Great Place to Live
I lived in a two bedroom apartment at River Oaks for 2 years and just recently purchased a condo. I really enjoyed my apartment and the summers by the pool "they have one of the best pools you'll find". I would recommend anyone who is looking for an apartment to live at River Oaks. <br>

MANAGEMENT FROM HELL!
MANAGEMENT SUCKS!<br>We were completely robbed of our security deposit. Granted we had some stains on the carpet from our dog. However, the entire apartment was cleaner when we vacated than when we moved in. Also, we are the ones being made to suffer to pay for the carpet, yet the last time it was replaced was 3 years ago. We received $70 out of $700, because Tracy, the Leasing Manager at River Oaks thought that's what we deserved, after she did her so called calculations of the carpets worth! I will tell everyone I know, to never think about renting with W&M Properties. <br><br>

The expat place
I lived at River Oaks for a few years. This place is very quiet, very safe, pretty clean, well maintained and serviced (snow plowing, landscaping etc); as it was built in the middle of the forest like most of Rochester Hills, wildlife is totally surrounding (deers, squirrels, birds, some racoons at night). Residents are mostly engineers working in the surrounding overwhelming auto industry, a good proportion of which are expats from Europe (Germany, France), Mexico, some from Asia. Also a family place which is particularly striking around the pool in the summer, kids totally take it over. <br>I would say a good choice, but not of the cheapest around. Management is ok, quality of the building not great, in particular the thaw season can be a challenge with some water infiltrations. Do not expect any commercial favor from management, I moved out on a saturday, asked for a favor to come back the next sunday morning to finish detailing the place: I was required to pay one extra day, hey, business is business.

Run and let the curry smell stay there
Worst staff i have ever delt with, they don't know where there --- is located!<br>Yeah the price is right but there apartments are old, ceilings leak, dog poop everywhere!<br>The wost part is the sell of curry and all of the other residents are either trashy or working people not home long enouph to see the mouse in the sink..

Living Rochester Style with Class
I loved my apartment in River Oaks. I, too, found the atmosphere just wonderful and peaceful. To wake up in the morning and spot a deer on the property is priceless. If I were to get back into apartment living, I would have to choose River Oaks. It is just simply stunning.

Wonderful Experience
My husband and I lived here a few years back and we absolutely loved it. The clubhouse was beautiful, the workout facility was 24 hours, the pool and spa were great and it was very quiet. I have since moved to Florida and had a really bad experience which only made me appreciate this place more. Highly recommended!

Loved this place
I found the grounds to be beautiful and well kept, the closeness to nature calming. I think this is perhaps the nicest apartment atmosphere i have ever lived in. I really like the diversity of the people that live there. ALL my neighbors were great! The upkeep was good. I think in general the staff was excellent with the exception of -----. the manager was wonderful. I lived in a dog building and the grounds were clean and everyone took care to clean up after the pets.

Read your lease contract carefully or else...
River Oaks is a beautiful place to live. Probably the nicest apartment complex in Oakland County. Mature trees, nice landscaping, a river running through it, the peacefulness of nature. Maintenance is prompt and knowledgeable. The office staff is friendly as long as you don´t ask them for anything that´s not written in the lease contract. If you ever pay your rent late - if you forget, are out of town, sick, have to respond to an emergency - watch out! Management will slap an eviction notice on your door within 1 week, charge you a 10% late fee, and make you pay back any promotional rental discount they gave you! All this without ever getting a ´friendly reminder´ phone call from them. Your living contract here is strictly enforced. There are no exceptions to policy. There is no forgivesness. Maybe if you die.... they may not charge you a late penalty but I´m not so sure....

Wonderful Luxuary Living
I´ve livied here for only 4 months, but was refered by a friend who has been here for 3 years. The grounds are beautiful, it´s near the new mall and has a lot of great things to offer, including a fabulous pool. The floor plan works out great for roomates and the office staff is super nice. Also, maintence seems to work very hard. They are efficient and friendly. Plus with the gate guard i feel really safe. This is a great place to live! Even though there are newer complexes in the area, this one has great ambiance, plus you know they keep up their apartments. with these new ones, they may be nice at first. but if not properly maintained they get really shabby very quickly. You know this place is well taken care of. I would recomend River Oaks to anyone!

