 24 hour fitness center...they suddenly decided to take this access away. The maintenance is slow, rude and never fixes a problem on the first attempt. The leasing staff never answers the phone or takes prompt action to complaints. The apartment itself is fine, just the experience is frustrating and infuriating.

        Dirty and old apt. poor management staffs

        I lived here for two years and staffs never came out for filter change and maintenance. Filter for air conditioner has never changed for two years. If I did not find out this, they will never come out. Everything in the unit is old. Dont live here. I am happy to move out.

          SUBMITTED NOTICE TO VACATE AND COULD NOT BE HAPPIER

          I moved from out of state in January of 08 and at that time was advised that the fitness center would be renovated shortly. We are currently in the month of November and they just started renovating within the last 2 weeks. I will say this... the size and decorum of the apartment are nice but the gates are always open, it takes numerous call backs to have your service requests fixed and the management staff are unstable. i might as well collect on their paycheck because they are no help and you only get frustrated trying to follow up on issues. DO NOT MOVE HERE!!!!!

            The Hill

            Not a resident...visited/toured the complex back in July. I went there multiple times and spoke with a rep. She was nice. 1 bed/1 bath The apartments look really nice on the inside...very different, fancy (built in breakfast area and large garden tubs. The kitchen appliances are new, I think. Not a lot of kids running/hanging around. Drove thru the neighborhood at night and it was quiet but there were people hanging out (smoking,talking,tennis). The street lights worked. The rent was pretty good. $600-700. Overall it seems like a good choice. There was a little too much crime in the area for me though so I can't recommend it.

              it's ok

              I lived here for almost 2 years now. I am korean so I liked the location that pleasant hill road provides, especially the apt being so close to the h-mart. I didn't have any problems with apt staff. they were friendly and repair staff were quick to fix things (usu. the same day). Apts are quiet and I lived on the top floor so I didn't experience any upstairs noise. I got a decent deal of getting the bigger 1bedroom apt for 738 for 2 years as well. Parking is spacious and they maintain the grounds well every tuesday. however, gate never worked so it was open pretty much 24/7. Crime issue wasn't too bad because there were 2 reports but i believe it happens in every apt complex and 2 incidence in 2 years isn't too bad. They did a good job of notifying us and I know a cop that resides in the same apt building as mine. gym sucks... they have crappy equipments and management don't even bother fixing it or upgrading it whatsoever. It's really bad. swimming pools aren't that great either but tennis courts and grilling areas are nice. another thing is pleasant hill road. it's convenient to different restaurants, I85 and a gwinnett mall. However, you have to deal with traffic esp. on saturdays. I usually try to avoid the road and go through satellite and other roads so it can be avoided.

                Moving to CG NIGHTMARE HILL

                They told our apt would not be ready until 4pm on friday the earliest and it was "company policy" not to let us look at it for review till then. We did not get into the apt till 6:30pm. Tiffany and Stephanie reassured us it was in excellent condition and ALL utilities were turned on. We finally finished moving in our belongings at 9pm; turned on the heat. We discovered that the heat was not working, the apt temperature did not get above 55 as the outside temp was down in the 40's and raining. WE FROZE! We called the on-call emergency number twice, finally maintainence arrived at 12:30am only to laugh and say our heat was not working because they never turned on the gas and there was nothing he could do. At 1:30am we had to go walmart and purchase a space heater. We all slept huddled in the same bedroom with a space heater to stay warm. We had no hot water to wash or shower. The next morning we reported this nightmare to Tiffany who then called Stepanie at home. Stephanie's solution was to put us in a heated 1bdm for the weekend however, we (mother and daughter) would have to sleep on the floor unless we moved our beds over there ourselves. They really see their tenants as nothing more than ANIMALS! Stephanie did not answer anymore calls or pagers, she then called Robert (asst mgr.) per my request. Roberts solution was for him and I to carry our 2 beds, walking them across the complex in the snow and rain. NOT acceptable. His other solution was to put us in a model apt at our expense to have it cleaned upon leaving. Another NOT acceptable solution. He said that if we did not accept one of these solutions that is was no longer his problem, but ours. He told us he didnt care if we would have to spend another night without heat or hot water. So, our solution was to stay warm in the leasing office and taking this opportunity to inform several potential renters about the quality of service and the condition of the apartments. It was then Robert quickly decided he would put us in the model apt and send the cleaning bill to the gas company as "it was their obligation". He was so eager to get us out of that office. As I submit this review we are in the model apt anticipating our Monday meeting to fight to GET THE HELL OUT OF CGPH apts!

