I read the previous reviews and figured they were probably isolated instances because the model they showed me was so nice. Being that I was in a rush to find a place I agreed take the apartment sight unseen because I was told it was being painted and couldn't be seen. Big mistake! This is the worst apartment complex I have ever lived in! Upon the walkthru I was surprised at the condition of the apt. It hadnt be painted only spot painted and it was obvious. The Door locks on both doors were broken, windows latch missing, grease stains on kitchen floor and oven,door frame looks like it's been kicked in before, tub was still dirty, the fireplace mesh cover was held together with rubberbands, disaster leaks, air leaks around doors no insulation, bathroom sinks have cracks in them... This is only half the list! I have been here for 1 month and Nothing has been done! I was assures by the manager someone would get on it quickly but nothing has been done. Do not look at the model and think that your place will be that nice chances are it won't and whatever work you need done will be ignored. I will be out of here as soon as my lease is up!

I have lived in this community for five months to this date. The community is quite but the maintenance staff is unprofessional and never throughly completes work orders. The day that we moved into the apartment we did a walk through with the leasing agent. During the walk through we found that the carpet was dirty, walls and cabinets need repainting, and chalk art from the previous tenants was on the outdoor patio. It took weeks of me contacting the leasing office, then finally filing a complaint to the corporate office before I received an adequate response. Fast forward to present day. I am constantly having to submit maintenance request for inoperable or broken items. Which baffles me because they do these random maintenance updates to ensure everything is working properly but everything keeps on breaking. When maintenance does come out to fix items they usually break again within a matter of days. Often times maintenance staff will just enter the apartment without a work order request. My roommate who works from home as started to lock the double bolt to keep them from entering. The rent is cheap, however, they recoup much of the money from all the add ons fees attached to the water bill. I have lived in several apartment communities and this by far is the worst community because of the efficiency as it relates to the maintenance staff.

Unfortunately, I moved here. Sad to say it is wayyy over priced for the way people live. When I first moved in I felt pressured to make the decision in less than one day, (even with the deposit) without looking at the apartment. They said if I dont get it now then the price will be higher ($80 more). Then, when they gave me the keys, they were the wrong keys (to the mail box and the apt..not to forget I did not even get a key for the outside storage closet). The leasing agent never did a "walk through" in the apartment. She just said let me know what is damaged and write in on the paper she gave me and slide it under the door of the leasing office. The leasing agents are friendly (at times). After living there a week I asked to be transferred to a smaller apartment due to low maintenance in the apartment (too many problems..leaky drain pipes, water damage, carpet/floor damage, tile damage, paint chips on all cabinets around the apt) I had asked before if they were going to fix it and they said yes, but never did. They never got back to me about the transfer. My sink was clogged in the kitchen and it took them 2 days to come and fix it and when they did the maintenance guy left a note saying, "too much food stuck in the garbage disposal, had to replace it, if it happens again we will charge you $150!!!!" (Extremely unprofessional!) and he even left his tools in my apartment. (Till this day it is still there)Unbelievable! lol So good luck! I can not WAIT till my lease is over. If it's like this here, I can not imagine how it is in the sister apartments. Overall, it is a safe place. Kids are everywhere and it is a friendly environment. (Not including the next door neighbors who start their weekend on a Thursday and end on Sunday outside with their campfire and chairs).

I moved into Colonial Grand at Pleasant Hill on September 10, 2012 and we are very happy with our apartment. We have a large 2 bedroom 2 bath apartment, they provide a washer & dryer in the laundry room inside my apartment, and they provide Basic Comcast Cable so that I only have to pay for the Phone & Internet from Comcast. The Leasing Office Staff has been fantastic. They assisted me in renting our apartment while we were still in California pending a short timeframe move from California to Duluth, Georgia due to my wife receiving a job offer in Duluth, Georgia. The Maintenance Staff has been responsive to my requests and they respond quickly. The entire complex is kept neat and clean and the trees, bushes, and grassy areas are kept well groomed. If you would love a very nice apartment, which is a lot to get for the price you pay in rent, and a place which is conveniently located so that it is easy to get to everything in the Duluth, Georgia area...Colonial Grand at Pleasant Hill is the place you need to come and check out.

