Pleasant community but very transient. The 20 percent rent increase did not see an increase in visible security guards or grounds maintenance. Comfortable and not overly crowded. Pool is a nice feature. Location tends to be a magnet for homeless and petty theft.

Beautiful love peace and happiness much appreciated The experience of being help with all my paperwork by the property manager Mrs. Bri she was amazing in helping me out with the tour and getting me and my fur baby a perfectly great place to stay.

Don’t live here!
Definitely do not recommend. This place charges astronomical rates. They continue to raise the rent so high they have vacant units. In my building alone they raised it so high for two units both loved and they have been vacant for months. Real smart. NOT! You think they would realize they are losing more money than making with a unit sitting vacant that long. Not the brightest crayons in the box. More like idiots trying to take advantage. You can never get a hold of anyone. The phone systems voicemails are always full. The staff takes days to respond to emails and never returns calls. However, if you call them from a blocked number you can get through. So it’s quite obvious they only want to deal with non residents. Be prepared because if they want something from you they will blow up your phone multiple times a day asking for it. Courtney is the worst! Her customer service is horrible and she treats people as though they are the scum of the earth. I have yet to have a pleasant encounter with her. I have never missed a rent payment or had any complaints however she treats my calls or requests which are minimal as though I’m a tenant who is weeks behind on rent. The halls are despicable. They smell horrible and the carpets are severely soiled. Walls are so dirty and dusty and the ceilings filled with spiders and roaches. They need to spend less money on resident events and put it into the maintenance of the dump they charge so much for. Homeless are always digging through the trash and the attitude of the lofts is well….not my problem. Figure it out. Electricity….hang onto your pocket book. They don’t bill you for your actual usage. They take an average of what the building you live in uses and splits it by how many active tenants they have in that building. So if your a minimal user your helping pay for other residents usage in your building. That statement came from Maitenance themselves. Don’t let them fool you I have a 1 bedroom affordable unit with 1 person and I pay over $500/month. It’s horrible. Again their attitude well deal with it. Staff is a 0/10. They look for ways to have a problem. After being a resident for over 4 years they call all the time with stupid issues. For example, you can run your vaccum on the third floor during the middle of the day because it’s to loud. Are you kidding me?! I pay rent to live in my dwelling. This isnt prison. Their rules depend on the unit and it’s absurd. Horrible place won’t be renewing my lease. Their loss. Do better Kapolei lofts!

The Kapolei Lofts are very well maintained by a great maintenance crew and it shows! When I put in a ticket to have a repair done it was taken care of immediately. I did not expect it to be done until the following weekend but they got it fixed earlier than expected. Job well done maintenance team!

I'm always satisfied. The Kapolei Staff is friendly, knowledgeable, and always willing to help. And the Maintenance Team responds quickly and they're very clean and courteous when doing work in your apartment.

I lived in Kapolei Lofts for nine months. I was fooled by the solar panels that are present throughout the complex and thought that their presence meant that the cost of utilities would be reasonable. Quite to the contrary, the utility rates are very high as you are charged for your use of the utilities as well as those in the community. Additionally, a third party bills you and charges you for the honor of billing you. You can expect that your electric bills alone will be in the $200 to $300 monthly range, and this does not include the other utilities that you are charged for: Water, sewer, pest control, and garbage collection. You also have to pay for parking and the spaces in both the covered and uncovered parking areas were designed for your car to get dinged by the vehicle next to you - very small spaces designed to maximize profit by the developer. Cleanliness of the interior parts of the building were I lived was a major issue. The floors in the hallways and stairwells were filthy and there appeared to be no regular cleaning schedule. There was a naughty stain on the carpet in the stairwell of the H building where I lived, and despite several requests, the stain was not remediated. I would have thought that given the high rents, there would have been much better maintenance/cleanliness of the common areas. Not surprisingly, given the aforementioned cleanliness issues, I saw large cockroaches in my apartment and in common areas. In the nine months that I was there, I noted quite a bit of turnover in the front office staff. I also sent several e-mails that I either did not receive a response, or a delayed response. Tenants at Kapolei Lofts tend to be very transient, resulting in people constantly moving in and out. Some tenants with dogs did not pick-up after their dogs defecated, resulting in there being dog feces around the compound. Additionally, some tenants left their dogs in their lanais and the dogs would bark throughout the day. On a positive note, my apartment was very quiet - I could say that I very rarely heard any noise from my next door neighbors. Also, the complex is located within walking distance to a shopping centre. When you move out, you can conduct a pre-inspection with a member of the maintenance team to review your apartment for any damage so that you can get your security deposit back. In my particular case, I scheduled a pre-inspection, waited two hours and no one showed up. I had taken time off work in order to complete the pre-inspection and had stopped by the management office a few minutes before the designated time in order to ask for them to contact the maintenance staff to let them know that I was waiting. No one bothered to call me to let me know that the maintenance staff were either not coming or were delayed. When I went to the office to complain, the manager made it seem as though it was my fault that the pre-inspection did not take place. To top things off, Hawaii law requires that your security deposit be returned to you within 14 days of the end of your rental period and in my case, Kapolei Lofts did not comply with this law. All-in-all, I do not recommend Kapolei Lofts.