                  THIS PLACE IS THE WORST!

                  First of all, that girl Tiffany has a really ugly attitude...ALL THE TIME. I don't think she has many people that loves her. I don't even think she has any friends with that ugly personality of hers. The new mgmt has already billed me twice for a garage that I don't even have and I'm tired of calling in and complaining about it. THIS APARTMENT HAS THE NASTIEST, BIGGEST COCKROACHES EVER! One just crawled on my boyfriends face in the middle of the night and we both jumped up screaming our heads off trying to catch it. I always see them crawling back and forth to my building and the grassy area nearby. Sometimes when I call the office they always say 'hold on' but actually hang up on me. Either they don't want to work or they need to be trained on how to function a simple telephone. Even when I'm in the office, waiting 10 minutes just to pick up my darn package, I see everyone one of them talking to future residents with an unprofessional attitude and with disrepect. I don't know why they are so rude, it seems as if they were trained to be rude while they work. ANYWAYS, THIS IS THE WORST APARTMENT I'VE LIVED IN IN MY WHOLE LIFE. PLEASE DO NOT WASTE YOUR TIME AND ENERGY BY STAYING AT THIS APARTMENT. BELIEVE ME IT IS NOT WORTH IT!!! Not to mention the MANY, MANY, MANY times my car has been broken into and they won't do jack poop about it! Since it didn't happen to them, they don't give a crap about their residents. I am literally FORCING myself to stay here since it's so cheap, thanks to APTFINDER, but I just can't take it anymore so I am moving OUT to a better community once my contract it OVER!!! THIS IS TOO RIDICULOUS. Just thinking about them heats me up!

                    This place Sucks!

                    Where do I start? When we looked at the model the leasing agent told us that the floors were seperated by concrete and you couldnt hear anything from the neighbors upstairs.... well she lied! It sounds like they are going to fall in our laps any minute now! Yeah the model looks nice but your in for a big suprise when you move into YOUR apt. The first day my husband and i moved in the ice maker did not work, the refrigerator was leaking, and the stove smoked when you turned it on. It took the management 1 month to finally fix it. Not to mention they came by 2 or 3 times and told me it was fixed and it really wasnt. After that The windows atarted leaking. Every time it rained water would leak through the tops of 3 out of 5 windows in the apt. The maintenence came three different times to fix it over 3 wekks and to this day, they still leak. After that a water pipe burst in our building and we didnt have water for 4 days. They didnt take anything off of our rent nor did they apoligize for it. The water leaked into my apartment all over the floor and i have called at least 4 times for them to come paint and treat the walls for mold and clean up the stains. (They still havent fixed that either) Last month my toilet wouldnt flush and i called the office at least twice a week for 2 months to come fix it and they sent 4 different people and they didnt fix it so finally the maintenece superviser came and fixed it. He also told me that he would be back to fix the gap between the floor and the door where the huge roaches, spiders, crickets, silver fish, and water bugs are entering from outside but he has yet to return. I have the managers put in the order to come spray for bugs almost every week and if the order does happen to be put in ( most of the time " they dont know why its not in the computer") the spray doesnt work anyway. The gates are always broken, the trash is always over flowing out of the compactor, and the managment is rude and greedy. I want out of my lease so bad but the fine is thousands of dollars! Save yourself from this misery!!!

                      Are You Ready for a Miserable Experience?