Please PAY ATTENTION TO THE COMMENTS made here. I moved in here thinking these people were telling lies just because they can and trust me they are not. This place is the worse place to live. They will have you move into a unit that needs painting and new carpet. There people will damage your property and they will not replace it at all. I can't wait for this lease to be over. I've been in the office and they have told me on a Friday that I had to wait for maintenance to help me. TOTALLY UNACCEPTABLE

Worst place ever!!!! The gate is always broken with people coming in and throwing their trash everywhere. Management is a pain and rude. Maintenance are lazy and never fix anything on time. Management and maintenance will tell you what you want to hear and never come through with it. Worst customer service ever. SOOOO glad I'm getting out of here. Don't even try getting an apartment here, it'll be the worst decision you'll make.

Hate Hate HATE these apartments!! I have lived here for two years but ONLY because of convienience to my bank, job, shopping and restaurants. Where do I start?! Bugs! Never in my life have I seen more bugs! We get on a regular basis (2 to 3 times a week): water bugs, SNAKES, SCORPIONS (never seen these in my life until I moved here), roaches (though not nearly as often as all of the other critters), and large centipedes. Every week there are bugs and we spray and clean, and staff sprays and we STILL get these regularly. We complained about the snakes (which we've killed 3 baby copperheads SO FAR), and the staff did nothing about it. The one trash compactor THAT IS WORKING, is constantly overflowing and it literally looks like a landfill by the trash compactor (absoulutley NO exaggerating here)....because of this, I have seen at least 2 rats on the property. Gate is almost always broken, staff is slow to fix problems(but I overheard them talking to each other about how they are understaffed and overworked, causing them to be late on maintenance but they definitely try their best). Management is HORRIBLE! Melaise used to be there and she was the best and would not let even half of these issues become out of hand and always took care of problems, now that she is not there, they have a whole new office staff that are awful! They tell you one thing, do another, and when you confront them about it, they pass you around to each other and it further confuses the situation but doesn't solve the problem. The appliances and cabinetry are very old and break and fall off and are rusted. I am afraid every time to go into my bathroom, in fear of seeing some creature in there which it never fails as there are always water bugs in there that my boyfriend has to constantly kill....found two in there just this morning! Large paint areas chipped in the tub, Mirrors cracked, plumbing issues that I've called and put in about that have never been taken care of. The place is ------ (and yes I am an african american female) and they have seem to let just anybody come in since Melaise left. Two break-ins have occurred in the (going on) two years we have been there. The water was just shut off this past weekend, and they put up the notice 2 hours AFTER it was shut off, that the water would be back on in another 3 hours! Gee, thanks for not telling us before hand. I DID have somewhere to go but couldn't, because I couldn't shower! The only thing nice about these apartments? The main pool and area is nice (the other one is most always closed, WHY IS IT THERE THEN?!) There is also ALWAYS parking available which is nice (that's because everyone around us have moved!). They have a tennis court which is nice for those of us who play, but it's not lit at night! They have lights, but they don't light them when the sun sets? Truely different from other complexes with courts. All of the people around us have moved and have said the same exact thing to us while moving("We just can't take it anymore") so now, it's our time to leave because, "We just can't take it anymore!" In January, we are gone!

Since colonial grand took over evey year or gets worse. Water is constantly over for days at a time. The now 1 trash compactor is overflowing every week. The staff is ride and no sense of urgency in any thing they do. Management keeps changing with the rules and promises. Stay away from this nightmare. They keep going up on rent for less amenities and worse service every year. The pools are almost never open when they are sip posed to be. No notice of water being out same day notice of them barging in apartments for maintaince checks. Horrible place to be stuck in. Staff is so new constantly that they are unaware of the constant problems and are very unconcerned it seems about keeping any residency just getting new bonuses for new leases. They sell on features they do not maintain enough for anyone to get the chance to use them. We can't wait to get out. Do not lease here if you expect to get even half way decent appliances or if you plan to use any of the amenities.

My Experience
I have lived at Colonial Grand at Pleasant Hill for quite sometime, over a year and have to say the current staff and current management team (Senior Property Manager - ------------- / Assistant Manager - --------------) is the best i have experienced. I've lived at many apartment properties and have to commend them on what i consider excellent customer service. If you call and leave a message with an issue or concern, they actually call you back either the same day or the following day but just as important they are sincerely friendly and helpful. They are truly on point, if i wasn't purchasing my first home, i would definitely continue to stay. I thank them for an awesome experience.

