Great place to live with freindly and professional staff.
I have lived at Park Ridge since June and I love it. The staff is very professional and they always receive me with a warm friendly smile. The complex is very quiet and relaxing with a nice touch of nature, it has a nice little trail where I like to take go for a jog. I have never had any issues with loud neighbors or finding a parking space. If you are looking for a place to live I highly recommend that you join our Park Ridge community!

Last resort maybe!
I went with a coworker to look at an apartment in Park Ridge, well I was embarrassed I had even recommended it to her, don't let the pretty sign in front of the complex fool you! It was a dump the apartment smelled like someone forgot to flush the toilet after doing their buisness if you know what I mean. The little air freshner on the counter did not touch the smell. We passed another apartment and it had a sofa on the front deck. Can you imagine $800 plus for that! I would not give them one star

I like it
I have been living at Park Ridge for roughly a year and I like it. The first thing that drew me in was the free water and cable. Secondly, It's in the woods so I feel a sense of privacy. In the beginning I had a few issues with the cemetary, but I can't even see it from my apartment. Usually, whenever I have an issue maintenance comes out fairly quickly. Overall, the layout, my neighbors and the location is great. I feel that my money is well spent.

Water Damage, Mold, Service All things to Run From!!!!
Unorganized, unethical, unresponsive, incompetent, slum maintenance, bottom line waste of money. The apartment was constantly affected by water. 1. Refrigerator was leaking prior to moving in (mold on vinyl). 2. Vanity sink had ongoing leak which resulted in a serious mold problem. 3. Our neighbor's toilet overflowed into masterbedroom covering over half of the carpet, which was never replaced. 4. Water heater had a leak which left a puddle of water in front of guest bathroom for over a month, maintenance claimed that someone spilled water in the spot!!??? 5. Kitchen sink plumbing was corroded which was another mess of water. 6. Ceiling leaking in guest bathroom was the last straw, maintenance claimed it was fixed but still continued to leak afterwards and they never replaced the ceiling drywall. I could go on and on the problems but I would be here for a while. Here are a few pictures of many, showing the living conditions while staying there.

I love my new place!
I just moved to Durham and was skeptical about the area. I just moved into Park Ridge and I LOVE it so far! My apartment is the perfect size for me and faces the woods in the back. Anything and everything I need is less than a mile away. There are 4 grocery stores, an amazing mall, gym, tanning bed, smoothie king, etc. all within a mile of the apartment. I love having a screened in porch where I can keep my door open 24/7. The fitness center could use some newer equipment but i found a gym RIGHT down the street that gave me a great deal. I would recommend Park Ridge to all of my friends. The pricing is perfect and they were running a great special.

Horrible Place to Live
Greetings: I currently live in my apartment at Park Ridge in Durham NC. I would not recommend that ANYONE lives here. You pay 709 for basically bad maintenance, rude staff, and MOLD. I have the pictures of the mold if anyone would like to see it for proof of the existing problem.