                      I just got back from the leasing office where I decided to voice my complaints about this complex. I had just called the office to let them know that my upstairs neighbors were about to fall through the ceiling into my apartment. I was told to call the police; it was their job to handle that situation. I called 911 and they told me this was a problem for the apartment office to handle. I decided to drive to the office since calling seems to get me nowhere. On my way, I stopped by the car care center to see if it had been repaired-I had reported it in person 2 weeks earlier after I went there to remove the egg from my car, I may write another review of that! Guess what, it still was in the same disrepair it had been 2 weeks earlier. I dropped into the office to tell them the 911 operator had told me it was the complex's responsibility to control the noise from the tenants. I was asked, "Did they really say that?" I assured the agent I was not making this up. While there, I reminded them that they had promised to fix the car care center 2 weeks prior when I stopped in to report its damage. The response, "That hasn't been fixed yet?" I answered, "No and neither has the gate that my leasing agent told me the complex at just spent $30,000 repairing before I signed my lease." They explained they had just installed a new phone system that wasn't compatible with the gates and they were working on it. That's the same thing they told me 2 weeks ago when I reported the car care center. I have been here since 6/23/2007 and the gates have been operational 7 days, not full days mind you, in the 2.5 months. I don't see how they can call this a "Gated Community" but somehow they get away with it. I also complained again, for approximately the 4th time about the air conditioning in my apartment. I use one of the bedrooms as an office and the temperature in that room reaches 85-86 degrees while the rest of the apartment is 75 degrees. This is with the two fans I run to direct cool air into the bedroom. I complained the first time about the a/c the first week I was in the apartment. They sent the maintenance man who said the system was overcharged and he "let out" some of the Freon. Guess what, it got hotter. I popped the cover off the a/c myself and found the fins to be clogged with some sort of, dirt is the cleaned up version of the word I want to use. I bought a fin cleaner at Lowes and scraped out loads of this "dirt" and the room temperature came back down to 85-86 degrees. I complained again and the maintenance man came and put duct tape on the side of the unit, telling me the air was leaking into the access closet. Whatever! I called again and waited 3 weeks for someone to show up to look. After that respectable amount of waiting time, my roommate called the EVP of the Atlanta market, Anna Swann. She assured him that she would send the a/c specialist to fix the problem and if he couldn't she would call an a/c company to come fix it. Well the complex a/c specialist looked at the system and said the Freon was low. Duh, the last guy basically emptied the system to fix the problem. He also left a note that he had closed off some of the other vents in the apartment to "force" air into that bedroom. Hey that helped, now it is only 82 degrees on a good day in the bedroom/office. When I was complaining today at the office, the agent asked if all the vents were fully opened because that would restrict the airflow and make the apartment hotter. I advised that the a/c specialist, Rodney, had left a note that he had closed some vents to force air into the bedroom. She looked dumbfounded when I told her this. Now that I had gotten my blood pressure up, I laid into the agent about the icemaker that was missing from my apartment when I moved in. I told her how I reported it on the day I moved in and that a used unit was brought to the apartment and installed and that I was assured that they were ordering a new one to replace the used unit--this was the unit they had removed from the refrigerator 2 YEARS ago when the last tenant complained. The ice maker did its job, not well, but it did its job nonetheless. The first 3 or 4 batches of ice had what appeared to be maggots or mouse excrement frozen into the cubes. Did I mention that I have to empty the ice every day or so because it leaks and forms enough ice to replace the polar icecap? Let me tell you how the new one is working...I'll report back in a couple of months if they ever bring the new one to the apartment--they must have forgotten to order it!! I don't know how, each time someone came to "fix" the a/c I reminded them of the icemaker situation. I could go on about the dishwasher, oven that burned a pizza in 4 minutes because the thermostat was broken, washer and dryer, miniblinds, leaky faucets, $60.00 water bill for 2 adults that is added onto the rent since I pay for everyone's water usage (it is a commune you know), unsightly trash that decorates the landscape, cigarette butts and watermelon rinds thrown into the yard by my upstairs neighbors, or the many other atrocities of this complex but I think you know how that would read. Needless to say I am embarrassed to have friends over to see this place. I feel like an idiot because I had bragged that I had gotten a really great apartment when I looked at the model apartment. Would I recommend this complex to someone else? Not even to my worst enemy, even he deserves better than this!!

                        Value has decreased with new ownership

                        Since Colonial purchased the property, value has decreased. Interior grounds are poorly kept, grass not mowed, weeds plentiful. Breezeway lights not kept clean and functional.Gates do not work regularly. Garbage piles up to overflowing in compactors.

