I am absolutely enjoying my experience at the community, it's a beautiful community, have a convenient location near the highway, grocery shopping, mall area, night life, convenient for work, and there's a park close for my daughter to play at.

the apartment complex is very quiet. the staff is great. the complex is convenient to everything. floor plans are nice. the only thing I don't like is that the gate is constantly open after business hours. its like we pay all these fees for gate cards but we never have to use them because the gate is always open.

My Experience so far has been pleasant; it is living up to its standards. I enjoy the community so far and it is a peaceful community. I do not have any complaints for now. Keep up the good work and continue to be punctual and thorough when requests are made.

Think Twice before moving here! Cons: It's a gated community but the gates are Never closed!! You can ride by at anytime of the day and witness this!! The gates should be closed at all times!! I live in a gated community for it to be GATED!! Robbers come at anytime. But I bet we all pay more for it being a gated community. THE TRASH overflowing!! Eww The leasing agents don't seem to care when you have a big issue. I was told that the $200 Processing fee went towards my deposit once approved. LIES! I was charged a amenity fee and set up fee. When I asked what the fees reference too ..nd shouldn't that have been included in the processing fee... I was given the run around about the answer from the assistance property manager. I had to request for the actual property manager to give me a call to actually get the fees explained to me!! Called corporate they never gave me a call back. Fyi before you move somewhere you might want to see if corporate is reliable FIRST. That way you know what you're getting yourself into! Also I put down a referral apartment number. When I let the property manager nd assistant know that it was the incorrect referral they told me when I first came in I told the agent apartments.com. Lies again! But sense they had proof I put referral on another paper they can go ahead and do the referral to the wrong apartment! I advised her sense she's doing the referral it's best to give it to the correct person. I am telling you to give it to. They said no... wtf! I only been here 3 months and had nothing but problems. I had to get my A/c unit replaced the first week. Not to mention when the gate did work for the 1 week my key wasn't working. I had to go to the office to get it reactivated. What a pleasure. Someone referred me they can't get their money then I get stuck here for 12 months. I can't wait til my lease is up!! Pro: Apartments are beautiful. The landscaping is nice beside the pot holes.

Overall my experience with this complex has been above average. I've been a resident for almost 10 months and my biggest issues were at move in. There was miscommunication between myself and the staff that lead to a move-in where the apartment was having to be fixed while I was moving in and then after being gone out of town for 2 weeks immediately after, I had to complain that none of my move-in repairs had been completed. Since then, most of the repairs have been completed in a timely manner and the staff is usually pretty friendly and helpful. My biggest issue with this community is that my husband and I wanted to be in a place where we felt safe since we were new to the area, but 6 out of 7 days a week the main gate is broken and there have been multiple break-ins that I feel are a direct reflection of that. Overall though, I would feel comfortable referring a friend to live here.

As a resident for 5 months I will say the staff is wonderful , I speak this message saying Janice, Eric, Emily, Robin and Hatidza are such wonderful adults that make me feel welcomed in the community. There professionalism and energy they have through out the whole day threw the rough days at its worst never changes on how they treat and welcome me here. I feel very safe and trust what they say. The community is great and anything I need they take care of with no wait and no questions asked. That's a outstanding group of consultants I request and you can count on. I highly recommend them and would say this is the place where you will get things done and have such great and wonderful customer service. Along with the maintnece team they also take a big part into making things I need better. They are a great team and I appreciate them very much, there hard work and everything they do to make this a clean wonderful friendly environment.

Everyone was professional and efficient. The application process went smoothly. I have enjoyed my 1 year stay. Friendly atmosphere. I really appreciate the ability to have pets. I do wish that rent would not increase every year

The experience was great. The community is clean and nice. The gym could have more equipment. Free weights would be a plus. And we should be able to access it 24/7. The tv in the gym didn't work. I don't like being forced to get cable. The gates are a plus but sometimes they are open. Why have gates then not keep them operational.

I have had no issues with this community. In fact, I feel very safe. The staff is always friendly and receptive to any questions/concerns that I may have. I'm close to everything (mall, grocery store, unique eateries and to my job). I hope to renew my lease this year!

The staff here is very nice, love this place. The grounds are very well kept. My move in went very smoothly.every thing is done online which is very convenient. The day of move in all you do is walk apt and your ready to move, the maintenance staff is very fast and they get the job done . Come join the club of an amazing home living Love this place

Nothing I was concerned with at move in was addressed. Fire Place is broken and they won't fix. Apartment was never cleaned before I moved in. Garage was not ready. Gates are always broken. 3 Robberies, 1 personal Property theft, and 1 auto theft in less than a year.

The maintenance guy is good ready to help but administrative people at the lease office is the problem since they are not diligent and don't care about residents inquires, take too long to help out, various issues are ignored until you repeteadly ask them to come again.