Kapolei Lofts is a great area to live. I have been resident here for 4 years. But quality of area has been declining. Property Management Company has a high turnover of staff including the upper management. Does not seem like they care about community. Just another job.

So far enjoy living in my apartment. Once in awhile I get noise from upstairs or outside my window from children playing trying to look In my windows but overall it’s been nice. I always go to Kristen for my concerns and she helps me to get what I want done

Excellent place but very expensive for the size of Apt you get..very easy to get from the highway and have many stores and amenities near by walking distance. It is pet friendly so that’s very good for those families that have pets

Horrible staff dishonest and does not follow deposit laws
Please read …Horrible complex management is dishonest… kapolei lofts don’t waste your time or money. They charge you for everything, bill from a 3rd party agency for water, electric that has questionable charges on the bill. Most important they are dishonest. When it comes time to give you back your money for your deposit forget it. Even if you clean thoroughly. They Will charge cleaning and painting fees. They had no reason to clean or paint the apt. I left it in amazing condition. When I asked to see the invoice from the cleaning company they supposedly hired they refused to send it. That tells me they never hired one in the first place and illegally charged me. I had to fight to get it back and when they finally did send it back it was past the deadline in Hawaii which is 14days after your lease ends. Then the manager Haley lied and said that was not the law and they had more than 14 days to send it, they just had to have an invoice sent within 14 days. This is one of the many lies they told to try to keep my money. The buildings inside are not well cleaned floors always filthy and animals pooping on the floor inside. People smoke weed all over the place and nothing is done you can smell it inside. You get charged to park and have to pay a parking pass fee. They need to look up the laws In Hawaii because they are not following them. Don’t even bother I will be filing a claim in small claims court against them for acting in bad faith and failing to comply with deadlines per the state.

Very expensive and unfortauntely they allow spectrum internet services. Spectrum scams people by providing a fake promo discount but really you really pay 10-20% more a year on your bill forver. Kapolei lofts only have spectrum

Great community. Love the community events. Staff all around are helpful and courteous. Residents need to do their part in picking up after their pets, I have noticed lots of dog messes in grass areas and sidewalks. They provide dog bags and trash cans in numerous spots around the community. Dumpster areas at times can get over packed and very messy but I think the maintenance team does a good job at cleaning them up promptly. This is a great apartment complex, great modern features!

I enjoy the location (area), ready access to nearby stores, clean well manicured Kapolei Lofts’ lawn and grounds, the pool is lovely and the gym is extremely nice! I’m particularly pleased with the staff especially the maintenance team who have met my various requests within 24 hrs as well as the same day. Lastly, I really like my apartment and sense of safety here.

Not very good experience at the moment… for the amount of rent paid things around here should be A LOT BETTER… Office staff is not very friendly or helpful at times. Rent gets more expensive while services/grounds gets worse.

Hallways are dirty and not regularly cleaned. There is an ugly stain on the carpet of one of the stairs and although I have complained, it has never been remedied. There are homeless people who regularly roam the grounds, including going into the garbage dumpsters in order to sift through the garbage.

I don't think my request was understood and the issue still remains a question. In the past, the maintenance team would take no more than 2 days to get to requests but now, I put in a request on May 9 and it was only after calling on the 23rd did a team member come out to check the problems. I have found that this exists in all aspects of the community these days. You can't get a hold of anyone in any department and when you do and leave a message, no one returns calls. I don't know what has happened in the past year but it is very disappointing for someone who thought of the Lofts as a real home.

Try is is a great experience to live in this community. Best place I could have chosen! I am glad I have chosen to live in the lofts! I wouldn’t want to be any where else! Great atmosphere! Great apartments! Clean and new!

The complex is beautiful and there are great amenities, but the rent is extremely high and it is not worth the price. There are many extra add ons that they do not tell you and there is little communication between staff.

I don't have any problem with Kapolei Lofts in general. I do think that Greystar nickel and dimes us to death on utilities and then raises rent by a $1000 a month and calls it "Market Rates". I also think that we should do walk throughs with a staff member upon leasing, so they can see what's damaged etc.., as we were charged for blinds that we had pictures of on our last lease. The blinds are the worse things about the apartments. It's a struggle to pull most of them up & down and you cannot control the natural light coming in. It's either dark, or no privacy.

People park in the access lane of the handicap spaces all the time. They stay for hours and even overnite. The dog poop all over is gross and really detracts from the lovliness of the property. My recommendation of this property with friends would include these 2 issues.

A modern apartment community with pleasant neighbors. It is convenient to most essential stores. It would be good if folks would pick up after their dogs (especially the big dogs) and if the electric bills were not so high. Someone broke into my car while parked in a paid stall and we were told the security camera on the building was out of order. They never caught the person.
