They were very accommodating when I contacted them initially to inquire about the apartment and processed the paperwork quickly. I have been very satisfied with River Oaks Apartments.

Apartment is great, community is very quiet. Quick access to M-59 and I-75. Private entry is very nice. We have had two issues with maintenance both of which were resolved within 48 hours. Honestly, the biggest downside is the traffic on Adams road when coming home in the evening.

The experience was overall very good. From the employees that worked for the property to the security and safety to the amenities, this property was well rounded. In addition, the neighbors were very nice with no issues in my time at this address.

This place is extremely outdated. Appliances are from the 80's as well as the kitchen cabinetry and counters, kitchen and bathrooms. Have you heard of places still offering gold light fixtures and doorknobs? WOW! Their apartment model revealed nothing of the sort. Nothing but bait and switch. Windows leak air and water and are also dated from the 80's. Deterioration is noticeable outside on many of the apartment buildings. This place really is a dump for the prices they charge. Office manager T.Z. and Leasing Agent K.D. think they are God's gift to the universe. Unprofessional and conceited. Really disgusting from a customer service perspective that people are even allowed to treat people like they do, considering that the tenants here pay their mediocre salaries. But, this is the type of customer service that accompanies that type of pay. Expect nothing out of the ordinary here and nothing but true class unprofessionalism and outdated disgusting apartments. The management team at this fine community, and I'm being extremely facetious, is nothing short of abrasive as well as unprofessional. River Oaks staff is downright rude, two faced, unfriendly, and will find any way possible to make sure you pay for "something", either while you are living here or after you're long gone. The apartments are dated and I mean, kitchen cabinetry since the 1980's. The paint job is horrendous! They paint everything, and I mean everything flat white including the doors. There have been minimal if any renovations to their aging apartments which are literally falling apart on the outside at some buildings. Luxury living at it's finest! On top of that, you will experience harassment at the clubhouse if you want to sit back and try to relax poolside. We lived on the main boulevard and saw moving trucks almost every day. The turnover rate is extremely high as they obviously can't keep any residents. We like to pay our bills on line and this place allows you to do that, for a nominal $50 convenience fee. How ridiculous is that in this day and age? When we first moved in, we found the gates at the front entrance to be nothing but a false sense of security. Either they don't work properly, or people drive right through them. On the plus side, the grounds are nice for the most part and they are kept up. I'm sure that's to lure potential tenants, but no investment is done to update the outdated apartments. In conclusion, we wouldn't recommend this community to our worst enemy. TENANT BEWARE!

RENTER BEWARE! River Oaks and staff (Property Manager T.Z. and leasing consultant K.D.) treat tenants like 3rd class citizens after you move in. They are rude and seem to think they are above everyone. Really gals, you are far from being beauty contestants. We lived here for two years and couldn't wait to move out. We paid our rent on time every month but endured horrible treatment (i.e., nit picking, harassing letters, attitudes, poor maintenance, the list goes on). We keep to ourselves and have never had a problem anywhere else we lived. On top of that these apartments for what they charge are extremely outdated. Appliances are from the 1980's as well as kitchen cabinets, bathroom cabinetry, windows and doorwall. Walls are so thin that you can hear someone snoring in the apartment next to you. The outside of each apartment building is dated but for the most part are kept up with a fresh coat of paint. Grounds of the property are really the only thing that is kept up nicely. Just don't invite your friends inside your apartment as they're eyeballs will pop out of their head like ours did. This is a gated community which is nice when someone doesn't plow through the gate or when it's working properly. You can expect gate repairs to be done at least once per week. Neighborhood is safe and close to major expressways and entertainment. As a final note, the renter experience here is nothing but a big disappointment.

I did not have a good experience with River oaks apartments. Every time I asked to see my apartment before I had moved in. I was told that it wasn't ready. So I didn't see it until the day I actually moved in and I was completely disappointed. The apartment was completely outdated!! And for what I was paying which at the time I was paying $1326. I was extremely disappointed. Not only by the appearance of the apartments but also the staff. The customer service was extremely poor!! I would not refer anyone to live here!!!!

I've not submitted my name as I believe the Manager can be vindictive. I truly like & admire the manager but in pleasing the owners, the manager is not able to keep the job & deal as candidly & honestly as necessary. Safety is the biggest quality here. Next is the Maintenance staff. A signal light is badly needed at Butler & Adams roads. I offered to circulate a petition but was informed that the problem has been solved. The city would widen the entrance & exit to & from Adams. I said this would not solve the problem & it did not. The last issue I have to include is that the recycling project was abandoned. The reason is understandable but as a property, we should be included in some city-wide program to recycle. In 2017 this is unacceptable to allow this. The residents will cooperate if taught to do so. Either teach the foreign residents & the corporate residents to follow the rules or prepare a manual for their use in referring to the rules. The lease agreement is not the place for instructions in depth. Spend the money & prepare a proper manual for these two type of residents. Greed is running America. Investors run the company & the owners have no desire to confront them with the facts that the company is not Tenant or Environmentally Friendly. The entire rental industry needs to face the facts that people deserve to live in a home that makes them proud so they will want to take care of it.

This is a very vibrant area. A good mix of commercial stores that are close enough extremely wonderful homes. Quiet enough to be peaceful, but a good party can be found close by. Upscale restaurants Good school systems. Life is good in Rochester Hills

an apartment service sent us here. we where totally impressed with the grounds, staff, apartments, and security. we initially got an apartment, 1250 sq ft. decent price. then after the kids moved back in we got a bigger 2000 sq ft apartment. when they moved out we got a different 1250 sq ft apartment. Snow removal, grass cutting, even power outages are handled completely and as quick as possible.