EVEN THOUGH ITS CHEAP IT IS NOT WORTH THE HEADACHE...BAD EXPERIENCE
THIS IS NOT A GOOD PLACE TO LIVE. I MOVED IN JULY 2008 BIGGEST MISTAKE OF MY LIFE. ON THE DAY OF MOVE IN THE APARTMENT WAS NOT READY. THE WALL FIXTURES WERE NOT FIXED (HANGING OFF THE WALL), THE DOORS WERE NOT PAINTED, THERE WERE NO SHOWER DOORS ON THE SHOWER (STILL IS NOT),DISHWASHER WAS BROKEN (STILL IS), TWO EYES ON THE STOVE DID NOT WORK, AND THE SLIDING DOOR LOCK WAS BROKEN. ALSO, WE HAD A HUGE PROBLEM WITH MILDEW ALL IN THE APARTMENT AND THE AC FLOODING THE HALLWAY. THEY FIXED THE MILDEW ISSUE AFTER FOUR ATTEMPTS. WE HAD TO THREATHEN TO CALL THE CITY OF DURHAM FOR THEM TO COME AND FIX THE PROBLEM. SINCE MY ROOMMATE AND I MOVED HERE WE HAVE NOTED AND DOCUMENTED EVERYTHING IN A NOTEBOOK ALONG WITH PICTURES BECAUSE THE MANAGEMENT IS SHADY ESPECIALLY THE PROPERTY MANAGER. MANAGEMENT CHANGES ALL THE TIME. THERE ARE ALWAYS NEW FACES IN THE OFFICE. THE MAINTENANCE MEN ENTER YOUR APARTMENT WITHOUT ANNOUCEMENT. THE HEAD MAINTENANCE GUY IS RUDE AND UNHELPFUL. THE MAINTENANCE GUY NAMED LARRY IS FRIENDLY, WILLING TO HELP AND GET THE RESOLVE THE PROBLEM. THE PARKING SITUATION IS HORRIBLE; THERE ARE CARS THAT DO NOT OPERATE PARKED IN THE PARKING LOT. THE WALLS ARE PAPER THIN AND I CAN HEAR MY NEIGHBORS TELEVISION AND CONVERSATIONS CLEARLY. THE GOOD THING ABOUT THE COMPLEX IS THAT THE NEIGHBORS ARE FRIENDLY, THERE AREN'T ANY CRIME ISSUES, AND GROUNDS ARE MAINTAINED. THE COMPLEX HAS EVENTS AND ACTIVITES FOR THE RESIDENTS. ALSO, NOT TO MENTION THAT SOME UTILITIES ARE INCLUDED IN THE RENT. EVEN THOUGH THE RENT IS CHEAP IT IS NOT WORTH THE HEADACHE.

listen everyone...i use to be maintenance here and the apartments are basically good. EXCEPT... they have quest plumbing with the old plastic fittings. I was on call almost every week and at least once each week we had a line burst. If you rent here...get flood insurance or you will regret it...THE COMPANY IS NOT LIABLE FOR FLOODS.. eventually all the fitting will be changed but until then...hope you like water...hahahaha

Hey y'all, Just wanted to say that this here place is the place to be!!!! I know its cheap, but dawgs, they do no criminal b-ground checks...hence why the ------ dawg b good here! Look, its got a cemetary, some apartments going on here, some other stuff, but I can do what I can do in the privacy of my home. If ya want a cheap place, that isnt gonna bite into your personal privacy, you find da home right here.

What you'd expect if you had realistic expectations
Anyone with realistic expectations should realize that Park Ridge is a good deal. For $679 I'm able to get a cathedral ceiling, screen-in porch, huge living space and enormous closet. I also get cable and water for free. The apartments are old and some of the buildings have a few paint scrapes but that's to be expected in an older apartment. The point is that the staff is willing to work with you and address any potential problems. Maintenance is a little slow but they do state that they have to deal with some pretty ridiculous problems. They aren't responsible for making sure you negligently dump food down the garbage disposal. You can't beat the location and setting either. Ultimately, like everything else in life, you get what you pay for.

Here we go again- staff members at it yet again!
Hey everyone, This apartment is run by PRG. PRG is, well, in my opinion, a slum lord. Look at the other properties they run (Cary Pines, Woodcreek, etc....how many murders?) Anyway, from time to time their employees try to sugar-coat their crappy properties by posting positive reviews that focus on their major advantages, while also mentioning minor disadvantages. It is a psychological method that makes them seem credible. For example, yes, ParkRidge is located in a fantastic place if you want to work in Durham or Raleigh. In consideration of the fantastic location, if I slept in my car next to my job in Durham, I would also be staying at a fantastic location, and in very similar conditions. The walls of my car are thin, it is old, it barely works, and mechanics usually don't want to fix it because they would rather that I go away 'cause they earn their salary regardless of what happens to me. Ultimately, this place is crap- from the ownership straight down to the property manager, and unfortunately, the poor staff members that this crap company sucked in. Stay away from here, there are plenty of other nice places in the triangle that I have lived at. One last note, living right next to the mall SUCKS for two straight months around Christmas- good luck getting on 40 during that traffic!!!! In conclusion, good luck, look elsewhere, and enjoy the desparate staff reviews- they are quite humerous! Thanks PRG, keep on slummin' on!!!!!!!!!!