Great Location w/ So - So condition of apartments
Hello! <br><br> <br><br>If you are looking for a scenic, highly secure apartment set aside from the hustle and bustle then this may be the place for you -- if its in your price range. <br><br> <br><br>My girlfriend and I lived here for a year. We were in building 32. Our upper floor 2bed/2bath had a view away from the apt complex which was nice. A new luxury neighborhood is being built off of Butler road, but this hasn´t deterred the deer from grazing in the nature preserve between the two residetially zoned properties. Just about every morning and evening we could see a herd of deer passing through. <br><br> <br><br>As for the condition of the apartment, its wanting. It may have been a freak accident, but the day before we moved in one of the toilets flooded causing damage to our apartment and severe damage to the apartment below us. Fortunately the one below was for corporate rentals and no one was there. As for ours, the office tried to play the situation down and wasn´t very professional about correcting the problems. They were trying to blow dry the carpet eventhough the concrete below was soaked. I had to go through hoops to have them remove the carpet and place professional grade suction dryers on the concrete floor. We didn´t notice any molds but that doesn´t say some may not have started in the cracks between the apartments. <br><br> <br><br>On a more positive side, River Oaks has one of the best pools & decks I have seen. Most apartment complexes these days build a pool as an after thought. River Oak´s pool is big and their deck seats over 40 lawn chairs. The tennis courts are in excellant condition. Plus they have lights on until at least past 10:00pm. <br><br> <br><br>I could´ve done without the speed bumps. Not good for your car´s shocks.

Simply...Perfect
River Oaks is the nicest place that you could live. With the Clinton River in your backyard and the deer roaming around at night it is wonderful. The maintnence is really helpful and the people in the office are the nicest. The pool is in a great location and I use the health club to work my buns into shape. the only thing I dont like is my oldest son hates the playground. e thinks that they need swings or monkey bars to hang on.

What a Nightmare
Between the dogs barking, the poop everywhere, the constant noise, and the snoty management, this was not an experience, it was a nightmare. Everything you would want in an apartment, isn´t here. I am very glad to be out of River Oaks. The WORST part about River Oaks,is that no matter what building you are in, the aroma of Curry surrounds you. It´s DISGUSTING.

EXCELLENT PLACE TO LIVE
I first moved into River Oaks in March of 1989. I will be moving out at the end of June, 2003. Yes, fourteen years at one Apartment complex should speak volumes. I love River Oaks, and I will miss it. This place is nestled into an ancient river valley. River Oaks is bordered by the Oakland University golf course, and by private homes valued from $250K to 800K. Summers are like living at a resort. Pool parties are professionally catered, and the live music plays from a stage that juts out over a steep bluff that looks down on a river winding in and out of sight through ancient Oak trees. The Apartments are well laid out. My kitchen has produced countless world-class gourmet meals (I have been told). Maintenance calls are responded to promptly by qualified personnel. Lawn mowing, and snow removal are prompt, and complete. The grounds are landscaped as an expensive Estate would be. The management staff are professional, while being friendly. They uphold the feeling of community that one senses when they first step in the door. The General Manager seems to know every resident´s name, and she is always accessable for complaints as well as compliments. On the negative, Apartments are Apartments, and not private homes. Noisy neighbors who inconsiderate can be a problem, and the buildings at River Oaks could be much more soundproof then they are. In conclusion, I would reccommend River Oaks to anyone who wants to live well in a beautiful setting that is well located.

OLD & NOISY
Coming into this property may seem great when you have a gate gaurd standing there to direct you, however, if he doesn´t know his own name, how is he going to know you as a resident. This complex is 15 years old and it shows it´s age. To begin with, you have appliances that look like they came from a garage sale, almond and rusted. The laundry room where the furnace is(unfortunatley not outside) smells of natural gas(NOT NORMAL). The walls and floors are very thin, the balcony looks and feels like its going to break through when you step on it. The list goes on and on. I would not recommend this apartment community to anyone, there are better ones out there not too far from here.

Simply... GREAT!
The best thing about this great community is the staff. In all respects they have proven to be accommodating, service oriented, helpfull and eager to please. However! One cannot overlook the second best thing about River Oaks and that is the apartment units, so well maintained, spacious and with intelligently laid out floorplans. Beautiful!
I have lived here for 5 years and love it. The grounds are beautiful. I have deer in my backyard everyday. The facilities are kept up very well and they seem to do a good job of updating things like the buildings and landscaping. I am happy with the weight room although it tends to get too busy at times. I have not really had any problems with my apartment except small items and they responded quickly. All in all, it´s been one of the best places I have lived.