WHATEVER YOU DO...DO NOT MOVE HERE!!
It started from the day that I moved in...I was 7 months pregnant (had I not been I def would have loaded my stuff right back on the truck!) The washer and dryer that was in the apartment was older than I am. I told them that they could either put the same ones as in the model or that they would remove them and I would bring my own. They finally took them out and I put my own in. The carpet was still wet when I moved in cause they had to have the carpets cleaned again. Little did I know that the reason they had to be cleaned again was because they smelled of cat pee!! I figured that out once they dried. Not to mention all the stains on all the cabinets and countertops in the kitchen and the bathrooms. I had to raise hell to have the caroets replaced which delayed me unpacking any of my things for 2 weeks. When the property manager finally agreed she asked me to move my things into the kitchen and bathrooms so they could replaqce the carpet. Yeah like I was going to be able to do that 7 months pregnant! They replaced the carpets, while doing so they made marks all over the walls from moving my stuff and made the hardwoods in the foyer bow up. (Which never got fixed the whole time I lived there) The property manager also agreed to have the cabinets painted due to the awful stains and discoloration. I told her I would be out of towm for 4 days which would give plenty of time to paint them and have the apartment aired out from paint fumes. She waited until later in the day of I was coming back to have them painted. Not only that but she did not even have the bathrooms painted which were worse than the kitchen. Needless to say I came home at 1am to have to leave and go to my parents house whos cats I am allergic to, to stay the night because the fumes from the paint were making me sick! I have lived in a ton of apartments and this place by far was the worst. Everything is old and out dated. The stove when turned on would get so hot you couldnt even touch the top. The property manager never did anything she said she was going to do and the new one they brought in was just as bad if not worse than her!! NO ONE picks up after their dogs and no one does anything about it! I reported it on numerous occasions and they did nothing to have it cleaned up. I lived on the terrace level so I had to be sure to dodge dog poop every day that I walked to my car and apartment. This place is AWFUL!!!! The only people who seem to give a crap is the maintence guys but they can only do what they are told to do by the office staff. I had an awful bug and ant problem. WHATEVER YOU DO...DO NOT MOVE IN HERE!!! If I was paying $500 a month I wouldnt complain but to pay $900 by the time I paid water and trash I could not believe the conditions and property manager!

Maintance is horrible
I have been living here since 2009 and the main reason I am leaving is because the maintance does not live up to the 48 hour rule at all. I have put in request online and called into the office and it never gets taking care of so I must go. Oh yeah and now someone is steeling the mail, but other than that it is ok.

DON'T MOVE TO THE COLONIAL GRAND !!
I live in the CG at Pleasant Hill now. I live with my wife and two children. I pay water/sewer fee $120 per month sometimes $120 up most time for one year!! Water fee $30 per person. I called and also came in the office that I need repair & fix but they don't do their job!! They just ignore my multiple requests for repair. First request they may ignore then later you request 2nd time or 3rd time finally they will come in your home to fix!! The gate is often broken!! so I can't go in my car through there!! No one technician came to fix it immediately!! You have to wait for hours hours hours or you can come to the other gate! I have sent many many messages to the office, but they NEVER NEVER NEVER responded to me for almost one year!! The office doesn't explain clearly to you about renewal contract. I moved in the apt last March, 2011. My contract expired by March 13, 2012. I got a renewal notice letter that told me to notify the office by February 1st 2012 whether I will move or stay. I did notify the office at the end of January 31, 2012 that I will move out by March 13, 2012, but they said that I didn't notify 60 days prior to move so they charge me an increase of $920 per month in March 2012. I am not allowed to move out by March 13 until 31 because they said that I have notified them at the end of January 2012 that means 60 days notice = next two months is March 31, 2012. STAY AWAY FROM ALL COLONIAL GRAND apt AT ALL DIFFERENT LOCATIONS.

