Not worth the price but not a bad place to live overall. Biggest cons are maintenance staff, outdated appliances that continue to break and never get replaced, and cost of rent. Walls are pretty thin too.

I can't explain how much I am happy that I made the right choice to move into River Oaks Apartments. Granted, every apartment isn't perfect for everyone, but this one was perfect for me! The location is great! The offered amenities are amazing! the staff in the office and even the gardening and maintenance staff are SO helpful! Any issue that presented itself was resolved very quickly and there are always follow ups from the office staff on the issue to see if there's anything else they can do to help. It's the little things that go a long way and for that I am truly grateful.

We love this community for its very natural neighborhood. Its a very quite place in a busy area. The community is very close to most of the retails and very good restaurant. I would highly recommend this place.

We feel that the community is safe , maintenance is promptly done. One major concern is that, for the rent we pay, the appliances can be newer. The community is very close to downtown Rochester, and shopping and dining places.

Very stylish, updated apartments with excellent landscaping. Most apartment complexes I looked at were flat parking lots surrounded by buildings, but River Oaks has some nice grass hills, winding streets, and lots of trees. Overall an excellent area and complex.

Thie staff completely made our family feel welcome and appreciated. From the minute we visited the property we felt the care and concern for our needs. Any time we had a concern the staff took very good attentive care. We love living in this community! The units are very well maintained and the grounds are manicured. We are proud to live in River Oaks!

River Oaks has been amazing. Great staff working at the front office, great maintenance and great ground keepers. Everything is always kept nice and tidy around the community. We are kept up to date on everything that happens within the community as well as when repairs are being done around the neighborhood. My 2B 2B apartment is spacious with updated appliances and a great view to the outdoors. Expect to see deer just about every day! Fabulous place to live!

This is a nice community of various residents who are mostly professional. Mother had lived here for 22 years, so I was familiar with the properties, management, maintenance, security. So far I feel good about living here as I am retired and are here most of the day. The value is good for the size and amenities of the units. The pool and gym facility is very nice and welcoming.

River oaks is a very nice, safe, quiet community! I love to watch the wildlife while sitting on my balcony! The office staff is always pleasant and helpful! Maintenance requests are handled quickly and efficiently. The pool is very nice and welcoming. I recommend this community!

The grounds and common areas are nice, neat, and up-kept. The staff is friendly. The townhouses that I am in are very outdated. The kitchen is small and does not have up to date appliances. A lot of the doors, drawers, and cabinets are out of alignment. There is a good amount of storage in the basement. The blinds over all of the windows are cheap and break after touching. I enjoy the outside grounds, but the inside could use some work.

It is great! Tracey and the Maintenence crew are above exceptional and truly care about your needs. Anyone who is looking for a safe quiet community that has a great location, then this is the place. There are a lot of bugs though so be prepared to buy pest traps lol

Love living here the staff is wonderful, always friendly and very respectful, they listen to any problems you may have if it's within their power they do their best to help/fix-it, I can honestly say I've been here almost 10 years and never had any bad neighbors, the residents in this community are friendly.

Fairly good. Kitchen a little small and needs updates. Staff is friendly and pool is nice. Playground for kids could be improved and no place to really grill in the summer since we aren't allowed grills

Outside surroundings are very scenic, lots of trees, stram, and deer. Inside shows age - older, noisy. Renovated units still have issue of thin walls and floors. Will hear neighbor's cabinets, disposal, dishwasher, water running, etc. And, Windows are drafty making it colder in winter. Don't get first floor unit. Besides noise overhead, you have multiple air conditioners outside your master bedroom that are noisy. Upstairs always run air even on nice days.

We are extremely happy with the quality, appearance, and condition of the units at River Oaks. The staff have been outstanding in every way. The grounds are kept up and look immaculate. Unlike many communities that we looked at, River Oaks has the best security. Without a doubt this is the quietest rental community I have ever been in. We love it here.

I have lived in this community for four years now and they are beautiful apartments with beautiful surroundings. The office staff and maintenance staff are so friendly and helpful. They do everything they can to update as needed. I would recommend living in this growing Rochester area to anyone.

Excellent! The staff is very responsive to the needs of the resident. The maintenance staff is second to none. I love my unit and have no complaints. Without the extreme rate increase, I would not consider moving, ever.

it's a nice place to stay. However, I think it is not fair the rent rate which kept increasing for the long term client. I would like to keep rent my apartment here if the rent rate could lower down for 5 year long renting client.

Good security and neighbors are friendly. It is quiet and nature friendly. It is recommended if you like quiet things. Unfortunately, there are not enough facilities around. Like a restaurant ... the road to the entrance may also be a little uncomfortable.

Not really happy with this community we will bee moving next year. We feel that the apartment is over priced for the floor space and it is also very noisy. The parking lots during the winter are terrible. Some of the staff a re nice but the manager seems pretty irritable every time we speak to her.

The associate that greeted me and showed the facilities was the beginning of the reason I chose to live here. The meandering boulevard with the lush landscape was just what I needed to come home to. Watching the deer in the back common area is a favorite pastime.