Don't know what everyone is complaining about...
People need to keep in mind here that you should not just look at the really bad reviews nor should you look at the really good reviews, look at the mid range. Because the good reviews could possibly be staff members and the bad reviews could be disgruntled residents that were probably evicted because they couldn't pay rent. One thing I'm sure everyone can agree on is Park Ridge really does have a good location, right by I 40 and Southpoint, it's definitely convenient. I've lived here for 2 yrs and yeah i've had a few maintenance problems but honestly it's to be expected when you move into an older community. I guess I would just recommend to everyone to have realistic expectations. As far as those people who have complained about noise... really? That's going to happen in any apartment complex, sometimes we just have noisy neighbors. It's just something really hard to control sometimes. Management has the right to kick people out if lets say they're having tons of crazy loud parties, but if there is a dog barking etc... they don't have much power to control what residents are doing. I have heard of a few mold issues but from talking to my neighbors about it, it has been handled well...as soon as mold was reported Park Ridge contacted the city of Durham to come out and inspect their apartment to see what needed to be done. The city of Durham came up with a list and Park Ridge complied...there hasn't been a problem since.

Please find below comments which indisputably show their effort to induce you to rent at their complex without fair information. Hey everyone, please don't listen to the last review- it has been written by a staff member. This apartment complex stinks- from the manager down to the staff. PRG Realestate is a slumlord company that buys cheap property and attempts to "sugar coat" them enough to raise rent. Look at their other properties!!! Even if you complain to corporate, they just direct the email back to the property manager without care. OHHHH!!!! HAHAHAHA(I posted the below comment just a few minutes ago, and the staff member is already lashing back- he/she truly cares about the complex and the people!!!!!) Great location!
When I read the reviews here, I had to think hard about renting here. However, the location and the price just couldn't be ignored, and I moved in July 2008. I've been here a little over a month, and plan on providing updates here as I can. In the meantime, I've actually had good experiences here. I live in a 2nd floor one bedroom, and I love it. Yes, the carpet is a few years old, but it was cleaned when I moved in, and the spots that came back through after drying were taken care of with some Resolve. The location is amazing, right off 54 across the highway from Southpoint Mall. I have a nice Food Lion (nicest one I've ever seen) and a Harris Teeter 1/2 mile to the right, and a Kroger and another Harris Teeter 3/4 mile to the left. It's edging the nice area of Woodcroft, and that's a big plus. It's away from the bus line, so I've never seen anyone panhandling or being shifty, which is a big plus from where I lived before. I have had a couple general maintenance issues since I've moved in, but nothing serious. And, each time I told the office staff I had an issue, it was less than 48 hours later it was fixed. My kitchen sink garbage disposal was clogged and not working, and it was fixed while I was at work the next day. My refrigerator leaked, and again, there was a work order on my counter the next day. Big thanks to -----, who seems to be the person signing the work orders. :) When my washer/dryer were delivered late in the afternoon, maintenance left me a note asking me not to use the washer that day because a valve leaked. It was fixed and hooked up by the next afternoon. Parking can be a hassle, especially when idiots park in no parking zones. I do wish property management would follow through on threats to tow. Otherwise, it's not any worse than any other apartment complex. Is my apartment perfect? No, of course not - if it were, I'd be paying $900 a month for it. I did get a deal on my apartment by a happy accident, and most apartments in my range are $709.00, but I think that's a deal, too. But the layout is great, the walk in closet is humongous, and it being right on walking trials all over Woodcroft, as well as having a really well-equipped fitness room and nice pool makes it well worth it. What I REALLY like is the layout. Whoever initially built these places thought about the quality of living where sound is concerned. Adjoining walls on the same floor are kitchen, bathrooms, and closets, so bedrooms and living rooms are not sharing a wall. I don't hear downstairs neighbors, and while I have neighbors across the hall that have a somewhat barky dog, I only hear it when I'm in the hall, not when I'm in my apartment. Halls are open and well lit with sunlights in the roof, but tacky looking with popcorn celings peeling away and bugs. Feels a bit like summer camp at times LOL. For the other negatives: Yep - college students seem to be the norm in office staff, and turnover seems high, but they've all been friendly and willing to help out if there is an issue, and were willing to ask someone if they could not answer my questions. I don't think the dumpsters are emptied enough, and they need to have more recycling bins because they're always overflowing so when it rains, plastic bottles are floating down the hill. To me though, these are issues that should be fixed, but are not dealbreakers. By the way, no, I'm not a staff member or someone they're paying to write this. I'm a real live renter with no stake in anything, so get a life and don't flame me. I'm stating my experiences here. My apartment is roomy, the air conditioning works great, it's quiet, and I hope they don't jack my rent way up next year because I plan to stick around.