do not move here!
We've moved in in september and everything was fine for about 2 weeks. We were finding random things that were wrong. Like our bathroom door didn't shut all the way. Maitenance had to come "widen" the door frame by cracking a corner. Refridgerator missinf bottomcovering. Garbage disposal leaked. Complex had 2 trash compactor, but now the main one is closed "indefinately". So the other compactor is always overflowed with trash all around it instead of INSIDE it. Once the water bill arrived, we almost fainted. $130??? For me my bf, and our toddler child?! Well they failed to tell us that not only we pay for water, we also pay for sewer, pest control, and trash..all on one bill. It has never been under $115. That is the highest out of all the bills we pay. When I was asking about water, the agent told us waterbill is rarely ever above $50..but never mention ed anything about also paying a sewage few. Just wish I was informed of this. Gate iis always broken. My living room ceiling fan shakes vigorously but has not been fixed. Maybe because its november, but certain nights, its warm, and I don't want to have my ac on! Washer/dryers are provided, but they are old and rusty. I guess I can't complain bc they're provided for us..but we barely use ours because the wsher makes such loud noises and the dryer takes atleast 2 cycles to dry all the way. There is so much more, and this is only our 2nd month. Were counting down the days till our lease is up!

Moving from one apt to the next, could be a bad idea!!!
We have been living at CG @ Pleasant Hill for 1yr now, despite some amount of problems at our old apartment, (especially with the master toilet not flushing if the tenants living upstairs directly above us were home), we have decided to transfer to a larger apartment, our final water bill after we moved from the old apartment was exorbitant, it came directly from the office, $80's for two weeks,much more than what we usually pay, when I contacted the office the manager had no rational explanation for us, I called AUM they told us that bill came from CG who may have added additional charges (The apartment was left in good condition, there was nothing to charge us for), I wish I could say the same about the one we moved into and was never allowed to do a walk through prior to signing the lease, management really needs to do a better job with maintenance prior to renting some of their apartments. Another thing moving from one apartment to the next was a big mistake, too many problems not to mention "ROACHES" the new apartment is infested with roaches, they are everywhere unimaginable, when I addressed the roach issue with the office they said that new carpet may have attracted roaches (in such case they should have pest control treating apartments prior to renting them). The gates are always open during the day-time, no good as far as safety is concerned. I guess this goes without saying we too will be moving at the end of this new lease.

not renewing lease here. would not recommend moving here
we are finishing up our lease here at the end of the month and normally i do not write reviews but I felt as if i had to. first of all, our washer dryer has not been working since we moved in. repeated attempts for service were fruitless and here we are at the end of the lease still unable to do laundry. what is the point in advertising free washer and dryer if you can't use it. there were fixtures broken when we first walked through the apartment that they said they would address. these issues were never resolved. small things like the plastic piece covering the bottom of the fridge, parts on the door entering the master and patio were damaged and never fixed. we keep the place pretty clean (i'm hardly home) but we see giant 3 inch cockroaches at night on the porch. german cockroaches are found in random corners all the time. i feel disgusted living here. I am honestly not the type to complain or criticise publically but I want to warn others. I would never ever renew a lease here. Carmen in the leasing office is fantastic but almost all the other employees were rude and short. take my advice... the rent is dirt cheap for a reason. you definitely get what you pay for here.

Never Will Here Again
This is the worst property that anyone can ever stay at. i agree with the previous comment when they mentioned that management and staff are nice in front of your face and they make all promises that things will be taken care of and nothing is never fixed. I had to wait an entire MONTH!! FOR MY AC TO BE FIXED! This property is horrible and I will never recommend anyone to stay here. The management was changed because previous manager was not good but I actually miss the previous manager! They just fixed the trash to where it is unsanitary to throw your trash away. Maintenence always lie and say that they fix items and they just sit around and do nothing. You walk by them outside and they dont even speak. Where is the good customer service at? This place gets worse and worse every freaking year and I am official fed up to the point that I cant wait for my lease to be up and I will be running from here. Also not to mention that this is Bug Heaven (Roaches and spiders.) Nasty! STAY AWAY!! SERIOUSLY STAY AWAY!! They dont have low reviews for nothing.

HORRIBLE- This will be year of hell !
If you want to keep your sanity do not move here! I've only been here a few m onths and I am counting down the days till my lease is up. Nothing ever gets fixed; just broken promises week after week after week. Management and leasing """""specialists"""" are horrible. Nice to your face but NEVER follow through. Move in was disaster and still having problems months later. Apartment extremely dirty upon move in. I could go on and on but it makes me angry just writing this. Dont move here.

