Not enough ADA Parking. Poor Customer Service
There aren't enough ADA parking spaces in this apartment complex. The only ADA spot available was removed a few weeks ago because one of the tenants complained that OTHER handicap people had legally parked in said space. Contacted park Ridge Estates and basically received the run around. I lived here like 26 years ago, and it's ashamed that it is so poorly managed.

Overall very happy with my experience thus far over the past 5 months. Neighbors are nice, the rent is affordable, the amenities are well upkept, the maintenance team is unstoppable, and the management team is responsive. Everyone in the community has been so nice and the dog owners are all respectful of each other.

I would not recommend based on the time projects take for completion on property and reduced amenities. Most are around 6 months which was a big inconvenience to not have a pool bathroom this last summer. Plug the gym and business center were shut down that long as well. Now that gym has reopened they did not reinstall tvs. Took just as long to complete tennis courts. Dog park was moved and is in a terrible location now with no shade and is on a declining slope that drains down making it a mud pit after rain or like a desert when dry. Doors are not secure and dogs can escape. Also in new location more non-residents use the dog park and have heard of residents being attacked by these other dogs which means there is no info on file since they are not residents. Gutters are also a consistent problem causing rain and water intrusion on porches but management refuses to increase cleanings. Many units are also dealing with mold .

I’ve been here a short time so far it’s much better about respecting privacy and making sure renters feel respected than the previous two I have lived at. Although, the automated maintenance system kinda fell apart when my lock on my door failed.

So far, it has been very quiet and I truly love it. The bugs are bad, especially on the patio, but I need to put up some mosquito netting and yellow lights. The scent in the foyer in the floor smells like urine, and im concerned about the vents leaking when the AC is on.

Although there have been failures, I think they have been able to solve them quickly. On the other hand, I think there should be an order with the use of the pool. It is always occupied by the same people who prevent others from using it and they are always the same neighbors in the area

Park Mold Tenant Union
Would not rent here. They are currently cited by the Durham code enforcement department for being in violation of multiple City of Durham Codes. The code inspector found the following violations: 1. Violation #1: 10-234 (h)(1)(b) Excessive dampness or moisture on surfaces 2. Violation #2: 10-234 (g)(5)(d) Ceilings contain holes or cracks or deterioration 3. Violation #3: 10-234 (g)(3)(b) Gutters and downspouts in disrepair 4. Violation #4: 10-234 (g)(2)(a) Walls, exterior not sound, weatherproof or vermin proof 5. Violation #5: 10-234 (f)(1) Good repair and safe condition - HVAC -High moisture in unit. Dishwasher - has stagnant water inside unit Additionally, people in our building got sick. They have refused to give us their inspection reports. There have been holes in the walls to the outside (that aren’t windows or doors) and water leaking through switches to outlets in the wall. There have also been what looks like foundation cracks and sliding (but not an expert it is just my lay opinions). The building grew multiple types of mold when tested. The medical and environmental experts we’ve spoken to have told us that they do not believe it is safe to live in the 904 building and that many of the other buildings likely face similar conditions and problems. The complex kicked multiple residents out of their units with little notice for 5 days and told them they would only be working only in a utility closet, but then many came back to their whole apartment having been worked on and messes everywhere. They also switched the locks on tenants during this time without a court order and behind their backs. We have united together with our neighbors as the Park Mold Tenant Union where we have created a site about these issues. Additionally, they gave unit access to relatives who had no right to access without a court order and then refused to report it to the police. Their leasing agent Milissa even said she was going to go behind the property managers back to enter the apartment of a resident who was in the hospital when she was told not to by the property manager. All in all, I would not rent here and if you do live here, I would call Durham Code enforcement for an inspection of your unit to make sure it is still safe. These are just my opinions though and your mileage may vary.

I have lived here for almost 8 years and have consistently received excellent service from the maintenance team. I like that the community feels safe and mostly quiet. I’ve appreciated the building updates over the years, though my apartment could use some as well.

My Experience
I'm uncertain if all apartment units are this way but the one I visited was very unpleasant for the most part. The floors squeaked when you walk on them. The outlets were so loose that plugs would fall out. No matter how you adjust the heating unit, unless it was passed 78º, the rooms are very cold. We had two small heaters plugged in and the breaker would always trip. You can hear the and feel through the floor, when the neighbours are walking or possibly kids playing in certain rooms and kitchen. For the amount of money spent on rent this is HIGHLY unacceptable. There's absolutely NOTHING luxurious about these "Luxury" apartments.