Best choice!
After living at other apartment complexes in the area before moving here, I can recommend River Oaks without question. The grounds are absolutely beautiful and nature abounds. I wanted to save money, so my view isn´t the best, but most apartments have great views. One of my favorites aspects of living here is because I have children and it seems like almost every month there is some sort of party at the club house for us to enjoy. Of course every complex has it´s ups and downs with maintenance problems, but I don´t have many comlaints in that area either. The staff seems willing to hear my complaints with a smile and the problems get solved. The previous review stated that snow removal was a problem. I disagree. Many snowy mornings over the past few years I have gone out to find River Oaks plowed while city streets were still unplowed. Also, in regards to appliances, mine have been updated, so no complaints there either! Even though nobody´s perfect, River Oaks is TONS better than the other local "apartment communites" I have lived in . (I´ll do my editorial on those in their own sections.) Hope this is helpful....

Rude management, poor maintenance
I stayed at River Oaks for almost 5 years. For personal reasons I was unable to change my address for so long, otherwise I would have left this place within a year or two. <br> <br>The best thing about this place is what you can see with your own eyes. Nice location, not bad looking apartments and OK grounds. <br> <br>The rest is what gets you. <br>Let's start with the worst staff I have ever seen at any apartment complex, and I have stayed at quite a few... <br> <br>The property "manager" is Jennifer, a conniving, snooty and dishonest person, who has the nerve to lie in your face without blinking an eye even when she's sure that you know she's lying. It is very important to take everything she says in writing. She’s the only one there with powers to do anything, so what other staff tells you is really irrelevant. Through the years there were a few nice women there, but most of them do share one thing in common – condescension. <br> <br>The next thing is the old appliances that break a lot and take forever to get replaced. <br>During the winter I was unable to adequately heat up my bedroom. The furnace heats up the living room, kitchen and bathroom first, before the hot air gets to the bedroom. I had to nag for almost 2 years and endure five colds before I got my furnace replaced. It took even longer to replace a leaking and unstable washer that supposedly “got fixed” a dozen times before I finally boiled over and demanded it replaced. <br> <br>The worst experience was getting the lease renewed. First of all they send you a letter 3 months before your lease is over and tell you that unless you resign within a month your rent will increase by additional $10-$20 every week you delay your decision to re-sing. So, e.g. if you delay your signing by 2 weeks and you would normally pay $900, your monthly rent will be $920 on the same 12-moth lease you had before. This is on top of normal increases they might do for you. To make things worse after your lease is over they charge you additional $150 a month to go month-to-month. Not an uncommon practice, but you can still find complexes in the area that do not do that. The trick is that this $150 is on top of a “market price” – some abstract number Jennifer pulls out of who knows where. In reality be prepared to pay as much as $250 more when going month-to-month. This has been the case of my neighbor (stayed there for 3 years before leaving for another complex – he was furious for such a treatment, as was I later on). I was forced to pay “only” $210 more. One time they offered a deal for people to move in at the time of my lease renewal. Of course such a deal is not extended to you so, when I came to sign up, (having stayed at this place for over 4 years, mind you) I did not get any preferential treatment at all! As it was a 6 months lease I was asked to pay a cool $200 a month more than my neighbor for the exact same apartment. <br> <br>To summarize: if you are 100% sure how long you will be staying there and no lease re-signing is concerned, it might be an OK place to live. As soon as you run into maintenance problems, or you have to extend your stay be prepared to be snubbed and ignored, and do not expect any understanding or support from the management, no matter how long you have stayed there. <br> <br>Some of things you should look out for when inspecting the apartment and generally consider before you rent: <br> <br>The kitchen and bathroom cabinets are of poor quality. Make sure that they hold up well and do not delaminate during your use. Mine did all the time, especially on the edges. <br>Bathtub design is fundamentally flawed and the bathroom floor always gets wet after a shower no matter what you do with the shower curtain. <br>Blinds get stuck and break at least once a few months. I had them continuously repaired. <br>Make sure you get dripping pans for your stove when you move in, I didn’t. <br>The only cable provider is Comcast and you have no other choice. Comcast service is one of the lowest ranked services of any kind in Michigan – look online for stories on the subject. <br> <br> <br> <br>