                          This Place is HORRIBLE

                          This place is horrible! Ever since "Colonial (not so) Grand" took over these apartment, I have been very unhappy!!! It takes several calls to get anything fixed in your apartment and the staff acts as if it is no big deal. There has been an increase of break-ins in the apartments and I have to believe it could be due to the fact the gates to our "gated community" are opened 24/7. I would discourage anyone from moving to these apartments, they will say all of the right things to get you to sign the lease, but after they get you committed, they do not care!!! I have also tried to contact the corporate office, and it was almost impossible to speak with someone and I am still waiting from a call back from one of the VP's (it has been about 3 months!) Turn away from Colonial Grand!!!

                              NEVER EVER MOVE IN!!

                              Ever since Colonial Grand took over this place, everything's been messed up.<br>They don't know how to respect the rights of others.<br>lots of times they made a mistake, but never said sorry and they asserted that it's my fault. They make a mistake, we take a responsibility!!<br>This is WORST APT I've ever lived in my whole life. Especially the new s**k management!!

                                Really a shame

                                This place was not so bad when I first moved here in 2004. Living in an apartment you expect some common inconveniences from other tenants. However, when Colonial Grand took over, the situation became increasingly worse. The gates completely stopped working. the grounds have not been kept up at all. And honestly the choice of tenants have changed so the place resembles a city housing developement. Tenants who don't know how to respect the rights of others. Who walk their dogs right outside your window and dont clean up behind them. Place trash in the walkway and leave it overnight becasue they are too lazy to walk it to the dumpsters. Even upon complaining to management about this, they do nothing and keep raising rent. This is the last apartment I will ever live at and I thank Colonial for waking me up and forcing me to own.

                                    DONT LIVE HERE

                                    I lived at this complex for 2-3 years. The biggest problem this complex has is that they do not take responsibility for the mistakes they make. There was a situation where i missed work because the complex did not respond to my emergency request. I was locked out of my apartment for a day. The complex confirmed they did receive my emergency request to fix my lock but they did nothing. When i asked to be reimbursed for the days work that i missed, i was given the run around. Finally, about two weeks later, I had to speak with Holly Belchers' (the then property manager) boss, Lisa Baker, who deducted the $ from my rent. The point is that the people that work for the leasing office always blame ofthers for things that go wrong instead of accepting responsibility for it. The management changed 1x during this period from Alara to Colonial Grand. Even though the mgmt changed the same problems still exist. Maintenance requests were not processed. If they were processed, it took them weeks to do so (even something simple like the icemaker). Serious problems like air filters and refridgerator issues were either ignored or temporarily fixed. I would only recommend living here if you do not care whether things are fixed or that you are treated w/ respect.

                                      THE WORST APARTMENT EXPERIENCE EVER!!!

                                      i have been in alara since july 14th,2006 and have had the hardest time with this apartment's leasing office. Tell me how can you promise an apartment to someone and then double lease it? I lost that apartment.The next 1 that was promised already had tenants that they thought were going to move out.They didn't.Number 2.Lastly, for the inconvenience I was promised a larger apartment for the price of smaller apt.Sounds good,right?well,they told me I no longer had an apt and I was driving from New Jersey to GA five days later.Only to stay with friends and stay i hotels b/c the 3rd apartment wasn't ready. I have never felt so disgusted in my life. The Alara staff was full of promises and could not follow through with anything.I paid for a gated community and the gate is open 94% of the time!People don't stop at stop signs and kids are endangered b/c of this.I had to threaten to withhold my rent b/c Alara took there time with the repairs I needed done to my apt.Then it was done the next day.Everyone at Alara wasn't evil but overall they were full of ISH. If you move here, prepare for the DRAMA!

                                        Deceitful and rude.

                                        My roommate and I moved in under the pretense of one monthly rate only to have it change the day we signed the papers. Since we both are from out of town and had to do something quickly we signed anyway. At first we were allowed to pay with two checks, one from each of use but they changed their minds and made is pay one check each time. This was hard on us since we do contract work and were frequently out of city and or state. The last time we tried to pay with two checks they notified us three days later they would not accept our rent and that we would now have to pay a late fee and it had to be a cashier's check or we would be evicted. I had to drive back into town to take care of this issue.<br><br>In addition, we were never given a copy of our lease. When we asked to break the lease early because we were transferred, they told us it could not be done. Later, by another person in management, we were told if we had put in a 60 day notice we could have been released early. By the time we got this information it was close to the end of our lease. In addition, they neglected to tell us if we did not send a letter stating we would not like to continue the lease, they would automatically commit us to another six months.<br>The leasing office is rude, unresponsive, and confrontational. I highly recommend not trying to live at this location.