MOST HORRIBLE PLACE EVER
Whatever you do, do not move into these apartments. It might seem decent at first but all the ameneties are crap. Our apartment door got busted open and someone broke in and stole our valuables within 2 months of us moving in. The leasing office seemed unconcerned and were not open to doing anything to help us out. The door is still completely broken after three days and anyone could easily break in again yet they still have not replaced or fixed the door. They finally agreed to move us into a different apartment in the same complex after we argued that we felt unsafe. They gave us five hours to move all our things and clean our old apartment. The new apartment they moved us into was significantly smaller than our previous apartment and also it was extremely dirty with dead bugs all over the carpet. After the stress and trauma of having our home broken into, they expected us to move all our things and clean our old apartment as well as having to clean the dirty new apartment they moved us to in 5 hours which I think seems ridiculous. I would not recommend this apartment to anyone. It is unsafe and they staff seem unconcerned about the tenants safety despite several complaints of break ins and burglaries.

HORRIBLE horrible Management; overpriced mediocre apartments
My husband lived here before we were married. I spent quite a few nights at his house without incident, however, we went out of town in his car for ONE day and someone stole the center caps off of my Mustang. Also, when it was time for him to renew his lease, it took them at least 3 months (I do not exaggerate) to get him a new lease. Every time he went into the office to ask for it, he was given some lame excuse about them not having it ready. In fact, anytime he went in to the apartment to conduct any sort of business, they never had it together. They also would rarely answer the phone when called. Eventually, he started staying at my place until the lease went out. Naturally, when it came time for him to give a notice, they conveniently lost it, even though they also made him sign and acknowledge in a separate ledger. They can never find anything. I'm sure other reviews below can contest to this. Speaking of reviews below, I did glimpse one about money orders. Everything they say about that is true. This happened to my husband also. His money order was stolen and despite a conversation with them supposedly settling the issue, he still came to his apartment one day to check on things and found an notice threatening eviction if rent not paid. A visit to the management office resulted in the proper person never being available for him to speak to to resolve the issue. Overall, the neighborhood doesn't seem to be riddled with violence, and I can't report having seen any roaches - except the ones from outside AND those huge creepy looking silverfish - the place is pretty old. Not sure about the rest of the n'hood, but his place had not been "renovated" or covered up in other words. Bottom line is they charge a lot of money for an apartment that is mediocre at best. Oh and this will make you laugh: they charge a fee for gate cards, but if you move here, you'll never get to use it because the gate hasn't worked in at least 5 years so it is never EVER EVER closed. Granted, gates don't really provide much security in the scheme of things when cars can just tailgate, but seriously - why should tenants have to pay for something they CAN'T use?

APARTMENT 2112
We have been living in this apartment for 3 years, we love the complex and the convenience to the stores, but the management SUCKS! there nice in manner but they don't take care of anything major. we have been having a thermostat problem every season, in the winter we minds well be using the bathroom outdoors because its freezing in there and and the other parts of the house are burning up, while we try to warm the first room the bill goes sky high. while the air never reaches any warm temperature in the bathroom except for if its warm outside, they come every 3 months with the same story, and a new maintenance crew that starts all over again and end up with nothing. we tried to relocate to another apartment they said we would have to pay to move $500. for there bad apartment problem!!!! ugh, so we wait out the lease and tried to transfer then. and they had no apartments and no reserving list for us to go on, so we had to resign lease and stay in the same freezing in the winter, burning in the summer apartment. I URGE YOU NOT TO MOVE IN APARTMENT 2112....OR EVEN IN THE COMPLEX ITSELF....

