UPSET!
I currently live in these apartments, I have complained abou tmy air conditioning not working for 5 orm ore times and everytime someone new comes in and they don't know what they are doing so I leave the air off. Paint in my bathroom was chipping and falling. A friend of mine that lives in the complex with me has a leaky pipe in her second bedroom and maintenance said that there isn't one but why is her carpet always wet. I think that the residents want more when it comes to crime. Some of the people in the office care about your issues while others don't. The manager is rude and only cares if the rent is paid on time but will not address the issues going on. The crime watch is a good idea but, pay attention to where the crime is happening and you might find the person committing the crime. My parents loved the apartment until my dad had to continue to go talk to someone about the air....I should have listened when my friend who used to live there told me not to move here.

If you have money to waste.....then move here
I moved to Park Ridge Estates almost 1 year ago. I was attracted to the abundance of trees and the awesome trails that surrounded the complex. Another plus was its close proximity to my job. The staff seemed nice and very attentive... that was until I signed the lease. Recently I placed a service request with management and it took 3 weeks for maintance to respond. When maintenance did come, they did not fix the problem. Finally, out of frustration, I paid $78 to have someone fix a problem that Park Ridge Estates was responsible for fixing. Currently I have called maintenance 3 times within the past 2 weeks to fix my air conditioner, which will not cool below 80 degrees. When I went to speak with management I was told that I had to understand that it was hot outside and considering I had high ceilings I should not expect the a.c. to cool below a certain temperature. I do not know about you, but when the heat index is 100 plus, I would like my dwelling space to be below 80 degrees. Aside from bad maintenance, management is awful, they are never in the office, nor will they return phone calls. The breezeways not kept clean and the prices are too high for what you get. Please do not be fooled by the advertised amenities i.e. weight room and free cable. The weight room, which was supposedly renovated, is nothing more than a small dingy area in the back of the complex that is not safe for anyone after dark. Cable, though it is cheap, is included in your rent. It is not free, as I was told before signing my lease. Needless to say, I would not recommend this property to anyone......unless you do not care about your living area and you have money to waste.<br><br><br>

cool place gone bad in the wrong hands
I live here now and am waiting for my lease to end. I love my apartment--very high ceilings and cool view of park and right on the Woodcroft several mile paved loop for running/walking/biking). There is a screened in porch that could almost serve as an extra small room. I would say don't settle for the apartments facing into the parking lot, because the ones facing the park are really cool. <br><br>When I moved here in 2004, it was pretty awesome and I felt lucky. Then a new management co. took over and it went to crap. They shut off the water in the building last week for a whole 24 hours and didn't warn us or answer the "emergency" cell phone. They are fake and don't get the stuff they promise done. And the car break ins are much worse now than they were when I moved in. The tenant quality is going south too--a very high turn over rate in apartments and more and more disrespectful and disorderly tenants are moving in. I would say pass and go for another place nearby--there are many...

This place sucks
This place sucks.... I had been at this apartment for awhile.... a couple of years ago I DID love it thats why I moved here. Of course the management was different and they kept everything clean...... The buildings are old, bugs galore, noisy neighbors, ------ livin at its best ..... if u ask me a no!

Nice Place to Live!!
I lived at Park Ridge for eleven months and I too must say that my time there was not bad at all. The maintanence people are prompt, I had ants at one point, but one visit from the exterminator fixed that. Any problems that I had (i.e. leaking sink) was fixed although it take him two or three times to fix the entire problem. My only real complaint is that I did not like the fact that you could not opt not to have cable which made the rent higher than what I wanted to pay. The reason I moved was because I felt that I could find something cheaper. Also, the people that stayed above me would fight all the time and that made my last few months HELL!!! But the neighborhood itself is very quiet. It was well lit for the most part. Also, I feel that they don't keep the trees cut down enough because the limbs would always be in the parking lot. The washer/dryer room door would come off the hinges alot (very cheap) and all they kept telling me the entire time was the piece was on backorder, but the maintenance guy did the best he could with what he was given.

A rebuttal to false claims against Park Ridge
I am a property manager in the Durham area, specifically around SouthPoint Mall. We are located only a few minutes from Park Ridge Estates and I would like to respond to some of the false claims made. The area around SouthPoint Mall is growing and thriving. There have been no police reports of any gunfire or people being held at gunpoint. I am currently living on my property and have been more than satisfied and would recommend it to my family and closest friends. These false reports are absurd and I do not want our property to suffer from these accusations.