If it wasn't cheap...
We have been at Park Ridge since June 2007. We loved the location and the price. Things were off to a bad start immediately. The apartment wasn't ready on time. Maintenance said that the last renters of our unit turned off the power, so it took time for them to get it back on so that they could perform the required work. Maintenance said that they had just cleaned the carpet, but would be dry in an hour. We waited an hour, but the carpet was still soaking wet. And I am not exaggerating. We had to move our things onto wet carpet, because we had to return the U-haul in the morning, and our friend who was helping us move had to leave in a couple of hours. When the carpet did finally dry after a couple of days, it was crusty-feeling. Even with the doors and windows open it took a long time -- there just wasn't much air circulation in the apartment. There are no ceiling fans, and we did not own any at the time. The carpet looked old at move-in and was tearing away from the metal strips that separate carpet from linoleum at the kitchen and bathrooms. A few months ago, I handed my money orders for rent to the Property Manager. I think it was 3 days later, we got a late rent notice on our door. I called and told one of the staff that I handed my rent to the Property Manager a few days ago. She said that the payment wasn't in the usual place and would have to wait until Monday when the Property Manager returns to the office. They did find it, but it was very unnerving for me and very unprofessional of the Property Manager. Since then, we ask for a receipt every month. Parking wasn't a problem when we moved in, but it seems that the complex is closer to full capacity now. At our building and at the one across from us at least, people park behind others (I am assuming those people know each other, or it would be a more serious problem) and along the curb (which is supposedly grounds for towing, but have not seen towing yet). I know of at least 2 cars that have not moved since we moved in a year ago. They are probably disabled for one reason or another. Rent has increased $35 after that first year. At this rate, I am confident we can find a nicer, higher quality construction, and energy efficient apartment. We renewed our lease because we were in the middle of wedding plans instead of researching apartments. We will definitely leave Park Ridge Estates after our current lease expires.

Real Concerns of Mold
Hello my name is Monica Jenkins and I have real concerns of mold in my apartment. I just met with Jeremy Devlin (prop. manager),maintenance personnel (I think Larry) and Khalid Hawthorne (Housing Inspector-City of Durham)to investigate my apartment 5/1/08 at 11AM. During the inspection, I mentioned that I had seen numerous accounts of mold documented on this site "apartment ratings" (past and present). Jeremy advised that these claims were not credible and simply people wanting to blast his complex. I strongly disagree. The inspector advised that if I could find any of those tenants that have complaints/issues of mold he would be more than happy to investigate further. I was so happy to hear that someone was taking this serious. Jeremy laughed at me when I told him I would try to reach out to everyone that had reported mold. He said, "if you have that much time to waste, go ahead". I don't have time to waste, but my son's health is the reason I am even taking a stand. My situation is almost settled as I am looking to move. But, for the sake of new tenants please speak up as its clear Jeremy won't unless it's exposed. He's always told me he had no knowledge of mold. However, while the inspector recounted situations Jeremy suddenly had a vast knowledge of them and expressed them in great detail. I was hurt. Jeremy is adamant that the mold in my apartment is due to my lack of general house cleaning and negligence. Is this the case for every resident that has mold in their apartment? If there is a person that keeps an immaculate apartment and has mold the inspector needs to document this. If my case is isolated fine...however if Park Ridge is an unsafe place to live due to mold, it needs to be duly noted to the public. Don't be fooled
I lived in both the 1 and 2 bedroom apartments at Park Ridge. I have had nothing but problems with the property and management. Positives: Location, Location, Location...thats about it. Negatives: Loud neighbors. I went to management at least 10 times while living here. The walls are paper thin and you can hear everything people do, and I mean everything! People let pets stay on the porches and they use the bathroom on them, thus running down onto your patio as well. They have a severe mold problem as well, I am surprised that the health department has not shut them down. The maintenance crew changes so often you have no idea who is coming to fix anything, and they don't know what they are doing. They charge way to much for what you are getting. Yeah they have cable & water included but I really don't see what makes this place so special. The only reason I stayed so long was because it was right around the corner from my job and I did enjoy the Southpoint/Woodcroft location.