I’ve had a great experience so far. The location is great, staff are super helpful and great at communication. Grounds are well kept!! I feel safe and my neighbors have been pleasant. I like having a walking trail entrance right on grounds. I think the dog park could use a makeover but having the walking trail near makes up for it

Everyone is ver friendly, respectful, and timely to any questions. My only issue is the number of maintenance issues i had to address moving in, most notably being the flooding and the mice. The first time all the holes in the kitchen were not plughed. I had to submit a second request for that to happen. I heard the mice in the walls since then but they seem to have moved on. Still that means I was cooking around multiple mice for neatly 3 months which is a health hazard. I feel slightly on edge in my apartment because of that and am wondering what the next issue will be. Im not sure if someone was living here before me, but I am disappointed this was the apartment I was encouraged to get with all the maintenance issues that came with it.

Park Ridge Estates is a wonderful place to live. I have been a resident here for five years, and I have never felt unsafe. The grounds are well-maintained, and there are shopping options nearby, as well as a walking trail. Matt and the office staff are friendly and address any concerns you may have. Maintenance requests are fulfilled promptly. Needless to say, I love living here.

Park Ridge Estates is well located with great walking trails, a large mall and a number of grocery stores in the area. The maintenance staff is excellent and amongst the best in the Triangle area. The staff are very helpful and work to meet the tenants' needs. I would highly recommend Park Ridge Estates.

The apartment complex is well-equipped with all the necessary amenities, making it a comfortable place to live. We particularly enjoy walking around, where we often see people walking their dogs. The atmosphere among neighbors is very harmonious, which adds to the overall pleasant living experience. The staffs are diligent, responds promptly to any concerns, and we are very grateful for their excellent service.

Our experience with Dana and Park Ridge Estates has exceeded our expectations. I feel so lucky to have found this place for my partner and me. We feel respected as renters, which is a first for either of us. The grounds are immaculate, the location can't be beat, and the apartment floorplan gives us enough space to spread out and feel at home.

I feel safe. My building is quiet. I really like the walking trail. I have yet to try the pool. Package room is great. Trying to just say stuff to end this survey. I had a turkey sandwich for lunch and I will have one again tomorrow. I like sitting on my patio with a beverage.

Although I have only been here for one week, I have already been blown away by the cleanliness of amenities, professionalism of staff and management, and even had a move-in repair fixed the same day I reported it. Everything has been wonderful and I could not have found a better place to live. Will be recommending to all my friends!

Apartment complex isn't very modern. but any issues i've had with anything maintenance is immediately on it. Staff has always been nice and approachable about issues. apartment is cheap, has a bunch of ammenitites, sometimes the ammenities have issues but not a huge deal. they also just renovated some things.

Great Location and Price!
Park Ridge Estates is a really cool property due to its great location but is located in a wooded area with a lot of pretty, wooded views. The apartments are in good shape and the staff is very friendly and helpful, especially Dana and Hector!

Not the fanciest apartments, but very nice and great management. A trail is attached to the community, which is especially great if you have pets. Maintenance is responsive and effective. Many apartments have nice wooded views.

Apartments and the area is alright. Being able to receive deliveries and parking situation sucks. Sometimes takes weeks to receive packages. Not enough parking for the amount of residents and visitors with visitors not even noticing the barely marked and almost hidden in some cases, visitor spaces. Lots of noise from outside penetrating into the apartment. Garbage trucks coming in the middle of the night causing lots of disturbance waking people up. Solicitors trying to sell stuff at your door when there's no soliciting signs posted. Grounds are kept to a bare minimum of cutting the grass and doing a bad job at trimming bushes. Building exteriors need a lot of work. For example, the gutter right over the walkway entrance to my building was broken for years causing you to have to walk through a waterfall to enter. Maintenance staff is good. Office staff can give good customer service if you speak with the right person. Weird stuff happening outside sometimes, for example, my wife had paint splattered on her car twice.

I’ve lived here for only for a month, and I love it. It’s quiet, grounds are well kept, management is friendly and helpful, neighbors are friendly, and I’m within a short drive of anything I need. I can’t think of anything that I don’t love about living here.