WOW! ...
THESE GUYS LOST OUR MONEY ORDER. SOMEONE IN THE OFFICE STOLE A BUNCH OF PPL'S RENT- SO THEY ARE TRYING TO MAKE EVERYONE PAY AGAIN, TRYING TO SAY THE MONEY ORDERS WEREN'T VALID!! WELL, WESTERN UNION SAID SOME GUY CASHED THEM... NOW THEY WANT ANOTHER MONTH'S RENT PLUS FEES! GATE HAS BEEN OPENED ALL 4 YEARS I BEEN HERE MAINTENANCE SUCKS, SLOW AND FIX THINGS HALF ASSED. DON'T EVEN GET ME STARTED ON THE RUDE STAFF... AND TO RENEW A 1BR, THEY WANTED TO CHARGE US $895!! WE PAYED $568 OR SOMETHING... AND THE PLACE IS A JOKE NOW. SOMEONE BROKE N MY BROS CAR AND STOLE HIS GPS MOUNT,,, LOL, YES, $5 ITEM. AND THERE ARE LOTS OF ------ LITTLE KIDS WHO ALWAYS SMOKE OUTSIDE MY APT AFTER SCHOOL WHEN THE BUS LETS THEM OFF! THE WINDOWS ARE SO DRAFTY, I HAD MY HEAT ON 80 LAST NIGHT AND ITS ONLY DEC 1! I WAS STILL COLD!! IT WAS LIKE MY BR WINDOW WAS OPENED :(

WORST PLACE EVER!!!! DONT MOVE HERE!!!
I've lived there for 2 years management sucks!!! The employess in the office have attitude with you when you come in (never smiles unless your a potential tenant). For 2 years we was told repeatly that the gates were going to be fix and working, to this day its always open 24/7. when you move out they drop a bunch of fees on your lasts bill. The apartments itself looks good, however once you live in it theres a bunch of problems. for instance, the A/C leaked water always froze up,the toilet leaked. We had to put in our own bedroom light (our bedroom DID NOT HAVE ONE) BC colonial said they were not responsible. Theres police always in and out that place. they over price their apartments. i really do not recommend anyone living here.

Worst Place EVER!!!!! DO not waste your money
I have been at this place for 4 years (hanging my head in shame). The gates are never closed, the pools are never clean, management NEVER answers the phone and maintenance takes too long to fix anything. I know maintenance isn't to blame it's management in the office. This place has changes managers 4 times already this year!!!!!! They don't know how to calculate your prorated rent when it's time to renew your lease, and God forbid if you every have a major emergency or end up in the hospital around rent time, and they don't hear from you, they put this ladies things out in the street!!!! This management company is the worst ever!!! I am leaving when my lease is up and can't wait! They treat you like a dollar bill, all they want is your money, oh by the way--other places you have until the 7th or 10th to pay your rent--not here! If you are late you pay rent 10% $25.00 extra for your water bill! Hell! the water company we pay is stationed in Florida!!!! why the extra $25.00 they say can't tell you why!!! I too came home to workers on my porch,who didn't speak english, and some where looking through my bedroom window!!! Let's not talk about the car washes that don't work anymore for over 2 yrs now. The trash is ALWAYS overflowing, the play area-is nasty, dog feces everywhere. My apartment flooded 7 times (the carpet cleaner guys got to know me so well, they called me by name) I asked them to move me to another apt. they said I had to pay them $500. to do that??/!!! What!! it's your fault you can't fix the darn leak!! I called corp and finally got some help but it wasn't much. I can go on and on about this place. Don't waste your time calling corporate. they just stand by their managers--Please TAKE YOUR MONEY ELSEWHERE-SAVE YOURSELF!!!! tAKE IT FROM ME! This place is the dumps! When it was managed by Alara it was 200 times Better! Colonial Grande SUCKS!!!

DO NOT LIVE HERE!!!!!!!!!!!!
The apartment itsselt is nice, open floor plan, it's quite at night..but when something is broken or needs to be replaced be prepared to wait hours to weeks to get it fixed. The people that work in the office are complete -------. They don't know what they are doing and NEVER answer the phone. There is hardly ever anyone in the office to address any complaint or issue. We have called the VP Assistant several times for numerous reasons and she is a moron too. The gates have NEVER worked since we moved in and they bullsh%& you and tell you they are going to fix them. DO NOT PAY RENT ONLINE..because they send you confirmation that they received it and then 2 weeks later put a notice for eviction for unpaid rent. As of right now my aptartment building is FLOODED and my actual apartment is FLOODED in my KITCHEN and MASTER BATHROOM and going into the MASTER BATHROOM. AT 12:45 AM!!!! We were not informed of any of this going on until we call the maintence emergancy line. We have had our A/C unit go out and be out for 5 days in the middle of the summer..I have 2 kids under the age of 2..and that doesn't motivate them to come out and fix it. RUN FOR THE HILLS AND SAVE YOUR HARD EARNED MONEY AND DO NOT LIVE HERE!!!!