Great location, horrible management and conditions
These apartmments are older, and I knew that moving in. However, I did not know there were mold problems and I didn't realize maintenance was completely incompetent. They've change the maintenance staff several times, and there's always someone new working in the office. The only constant (pain in the @$$) is the property manager. There are much nicer, newer apartments in this area for less money. Paying almost $700 a month for something that even looks like they're not maintained, has crooked steps, balconies that look like they could rot off, is just WAY too much. Rent here should not be more than $500-$550. Oh, and good luck getting your rent negotiated if you're unfortunate enough to stay to renew your lease. Overall, these would be great apartments if they were completely renovated. But they won't spend a time to do that, which is really too bad considering the great location and trails right here.

DO NOT MOVE HERE!! HORRIBLE PLACE
This place is the worst place to live at!!! I have lived here for two years now. My lease is up in March and I am out of here. The manager does not care about his residents. He is never there and when he is he has his employees say he isn't. I have had to write corporate on several occasions about the manager and they go right back to him because he is the regional manager. How can a manager fix a problem that is about him? They never would let me speak to his boss. The staff changes every month and they don't care either. I guess when you have a boss that doesn't care then why should you?! The maitenance is HORRIBLE!!!! I have had a problem with my heat and air conditioning since I moved in and it still two years later doesn't work properly. When the seasons change they have to come over to switch some wire to make it work. They have trashed my apartment and gone through my stuff when I wasn't home. When I first moved in I moved into an apartment where the resident had moved out the day before. I guess that should of been my first sign, especially when the mangager Jeremy didn't care! I had to sanitize everything with no help from Park Ridge. I have complained on my LOUD neighbors atleast 15 times and they do not do anything about it. I have had the neighbors dog pee on my deck and still park ridge does nothing about it. They want your rent and thats all. They are very unprofessional and I would HIGHLY ADVISE NOT TO MOVE IN HERE!!!! YOU WILL REGRET IT FROM THE DAY YOU MOVE IN

Bad place right location
This place really could be something but the property managment chooses not to try .They choose to ignore residents cries for help and their maintenance personel needs to go to carpentry school.The only good thing about this place is location.In my opinion theses apartments are just overpriced projects.Stay where you are unless you want to be very dissatisfied.Also have your apartment checked for mold!!!!

Just moved in Update
I like the apartment as far as the setup. But the floors are warped, the bathroom is just plain nasty. They have to do something we are paying to must to live in this. Update our lease is up for renewal and they want to charge extra. On top of that if we wanted to get an unpdated kitchen that is an extra 20 dollar a month. I have posted so pic of when we first moved in and they covered up the mold in the shower.

Terrible place to call home
Moving to Park Ridge was the worst mistake of my life...Noise from neighbors, noise from the hallways, noise from outside....Just damn noise from all that surrounds me.<br>It does no good to complain, because if they don't hear it -oh what the hell!<br>Not to metion the so call leash law, I have seen pets running around, like there is no such thing as a leash. And pets waste is suppose to be picked up....that's a laugh.<br>I do not recommend this place to my worst ememy.

I lived there 2yrs ago it was cool but my ac unit leaked alot and the old management lied to me about some month to month ---- causing me to stay another month before I could leave I almost took them to court oh and Its dark outside there at night and my girlfriend was called maintence one night around 1 am and they never responded bastards