                                            Alara is just not the same

                                            When I first moved to Alara, the apartments were under oustanding management. Melanie was absolutely "Outstanding" and professional. I enjoyed living here until about a year ago when the old staff left. Work orders are not processed in a timely manner, and the air conditioning surely needs an overhaul. For those of you who are having problems with that, you need to persist that your hot water heaters be replaced. Fortunately, I moved into may own home in late July. My last electricity bill and gas bill was a total of over $500.00. That is totally rediculous. I tried calling Holly several times and never had my calls returned to have this situation taken care of. I called today and found out the apartments are under new management, Colonial Grande. I surely hope for the residents living at this apartment complex that the issues get better. It really was a "pleasant" place when I first moved in.

                                              Alara - now and then

                                              Well, I'm here at the apartment for allmost 6 years and have seen different managements. When we talk about cleanliness, I would say not bad, but certainly not as good as it was 5 years ago. Talk about maintenance - it was great before and really worst now (till the ALARA folks were here). It will just appear as though everybody is friendly, but nothing will be done on your request and this was the first time I have to call them upto 8 times to fix my dryer. Molly will really try to help me, but not others. And I stongly feel that they all need training on attitude adjustment and professional courtesy. I could understand if they say something like 'we're unstaffed at the moment...', but they will tell you that they're going to send a technician right then, and then you'll wait till the end of the day (still with the wet clothes in your washer)..and continue calling them the next day. Called up to get a copy of my lease agreement. No response for my 5 calls, then I have to walk in myself to get the copy. I noticed some comments in the same section about noice level. It has certainly gone up! Well, on the other hand it is also the resident's responsibility to see to it that the dog poops are removed by the respective owners, and to be responsible when it comes to maintaining the overall cleanliness of the community. I noticed two months ago part of the tennis court was badly damaged by some 'party dudes' and could see beer bottles and beer spilled on one side. The responsibility of this is purely that of some of the residents who encourage this trend. <br>So, my rating will be 'not bad', but could be made better by hiring the right professionals (let's hope Colonial will do that) at the leasing office and also with a positive approach of the residents.

                                                PLEASANT is only in the APT name !

                                                hello, <br><br>I just wanted to share my thoughts on Alara pleasant Hill where I lived for about 2 years. <br><br>suffice to say that their 'friendly staff' are NOT so friendly after all. I had to call the staff atleast FIVE different times to get anything resolved. There was once a roof leak that took them over a two month to fix, this after several down pours ! Imagine the nightmare I went through. <br><br>I have to mention about the AC, my electric bills swayed all over the place from month to month without any significant different in my lifestyle. I called the friendly staff atleast 10 different times and all the time the maintenance crew gave a clean bill of health for the AC. It wouldn't cool a 600 Sq Ft by 10 degrees any day ... it would always be running .. and hence my HIGH electric bills. I now own a home and I almost pay the same amount for the entire home for electricity !! <br><br>after I moved out I was charged for things that were not damaged, I called to inquire and was told that I had to ask for the final walk through .. what happened to the 'friendlyness' now ? did they forget about it when I gave my notice ? <br><br>In short, if I had another chance I'd stay away from this apartment !! <br><br>Best Regards, <br><br>- Shiva <br>

                                                  Well i have been reading the reviews and i do agree with some comments, but others are a bit harsh. The staff is ok not so rude when i call and stephane moved me in and has been nothing but help and is very sweet. The manager seems to be nice aswell. There could be a little improvments on the gates but every apartment place has its issues. The people who are bitching the most are prob the ones who shouldnt even be here and thank God everyday the let them. Move if you dont like it so much and do something better with your time than complain. So there is my thoughts and i like it here i think its a greater apatment not to much and is around everything.