I Truly Enjoyed!
Great location, very affordable, well insulated walls, spacious floor plans (vaulted ceilings are a must), beautiful trail for leisure activities, large screened balcony with nice views (make sure u pick the view that fits u best), never had a problem with parking, fast maintenance. I loved it. The only problem I was my car was broken into…also, my friend’s car was broken into when she was visiting, and our radios were stolen in these two separate incidents. Crime is everywhere, but just make sure to detach your radio! With that said, I would still recommend Park Ridge. I moved b/c I had to relocate for my job :( and my new apartment doesn’t compare!

OKAY FOR SOMEONE WHO JUST DOESNT CARE!!
When I first moved into the apartment I was getting away from the "roommate" lifestyle and living on my own. I thought that the area was very convienient to certain places like the mall and my job. Those were the two major plus(es) the apt offered. The problems were so numerous I had to leave as soon as i possibly could!!!! There was a problem with the hot water STAYING hot. I called and maintenance claimed that he came and fixed the problem. LIES!!!!! The tub would not drain properly he claimed he fixed that problem..Once again MORE LIES!!! Can I tell u that when I first moved in there it reaked of animals. They didnt do good job of cleaning the carpet before I moved in. My neighbors had a dog that constantly barked and I dont think that they ever gave him a bath. They had the entire upstairs funky!!!!! The neighbors were extremely ------!!!! In the summer I wouldnt have gone in that pool if you paid me 1 million dollars. <br><br>Please dont let me get on the fact that they automatically drafted my rent every month. Now dont get me wrong that was an extreme plus because I wouldnt have to worry about getting money orders or writing checks and things of that nature, but these people everytime they changed management would munk things up. They would forget to take the money out and then put harassing notes on my door telling me I was late with the rent, and everytime I would go to the office to complain they would have some sorry excuse..like "we didnt know that you were supposed to be on the list...we are so sorry!" <br><br>I would say think long and hard about your decision before moving here!!!!

Horrible
This place is just all around horrible. I wouldn't pay $100 a month to live in this place again. I was blamed for a water heater that leaked onto my dining room floor. The carpet and walls were covered in mold. The health department really needs to check this place out.

I am trying to get out of this place!!!!!!!!!!
When I first moved in Park ridge estates years ago... Management was different and friendly and I really enjoyed it....However over the past months things have definatly changed. Prices are too high for what u get, no amenities, management changes constantly, maintainance is bad and weird, they are never in the office, they do not keep the breezeways clean...... they just need to get it together! I would not suggest this property to anyone else not even if they were desperate.

Friendly Staff, Fast Maitenance
I recently moved to the area and this is the first apartment that I have moved into and I am enjoying it so far. The manager and staff have helped me with various questions and are always friendly. Also, the maitenance people have fixed the little things in my apartment fast (only one day in some circumstances). I would recommend anyone to live here.

Terrible: Service and Treatment
Basement apartments will always leak and there will be nothing done about it. The lease you sign says that they are not responsible for any damage, including mold!, from the foundation leaks. I was asked to "put a fan" over the soaking carpet and let it dry. Needless to say the problem came back and now it is our fault and our problem. We have to wear shoes in our own house to walk through the puddles. The molding in the back side of the apartment is rotten and the light in the extra bedroom flickers. Terrible place to live!

Awful Place to Live
This is the worst place I have ever lived. My air conditioner leaked for months, and althought I reported it no one bothered to come to fix it until it began to leak into my neighbors apartment below. My sink was also cauing a leak into my neighbors apartment and the maintenance guy just chose to come bang on my door late at night and scared me to death, no call, no warning, no nothing. Currently my garbage disposal does not work. I am waiting for them to come back to finish fixing my sink and disposal. The best part is my lease expired several months ago and despite several calls and visits I have still not received a new one. I have been told it would be sent out and that it has been sent out but they have had a problem with things being delivered to apartments, however they had no problem delivering a letter stating that my rent was increased due to the new lease that I never received. At this point they can keep the lease because I am looking to find another place to live. My neighbors allow there small children to play in the stairwell. The management staff is constantly changing. This place is the ------ of the RTP.

Secret Clause in Your Lease
I have only been a resident for ten months and my rent has changed three times. The property managers have also changed as rapidly as my rent. There have been five since I first moved in. The management is disrespectful and could careless about honoring a lease. Watch out for paragraph five and realize that with a three months notice even with a twelve month lease they can raise your rent. This may become inconvent with students who are not able to handle thirty to fifty dollar increases. i am happy for the few residents who have enjoyed themseleves at Parkridge but there view is diluted. Yes you get benefits for inviting family an friends to be trapped in legal contract that the resident only has to honor. Overall your neighbors are nice because you share a common distrust for the management and topic such as flooding,frogs,rats and rent increases keep conversations very lively.For 860 sq ft I was paying 549.00 the special when I moved in my rent is now 603.00.