This is a horrible place to live. Things break all the time and do not get fixed in a timely manner. If it is fixed, then it breaks again. I would NOT recommend anybody to live at Colonial Grand at Pleasant Hill! This is not a good place to live. Sry

I will not be living here after my contract expires. Most unprofessional/rude staff I have ever met. They talk to you as if you were living here for free. I would never recommend a friend to live here. I completely regret moving into this place

The only reason I'm giving this place a star is because I have to ! Moving in here was aweful they messed up my paperwork so I couldn't move in on my set move in date and although this happened because of the incompetence of the staff I was still charged For the day even though I wasn't in procession of the apartment until the following day. When I complained to ----- (their assistant property manager) she told me that there was nothing she could do but that the person who had handled my move in had been terminated therefore admitting it was their fault! However no matter what she will always give you the same bs that do to equal housing rules her hands are tied which is the same excuse she gave me when I moved out. My move out day was suppose to be on Sunday and her office was closed I called left a message and as advertised in their message they were suppose to be open until five. I didn't here back from anyone until the next morning when ----- left me a message that if the keys were not turned in by 10am I would have to pay another day. I called and explained that I start work at 6:45 and couldn't make it until I came out of work at 4. Again she gave me the same excuse that do to equal housing rules ... Which clearly doesn't apply ! My lease was up on a Sunday, someone should have made themselves available for me to turn in my key ! So at this point I'm done speaking to her because obviously she hides behind equal housing rules even when it doesn't apply so next up will be to deal with the property manager And if she can't help me I will continue to go up the ladder ! Don't move In here! The office staff is horrible the apartments are aweful, there is nothing good to say about this hell hole !

I regret signing a lease at this apartment. I would go sign my lease elsewhere once my contract is up even if I have to pay more. The fact that potential residents MUST sign up for Xfinity cable is ridiculous. I do not own a TV and I'm having to pay extra $50.00 for nothing.

I have only been a resident here since the first week of August 2015, but I don't recommend living here. I moved here from out of state and was shown an updated unit and was told my unit would look the same, except it didn't upon move-in. When I mentioned this on move-in day, I was told it would cost $75 more a month to have an upgraded unit. Also, the day before my move was the only time I was told that the complex doesn't give you keys to move into your unit until after 3 or 4 pm, but yet they still charge for the full day of rent. The first month and a half that I lived here, the gates (front and back) stayed broken and there were 3 break-ins during that time. Also, apparently, cable is not optional here. They include the $50 charge to your monthly rent fees. I don't even have a cable box or watch cable TV, yet still am forced to pay this charge every month. Basically, I cannot wait until my lease is up. If I could afford it, I would terminate my lease and move elsewhere.

Janice and Robin are a great office representatives. I live here before but now the customer service is way better than before. The 2 girls above mentioned are great staff simply awesome. The only thing I dont like is the office manager is not friendly at all.

Overall the staff is very helpful and efficiently answered any questions I had however Move In day could have gone a bit smoother. I was expecting to move into a clean apartment but found numerous issues immediately. However the staff has been helping me rectify the situation.

I am so unhappy with the location of my apartment, not a single day have I felt safe in my apartment and I feel that nobody care about my family well being and safety. I came to Colonial apartment home look for a safe place to call home but instead it has become one of the most fearful place I have ever lived. The sale representative sold me a place with no knowledge of the community or bluntly didn't care, showed me very elaborate model home, giving me the assumption that that what I will be renting come to find out my place was not anywhere close to what I was sold. I requested twice to view the place, instead she told me no that the place is not ready for viewing. I was not informed that the place have a washer and dryer, which forced me to sell my washer and dryer. I was told that I would have two entrances to get to my apartment, I would be able to park in the back and in the front of the apartment, come to find out that that is not true. The inconvenience that Robin Thomas and dissatisfaction that Ms. Thomas has put me through has adversely impacted me and my family life seriously. I regret each day why did I left my old place to be in a more unsafe and pay more money. I called the customer service several times just to be ignored. I live each day at Colonial apartment with intense fear. I should not have to pay so much money to live in such fear. I am a very frustrated dissatisfied resident.

The management office here are crooks! $600 for a dog that was visiting. That is complete --------. When we ask for repairs, they refuse and ignore our emails but when it comes to profiting off of residents they are super quick. Real honest and ethical people are running this place (sarcasm). They can't even manage the amount of trash that gets dumped around here, but want money for a pet that was there briefly. Management office must have a bunch of time on their hands with the amount of emails they ignore. Thanks for "finding" out about the dog and charging an additional $100 "finders" fee. That's hysterical. Also, I'm sure your office is well aware that your complex has a lot of Asian American residents. Don't mind us as we will report your property as low-end with an incompetent and rude staff. Please come and threaten me again saying you'll search my apartment for whatever it is you're looking for, ya Nazis. Sincerely, Your resident in building 17 P.S. We will not be renewing our lease. We will be taking our business elsewhere. Everything about your property is misleading.

It's nice clean comunity quiet and affordable prices the gym is nice and I like that there's a security diving around now and it's gated and apricot ion and process is quick and easy the savings program saved me lots of money on deposit 2 pools landscaping very clean.