Just moved to RTP
This was the 4th or 5th place I checked out when I first moved into town. It came recommended by some co workers at a good price. As a recent college grad I was looking for something comfortable on the eyes and the wallet. Not to mention they have a large fitness center with more than 10 pieces of equipment and a full service laundry room on site. I have now been here for 2 months and everything has been great.

WORST PLACE IN THE WORLD
This place is horrible. The apartment I moved into looked nothing like the model home I was shown. I have had an ongoing mold problem for over 3 months now, the hot water heater continues to leak which makes the carpet across my dining room soaking wet with water. The oven went out and there is a mouse somewhere in the apartment that I have not caught. The parking spaces also like to flood, which if you don't notice it you'll end up with your jeans soaking wet. It also takes maintenance awhile to come by to fix things as well. They claim they have emergency maintenance and so I guess calling about a water heater leaking water into your dining room is not an emergency. There has also been a few people whose cars have been broken into and my friend had his car stolen from the parking lot. THIS PLACE IS NOT WORTH THE MONEY. THEY NEED TO TEAR IT DOWN AND START FROM SCRATCH. I am currently trying to get out of my lease.

I like it here
I've lived here for a year and I really like it. It's in a great location--so close to the mall. The floorplans are unique and my neighbors are nice. And I love the porch! I would recommend Park Ridge.

Not the best place to live
When we moved in they told us since we had pets they wouldn't replace the worn old, stained carpetting. Instead they charged us our security when we left saying we were the ones that had ruined the carpet though our animals had never messed on it. Our truck was broken into right out in front of our apartment and it was shrugged off by the staff when we called the police and informed them. They told us we should have checked the crime rate ourselves before we moved in and that they were not responsible for our security. While technically correct their lack of interest was not reassuring. The reviews I see here are not surprising at all. With hollow metal doors you can hear every noise and conversation in the hallways between apartments.

Overall, horrible
I have been here since 2003, and was promised new windows, never got them, and If I did have a view, I could never see it because of all the condensation in the windows. When I moved in the carpet was really old, the door to my screened in porch blew open all the time (dead of winter). Noisy neighbors, noisy, loud cars, and witnessed a drug bust in front of my apartment. (witnessed a drug deal in my parking lot) I hear of neighbors constantly complaining about mold, others of apartments flooding. Had a friend of mine tell me that his car was broken into a couple buildings down. Property management is horrible, snotty, and are threatening to raise the rent way too much for what they are offering. In the two years I have been here, the air conditioner has broken, the refrigerator has broken, the toilet has broken twice (toilet finally was replaced), my door knob broke on my door to the outside- resulting in me being locked out of my apartment on a saturday morning and it took maintanence three hours to come and drill out my lock (and the head maintanence man lived on site). The last straw...water pipe busted in my building, did not post a flyer telling people when the water would be shut off and when, so when I needed to get a shower for work I could not! Now the water pressure is to a trickle, it was better with the leak! Dont live here, it stinks!

It's hard to imagine that these people would say such things about the same place I am living. Yes, there have been troubles with my apartment, but the maint team is very quick to rectify the issue. Yes, there have been reports of break-ins...and the management hosted a crime watch meeting for all of the residents to help better inform them on the problem. My roommate and I think that this is a terrific place to live considering the location, price, and amenities. I have recommended this place to all of my friends and colleages, and received an awesome discount on my rent for it!

You get what you pay for
Lived in Park Ridge, then Cabochon Estates, then Park Ridge again, for two years. Advantages: Low rent, access to Woodcroft walking trails, and convenient location in the Triangle (especially to Duke and UNC). Disadvantages: Loud neighborhood (including screaming kids, window rattling car stereo drivebys, and noisy neighbors), pool was always broken, slow maintenance, rude and incompetent staff, and frequent car breakins, among others.

I am SHOCKED to see these reviews. Honestly, I love my apartment!
Wow, after reading all the terrible reviews I am just blown away. I have lived here for 2 years and I am very happy with my apartment. I am a school teacher, very respected in the community, quiet and I have a young daughter. I know that there have been one or two cars broken into, but that is going to be at any apartment community. If you do not leave items within clear view for them to steel you will not have that problem. I love the floorplan and the price. I have a 2 bedroom with a fireplace and a screened in porch. The staff has not been top notch, but they have been nice and when I have needed something they have always been here to help in anyway they can. I love living here and I am not sure why all the other reviews are bad. I have not had any of their problems and I love where I live.
